Jane Fitzgerald People who know Jane would say she is seen as a personality, one you can relate to and trust. For Jane, it’s about taking the sales pressure out of real estate, making the approach easy and the connections between people and homes natural. Jane has the valuable support of her husband, Mark Davenport, a well-known and respected Mortgage Advisor. Mark is the Principal of Mortgagesure, Hastings. Mark has been able to assist Jane’s vendors and purchasers on many occasions with sound, professional and unbiased advice when required. When time allows, Jane is passionate about our local environment to the extent of being involved in the Landmarks Trust for around 15 years and until August 2020 formed part of the executive consultative committee. Landmarks Trust is Hastings District Council’s philosophy of creating civic pride and community identity through quality in architecture, landscape, art in public places and history. Jane has also been a top earner within the Tremains group (Hastings, Havelock North, Napier and Taradale) in 2012 - 2020. Whether you be selling or buying in Hastings or Havelock North why not let Jane help you with your property needs? She looks forward to your email or call.

What my clients are saying The entire process of selling my house has been a great experience. Jane was excellent - her communication, thoughtfulness, effort and professionalism was second to none and I really appreciated her knowledge and experience. I believe this knowledge and experience contributed to a fast sale. My house sold within 6 days and I was very pleased with the sale price. I would highly recommend Jane to anyone considering selling their home. Thank you Jane and thank you Tremains.

Jane really thought outside the box to sell my property during the COVID-19 situation. She was tireless and innovative. When others would have given up she kept thinking of new approaches and was tenacious. This tenacity paid off in the end.

Jane is a warm and friendly agent, an excellent communicator, and an exceptionally hard worker dedicated to achieving the best possible result for her clients. She is experienced and pragmatic, positive and enthusiastic and she has a real heart for people. We are very grateful for her wonderful efforts in the sale of our much loved home.

First impressions count, especially in the real estate business. That’s why it is important to thoroughly prepare your property for sale.
Present your property in the best light with these tips Kitchen
Windows
Many home buyers consider the kitchen to be the most important room of the house. When they look at your kitchen, they’ll pay attention to the cleanliness, layout and storage capacity. Make sure all appliances are spotless, fix dripping taps, tighten loose cabinet hardware, and change outdated light fittings.
Clean windows inside and out. Replace cracked glass, broken sashes and cords. When your home is being shown, open curtains to let in as much light as possible.
Storage Remove half of what’s in the wardrobes and storage areas to make them look bigger. This might be a good time to throw out, donate or sell things you no longer need. Remove excess furniture, even if it’s only temporarily, to make rooms seem spacious. Garages often end up as a dumping ground so make sure they are well organised and give prospective clients the impression that there’s plenty of room for their belongings.
Outside Your buyers will make their initial assessment of your property as soon as they see it. Mow the lawns, weed the gardens, trim back overgrown trees and sweep up leaves. A neat and tidy entrance also creates a positive first impression.
Walls and Ceilings Repair any cracks in the walls or ceilings and repaint if necessary. Clean finger marks off high-traffic areas and get rid of cobwebs. Consider replacing outdated wallpaper.
Floors Carpeting has a major impact on the look of a home. Vacuum thoroughly or have it professionally cleaned. If it is badly worn, or stained, consider having it replaced. Check if wooden floors need to be refurbished. Clean tile floors, and repair or replace cracked tiles.
Paint Take a good look at the paint on the inside and outside of your home, is it cracking, peeling or chipping? If it is, a fresh coat of paint for your exterior may cost you a bit of time and money, but may elevate your home from “fixer-upper” to “move in and enjoy.” If it does need painting, choose colours that are appropriate to the style of the house and that blend in well with the neighbourhood.
Roof Buyers will pay close attention to its condition. Paint corrugated iron or clean tiles, fix leaky corroded downpipes and gutters. Clean or repair watermarked ceilings as this is a sign to buyers that the roof has leaked, even if it has been fixed.
Open homes To put buyers at ease, we recommend you and your pets are absent during open homes. If you do stay, please let your sales consultant do the talking.

Come along on your real estate journey with me 01 Choose Tremains
05 Power up the network
So, you’ve made the decision to sell and want to get the best possible price. You’ve called Tremains - great start!
Arrangements are made for our team of sales consultants to visit so they can get a good feel for your home. They may already have buyers looking for a property just like yours, so this kind of networking is invaluable.
02 Working together Once you’ve found your perfect Tremains sales consultant, an initial meeting will be arranged to discuss your property and your goals. A free, no obligation market appraisal will follow including an in-depth discussion around your marketing options. This is a vital step in making you feel comfortable, confident and ready for the exciting sales process.
03 You’re on the market! Together we’ve decided on the best way to market your home and agreed on the sales method and price. You’ve signed a Listing Agreement with us, so now let us get on with selling your home!
04 Getting noticed The Tremains ‘for sale’ sign goes up. Photos are taken and the advertisements are written and placed in our property magazines. Window cards go up in the appropriate Tremains office. Flyers are produced by our marketing team and your property is listed on prominent property websites. Now you’ll get noticed.
06 Here come the buyers Your property will be discussed at weekly sales meetings and any one of our sales consultants can bring potential buyers through your property. We recommend having regular open homes too.
07 An offer is made When an offer is made this will be brought to you in writing for your consideration. Now the negotiations start. Having had weekly reports and regular discussion with your sales consultant, you’re in a great position to negotiate with a buyer.
08 You accept the offer Both parties reach an agreement and signed contracts go to the solicitors. While still marketing your property (just in case this contract doesn’t complete), your sales consultant will be co-ordinating with the buyer regarding any conditions on the contract until it goes unconditional.
09 The sold sticker The terms and conditions on the signed contract have been met - your property is sold!
10 Settlement day This is the day you’ve been waiting for. Once the solicitors have completed the money exchange, your solicitor will release the keys to the new owners. As a general rule of thumb, you’ll move out in the morning and the buyer moves in that afternoon.
Sale Complete We trust you will be well satisfied with the service we have provided you.
