Can buyers get any advantage in a seller's market?

Philadelphia-area housing inventory still at record low levels. Builders plan for more quick-delivery options for buyers.

In 2013, the greater Philly region had more than a 7-month supply of homes. Now, it is less than a month. That means there would not be enough home supply to last 1 month if no new homes were built. Low inventory means sellers' market, bidding wars, cash offers over asking price, waved inspections, no warranties, quick decisions with higher risk, leaving buyers vulnerable to be burned. Over the last 24 months, buyers have had to assume more risk with fewer choices.

What is a quick delivery home?

If you go to almost any builder's website, you'll become familiar with the term “Quick Delivery”. Also referred to as an “inventory” or “spec” home, a quick delivery home is a move-in ready, new construction home with the same quality materials and backed with the same warranties as a to-be built home from the ground up. “We work with our production team to build the most popular floorplans in the shortest possible time. Historically it has only been the emplynesters who want to downsize, but we have seen a trend moving towards an easier lifestyle for all ages. Buyers want new with all the bells and whistles with less maintenance. Instead of just needing another bedroom, the two features that became top priorities during the pandemic were a Home office and Outdoor Living space. Walkability has also become a driving factor in location choices. You can research any property's walkability at WalkScore.com.

Home prices continue to break growth records with no price relief in sight. The majority of Zillow home experts predicted prices would continue to rise up to 46% between now and end of 2026. A more conservative group predicted a rise of 9.3% in that same time. Either way, prices are not expected to be going down. With inflation on the rise, a recession is looking more and more likely, however the housing market today is a far different beast than what we saw in the 2000s. This current market has been built on mortgages with sound credit and strong fundamentals which won't easily waiver even during a recession. Despite more than 100-basis point increase in mortgage rates in three months, housing experts still anticipate home prices to increase 9% this quarter. It has slowed from 19.6% increase over 2021 calendar year, but still high above historical averages. This is the time to list your home to get top dollar, but many home owners are fearful they will not be able to find their next home. “I know of people who sold their home quickly, but then have been stuck renting for a few years waiting for their hypothetical dream home to become available.

RADNOR EDUCATIONAL FOUNDATION This school year proved to be another atypical year for students, teachers, and administrators in the Radnor Township School District. It's years like these - ones in which creativity and ingenuity are essential to success - that having an educational foundation in our school district is so critical.

Some of the larger grants included $13,000 for busing for the extended learning program at Radnor High School and Radnor Middle School. This spring, REF also awarded $9,744 for new furniture in Radnor High School's library. Through a grant application submitted by high school students, $6,084 was also awarded to create a student “Zen Den” space to promote mental health in the high school.

With a mission to enrich the educational experience, maintain academic excellence, and encourage innovative opportunities in Radnor's public schools, the Radnor Educational Foundation (REF) rose to the challenge, awarding over $71,000 this school year to support 17 projects and programs that spanned all five schools in our district.

The Radnor Educational Foundation also recognizes that students cannot learn if they do not have their basic needs met. Through its Neighbors Helping Neighbors program, the Foundation has partnered with school social workers to provide over $6,800 in financial support to families experiencing a hardship this year. With a focus on sustainability, the Foundation

offered one-time rent and utility payments, car payments, and other essential items to allow our students to focus on their education. With the support of the community, the Foundation hopes to expand this program in the coming year. The Radnor Educational Foundation is poised to continue to support our students and teachers during these unusual times. While families are getting some deserved rest and relaxation this summer, the Radnor Educational Foundation will be gearing up for an exciting fall! This year's grants focused on diverse categories of STEM (Science, Technology, Engineering, Math) Programs, Curriculum Enhancement, Cultural Arts, Technology, Professional Development, and Community Engagement. Through successful grant applications, teachers at Wayne Elementary School are now using Decodable Readers, the latest tools to teach younger students how to read. In the meantime, students at Ithan Elementary are learning about hydroponic farming using a vertical growing tower with 288 plant spaces purchased through a REF grant. The Foundation also provided funding to the Radnor Committee for Special Education and to the Women's Resource Center for the Radnor Middle School “Girls Lead” Program.

