PROPERTY ASSESSMENTS

What Every Tulsa County Property Owner Should Know

If you are a Tulsa County resident, then you may have already received your property assessment notice via the mail in January.

You may be questioning what effect the increased property value notice you received might have on your taxes.

“This is not a bill,” Tulsa County Assessor, John Wright affirms. “When Tulsa County residents receive an annual assessment notification, it is an effort to communicate with them.”

“The responsibility of the county assessor’s office is to put an accurate, fair market value on all property in the county as of the lawful assessment date, which is January 1,” Wright said.

How are Tulsa County property assessments done?

The assessor’s office maintains records of the value of all properties in the county and an assessment is based on the value of the land and any improvements (i.e. buildings) on the property. The assessment process can involve an inspection of the property and an analysis of current market data. The value of the property is one part of the equation used to calculate the amount of property tax that the property owner pays.

What should you do if you disagree with your property assessment?

Property owners can challenge that assessment if they believe it’s inaccurate. Property owners have a 30-day period from the date on their property value assessment notices or until the first Monday in April if they did not receive a notice. “This appeal opportunity is the property owners due process,” Wright said.

There is no charge for property owners to file an informal or formal appeal.

“We encourage that appeal. We welcome the conversation to explain what’s going on in the market and how we arrived at the number,” he said.

There is a limit on the amount a property value can increase in one year. This restriction is known as a tax cap. Even in areas where property values are increasing rapidly, the taxable value will increase only 3% to 5% within the year, depending on the applied exemptions. Homesteaded properties can increase up to 3% and nonhomesteaded properties can increase up to 5%.

What property tax exemptions are available?

The Homestead Exemption, can be filed between Jan. 1 and March 15 annually. Once the exemption is granted, property owners do not need to apply again unless they move. It is available to property owners who use their home as their primary residence with their name on the deed, with the deed also having been filed with the county clerk’s office. The Homestead Exemption subtracts $1,000 off of the assessed valuation. Depending on where you live in the county, this equates to a savings of about $91 to $141 each year.

A Senior Freeze Exemption, can also be filed until March 15 annually. The exemption is designed for seniors 65 and older, who earn less than the HUD Median Income for the area. For the 2026

tax year, that amount is $90,300. “[The exemption] freezes the valuation of the property at the number of when the application is approved,” Assessor Wright said.

How is property tax money spent?

“We don’t set the tax rate. We don’t collect the taxes. We don’t send out the tax bill. Our job is evaluation;’ Wright said. “Our appraisers seek to use their best judgment based on experience and computer-generated data to come up with the most accurate market number,” He then added, “All of the revenue generated by the property tax is invested locally with a lion’s share going to Tulsa County schools.”

The specific eligibility criteria for these exemptions, as well as applications and a tax estimate calculator can be found on the Tulsa County Assessor’s website.

WHY MOVE WHEN YOU CAN IMPROVE?

In today’s housing market it may be wiser to improve your current home than move to a new home. Often, it is a better choice to stay versus leave after weighing the high cost of moving, high interest rates, and the ability to customize your current home to your own tastes, not to mention, you know the strength of what you are currently living in versus an unknown property. Remodeling may be the cost-effective “fresh start” you are looking for.

This was a personal decision that a couple I talked to recently needed to make. They loved their neighbors and neighborhood, their yard with mature trees, the size of their home, and the many memories they shared while raising their family. They began contemplating. Moving costs alone were estimated to be at least $30,000.00, interest rates were double what they were when the couple originally purchased their home, and the time to find a new home and integrate into a new neighborhood would have proven difficult. Ultimately, their decision was to

renovate. Today, they have a new kitchen and bath, added new exterior features, and feel as if they have stepped into a brand-new home. Certainly, there were some inconveniences during construction, however nothing compared to packing up and moving to a different residence.

How do you start a home renovation?

Many homeowners create renovation plans in stages that begins with the kitchen for that “fresh feeling” of a new home. Mid-range kitchen remodels typically include a new layout to modernize the look and improve overall functionality. Example upgrades usually include a cabinet overhaul, new countertops, appliances, lighting, and floors. The cabinetry is key to the layout of the kitchen’s functionality.

How does Premium Cabinets of Tulsa help with home renovation?

