One of the biggest themes that emerged from this year’s ICSC Las Vegas convention was the continued evolution of retail. While retail construction remains strong, owners and developers are increasingly focused on creating destinations rather than simply building shopping centers.
They want places where they can shop, dine, work, live, and be entertained, all within the same development. As a result, we’re seeing a growing demand for projects that combine retail, restaurants, entertainment venues, hospitality, residential units, green space, and community gathering areas into a single destination.
This trend is evident throughout our own project portfolio. Developments such as Lulah Hills in Atlanta, Current Landing in Kansas City, Bluhawk in Overland Park, Esplanade at Aventura in Florida, Andretti Indoor Karting & Games, and Pinstripes are all examples of projects designed to create experiences that extend well beyond traditional retail.
For developers, this shift is driven by changing consumer behavior. Online shopping has permanently changed the retail landscape, forcing physical spaces to offer something that cannot be replicated digitally. Entertainment venues, experiential dining concepts, sports facilities, outdoor gathering spaces, and walkable mixed-use environments are becoming the anchors that drive traffic and create long-term value.

where an aging mall is being transformed into a vibrant mixeduse community, demonstrate how redevelopment is becoming a major driver of growth across the industry.

Another trend that generated significant discussion at ICSC was the continued growth of adaptive reuse projects. Across the country, developers are looking for creative ways to repurpose existing assets rather than start from the ground up. During several meetings at the conference, our team met with self-storage developers who are actively converting underutilized and vacant retail buildings into climate-controlled storage facilities. As consumer needs evolve and certain retail formats continue to change, these projects provide owners with an opportunity to reposition existing properties while preserving valuable infrastructure and real estate. This trend aligns closely with VCC’s growing experience in both self-storage and redevelopment projects. Whether transforming former retail spaces, renovating existing structures, or reimagining aging shopping centers into mixed-use destinations, developers are increasingly focused on maximizing the value of existing assets. Our team is proud to celebrate the grand opening of TOCA Social at Grandscape in The Colony, Texas, the first location of its kind in the United States. This exciting entertainment concept combines interactive football-based gaming with elevated dining and social experiences, creating a unique destination for sports fans, families, and groups alike.

Live Grandscape, the 12 story multifamily project that VCC completed in the fall of 2022.

Our team completed the renovation and transformation of approximately 27,000 square feet across two levels, delivering an immersive entertainment venue designed around TOCA's innovative football experiences. The facility features interactive gaming suites, premium food and beverage offerings, private event spaces, and social gathering areas that create a high-energy environment unlike anything else in the market.

As with many entertainment projects, the success of TOCA Social depended on close coordination between construction, technology, and specialty equipment installations. Our team worked diligently to integrate the gaming environments, restaurant operations, and hospitality elements into a seamless guest experience while maintaining the quality and attention to detail expected from a flagship location.
The completion of TOCA Social further expands VCC's growing portfolio of entertainment and experiential retail projects. As consumers continue seeking destinations that combine recreation, dining, and social interaction, developments like TOCA Social are helping redefine what modern entertainment venues can be.
We are proud to have partnered with TOCA Social to bring this innovative concept to life and look forward to seeing guests experience this exciting new addition to the Grandscape development.



VCC Cares 2026: Kicking Off Another Year of Giving Back






IT'S TIME TO KICK OFF ANOTHER EXCITING YEAR OF VCC CARES!
After an incredible 2025 campaign that raised more than $203,000 for charitable organizations across our communities, we're excited to announce that planning is officially underway for our 2026 VCC Cares events.

This year, we're making a major change by moving exclusively to Topgolf venues and expanding our reach to seven markets across the country. The transition to Topgolf allows us to maximize the impact of every dollar raised while creating an even more engaging and inclusive experience for our clients, trade partners, and team members. The format encourages greater participation, stronger networking opportunities, and enhanced camaraderie with the people who help make our projects successful every day. As we begin outreach efforts, we need everyone's help. A Smartsheet has been distributed with contacts from previous years and potential new participants. Please take time to review the list, add any contacts that should be included, and work with your local office leadership to develop an outreach strategy. Early engagement is one of the biggest factors in our success each year.

As we move through another busy quarter, our teams continue to make tremendous progress on a variety of retail, grocery, and mixed-use developments across the country. These projects showcase VCC’s ability to deliver everything from standalone grocery stores to large-scale master-planned developments, often serving as the catalyst for broader community growth. From Florida to Arizona to Oklahoma, our teams are helping shape new destinations where people will shop, dine, gather, and connect. Here are a few of the exciting projects currently underway.

Wesley Chapel, Florida
Our team is currently making significant progress at the Whole Foods Retail Center at Meadow Pointe for SJC Ventures in Wesley Chapel, Florida. This project includes the ground-up construction of a 76,000-square-foot Whole Foods grocery store along with associated site development for adjacent retail spaces. The development features surface parking, extensive site improvements, and coordination with the larger mixeduse community surrounding the project.
As the retail anchor for the development, Whole Foods will serve as a major destination for residents and visitors alike, helping drive continued growth in one of the fastest-growing areas of the Tampa market.

