OUR AGENT of the Week is Kara Mallory, owner of Mallory Properties, an independent real estate agent known for her genuine approach, strong values, and commitment to exceptional client service. With a focus on clear communication and personalised guidance, Kara helps buyers and sellers navigate every stage of their property journey with confidence. Whether managing a private off-market opportunity or a full sales campaign, she prioritises her clients’ goals above all else, delivering a professional, supportive, and stress-free real estate experience.
BEFORE YOU WERE A REAL ESTATE AGENT WHAT WAS THE MOST INTERESTING JOB YOU HAD?
My first career was probably the most exciting. After completing a university degree in technical theatre at QUT, I was fortunate to land the position of Stage Manager for the Queensland Ballet. I worked and toured Australia and overseas for eight years and it was a magical time.
WHAT INSPIRED YOU TO GO INTO REAL ESTATE?
In my uni days, I rented a different house every six months because I loved property, design and living in different locations. My husband and I have bought and sold about six or seven houses, so the love is still there.
After teaching in schools for the last 20 years, I knew I wanted to keep helping people, so now I help buyers and sellers on their next journey.
The market has cooled to a more realistic level, but as we know everyone loves this area, so property will always sell well and remain a popular commodity.
WHAT ARE THE BEST THINGS ABOUT YOUR JOB?
WHAT IS YOUR BEST ADVICE FOR SELLERS?
As an independent agent, I enjoy the freedom to focus entirely on my clients and their goals. Being able to make decisions quickly, provide a personalised service, and build genuine relationships with buyers and sellers is incredibly rewarding. Plus I get to be totally autonomous. No office politics, KPIs, staff meetings, or competition. It’s awesome!
Prepare your house for sale properly: clean it, make necessary repairs, and obtain pre-inspection reports for pests and building conditions. Fix any issues from the report. Invest in advertising to give your property the best chance of selling. Use a hard working and honest agent like me who will go above and beyond to achieve a successful campaign.
WHO ARE YOU SEEING BUYING PROPERTIES AT THE MOMENT?
HOW CAN PEOPLE GET A FOOT IN THE DOOR ON THE PROPERTY MARKET?
Due to some recent listings of large family homes, I am seeing many local blended families looking for numerous bedrooms and multiple living areas. If the property is presented well and shows value, it still sells quickly. We also continue to see consistent enquiry from interstate buyers, particularly from Melbourne.
Visit some open homes to gauge the market, decide on your desired location, check with your bank for pre-approval, choose a conveyancer, and if you like a property, act quickly: submit an offer with a pest and building clause to secure it. Or ring me, I may have one coming to market soon.
WHAT’S THE BIGGEST CHANGE YOU HAVE SEEN ACROSS THE MARKET IN THE PAST YEAR?
DO YOU HAVE ANY OTHER ADVICE?
How reactive buyers and sellers are to media, world events, and financial events. The process of listing and selling is taking more time and gone are the days when buyers offered and paid over market value for a property like they did one to four years ago.
