Property Management Report

9 Avison Lane, Whakatu, Hastings

On 30th January 2024 I reviewed the above home as instructed to ascertain the current market rental value. In my experience of managing similar properties, I have appraised the property as follows.

DESCRIPTION

Tucked quietly away on this side-lined street in the central suburb of Whakatu sits this fully renovated property offering exceptional value. From established to growing families, enjoy immediate and homely comfort as this trendy footprint moves from open plan living leading to the open and airy kitchen and living zone inviting wholesome cooking with company as well as effortless entertaining potential.

With a well-conceived floor plan delivering a generous master bedroom complete with a built-in wardrobe and another two good-sized bedrooms conveniently placed near the main bathroom. 9 Avison Lane offers excellent practicality especially with the separate studio in the garden that has been quickly elevated with an array of modern touches to see you enjoying your hobbie.

The fully fenced property with front gate and large garage will keep all the tools and toys safe and the offstreet parking for another at least half a dozen cars make this the ultimate spot for any car lover.

RENTAL

The rental range on this property is $680 - $700/week.

COMPARATIVES

• 41A Napier Rd, Havelock North, Hastings 3 bedrooms, 1 bathroom, double garage $700/week.

• 707 Albert St, Parkvale, Hastings. 3 bedrooms, 1 bathroom, single garage $700/week.

• 235 Warwick Rd, Mayfair, Hastings. 3 bedrooms, 1 bathroom, double garage $630/week.

HAWKES BAY RENTAL MARKET

Rental houses have been in short supply in Hawke’s Bay for the past couple of years and we have seen considerable rent rises and increased tenant stability as there is so little available in the rental pool. This has also meant we receive 30+ applications for every home advertised and are able to “cherry-pick” the very best tenants, resulting in no rent arrears.

Peak tenant availability is from September-November and January-March. Letting quality properties in desirable areas during these times is not usually difficult, with a good selection of quality tenants available. At other times of the year less tenants are available and finding a suitable tenant may take slightly longer.

VACANCY

Recommended allowance for vacancy per year is up to three weeks, however the average for Pukeko Rental Managers managed properties is significantly lower than this because we prefer fixed term tenancies designed around peak tenant availability.

REPAIRS AND MAINTENANCE

Recommended allowance for repairs and maintenance is 5% of gross rent per year.

PROPERTY MANAGEMENT

If managed by Pukeko Rental Managers:

* 10.0% +GST of rent collected

* No charge for administration

* No charge for inspections (done quarterly)

* No charge for written chattels report and 350+ photos (done at the beginning of every new tenancy)

* No letting fee to owners

* No Maintenance Fee for organizing work at the property

Yours faithfully,

Andrew Williams

Every method of sale explained

TENDERS

Other methods of sale are available for your property. Let’s look at all the options available to you.

Tender

A tender is a method where buyers submit confidential written offers for your property by a set date and creates a sense of urgency amongst potential customers. Offers can be accepted prior to the advertised close date, but this must be made clear in advertising. There is no reserve price but there may be a price guide. You have a five working day irrevocable period in which to decide which offer to accept.

Deadline Sale

A deadline sale is very similar to a tender process but is less formal and allows buyers to submit confidential written offers by a set date. Offers can be accepted prior to the advertised close date, but this must be made clear in advertising. There is no reserve price but there may be a price guide. Offers are made on a standard sale and purchase agreement rather than on specific tender documents.

Auction

Selling a property at Auction is an open process where buyers bid against each other. You set a reserve price before the auction and once this price is reached, the property is sold to the highest bidder

Price by Negotiation

This strategy sees a buyer make an offer based on what they think your property is worth. Buyers have to do their own research to make this judgement then you can negotiate with them on price through a sales person.

Fixed Price

A fixed price gives the buyer a price guideline and allows for a property search by price on real estate websites. The fixed price may make it easier for buyers to determine if the property is within reach. If the property is priced correctly, it will attract a lot of interest, and in some cases have multiple offers resulting in a premium sale price.
