How to Sell Your Home for More Money

Unlike every day commodities, there is no recommended retail price on real estate. Ultimately, the price of any property will almost completely be influenced by local supply and demand and the skill of your agent. Look for evidence your real estate agent can do this. You need to be working with a skilled negotiator who is cool under pressure, can hold their nerve and knows what to say, when and how to say it. Pricing strategy, days on market, presentation and marketing are all key ingredients to a great result but usually neglected by a non-trained or inexperienced rookie. Agents who pride themselves on getting the best results will not necessarily be the ones who charge the lowest fees for service. However, they will be the cheapest in the long run. Let me explain:

The price of the property is not fixed and can be substantially influenced up or down in freemarket conditions. Ultimately, your sales price will be determined by the skill of your agent. Consider your net result as the cheapest agent is the one that can NET you the most. Open Home Checklist

An Open Home will give me the opportunity of meeting with numerous potential buyers in a compressed period of a 30-45 minute time frame. As any home seller knows, it's hard to keep your place looking picture-perfect all the time for the parade of buyers who might swing by to check it out. Having an open home can help contain some of that chaos. Regardless of the quality or type of visitors your Open Home attracts, you should make sure your home is 100% ready for viewing.

What to expect when I hold an Open Home at your property: •

Prior to the weekend of the Open Home, the inspection time and date is advertised on our Tremains website, Realestate.co.nz and my business social media page. I will arrive 15 minutes prior to opening your home to erect my open home flag outside and to set myself up with my resister and brochures At your request, a “please take shoes off” sign will be visible from the front door

Where to find me this Sunday!

Buyers will be requested to fill out an Open Home Register upon arrival so it enables me to gather feedback within the next 48 hours.

•

Once I have packed up, I will leave you a note to advise you how the open home went overall or a text to advise how many parties came through.

•

After I have gathered feedback from all parties, I will email you a full summary in a vendor report which includes buyer feedback.


Open Home Checklist

Listed below are some ways you can show your property off to perfection for your open home: •

Make sure the house is spotless. Pay particular attention to the bathrooms and the kitchen. In the bathrooms, towels should be fresh and clean, sinks and baths scrubbed, and the floor freshly cleaned. In the kitchen, make sure all dishes are put away, and bench tops cleaned and clear of all clutter

Take particular care of the approach to the front door and the entry

•

Display fresh flowers in vases in the dining room or living room.

•

Have soft music playing in the background

•

Keep security in mind and put all valuables out of open sight

•

Open every window covering. All drapes, curtains and blinds should be positioned to let in maximum light

•

Make sure the house smells good. If you’re not inclined to baking cookies or muffins, just make sure there are no pet or greasy cooking odours. Air the house out before the Open Home, but make sure the home is warm (especially in the colder months)

•

Remove pets from the house, or at least, keep them outside

•

And most importantly, get rid of all surface clutter


First impressions count, especially in the real estate business. That’s why it is important to thoroughly prepare your property for sale.


Present your property in the best light with these tips Kitchen

Windows

Many home buyers consider the kitchen to be the most important room of the house. When they look at your kitchen, they’ll pay attention to the cleanliness, layout and storage capacity. Make sure all appliances are spotless, fix dripping taps, tighten loose cabinet hardware, and change outdated light fittings.

Clean windows inside and out. Replace cracked glass, broken sashes and cords. When your home is being shown, open curtains to let in as much light as possible.

Storage Remove half of what’s in the wardrobes and storage areas to make them look bigger. This might be a good time to throw out, donate or sell things you no longer need. Remove excess furniture, even if it’s only temporarily, to make rooms seem spacious. Garages often end up as a dumping ground so make sure they are well organised and give prospective clients the impression that there’s plenty of room for their belongings.

Outside Your buyers will make their initial assessment of your property as soon as they see it. Mow the lawns, weed the gardens, trim back overgrown trees and sweep up leaves. A neat and tidy entrance also creates a positive first impression.

Walls and Ceilings Repair any cracks in the walls or ceilings and repaint if necessary. Clean finger marks off high-traffic areas and get rid of cobwebs. Consider replacing outdated wallpaper.

Floors Carpeting has a major impact on the look of a home. Vacuum thoroughly or have it professionally cleaned. If it is badly worn, or stained, consider having it replaced. Check if wooden floors need to be refurbished. Clean tile floors, and repair or replace cracked tiles.

Paint Take a good look at the paint on the inside and outside of your home, is it cracking, peeling or chipping? If it is, a fresh coat of paint for your exterior may cost you a bit of time and money, but may elevate your home from “fixer-upper” to “move in and enjoy.” If it does need painting, choose colours that are appropriate to the style of the house and that blend in well with the neighbourhood.

Roof Buyers will pay close attention to its condition. Paint corrugated iron or clean tiles, fix leaky corroded downpipes and gutters. Clean or repair watermarked ceilings as this is a sign to buyers that the roof has leaked, even if it has been fixed.
