THE CELEBRITY HOME EFFECT

Celebrity-owned homes possess a special kind of sparkle. They land splashy magazine features, flood social media feeds, and regularly command headlines when hitting the market.

“Celebrities often have the resources, talent and vision to create unique properties. There’s something special about a home that’s been lived in by someone whose name people know,” said Allen Williams of Berkshire Hathaway HomeServices Indiana Realty’s Williams Richwine Group. “Buyers feel a connection to the story behind the property. It’s not just another luxury home—it carries a sense of personality and history.”

In other words, celebrity homes enjoy outsized attention compared with otherwise similar properties. When a well-known name is attached to a listing, it becomes newsworthy— generating editorial coverage, paparazzi photos, Instagram buzz—and essentially serving as a high-value marketing campaign the seller doesn’t pay for. That visibility can expand the buyer pool beyond the normal audience and attract curious, status-seeking buyers.

“For many buyers, a celebrity-owned property offers more than luxury—it delivers built-in prestige and a one-of-a-kind lifestyle,” said Robert B. Kinlin, Co-Founder, Berkshire Hathaway HomeServices Robert Paul Properties.

But for other buyers, says Hyatt Hood, Principal Broker of Berkshire Hathaway HomeServices Preferred, REALTORS®, celebrity ownership is

only one part of the story of a home. “I don’t think most luxury buyers purchase a home because a celebrity lived there. It’s interesting and memorable, but it’s only one element in a much bigger picture,” he said. “It’s like a great pool or an outdoor kitchen—people may enjoy it, but it’s not the sole reason they buy a multi-million-dollar property.”

Why a celebrity name alone isn’t enough of a draw

Beneath the glossy photos and redcarpet connection, the reality of a celebrity-owned home is nuanced: fame can help a sale, but it doesn’t guarantee a faster transaction or higher price.

“The celebrity tie-in is a magnet, but it doesn’t replace market fundamentals,” said Kinlin, who recently sold a very notable eight-bedroom estate in Hyannis Port, Massachusetts, for $12.3 million.

“I previously represented this property, and it was acquired by Taylor Swift. She subsequently sold the home, and I listed it with the current owner in the spring of 2025,” explained Kinlin. “Taylor’s association propelled the listing into global publications and conversations far beyond the typical reach of a Cape Cod waterfront home. This heightened exposure undeniably expanded the audience in a powerful way.”

Previously owned by Taylor Swift, this Massachusetts home sold for $12.3 million.

Victoria Wilson, Luxury Marketing Manager for Berkshire Hathaway HomeServices New England Properties, agrees the connection helps market a property, and notes celeb homes also often have over-the-top amenities, the kind that buyers are unlikely to encounter elsewhere.

As an example, Wilson cited one of her office’s most prominent listings, a 51,000-square-foot, 21-bedroom residence in Farmington, Connecticut, that was owned previously by Mike Tyson and then 50 Cent.

“There is a full nightclub with a commercial kitchen and a recording studio in addition to an indoor pool, racquetball court, movie theater, and many other luxury amenities,” she said.

Complexities of selling a celeb-owned home

At the ultra-luxury end, hyper-specific features (for example, overly customized layouts or themed rooms) can shrink the pool of qualified buyers. In some cases, fame creates privacy or security concerns that deter rather than attract bidders. It’s not uncommon to see a celebrity home struggling, requiring a price drop, or enduring a long listing period.

A key consideration, according to Wilson, is that these homes often come with lavish amenities that are expensive and timeconsuming to maintain.

“The Farmington property has a full-time staff for maintenance, cleaning and more,” said Wilson. “If they are in an area where there aren’t other celebrity homes, it is often difficult to find the right buyer since it’s likely to be way above the average selling price in that market.”

She cited how a celebrity home in Greenwich, Connecticut, or New York City, is not so out of the ordinary, whereas in a town like Farmington (just outside of Hartford), such a property stands out and has a much smaller buyer pool.

An emphasis on discretion

Williams, whose team has worked with professional athletes, team owners, authors and Fortune 500 executives, observed that some celebrities value privacy above all else— “they don’t want attention or for the property to become a spectacle”—while others see the benefit of using their name, especially when the property has unique features or historical significance.

“Michael Andretti is a great example. He’s a very public figure, and he was open to us using his name in the marketing of this very special property,” said Joel Woelfle, who along with Williams is selling Andretti’s 21,000-squarefoot gated waterfront estate in Fishers, Indiana. “Even the website, AndrettiEstate. com, speaks to that intention. He understood the Andretti legacy is part of what makes the home so remarkable. At the same time, Michael and Jodi have lived a relatively quiet lifestyle at this suburban Indianapolis estate, so there’s a balance between respecting their privacy and honoring the story that makes the property meaningful.”

While agreeing the need for privacy varies from celeb to celeb, Hood cited his recent dealings with a well-known actor as an example of when maintaining discretion was a non-negotiable.

“In the case of John and Anna Beth Goodman, they are very private people,” said Hood of the couple, whose New Orleans house he recently sold for $4 million. “They are not the type to announce who they are or chase attention, and they avoid unnecessary publicity. That shaped our approach. We were careful about how the home was exposed and who came through the door.”