Established in 2010, Premium Cabinets of Tulsa has built a strong reputation for providing homeowners, builders, and businesses with a full range of affordable cabinetry options. Father and son team, Gary and Austin Gullic have years of experience in the cabinetry business. They specialize in superiorclass new and replacement cabinetry for kitchens, bathrooms, and whole-home storage solutions. Using 3-D design software, they personally work with their clients on design for optimal functionality and inspired aesthetics.

2026 GOLD SEAL BEST CHOICE KITCHENS & CABINETS

Austin remembers that as a child, he spent a great deal of time with his grandmother.  She had rheumatoid arthritis, and he remembers how she labored in the kitchen.  “I remember watching her struggle with pots and pans, and figuring out those sorts of pains helps me put my customers in a winning situation,” said Austin.  His grandmother’s kitchen was one of his very first cabinetry projects.  “Being able to solve those pain points is going to make you love your kitchen.”

How long does a kitchen remodel take?

Part of the Premium Cabinets process is 3D design, which is included for free.  From start to finish, a project can be completed within 2 to 3 months, and some projects even sooner.  As their cabinets are completely finished before installation, time spent without use of the space is minimal, and there are no dangerous fumes.  Their cabinetry is the highest quality available on the market.  “We don’t cheap out because we want our reputation to

speak for us,” Austin said.  “We’re Premium Cabinets, so that means that everything gets fully upgraded.”

The company offers dozens of colors, door styles, and hardware to choose from…including the latest trends.

Premium Cabinets of Tulsa design services can enhance not only a kitchen or bath, but can extend to built-ins around entertainment centers and fireplaces, or storage in game rooms, and even wine cabinets.  There are endless possibilities to increase the organizational flow within a home.

Appointments are recommended. For more information on their design and cabinetry services, visit their website at  www.premiumcabinets.com/tulsa or call for an appointment at (918) 549-5553.

INTERIOR & EXTERIOR PAINTING

REMARKABLE PAINTING

FOR REMARKABLE RESULTS!

With too many 5-Star Google reviews to count, and numerous A+ Better Business Bureau ratings, Remarkable Painting is well known in Northeastern Oklahoma for their superior professional interior and exterior residential and commercial painting services. For more than 25 years, Owner Les Brooker has continued to exceed customer expectations.

One reviewer writes, “Remarkable Painting painted inside and outside at my home and painted the outside of my parents’ home. We are all extremely satisfied! Les is fair, affordable and he and his team do professional work. I would recommend Remarkable Painting to all! Thank you, Les.”

Historic Homes Painting

Remarkable Painting has a special affection for historic homes and buildings. Remarkable Painting has achieved the distinction of being a historic painting aficionado. They have painted many Midtown Tulsa historic homes, as well as The Tulsa Garden Center building. “I take great pleasure in painting these 100+ year old

homes the way they looked during their prime era and bringing out the original condition of the home,” explains Les.

Les’ heart is in transformative painting jobs. He has extensive experience in rejuvenating interiors and exteriors color and condition. “The most important thing to our company is our customer’s satisfaction and experience using us. Our team shares the commitment to make every home and business owner as comfortable as possible with the process. We are precise and use the right premium paints for each application. No matter how small or big the job may be, our process and service are the same,” added Les.

Brick and Rock Sealing

Les and his Remarkable Painting team not only excel in the area of painting, they also seal brick and rock exteriors. Sealing a rock house involves applying a penetrating sealant to protect it from stains and weather. This is especially important for porous natural stone or manufactured stone veneer. Les said, “Some older brick homes have water penetration. Applying a sealer can protect from the damage of cracking and chipping of the mortar and brick or rock.”

Choosing Paint Colors

When it comes to color choices, LED lighting inside and natural sunshine and shade outside can affect your actual finished paint tones. Les’ advice is to check your inside paint sample in it’s actual lighting; and outside paint samples on both the southside and northside of your home, because the finished tones can appear differently. Doing this will give you confidence in your color choices.

You will appreciate Remarkable Painting’s high quality services and customer satisfaction guarantee. They offer free estimates by calling (918) 406-4140; are professional, insured, and bonded. See their website RemarkableTulsa.com for more reviews, services, and an extensive gallery.

