Positive People Create Positive Results. After more than 15 years traveling the world for sport, business and the enjoyment of travel with my family, I have returned to Hawke’s Bay from China where I held an international sports coaching role. Additionally, I have also coached and played within various professional sports teams at regional level in South Africa, England and Hawke’s Bay. Professional and proactive, I am becoming recognised in the real estate market for my knowledge and outstanding results. I have a strong background in business and understand the importance of clear and honest communication. My enthusiasm and strong work ethic has seen me receive multiple awards including Top Sales Consultant 2020 Hawkes Bay. Prior to taking out the top spot, I was Top Three for 2019, Top Ten for 2018 and Rookie of the Year in 2017. Property development runs in my family which brings experience and knowledge above and beyond real estate sales, including renovations, subdivisions and new build projects. Giving back to the community is very important to me which is why I am the Major Sponsor for Clive Rugby and Sports Club and Hastings Boys 1st XV. It is not just about numbers for me. I find immense personal satisfaction in achieving top results for my vendors and my buyers. There is nothing more satisfying for me than getting good people into good homes, and this has proven to be a driver for my business. You wont be disappointed when choosing me to sell your property.

Kind words from my clients Andrew was sensational to deal with - very accommodating of all my requests, professional in his approach and I must say the experience overall was a real pleasure which is not something I anticipated I would say about selling my home!

Diane

We liked dealing with Andrew when we bought Ikanui Road, so it was obvious to us we would use him again to sell our house. Andrew is very approachable, friendly, and professional, providing us with good advice. We wouldn’t hesitate in recommending him to friends and family.

Barbara & Blair

Andrew is the sole reason for me obtaining my property. He was always reliable, professional and friendly. Can’t thank him enough!

Rebecca

Andrew Clark has been excellent throughout the purchase process of this home. Communication was great even during the covid lock down and was always helpful when I called him for advice or had questions. I recommend Andrew to anyone that is serious about purchasing or selling their next home or investment property.

First impressions count, especially in the real estate business. That’s why it is important to thoroughly prepare your property for sale.

Present your property in the best light with these tips Kitchen

Windows

Many home buyers consider the kitchen to be the most important room of the house. When they look at your kitchen, they’ll pay attention to the cleanliness, layout and storage capacity. Make sure all appliances are spotless, fix dripping taps, tighten loose cabinet hardware, and change outdated light fittings.

Clean windows inside and out. Replace cracked glass, broken sashes and cords. When your home is being shown, open curtains to let in as much light as possible.

Storage Remove half of what’s in the wardrobes and storage areas to make them look bigger. This might be a good time to throw out, donate or sell things you no longer need. Remove excess furniture, even if it’s only temporarily, to make rooms seem spacious. Garages often end up as a dumping ground so make sure they are well organised and give prospective clients the impression that there’s plenty of room for their belongings.

Outside Your buyers will make their initial assessment of your property as soon as they see it. Mow the lawns, weed the gardens, trim back overgrown trees and sweep up leaves. A neat and tidy entrance also creates a positive first impression.

Walls and Ceilings Repair any cracks in the walls or ceilings and repaint if necessary. Clean finger marks off high-traffic areas and get rid of cobwebs. Consider replacing outdated wallpaper.

Floors Carpeting has a major impact on the look of a home. Vacuum thoroughly or have it professionally cleaned. If it is badly worn, or stained, consider having it replaced. Check if wooden floors need to be refurbished. Clean tile floors, and repair or replace cracked tiles.

Paint Take a good look at the paint on the inside and outside of your home, is it cracking, peeling or chipping? If it is, a fresh coat of paint for your exterior may cost you a bit of time and money, but may elevate your home from “fixer-upper” to “move in and enjoy.” If it does need painting, choose colours that are appropriate to the style of the house and that blend in well with the neighbourhood.

Roof Buyers will pay close attention to its condition. Paint corrugated iron or clean tiles, fix leaky corroded downpipes and gutters. Clean or repair watermarked ceilings as this is a sign to buyers that the roof has leaked, even if it has been fixed.

Open homes To put buyers at ease, we recommend you and your pets are absent during open homes. If you do stay, please let your sales consultant do the talking.

My goal is to make sure your property is present on every platform to achieve the best result

Come along on your real estate journey with me 01 Choose Tremains

05 Power up the network

So, you’ve made the decision to sell and want to get the best possible price. You’ve called Tremains - great start!

Arrangements are made for our team of sales consultants to visit so they can get a good feel for your home. They may already have buyers looking for a property just like yours, so this kind of networking is invaluable.

02 Working together Once you’ve found your perfect Tremains sales consultant, an initial meeting will be arranged to discuss your property and your goals. A free, no obligation market appraisal will follow including an in-depth discussion around your marketing options. This is a vital step in making you feel comfortable, confident and ready for the exciting sales process.

06 Here come the buyers Your property will be discussed at weekly sales meetings and any one of our sales consultants can bring potential buyers through your property. We recommend having regular open homes too.

07 An offer is made 03 You’re on the market! Together we’ve decided on the best way to market your home and agreed on the sales method and price. You’ve signed a Listing Agreement with us, so now let us get on with selling your home!

When an offer is made this will be brought to you in writing for your consideration. Now the negotiations start. Having had weekly reports and regular discussion with your sales consultant, you’re in a great position to negotiate with a buyer.

08 You accept the offer 04 Getting noticed The Tremains ‘for sale’ sign goes up. Photos are taken and the advertisements are written and placed in our property magazines. Window cards go up in the appropriate Tremains office. Flyers are produced by our marketing team and your property is listed on prominent property websites. Now you’ll get noticed.

Both parties reach an agreement and signed contracts go to the solicitors. While still marketing your property (just in case this contract doesn’t complete), your sales consultant will be co-ordinating with the buyer regarding any conditions on the contract until it goes unconditional.

09 The sold sticker The terms and conditions on the signed contract have been met - your property is sold!

10 Settlement day This is the day you’ve been waiting for. Once the solicitors have completed the money exchange, your solicitor will release the keys to the new owners. As a general rule of thumb, you’ll move out in the morning and the buyer moves in that afternoon.

Celebrate! Invite your friends and family over, pop the champagne and celebrate!
