Elengorn Realtors broker, Sarah Elengorn, shares her thoughts about Gen X, the market that is redefining the real estate industry in Puerto Vallarta. Sarah Elengorn, bróker de Elengorn Realtors, comparte sus impresiones sobre el mercado que está redefiniendo la industria inmobiliaria en Puerto Vallarta: la Generación X. In the past few years, different international media outlets, such as Huffington Post and Live and Invest Overseas magazine, have included Puerto Vallarta on their selection of the best cities in the world to enjoy retirement. Even though our destination hosts one of the largest expat communities in Mexico, more infrastructure and services in our region have begun attracting a new generation with the intention of living an active retirement. They are known as Gen X (people born between 1960 and 1984), a younger crowd that visualizes the city not only as a destination where they can spend relaxing days, but also to continue their professional development. Sarah Elengorn, president of one of the most promising real estate agencies in the region, shared her thoughts about this specific market: “This segment is growing considerably. People between the ages of 40 and 50 are now able to work from any location thanks to technological advances, so they are making this type of transition in their lives earlier than they used to. It is exciting to see this happening because it helps us to redefine Puerto Vallarta as an excellent retirement destination but also as a place to enjoy a productive life while still working.” Sarah has noticed a noticeable presence of this market sector seeking to participate in the city’s day-to-day activities, in her listing sales records, including Zenith, the newest development represented by her company. For that matter, she embodies the new mentality: originally from London, she graduated in European Studies from the University of Bath, United Kingdom, and came to Puerto Vallarta in 2003 as a volunteer for an international social service program. Since then, she has been a full time resident. As time passed, she got involved in the real 12

Desde hace algunos años, diversos medios de comunicación internacionales como el Huffington Post y la revista especializada Live and Invest Overseas, han incluido a Puerto Vallarta en la lista de las mejores ciudades del mundo para retirarse. Aunque aquí reside una de las comunidades de jubilados extranjeros más grandes de México, una nueva realidad ha traído más servicios e infraestructura al destino, permitiendo que cada vez sean más los extranjeros que llegan con el propósito de vivir un retiro activo. Se trata de la Generación X (los nacidos entre 1960 y 1984), quienes ven en la ciudad un lugar para disfrutar de prolongados días de descanso o como un sitio en el que pueden vivir permanentemente y continuar su desarrollo profesional. Sarah Elengorn, presidenta de una de las agencias inmobiliarias más prometedoras de la región, compartió sus impresiones acerca de este mercado específico: “Este segmento está creciendo significativamente. Las personas de entre 40 y 50 años, que gracias a las herramientas tecnológicas pueden trabajar desde cualquier lugar, están haciendo estos cambios en su vida antes de tiempo. Es emocionante verlo, porque nos ayuda a redefinir la ciudad como un excelente lugar para el retiro y vivir bien durante la edad productiva”. Tanto en las ventas de sus listados como en las de Zenith (su más reciente desarrollo), ha notado una importante presencia de este tipo de clientes que buscan entrar en la dinámica de la ciudad. Ella misma es un ejemplo de esto: originaria de Londres y graduada en Estudios Europeos por la Universidad de Bath en Reino Unido, llegó a Puerto Vallarta en 2003 como voluntaria de un programa de servicio social internacional y, desde entonces, ha sido una residente de tiempo completo. “It was interesting to start from scratch in an unknown industry. Instead of being at a disadvantage, it helped me understand my clients and offer them quality service because sometimes they don’t have a prior knowledge in the field, so you have to guide them through their choices, the same way I was guided.”

Sarah attributes the success of her company to personalized attention and states that another important factor that has helped position her company is the sound relationships established with developers and architects she’s collaborated with. “I’ve had the good fortune to be involved in the projects that I’ve represented from the very beginning, looking at the architectural plans and how they adapt to the new market needs. My opinion has always been taken into account, and that is something I’m very pleased with, because it would be a huge mistake not to consider the point of view of the agency representing the development. We have to work together to make the project a sales success,” she concludes.

De hecho, ese trato personalizado es al que atribuye el éxito de su empresa y confiesa que otro aspecto que le ha ayudado a posicionarse es la relación que ha entablado con los desarrolladores y arquitectos con los que ha trabajado: “He tenido la suerte de estar involucrada desde el inicio en todos los desarrollos que he representado, viendo planos y cómo se adaptan a lo que el mercado nos va pidiendo. Afortunadamente, siempre se ha contemplado mi opinión y eso me da gusto, porque si no se toma en cuenta el punto de vista de ventas, se cometería un gran error. Si el proyecto no se vende, no es un éxito, así que tenemos que trabajar de la mano”, finaliza.