THE SWEETEST CELEBRATION

120 Years of Banking. 120 Cakes of Gratitude.

As 2025 comes to a close and 2026 begins, AVB Bank isn’t just marking time – they are celebrating a legacy. One built on trust, relationships, and an unwavering commitment to the Broken Arrow community for 120 remarkable years

Founded in February 1905, two years before Oklahoma achieved statehood, Arkansas Valley National Bank opened its doors in the town of Broken Arrow—then part of Indian Territory. From the very beginning, the bank was more than a place to conduct business; it was a cornerstone of a growing community.

Just four years later, in February 1909, two years after Oklahoma became a state, the institution transitioned to a state charter and became Arkansas Valley State Bank. Nearly a century later, in October 2008, the name evolved once more—this time to AVB Bank, reflecting both progress and continuity.

AVB Bank is going boldly forward. What has never changed is the heart behind the name.

AVB Bank today, 2026. The landmark sculpture, BINDING CONTRACT, depicts two cowboys shaking hands across a fence. Located in the AVB Bank Plaza, directly in front of the downtown Broken Arrow location, this impactful sculpture resides in the heart of the Rose District. Bradford L. Williams, a self-taught artist from Chino Valley, Arizona, created the sculpture. Williams lives and reveres the “cowboy way of life” and his art is reflective of that way of life. While working with AVB, Williams stated: “The sculpture says so much about how people treat each other. I know that your bank [AVB] still holds in high esteem the tried and true traditions such as honest hard work and that a person’s promise, by handshake, is still the highest form of shared expectations.” Photo courtesy of AVB Bank, March 2026.

From its inception in 1905 to the present day, AVB Bank has remained under the same family ownership and leadership, a rare distinction in modern banking. Today, Kelley Kimbrough Rash, fourth generation, serves as Chairperson of the Board of Directors, while Cooper Rash, fifth generation, serves as Vice President of Marketing and a member of the Board. In total, ownership spans six generations, a testament to stewardship, stability, and vision.

#CakedbyAVB

Throughout 2025, AVB Bank reflected on its milestone anniversary by turning gratitude into action. Through its #CakedbyAVB initiative, the bank connected with 120 customers, partners, organizations, and nonprofits, surprising each with a celebratory cake.

“Each visit was a simple but powerful gesture—saying thank you for the trust, the partnerships, and the shared investment in the community AVB proudly calls home.”

It wasn’t about cake alone.

It was about connection.

AVB Bank honors relationships.

Each celebration honored a relationship. Each cake represented a story. Together, they illustrated the impact of a community bank that has grown alongside Broken Arrow for more than a century.

120 years of trust.

120 years of relationships.

120 years of growth.

According to Ted Cundiff, President & CEO of AVB Bank, the celebration over this past year was “not just about honoring history, but about thanking the community that has made 120 years possible.”

A Handshake Across Time

For over 120-years, generations of customers have called AVB Bank their bank. While the face of banking has changed through the years, one thing that has not changed at AVB is the respect for tradition, honesty and integrity.

AVB Bank has a vision.

As AVB Bank looks ahead to 2026 and beyond, its mission remains unchanged: to serve, connect and succeed together. AVB’s vision is to be the community bank most admired for their people, partnerships and performance…while serving with integrity and enjoyment, investing locally, working together to encourage personal growth and build lasting relationships and acknowledge and celebrate success and dreams achieved—one customer, one family, one community at a time.

Here’s to 2026… and to the next 120 years!

PREARRANGE YOUR FUNERAL FINAL WISHES WITHOUT PREPAYING

Shying from preplanning your funeral is natural, however it is one of the most compassionate gifts you can give yourself, family and friends. There are many details to consider beyond the disposition of your remains. Preplanning your funeral includes numerous details from burial vs. cremation, selecting your service type, documenting important information like pallbearers, obituary details, and tasks such as caring for a pet, logistics, paperwork, and so much more. It’s a challenging thing to think about, however doing so provides a necessary benefit that will reduce stress and anxiety.

Final Wishes Card

Connie Reynolds and her staff at Reynolds Cremation & Funeral Services in Tulsa, Oklahoma, offer more than 20 years

of compassionate experience in walking you through the steps of prearranging your final wishes without paying. They take time to help you with your list and provide you with a simple card outlining your wishes with present date of planning costs associated with them. You leave a concise plan for your loved ones without mystery. Your “Final Wishes Card” is no cost or obligation, and ensures your wishes are documented for your family.

