As we reflect

on the first quarter of 2026, the Washington Metropolitan Area’s real estate market remains strong, but divided along clear lines.

Following the 2025 holiday season and welcoming of the new year, record high stock prices and lowering interest rates gave many a reason to be excited about 2026.

However, due to a combination of record cold weather in January (which kept many prospective home buyers and home sellers on the sidelines), along with the onset of an unanticipated war with Iran, the Washington Metropolitan Area’s residential real estate market is responding to uncertainty in financial and lending markets with great resilience in certain segments, and trepidation in others.

As an example, in the upper end of the market, where single family homes trade for $3 Million and more, sales continue to climb with a roughly 7% increase in transaction volume compared to the same period last year. However, in Washington, D.C.’s condo market, one of the region’s most important indicators of regional housing, sales at $1 Million and below show a roughly 18% decrease in transaction volume.

For buyers, there is a tremendous opportunity in many of the region’s most desirable locations, while sellers in desirable neighborhoods with disciplined pricing strategies are still able to take advantage of historically low inventory to achieve generous outcomes, particularly at the upper end of the market.
