THE GREAT rush on the Tweed Shire property market is showing signs of easing despite record growth of more than 10 per cent in the past 12 months. The slight cooling could provide the opportunity to get into what remains a hot market. Update. The median house value in the Tweed Shire was $1,078,671, with home values increasing by 10.1 per cent over the past year. The median unit value was $691,829, an increase of 13.1 per cent from the previous year. Overall, the Tweed had 1,503 house sales over the past year, down 12.7 per cent from the previous year, and 1,029 unit sales, down 10.1 per cent. All of Australia’s largest 25 non-capital city regions recorded an increase in house values over the year to July, but ten regions recorded a fall in house values over the three months to July. The Richmond-Tweed region experienced a fall of 4.5 per cent, followed by Illawarra (3.5 per cent) and Southern Highlands and Shoalhaven (3 per cent), all in NSW. The Sunshine and Gold Coasts also saw house values decline over the past three months, down 2.5 per cent and 1.2 per cent respectively. A total of 5,916 properties were sold in the Richmond Tweed, which includes the Byron Shire, in the year to May 2022, this was 2.4 per cent above the five-year average for the region. and the median unit value was $702,863. The time on the market for houses hasn’t changed over the year, still at 35 days, while the units are on the market for less time than a year ago, at 27 days compared to 31 at the same time last year, indicating stronger demand.
