THERE’S A lot going on in the world right now, so we caught up with a couple of our top local real estate agents to see how things were going in the world of property in the Tweed Shire.

Have you seen much of an effect on the local market from the February rate rise?
No, but many clients do bring it up, especially first home buyers who are embarking on their real estate journey and working towards a budget and sellers curious about the effects it may have on the sale of their property.
What effect do you think this latest rate rise will have? Have you heard or seen much concern about
it from potential buyers, sellers or renters?
Nothing much at this stage, however I think many people are getting more concerned with the international conflict and the absorbent cost of fuel, as well as the expected hike in associated living costs.
Couple this with a likely increase in land taxes and council rates, we could see more property being listed for sale, especially those with investment property looking at cashing in post 30/6/2026.
What has the market been like so far this year?
The market really hasn’t shown signs of slowing down across all sectors. There is high demand for suburban homes on both sides of the border in the $1 million to $1.4 million range and anything beachside or beachfront is exceptionally strong. Record prices are still being achieved across the board.

“We’re still seeing genuine buyers out and about, particularly when a home is well-presented and thoughtfully priced — those are continuing to draw strong interest,” Adrianna told The Weekly
“With the most recent rise, If anything, it’s shaping a more considered, balanced market — and the buyers who are active right now tend to be decisive and well-prepared.
“So far this year, the market has felt quietly steady. Inspections are ticking along nicely, enquiry levels are consistent, and there’s a sense that many buyers have found their footing again.
“As far as fuel prices, inflation — these things naturally ebb and flow and there is always people needing to get to their next chapters which means upgrading

day is a quarter percent. When people are qualified for loans they are assessed on approximately an extra three full percent to allow for inflation of rates.
While this will have an impact on personal spending habits, I don’t feel that this adjustment really has a big impact in the real estate market place.
Tom Panos, national trainer and The Block celebrity auctioneer always says, “You marry the home but you only date the interest rates”. They will change many times over a 30 year mortgage.
Tate says the sales market has been “incredibly strong this year.”
“We have seen The Tweed Shire marketplace really moving,” Tate said.
“This is a time when the successful agents really stand out and can achieve amazing results for their clients.
“Due to the War in the Middle East and subsequent increases in fuel prices inflation is inevitable and I agree with Mark Bouris’s (the chairman of Yellow Brick Road) sentiment that rates are likely to go up between two and three times this year .
