INTRODUCTION David Adamson India Pvt. Ltd. (DAIPL) has been invited member of by Monalisa CHS for submission of proposal for Feasibility Study Report for Redevelopment of Monalisa CHS at Bandra, Mumbai.

This document provides DAIPL’s Commercial Proposal. 2.0

PROJECT COMPREHENSION STATEMENT

2.1

General DAIPL understands that Society Members are looking for the provision of Feasibility Study Report for Redevelopment of Monalisa CHS at Bandra, Mumbai.

2.2

Project Objectives DAIPL understand that the Employer’s primary objectives in relation to the implementation of the Project comprise: a) Performance – To provide the time schedule, which is crucial to the Employer. DAIPL will review the project time schedule and comply with those requirements applicable to the services. b) Time – Meeting the time schedule, which is crucial to the Employer. DAIPL will monitor master project schedule and comply with the requirements applicable to the services. c) Risk and Opportunity Management – to ensure the appropriate risk transfer to other consultants and contractors as DAIPL as maximizing opportunities for return on investment. d) Cost – To keep an accurate track of project cost to aid in completion of the project at or below the approved budget without compromising the performance and time objectives.

The Scope of Services Scope of work consist of initial part preliminary services for the purpose of availing service/consultancy assistance to the society including conducting site visit and initial survey for preparing basic Feasibility Report, providing assistance for obtaining Conveyance Deed of the society. Various activities broadly involved in the foresaid services are mentioned herein under. a) Understand the existing conditions of the flats, area of the tenants and the society plot, obtain necessary documents from the society and prepare site evaluation report, to arrange for the survey of the entire building and the plot to ascertain the same. b) Check and Co-ordinate with the possibilities of redevelopment in terms of maximum permissible carpet area, corpus fund, shifting cost, additional benefits of redevelopment etc. to society members and the maximum potential that can be exploited in favour of the members. c) Prepare basic Project Feasibility Report as per area calculations in consideration of existing society requirements and as per prevailing BMC regulations. d) Detail study of the documents in relation with the latest Development Control [D.C.] Rules, will enable us to evaluate the project keeping in view the expectations of the members and future development; it will help us to determine the probability and the viability of the proposed development project.

Client’s Obligations The Client shall discharge all his obligations connected with the project and engagement of the PMC/Project Manager. The same would include: a) To provide detailed requirements of the project and provide the necessary decisions and documents required as mentioned below for smooth execution. o 7/12 Extract of the plot. o Index II of the plot. o Latest C.T. Survey plan of the plot. o Latest plot’s Property Registration Card. o Latest Development Planning [D.P.] Remarks for the plot. o Latest Town Planning [T.P.] remark of the plot, if the plot is under Town Planning Scheme. o Latest Traffic Remarks. o Existing B.M.C. approved plan showing F.S.I. calculations. o Actual Survey of the Plot. o Actual Physical Areas of the Flats. o Registered Conveyance deed in the Society’s name. b) To provide all necessary set of drawings and copy of other legal documents available to them immediately for the purpose of submission of proposal by PMC to competent authority.

Rohit, and the team are based in Mumbai. Keith & Paul both are resident in Qatar who regularly visit India and will provide support to India Region for the project, from Qatar.

3.0

FEE PROPOSAL

3.1

Professional Fees DAIPL Consultancy Fee for undertaking these services will be;

Charges for Additional Services will be as bellow: •

GST shall be paid over and above our professional fees as per prevailing statutory norms,

Any additional scope of work shall be mutually discussed and charged extra.

In case project postponed for any reason consultant shall be paid remuneration for all work done by them including work done at their office.

• 3.2

Proposal valid for 15 (Fifteen) days.

Payment Terms:

Payment shall be released 100% of the total fees i. e. INR 45,000/- shall be paid as advance along with appointment letter.

3.3

Notes on Pricing Our fee for said Project Management Services is based upon the following; •

GST shall be paid over and above our professional fees as per prevailing statutory norms, any change in GST norms shall be adjusted at actual

All miscellaneous expenses and official statutory payment for obtaining permission from municipal shall be borne by the society and not included in our Professional Fees.

Feasibility report charges shall be adjusted if society award us entire PMC job in future.

Any additional scope of work shall be mutually discussed and charged extra.

3.4

Proposal valid for 30 (Thirty) days.

Payment Terms: Within 15 (Fifteen) days of receipt of invoice.

Juridiction and Arbitration This praposal shall be governed by and construed in accordance with the laws of India. The Courts in Mumbai alone shall have the exclusive jurisdiction to try and dispose of any dispute arising out of or under this Work order. In case a situation arises where the SOCIETY and the DAIPL need and decide to resolve any issue/issues by mediation or arbitration a mediator/mediators or arbitrator/arbitrators. The same shall be decided and resolved by sole Arbitrator to be appointed by mutual agreement by the parties under the provisions of Arbitration and Conciliation Act 1996 before raising the matter before the court of law.