Candyce Wilson Receives Anne Peters Volunteer Award At the Radnor Educational Foundation's Annual Meeting & Community Gathering in May, REF honored Candyce Wilson as this year's winner of the Anne Peters Volunteer Award. This award was established in 2020 in memory of Anne Peters, a longtime Radnor Educational Foundation Board Member and dedicated volunteer in Radnor's schools. As one of REF's founding Board Members, Anne was committed to enriching the experience of all Radnor Township School District teachers, staff, and students. A selfless "doer," Anne found great joy in volunteering and helping others, often taking on critical behind-the-scenes roles. This award is presented annually to a volunteer who embodies Anne's kindness, steadfast volunteerism, and tireless devotion to the Radnor Township School District and the surrounding community. As the current Board President for the Radnor ABC house, a former Radnor Educational Foundation Board Member and Board President, as well as a mom to two Radnor High School graduates, Candyce Wilson has been involved with the school district for over 20 years. She was described by her nominator as selfless, dedicated, kind, and caring. As President of the Radnor ABC, she exhibits great leadership advancing the organization's mission and is heavily engaged behind the scenes, involving herself with early morning phone calls with a student's parent, late night

wings have long, sometimes twisted tails believed to interfere with echolocation detection by predator bats. Its antennae are feathery, the males having larger antennae than the females. The body is white and hairy. With its wings fully extended, the Luna moth resembles a ballerina en pointe with arms extended and draped in a gossamer cloak. Breathtaking.

We discovered our lovely Luna more than a week ago. Now you know what that means. Hopefully, our Luna lived long enough to fall in love and perpetuate the species. In any event, during its short life it brought a moment of wonder and delight to seven hikers at The Willows.

The Luna moth gets its name from Luna, the Roman moon goddess. Its Latin name is Actias luna.

It only comes out at night. And it spends its entire adulthood high in the treetops. So I had come to accept the sorry truth that this was something I would never see like the view from the summit of K2 or the bottom of my laundry basket. But there it was, clinging to a tall blade of grass, immobile, either oblivious or indifferent to the seven hikers hovering above it, bending closer, iPhone cameras clicking against a chorus of “oooohs” and “aaaaahs.” “What is it?” asked one of the hikers. A fantasy creature, a mythical beast, something out of a fairy tale, far too beautiful - eerily beautiful - to be real. And yet. Here we are at The Willows Park in Radnor, on a Saturday afternoon in the spring, staring at it with childlike curiosity and awe. “It's a Luna moth,” I said. All this fuss over a moth? Let me explain. The Luna moth is no ordinary moth. You won't find it munching on that cashmere sweater in your closet. You won't find it lurking in your pantry, behind the bag of flour which was “best used by” Y2K. You won't find it hanging out with a bad crowd at your lamp post or porch light after dark. This is a very special moth, from a good family (Saterniidae) that includes emperor moths, royal moths and giant silk moths. It's the only moth to have appeared on a U.S. postage stamp (June 1987). It was once used in an advertisement for the insomnia medicine Lunesta. The Luna moth is one of the largest moths in North America and arguably the most beautiful. Its wingspan can exceed seven inches. Those wings are a pale, ghostly shade of green, the males leaning towards yellow, the females toward blue. Both its forewings and hindwings feature a single “eyespot” with arcs of black, blue, green, yellow, red or white. These vivid eyespots are intended to confuse predators. The forward edges of the forewings are thick and brown or maroon in color, tapering from the head to the wing tip. The hind 12

The lifespan of an adult Luna moth is only seven days. During that time it is working with a limited agenda: reproduce and die. It does not stop to eat; it has only vestigial mouthparts and it gets all the energy it needs from fat accumulated while it was a very hungry caterpillar. The Luna moth's favorite pickup joint is the top of a tree, preferably a white birch, hickory, persimmon, walnut, sumac or sweetgum. The female uses her feminine charms (pheromones, actually) to attract the male. Once mating is completed, the female lays her eggs (200 - 400) on the underside of a leaf. The eggs hatch and go through five larval stages (“instars”), the fifth spinning a cocoon wrapped in a leaf which falls to the ground in autumn. The Luna moth pupates in the cocoon and transitions to its winged state after receiving a temperature-based signal. It emerges from the cocoon with crumpled wings that must expand and harden before it can fly up to the treetops. This may explain why the Luna moth we found in the grass did not fly away. It was not simply indulging us by remaining perfectly still for a photo op; it really had no choice. Luckily, there were no Luna predators around. Primary Care For Men

Why it's so important to see a doctor (even when you're not sick) "Men don't go to the doctor.” Chances are you've heard this or some version of this before—the old saying that men don't go to the doctor or are reluctant to admit when they're injured or sick. But this isn't just a phrase—it's a fact. In 2016, only 40 percent of men had had an office visit within the past year.

