Craig provided an excellent service, was very patient with my decision making and exceeded my expectations on advice for sale preparation. I always felt like my needs were at the top of the list and I was being given sound professional advice through the entire process. JOS

Craig Rawcliffe Craig Rawcliffe is a switched on, intelligent real estate sales consultant that understands how to achieve great results in any market. When he shows up for business, he brings with him 20 years of advertising and market experience, highly focused negotiation skills and knowledge that achieves great results. He says “I believe my job is to plan a selling campaign that achieves the best possible price the market will pay and do it in an enjoyable, stress free-way. How I do that depends on the planning process with the homeowner”. Craig was recently honoured with a Tremains Life Member award for his contribution to the company and in recognition of his successful 20-year career in real estate, something he is very humbled by. Craig is in the envious position of having smart, energetic people in his team of specialists. He says “I am very grateful to Bill, Kate, Jennica, Ben and Melanie for making my business flow, I could not do it without them” Craig believes success in real estate “starts with the client meeting. This is where the magic begins”. He believes that the trusting relationship with the homeowner is critical to the process and loves discovering why people are selling and enjoys mapping out a plan to achieve their goal. Craig invites you to contact him with any real estate inquiries. He says “It is what I do”.

What my clients are saying Craig sold our house and we found him to be enthusiastic, reliable, well informed and very professional. He took a personal interest in us and guided us through a process which is very stressful. Following open homes he presented us with good reports and gave helpful ways to deal with any problems that arose.

Judy & John

I have had the pleasure of both buying and selling through Craig and the team at Tremains. On both occasions Craig was an exceptional salesperson and his level of professionalism was second to none. I will be sure to get in touch and the future and cannot commend him enough to anyone looking at selling their property.

Kurt

It is with pleasure that I pass on my comments in relation to Craig Rawcliffe and our business dealings. Craig was very patient during this process and instrumental in getting a win-win situation for all parties involved. I have no hesitation in recommending Craig to you for any business-related activities - a fine and very honest, likable man.

First impressions count, especially in the real estate business. That’s why it is important to thoroughly prepare your property for sale.

Present your property in the best light with these tips Kitchen

Windows

Many home buyers consider the kitchen to be the most important room of the house. When they look at your kitchen, they’ll pay attention to the cleanliness, layout and storage capacity. Make sure all appliances are spotless, fix dripping taps, tighten loose cabinet hardware, and change outdated light fittings.

Clean windows inside and out. Replace cracked glass, broken sashes and cords. When your home is being shown, open curtains to let in as much light as possible.

Storage Remove half of what’s in the wardrobes and storage areas to make them look bigger. This might be a good time to throw out, donate or sell things you no longer need. Remove excess furniture, even if it’s only temporarily, to make rooms seem spacious. Garages often end up as a dumping ground so make sure they are well organised and give prospective clients the impression that there’s plenty of room for their belongings.

Outside Your buyers will make their initial assessment of your property as soon as they see it. Mow the lawns, weed the gardens, trim back overgrown trees and sweep up leaves. A neat and tidy entrance also creates a positive first impression.

Walls and Ceilings Repair any cracks in the walls or ceilings and repaint if necessary. Clean finger marks off high-traffic areas and get rid of cobwebs. Consider replacing outdated wallpaper.

Floors Carpeting has a major impact on the look of a home. Vacuum thoroughly or have it professionally cleaned. If it is badly worn, or stained, consider having it replaced. Check if wooden floors need to be refurbished. Clean tile floors, and repair or replace cracked tiles.

Paint Take a good look at the paint on the inside and outside of your home, is it cracking, peeling or chipping? If it is, a fresh coat of paint for your exterior may cost you a bit of time and money, but may elevate your home from “fixer-upper” to “move in and enjoy.” If it does need painting, choose colours that are appropriate to the style of the house and that blend in well with the neighbourhood.

Roof Buyers will pay close attention to its condition. Paint corrugated iron or clean tiles, fix leaky corroded downpipes and gutters. Clean or repair watermarked ceilings as this is a sign to buyers that the roof has leaked, even if it has been fixed.

Open homes To put buyers at ease, we recommend you and your pets are absent during open homes. If you do stay, please let your sales consultant do the talking.

My goal is to make sure your property is present on every platform to achieve the best result

Come along on your real estate journey with me 01 Choose Tremains

05 Power up the network

So, you’ve made the decision to sell and want to get the best possible price. You’ve called Tremains - great start!

Arrangements are made for our team of sales consultants to visit so they can get a good feel for your home. They may already have buyers looking for a property just like yours, so this kind of networking is invaluable.

02 Working together Once you’ve found your perfect Tremains sales consultant, an initial meeting will be arranged to discuss your property and your goals. A free, no obligation market appraisal will follow including an in-depth discussion around your marketing options. This is a vital step in making you feel comfortable, confident and ready for the exciting sales process.

03 You’re on the market! Together we’ve decided on the best way to market your home and agreed on the sales method and price. You’ve signed a Listing Agreement with us, so now let us get on with selling your home!

04 Getting noticed The Tremains ‘for sale’ sign goes up. Photos are taken and the advertisements are written and placed in our property magazines. Window cards go up in the appropriate Tremains office. Flyers are produced by our marketing team and your property is listed on prominent property websites. Now you’ll get noticed.

06 Here come the buyers Your property will be discussed at weekly sales meetings and any one of our sales consultants can bring potential buyers through your property. We recommend having regular open homes too.

07 An offer is made When an offer is made this will be brought to you in writing for your consideration. Now the negotiations start. Having had weekly reports and regular discussion with your sales consultant, you’re in a great position to negotiate with a buyer.

08 You accept the offer Both parties reach an agreement and signed contracts go to the solicitors. While still marketing your property (just in case this contract doesn’t complete), your sales consultant will be co-ordinating with the buyer regarding any conditions on the contract until it goes unconditional.

09 The sold sticker The terms and conditions on the signed contract have been met - your property is sold!

10 Settlement day This is the day you’ve been waiting for. Once the solicitors have completed the money exchange, your solicitor will release the keys to the new owners. As a general rule of thumb, you’ll move out in the morning and the buyer moves in that afternoon.

Celebrate! Invite your friends and family over, pop the champagne and celebrate!