THE SHOPS AT GILMORE
Gilbert, Arizona
VCC is also underway on The Shops at Gilmore, a new mixed-use retail development for Thompson Thrift Development in Gilbert, Arizona. Situated on a 33-acre site, this project includes the construction of nine retail shell buildings along with extensive site development work. Our scope includes earthwork, paving, wet and dry utilities, site concrete, and landscaping. Upon completion, The Shops at Gilmore will provide a vibrant retail and dining destination that supports the continued growth of the Phoenix metro area. UNP Site Development / Rock Creek Entertainment District - Norman, OK



In Buckeye, Arizona, our team is delivering the ground-up construction and complete buildout of a new 63,514-square-foot Safeway grocery store. Grocery construction continues to be a strong market sector for VCC, and projects like this demonstrate our ability to execute highly detailed retail facilities while maintaining aggressive schedules and quality standards. Once complete, this Safeway location will provide a key retail amenity for the rapidly expanding Buckeye community.


Our team recently began work on the initial site development package for what will become the Rock Creek Entertainment District in Norman, Oklahoma. Developed by Rainier Companies in partnership with the University of Oklahoma Foundation, the larger master plan is expected to represent more than $1 billion in investment across approximately 90 acres. The development will ultimately feature a mix of entertainment, retail, hospitality, residential, and commercial uses. VCC’s initial scope focuses on offsite infrastructure improvements that will help lay the foundation for this transformational destination. We are excited to be involved in the early phases of a project that is expected to become a major economic driver for the region.

Lays the groundwork for Rock Creek, introducing its signature performance venue entertainment district and vibrant mixed-use environment as well as the first of multiple planned apartment projects.
Phase II | Hospitality and Office

>> This quarter, we’re excited to spotlight Andrew Hubbell, Senior Vice President and the leader of our newest office in Kansas City. Throughout his career at VCC, Andrew has played an instrumental role in the successful delivery of projects across multiple markets while helping build strong client relationships and develop future leaders within our company. As VCC continues to grow its presence in the Midwest, Andrew’s leadership, industry expertise, and commitment to our culture will be key to the success of the Kansas City office. We sat down with Andrew to learn more about his career journey, leadership philosophy, and life outside of work.
You’ve worked on a wide variety of projects throughout your career. Looking back, is there one project that had the biggest impact on your professional growth, and what did it teach you?
“I can’t overstate how much positivity and belief in your own ability can do to infect a team.”
Wow, this one is tough to answer! I was in Ops for the last 10 years, over which time there have been too many career-shaping projects to count. Despite that I can’t take any credit for the outcome because I was only on Sono Collection for a brief time, that was by far the most impactful portion of a project that I’ve ever been a part of. What I saw in that project and the team itself was an absolute unwillingness to fail, despite seemingly impossible odds. I’ve tried to keep that close in my memory all the time. I witnessed the biggest team I’d ever seen pull together, shrink a giant project, and deliver an opening in the last three months that seemed impossible prior to that. Most importantly I saw senior leaders not be afraid to ask for help and pull in resources, which I’ve always tried to use as a lesson on my projects since.


As you take on the role of leading our new Kansas City office, what excites you most about this opportunity, and what are your goals for the team over the next few years?
I’m extremely excited to help plant this Kansas City flag and firmly plant ourselves in this market. This is a great place to build in and has a large, diverse share of projects and an excellent subcontractor base. Firstly, we’re focused on using the momentum from Berkley Riverfront to springboard ourselves deeper into the market and leverage its success into more visibility with developers and new clients across different sectors. We are having great success with local hires here and already have some great talent that we’re bringing into the office. We have a lot of irons in the fire for potential projects starting early Q1 2027, and will use those starts to right-size our staff.
Throughout your career, you’ve worked with many clients, trade partners, and team members. What do you believe is the key to building strong, long-lasting relationships in our industry?
I think that treating team members, clients and the like with decency and always working with integrity should be at the core of how we operate. This is a contentious business that can make it easy to look at any project or relationship as a one-time-deal, but the goal should be to use the challenges and successes of a project to build trust with the corps and carry it on to the next opportunity. I see us doing a great job of this with our subcontractor pool, and we’ve always held this as a key tenet with our clients.
What is one lesson you’ve learned during your time at VCC that still influences how you lead teams and approach challenges today?
I can’t overstate how much positivity and belief in your own ability can do to infect a team. To be a compelling leader, you have to be someone that others want to follow, so the truly hard work is living those values yourself. We’ve always had amazingly strong leaders in this company, so you don’t have to look far for that source of inspiration. I was always amazed by how Bill Mcpherson could show up on a project like a bulldog, and yet “always leave them better than you found them”. I love that ideal and have tried to live by that, especially when times are tough.
Outside of work, what is something people may be surprised to learn about you, or how do you like to spend your time when you’re not building projects?
I actually grew up as a pretty serious musician playing blues guitar and would probably oth erwise be doing that professionally if I hadn’t decided to pursue construction primarily. I now get the pleasure of playing drums in my oldest daughter’s various bands and absolutely love getting to do that with her. Our weekends now entail band practice in some form or fashion, which helps keep me young at heart.