Preplanning

Reduces Stress

Connie sees herself as a servant to those in their time of loss. “We honor and respect all faiths and beliefs,” she explains. “Our staff is bilingual for those speaking Spanish and thoughtful with every detail of your needs. We also offer free tours of our beautiful funeral home. Together we’ll help you through each step without tension. Your family will not have to struggle or worry about those hard choices. Your detailed pre-arrangement will remain on file at our office. All you need to do is keep your “Final Wishes Card” in your wallet, put it into a safe place, or give to the person who will be responsible in the event of your death.”

By comparison shopping you’ll see big price differences for essentially the same goods and services. Reynolds Cremation & Funeral Services is one of the most affordable in the Tulsa metropolitan area.

Planning is not about facing the inevitability of death—it’s about caring for the people you love in the gentlest way possible. As Connie puts it, “If I die is not correct. It is when I die. No one wants to think about it, but the burden on your loved ones can be immense.” By taking action today, you can ensure that your family is supported and comforted when they need it most.

Evaluating the best insurance prices for your home, auto, and business is an enjoyable experience with your hometown advocates at Everything Insurance.

In an age of 1-800 numbers and hold music that could put anyone to sleep, there’s something refreshingly human about walking into an office where the people know your name—and your deductible. Meet Alex and Abrina Tarasenko, the energetic husband-and-wife team behind Everything Insurance, based right here in Tulsa.

The Tarasenkos aren’t your run-of-the-mill insurance brokers. “We work for the people, not the companies,” Alex says. “Being brokers means we can shop around the carriers for you, instead of just pushing one company’s rates.” And with auto and home premiums in Oklahoma spiking an average of $2,296 over the past year, now sitting just behind Florida and Kansas, you’ll want that shopping power on your side.

Everything Insurance Connects With Clients

But it’s not just about the numbers. The team at Everything Insurance thrives on connection. “We still do face-to-face consultations,” Abrina says. “We’re here when something goes wrong, not just to sell you a policy and disappear.”

And let’s be real, insurance talk can be… well, dry. That’s why Alex and Abrina take a lighthearted approach. “Right now, everything’s going up. Groceries, gas, premiums. We want to help people navigate that without adding stress,” says Abrina. “If you have insurance, this article is for you,” she jokes.

Everything Insurance Saves

Clients Money

Their team isn’t just focused on making things cheaper, they make them smarter, too. Alex shares, “many people carry Oklahoma’s state minimum for property damage, just $25,000. But hit a car like my wife’s van, worth $40,000, and you’re personally responsible for the rest. That’s $15,000 out of pocket!” The fix? Often, it’s as little as $5 more per month to increase coverage dramatically.

In recent months, Everything Insurance has saved its clients “hundreds to thousands in premiums without reducing coverage.”

That’s not just insurance, that’s impact.

Everything Insurance Works With Medicare

But the Tarasenkos aren’t stopping at auto and home. They’re passionate about Medicare, too, especially for those living with chronic conditions like diabetes or heart disease. “If you’re on Medicare and have diabetes (type 1 or 2) or any heart condition, past or present, you could qualify for extra benefits,” Alex explains. “We’re talking dental, vision, even food and gas benefits, and part of your Medicare Part B premium is paid for.”

And the best part? You don’t have to wait until fall. “These plans are available year-round,” says Alex. “People just don’t know about them.”

Everything Insurance Makes Insurance Easier

So, whether you’re looking to protect your home, your car, or your health, Alex and Abrina Tarasenko make insurance feel a little less overwhelming—and a lot more personal.

With Everything Insurance, you’re not just another policyholder. You’re a neighbor. And for them, that still means something.

DRIVEWAY REPLACEMENT

LCI Concrete Offers

ANSWERS AND ADVICE

ABOUT REPLACING YOUR DRIVEWAY

For home improvements, few projects make as significant an impact as replacing your driveway. Not only does it enhance your home’s curb appeal, but it also adds value and safety to your property. Kalan Paul, owner of LCI Concrete, a trusted name in the community with 19 years of experience and over 1,300 completed driveway projects, answers some of the most common questions homeowners have about upgrading their driveways.

How Long Does It Take to Replace a Driveway?

Time is often the first concern when planning any home improvement project. The good news? LCI Concrete has efficiency down to a science.

“On an average driveway, our turnaround time is one day, and you can safely walk on it the next morning” said Paul.

How Much Does a New Driveway Cost?

Cost transparency is a big deal for homeowners, and LCI Concrete takes that seriously.