This past May, another edition of “Real Estate I” and “Real Estate II,” took place at Nayaram Hall in Puerto Vallarta’s Versalles neighborhood. This basic workshop is designed for all real estate professionals looking to improve their knowledge about the industry. The workshop, approved and promoted by the Mexican Real Estate Professional Association (AMPI) Puerto Vallarta, Riviera Nayarit and Compostela chapter; covered topics such as the process of obtaining and commercializing exclusives, sales techniques and buyer services, a review of the federal maritime-terrestrial zone, and how to regularize land ownership. According to Rafael Valdez Becerra, an AMPI certified and approved instructor, these workshops have been held since September 2008, providing techniques, tools and strategies to foster the professional development of real estate specialists in the region.

En este curso, aprobado y promovido por la Asociación Mexicana de Profesionales Inmobiliarios (AMPI) sección Puerto Vallarta, Riviera Nayarit y Compostela; se vieron temas como el proceso de obtención y comercialización de exclusivas, técnicas de venta y servicios al comprador, una revisión a la zona federal marítimo-terrestre y cómo regularizar la tenencia de la tierra. De acuerdo con Rafael Valdez Becerra, instructor certificado y aprobado por AMPI, este tipo de cursos que se han estado impartiendo desde septiembre de 2008, proporcionan las técnicas, herramientas y estrategias en la actividad inmobiliaria para orientar el desarrollo de los agentes con el objetivo de que la industria cuente con verdaderos profesionales.

Applegate Realtors Announces Construction of Rincón de Almas

Rincón de Almas: A 38-unit development in the Romantic Zone.

This past June, Applegate Realtors announced the groundbreaking for Rincón de Almas, a 38-unit development located at the corner of Aquiles Serdán and Constitución in colonia Emiliano Zapata. Renowned architects Derek Dellekamp and Frida Escobedo designed the project, which will be built by Operadora LMD, with over 100 successful projects completed in Guadalajara, Jalisco. The development will feature a commercial level and six condo levels with three types of units: Alma Mía (one bedroom, one bath), Ánima (one bedroom, two baths), and Alma Gemela (two bedrooms, two baths). A pocket door system allows for an additional bedroom in each unit. Amenities include underground parking, top-of-the-line elevators, a large common roof terrace with swimming pool and sun loungers, 12-person hot tub, sports bar, bonfire and BBQ areas, a fully-equipped gym, and mountain, bay and city views. In addition, the development will feature public bicycle parking. El diseño del proyecto estuvo a cargo de los renombrados arquitectos Derek Dellekamp y Frida Escobedo y la edificación será ejecutada por Operadora LMD (que ha desarrollado más de 100 proyectos en Guadalajara, Jalisco). Este desarrollo contará con un nivel comercial y seis niveles de departamentos que albergarán tres tipos de unidades: Alma Mía (una recámara, un baño), Ánima (una recámara, dos baños) y Alma Gemela (dos recámaras, dos baños). Mediante pocket doors se podrá crear una recámara adicional en cada departamento. Las amenidades incluyen estacionamiento subterráneo, elevadores de última generación, una gran terraza común en el techo con piscina, jacuzzi para 12 personas, sports bar, espacio para fogata, gimnasio completo, área de BBQ, asoleaderos y vistas hacia la bahía, la ciudad y la montaña. Además, en la planta baja habrá un ciclopuerto público.

Less than a year after its opening, December 2015, Plaza Papelillo in Sayulita has become a new and attractive gathering place in Riviera Nayarit’s popular surfing mecca. Con menos de un año desde su apertura en diciembre de 2015, Plaza Papelillo en Sayulita se ha convertido en un nuevo y atractivo punto de reunión en la popular meca del surf en Riviera Nayarit. Prior to its opening, Punta Sayulita used its first beach club—located next to Don Pedro’s restaurant—to acquaint potential clients with their residential development. The beachfront location was good, but not easy to find along a dirt road with reduced vehicular and pedestrian traffic.

For people looking for a property or vacation rental investment, it might be easy to dismiss Sayulita as a youthful party town.