The Goodmans had owned the home for around 20 years, and during that time it became one of the neighborhood’s most recognized addresses. “The house sits on a rare, oversized corner lot, with mature trees, deep galleries, and the kind of architecture people travel here to see,” said Hood. “Before that, the home was owned by Trent Reznor of Nine Inch Nails, so its ownership history is as layered as the house itself.”

“One moment at the closing table captured this perfectly. At the closing for the home, there was a large photo of the house on a screen behind the attorney. Halfway through, John looked up, saw the image, and said, ‘Oh, I just realized that’s my house.’ I said, ‘Not anymore,’ since he had already signed most of the papers,” recalled Hood. “The buyer, sitting across from him, smiled and said, ‘I think it’ll always be John Goodman’s house.’ John just laughed and said, ‘Yeah, I’m sorry about that.’ It was a light, funny moment that showed how the celebrity element is always there in the background, even when everyone is trying to keep the process low-key and respectful.”

For the agent, that sale highlighted a larger point about celebrity-owned homes: the story around the property can be colorful and fun, but the fundamentals never change. “You still succeed by getting the price right, understanding the architecture and history, and matching the home with a buyer who can see themselves living there,” said Hood.

MUSIC ON THE PLATE

Nashville, the legendary country music capital, has evolved into a multifaceted metropolis, and now offers an exciting food scene. In addition to a robust tourism industry, the city’s population has swelled with new residents from across America and beyond discovering the “Athens of the South.” Hot chicken and smoky barbecue have traditionally defined local tastes, but an influx of young, culturally diverse chefs and mixologists are transforming the culinary landscape.

Nashville-based journalist Jackie Gutierrez-Jones, whose food commentary has appeared in Nashville Lifestyles, Eater Nashville and The Infatuation, reports a city undergoing a major culinary renaissance. “With the widespread resurgence of country music culture, Nashville has captured the world’s imagination, and that’s been an absolute boon to the food scene here,” explains the writer.

Beyond Barbecue

Transcending sticky-sauced ’cue and chili-kickin’ chicken, Nashville doesn’t neglect vegetarians and vegans:

The 100% plant-based cuisine at Avo includes cacio e pepe, lentilwalnut burger and chocolate-avocado tart.

Vegetarians find plenty at Rolf & Daughters, an upscale restaurant dedicated to showcasing premium agricultural products. Chicago transplants re-create their hometown’s specialties at 312 Pizza Co., which also offers a vegan menu.

Graze works wonders with plant-based ingredients on a menu featuring Mexican, Chinese, and Southern influences.

An extensive vegetarian, and kosher-certified menu is offered at Woodlands Indian Vegetarian Cuisine.

“If it’s your first time in Nashville, you have to cross hot chicken off your list,” said GutierrezJones of a dish that challenges even the most ironclad palates. Prince’s Hot Chicken is credited with starting the craze in the 1930s, but touristy Hattie B’s offers six increasingly fiery levels of heat—and ice cream to help extinguish the blaze. “When it comes to hot chicken, for my money Red’s 615 Kitchen and Brave Idiot (food truck) are where it’s at,” said Gutierrez-Jones. She explained the best chicken is crispy and succulent, with a blend of spices that can still be appreciated through the intense heat.

While Memphis may be Tennessee’s capital of ’cue, Nashville also offers a robust barbecue culture. At Edley’s Bar-B-Que, regulars enjoy Nashville hot links, brisket tacos and slowsmoked pork shoulder, paired with grits, mac and cheese or cornbread. For dessert, visitors may want to try the Goo Goo Cluster, a locally-produced confection of caramel, peanuts, and marshmallow nougat wrapped in chocolate. It’s been a quintessential Music City tradition since 1912. The company invites local chefs to create their own interpretations of the classic candy and sells them at its interactive downtown store.

Chefs everywhere spend their careers chasing Michelin stars, as a single medallion validates years of sacrifice and attracts international attention. Michelin’s inaugural Guide to the American South was released last November, and among the 21 Nashville restaurants listed, three earned a coveted star. “The cuisine of the American South is a rich blend of cultural influences, brought to life by skilled chefs who have crafted some of the region’s most iconic dishes,” reported Gwendal Poullennec, International Director of the Michelin Guides.

The Catbird Seat, one of Nashville’s newly minted Michelin-starred restaurants, integrates luxury ingredients like caviar and foie gras with classic Southern traditions, as a counter surrounding the open kitchen immerses guests into the cooking process. The other starred restaurants are Bastion, offering a refined, globally inspired tasting menu, and Locust, where minimalist design meets Japanese-influenced cuisine.

Josh Habiger, chef/co-owner of Bastion and partner at Strategic Hospitality—the firm operates all three Michelin-starred restaurants in Nashville—suggests the city’s rapid growth is partially responsible for an increasingly dynamic food scene.

