Tweed property prices still rising Coast records tumbling By Jo Kennett PROPERTY PRICES are still booming in the Tweed Shire, with the biggest jumps in house prices in Pottsville, Bogangar and Casuarina over the month from September 30 to October 27, while Murwillumbah also saw big rises. The median house price in Pottsville ranged from $840,000 for houses to $553,500 for units in January, increased to $964,500 for homes and $688,500 for units by July 28 and by September 30 had jumped to $1,050,000 for a house and $750,000 for a unit. The latest data from PropTrack from October 27 had Pottsville’s median house price rising $50,000 over the last month alone to $1,100,000 for a house and $755,000, for units. The median Bogangar property prices were $912,500 for houses and $565,000 for units at the end of January, $1 million for houses and $595,000 for units at the end of July, and continued to climb to $1,075,000 for houses and $682,500 for units by the end of September. Bogangar median house prices
also increased by $50,000 over the last month to $1,125,000 while units had increased by $10,000 to $692,500 over the month of October. In January, houses in Bogangar were renting out for $580 per week on average with units $425, by mid-August houses had jumped to $650 and units were $500, and by October houses had risen further to $670 with units jumping significantly to $580 per week. Pretty well everywhere was eclipsed by house prices in Casuarina, with a median value of $1,975,000 on October 27, trending up big time, while unit prices were also rising steadily at $755,100. Kingscliff house prices have soared from $1.25 million in January to $1.35 million in July to $1,475,000 on September 30. By October 27 the median Kingscliff house price had risen $1,575,000, an increase of $10,000 over the month. The median Kingscliff unit price rose from $625,000 in January to $762,500 at the end of July to $766,250 and jumped nearly

Median house prices in Banora Point were a much better deal, though steadily increasing, at $825,000 and $555,000 for a unit, which is why stock is getting tighter there as well. Tweed Heads was more expensive with house prices still trending up and the median house price on October 27 sitting at $980,000 and unit prices relatively steady at $605,000. Murwillumbah is still one of the cheapest places to buy, with median property prices at the end of July ranging from $620,000 for houses to $473,000 for units. By September 30, houses had increased by around $42,000 to $662,185 while units were steady on $473,000. Over October, median house prices in Murwillumbah jumped more than $40,000 to $702,500, while units prices had also jumped to $525,000 a large increase over the month of $52,000.

Greg Costello from New Tweed Coast Real Estate Group said it was a fantastic outcome for the seller. “The seller won it as a prize home and it was a $4 million property,” he said. “We were able to get them $5.2 million and the difference it’s made to their life is amazing. “It’s her first home and she is a single mother of two.” “We also have the Casuarina record of $5.1 for 45 She-Oak Lane and they have both just gone unconditional.” Mr Costello said the buyer
