I thought about you yesterday and days before that too. I think of you in silence, I often speak your name. All I have are memories and your picture in a frame. Your memory is a keepsake from which I’ll never part. God has you in his arms I have you in my heart. Lovingly remembered.

Real Estate FROM COAST TO COUNTRY

SCARCITY DRIVING NEW DEMAND FOR BEACHFRONT LIVING

THE NORTHERN Rivers and Southern Gold Coast luxury property market continues to demonstrate remarkable resilience, with demand for premium beachfront homes reaching unprecedented levels as affluent buyers increasingly prioritise lifestyle, location and long-term scarcity. Recent months have seen a noticeable shift in buyer behaviour, particularly among discerning purchasers seeking irreplaceable coastal positions. While broader market conditions continue to fluctuate across various sectors, the top end of the beachfront market has remained exceptionally competitive, driven by a limited supply of absolute beachfront opportunities and growing recognition of their long-term value. This trend has been highlighted by a significant record sale achieved by local agent Nick Witheriff of Witheriff Group on prestigious Cylinders Drive, Kingscliff. The transaction has further reinforced the strength of buyer demand for premium coastal property and signals the growing appetite for tightly held beachfront addresses along the Tweed Coast. Along this stretch of coastline, opportunities to secure new beachfront residences remain exceptionally limited.

Strict planning controls, finite land availability and a mature beachfront environment have created a level of scarcity that is becoming increasingly difficult to replicate in modern developments. According to Matt Nielsen from Maddison Rd, luxury buyers are increasingly focused on lifestyle fundamentals that cannot be replicated. Absolute beachfront positions, easy beach access, and walkable village amenities continue to rank among the most sought-after attributes in the Australian property market. It is against this backdrop that Palmira, a boutique collection of three absolute beachfront residences on Cylinders Drive, Kingscliff, has recently reached completion. Designed to maximise both privacy and ocean outlooks, the project represents one of the few newly completed luxury beachfront offerings delivered to the market in recent years. Palmira comprises just three architecturally designed residences, each featuring full concrete construction, private lift access and expansive rooftop entertaining spaces overlooking the Pacific Ocean. The completed homes span between approximately 354sqm and 415sqm,

reflecting a growing preference among luxury buyers for larger-format coastal residences that provide flexibility for permanent living, extended family stays and multi-generational use. Newly completed residences offering immediate occupancy have attracted heightened attention, particularly among downsizers and lifestyle-focused families seeking a permanent coastal base. Purchasers relocating from Sydney, Gold Coast and Brisbane have become increasingly aware that premium beachfront property is not only finite but often unavailable for extended periods. One such opportunity will soon be presented to the market, with Villa B at Palmira scheduled for auction on June 18.

Paul Anthony Lomas 05/06/2026

The 415m2 residence occupies a prized position within the development and features four bedrooms, four bathrooms, multiple living zones, private lift access and a rooftop entertaining terrace capturing uninterrupted ocean views. Construction has now been completed, allowing buyers the rare opportunity to inspect and immediately experience the finished product prior to auction. For many buyers, the decision is no longer simply about purchasing a home. It is about securing a position within a lifestyle destination that offers a combination of natural beauty, convenience and scarcity that is becoming increasingly difficult to find elsewhere. As demand for premium beachfront property continues to strengthen, developments such as Palmira serve as a reminder that genuine beachfront opportunities remain among the most tightly held assets in Australian real estate. For those who understand the appeal of waking to the sound of the ocean and stepping onto the sand, opportunities like Palmira are increasingly viewed not simply as property purchases, but as long-term lifestyle investments in one of Australia's most coveted stretches of coastline.