“It brought people with different tastes to Nashville, and some chefs who grew up here and moved away to work at top-notch restaurants are now moving back to open their own spots,” explained Habiger. The Minnesota native is intent on paying homage to local traditions even as a Michelin-starred chef. “When I moved to Nashville, I saw something called chess pie,” Habiger said, referring to the custard-like dessert found throughout the South. “We’ve been ending our menus at Bastion with riffs on chess pie ever since we opened.”

Music and cocktails always go together, so Nashville’s bar scene attracts as many innovative mixologists as bass players or chefs. Despite its Caribbean roots, the Bushwacker is sometimes referred to as Music City’s signature cocktail. The decadent drink—a blend of dark rum, coffee liqueur, cream of coconut, and crème de cacao—was reportedly introduced to Nashville at Broadway Brewhouse, which refers to it as a “boozy milkshake.” Meanwhile, Nelson’s Green Brier Distillery is an ideal place for sampling locally distilled Tennessee whiskey.

The Patterson House is one of Nashville’s best bars, an upscale setting with a repertoire of 1,200-plus cocktails meticulously crafted from premium ingredients. The décor, with its crystal chandeliers and tin-stamped ceilings, echoes the pre-Prohibition era. Addressing local trends, Beverage Director Alex McCutchen reported, “We’re seeing low ABV (alcohol by volume) cocktails featuring wine, vermouth and amaro, and think we’ll also continue to see NA (non-alcoholic) drinks grow in market share.” At The Patterson House, however, robust demand remains for traditional boozy cocktails, including the Mango Negroni and Bacon Bourbon Old Fashioned.

Affluent Greenwich, Connecticut, about 30 miles from Manhattan, sits on Long Island Sound. Dining out in Greenwich is an adventure with so many options, it is often hard to choose. One of Suter’s favorites is Mediterraneo—in the heart of downtown Greenwich on Greenwich Avenue. “They have an incredible crispy branzino dish,” Suter recommended. In nearby Cos Cob, a popular new restaurant called Le Bistro awaits, known for intriguing desserts that meld French pastry techniques with Asian flavors. “Our family loves eating here,” Suter noted.

Stay

For an ultimate luxury stay, Delamar Greenwich Harbor on the water on Steamboat Road in Greenwich is not to be missed. Delamar’s restaurant, l’escale, with cuisine from the Côte d’Azur, is the only waterfront dining option in town. The hotel also has yacht moorings available for guests who prefer to arrive in nautical style.

Play

Greenwich’s recently renovated Bruce Museum is a local cultural treasure with art, ethnology, history, science and textile collections. Old Greenwich’s town beach, Greenwich Point Park (known by locals as Tod’s Point), is a 148-plusacre park with beaches, concession stands and walking trails. During the summer, kayaks and sailboats are available to rent.

Thoughtful layering

“A luxury tablescape is all about thoughtful layering. It begins with tactile materials like ceramic, wood and soft linens that create a grounded foundation,” said Pelar Fullilove, founder and principal designer at 37th Burleigh Interior Design. Form and silhouette play a major role, so source bowls, glass and serving vessels that feel sculptural.

For an added touch of sophistication, choose a cohesive color palette. “Blending warm neutrals with deep, rich tones like burgundy or plum is for quiet drama. The final layer is intentional artistry, meaning nothing is placed randomly,” Fullilove explained. Each object of the tablescape should contribute to the overall narrative through texture, proportion and visual rhythm. To add subtle contrast, meld matte surfaces with polished details and warm textiles with cool or soft edges.

Creating a design statement

“A statement tablescape should feel like an extension of the room rather than an isolated vignette,” Fullilove said. Incorporate colors or materials from surrounding architecture or furnishings, then bring in complementary textures.

To add an architectural element to the table, height variation is key. “Organic elements such as fruit, branches or florals soften the structure and create a sense of lived-in elegance,” Fullilove said. When the tablescape aligns with the room’s palette,

lighting and mood, it becomes a focal point that enhances the entire dining experience.

One way to achieve this cohesive feel is to start with one anchoring element and build outward. A beautiful antique charger, an artisanal bowl, or a cluster of fruit in a striking hue make a stunning statement. Mixing materials creates a sense of fun and depth. To achieve a refined color palette, pick three to four tones, then repeat them throughout the table.

Design mistakes to avoid

Avoid overcrowding the table. Luxury should feel intentional, not cluttered. Do make sure every piece on your tablescape serves a visual or functional purpose. Refrain from overly themed décor. Instead, use timeless materials like china, brass, and glass that naturally elevate the setting.

“One of the biggest mistakes I see is using centerpieces that are simply too tall. When guests cannot see each other across the table, it interrupts conversation and makes the entire setting feel less inviting,” said Chase. “A well-designed tablescape should feel open, comfortable, and thoughtfully composed, never crowded or difficult to use.”

The size and quality of the linens also matter. “Another issue is linens that are the wrong size. When they hang awkwardly or cover too much of the table, they take away from both the function and the beauty of the layout,” Chase noted.

“Finally, remember that luxury is felt through restraint, so edit until everything on the table feels essential, harmonious and quietly elevated,” Fullilove explained. Much like Coco Chanel’s advice to remove one accessory before stepping out, a beautifully composed tablescape should reflect the same sense of balance and intention.