“What we quote is exactly what you’ll pay,” Paul assured. “Unless a customer asks for additional work, the price doesn’t change.”

There’s also no deposit required—LCI only collects payment after the project completion and the customer is happy. This customer-first approach makes the process smooth and stress-free.

How Does a New Driveway Add Value to My Home?

A driveway isn’t just a path to your garage—it’s a first impression.

“Replacing the driveway on an average house can make it look 10 years newer,” he said. A smooth, well-designed driveway boosts curb appeal, which can attract potential buyers and even increase your home’s market price.

Plus, a new driveway improves safety by eliminating cracks and

trip hazards—a win-win for homeowners and their guests.

Tips for Choosing the Right Contractor

Paul offers some solid advice for homeowners considering a driveway replacement:

• Experience Matters: Ask how long they’ve been in business and how many projects they’ve completed. LCI boasts 19 years in business and over 1,300 driveway replacements.

• Check for Insurance: Ensure your contractor is fully insured to protect your investment.

• Look for Reviews: Positive customer feedback speaks volumes.

• Construction Quality: Always use rebar reinforcement throughout the concrete, which can, “add up to 20 years to the life of your project”.

These steps ensure you’re hiring a contractor who values quality and customer satisfaction.

Why Choose LCI Concrete?

LCI Concrete offers driveways built to last a lifetime, focusing strongly on both functionality and longevity. Backed by over 70 years of combined team experience, they bring expert craftsmanship to every project. Homeowners can also feel confident in their work by viewing over 100 past project addresses available for reference.

AIR DUCT & DRYER VENT CLEANING

BREATHE CLEANER AIR

Better Air Duct Cleaning provides professional air duct cleaning services which helps homeowners maintain their home’s essential indoor air quality.

For indoor air quality and HVAC efficiency, few names in the Tulsa Metro area carry as much weight as David Harris, founder of Better Air Duct Cleaning. With more than 30 years of experience in the air duct cleaning industry, David helps homeowners breathe easier while enhancing the performance of their HVAC systems.

Clean Air Ducts Ensure HVAC Efficiency and Air Quality

“For efficiency, you want the same amount of air going into your system to come out,” David explained. Any blockage in the system, whether it’s a dirty filter or an obstructed duct, compromises this efficiency. Many homeowners overlook the importance of regularly changing air filters. When filters become ‘face loaded’ with dust, the efficiency of the system reduces, making it harder to cool or heat a home.

A Growing Demand for Cleaner Air

The demand for air duct cleaning has grown significantly over the years. “In the past, air duct cleaning was considered a luxury. Today, people are more aware of the health benefits, especially with reducing allergens,” Harris said.

Better Air Duct Cleaning provides not only cleaner air but also peace of mind. “We help eliminate potential allergens, making homes healthier for families.” They offer free estimates with flat-rate pricing, ensuring no hidden costs.

Minimizing Fire Hazards: The Importance of Dryer Vent Cleaning

Beyond HVAC systems, Better Air Duct Cleaning also emphasizes the importance of dryer vent maintenance. Lint buildup in dryer vents poses a fire hazard. “If your dryer takes over an hour to dry a load, or if the back draft flap on the outside isn’t lifting, it’s time to get your vent checked,” David advised.

With Better Air Duct Cleaning, homeowners in Broken Arrow can trust their indoor air is clean, their HVAC systems are efficient, and their homes are safer from fire hazards. Keep your air flowing and your family breathing easy with Better Air Duct Cleaning.

March 24, 2026, 7:30p.m. - 10 p.m. Meredith Willson’s the Music Man

There’s trouble in River City when a fasttalking salesman gets his heart stolen by the town librarian. Meredith Willson’s six-time, Tony Award-winning musical comedy THE MUSIC MAN follows fast-talking traveling salesman, Harold Hill, as he cons the people of River City, Iowa, into buying instruments and uniforms for a boys’ band that he vows to organize – this, despite the fact that he doesn’t know a trombone from a treble clef. His plans to skip town with the cash are foiled when he falls for Marian, the librarian, who transforms him into a respectable citizen by curtain’s fall. Featuring songs such as “Seventy-Six Trombones,” “Ya Got Trouble,” “’Till There Was You,” “Pick-a-Little” and “Gary, Indiana,” THE MUSIC MAN is a family-friendly story to be shared with every generation.