Because men are less likely to visit their health care provider, they may also be less aware of the health risks that specifically affect men, including: Heart attack - The leading cause of death among men and women is heart disease but, on average, men suffer their first heart attack 10 years earlier than women. Cancer - Cancers that are more common in men include prostate, bladder, colorectal, lung and melanoma skin cancer. Accidental injury - Men experience motor vehicle accidents, falls and unintentional fire/burns, poisoning and suffocation at a greater rate than women and in turn are more likely to die from these injuries.

For a variety of reasons, primary care for men usually goes to the bottom of their priority list. Men tend to put off scheduling annual appointments with their health care provider. Some men are hesitant to discuss their concerns because they don't want to worry their family, while others are afraid of being perceived as "whining" when they discuss bothersome symptoms or injuries. Some men just figure, why go to the doctor if I'm not sick? This hesitancy to discuss their health can prevent men from getting the timely care they need. By the time men visit a doctor for an illness or injury that's been plaguing them, they may have a more advanced diagnosis or require a more advanced treatment than they would have had they consulted with their physician earlier. "In most cases, men visit the doctor when their pain or symptoms have interfered with their daily life and quality of life so much that seeking treatment is the only option," says Michael Prime, DO, family practice physician at Riddle Hospital, part of Main Line Health. "Of course, it's always 'better late than never' but the sooner we know what a patient is going through, the sooner we can diagnose and treat their symptoms or disease and prevent complications.” Men's unique health risks (and why primary care for men makes a difference) "When most people think of men's health, they think about male cancers like prostate, testicular and penile cancer. You might assume that, as long as you're getting regular cancer screenings, you're 14

Suicide - Men are three times more likely to die from suicide than women, and the rate of suicide is highest during middle age. HIV/AIDS - Men account for 76 percent of all people living with HIV infection. Men who have sex with men are the most likely to have or be at risk for HIV. Men and women are at a similar risk for conditions like diabetes, high blood pressure, stroke and chronic lower respiratory diseases like bronchitis, emphysema and COPD.

In addition to these, make sure you talk to your health care provider about annual or semi-annual health screenings, including those for cancer, STDs or depression. What can you do? The most obvious and most important thing you can do to manage your health risks is, of course, make an appointment to see your health care provider. He or she can conduct a thorough review of your personal and family health history and discuss your health questions and concerns. During your appointment, you can also ask what health screenings are right for you. Staying healthy isn't just up to your health care provider; it's also up to you. Between annual appointments, there are things you can do to reduce your risk for disease and improve your health:

Carpal tunnel syndrome is a common condition that causes pain, numbness, and tingling in the hand and arm. The condition occurs when one of the major nerves to the handthe median nerve is squeezed or compressed as it travels through the wrist.

What can a hand surgeon do to help?

A hand surgeon can order special nerve tests to verify the extent of the problem. Custom wrist splints are helpful for early stages of carpal tunnel syndrome. These splints are worn at nighttime to relieve pressure on the median nerve and to prevent the wrists from bending during sleep.

In addition to numbness and tingling, carpal tunnel syndrome can cause swelling, weakness, and night time pain. Patients sometimes describe dropping things unexpectedly and may have difficulty with buttoning shirts, tying shoelaces, or handling loose change.

Cortisone injections often provide excellent relief from symptoms. Unfortunately, symptomatic relief is only temporary, and most people experience a recurrence of symptoms after 3-4 months.

What causes carpal tunnel syndrome?

For chronic or more advanced cases, carpal tunnel surgery is often recommended as the best course of treatment.

Carpal tunnel syndrome is frequently seen in individuals who develop swelling or inflammation in their hands. People who smoke, as well as those with connective tissue diseases, diabetes mellitus, and hypothyroidism, may be at greater risk. Repetitive work activities can also cause carpal tunnel syndrome.

What can I expect from surgery?

Surgery provides more space for the median nerve and relieves pressure on the median nerve and tendons. This procedure is typically done under light sedation and local anesthesia and usually takes only minutes to complete.

While there are several different approaches to performing carpal tunnel surgery, usually a 1/2 inch incision is made near the wrist and use of a camera to release the tunnel under direct visualization. This minimally invasive approach minimizes discomfort following surgery and allows patients to return to activities more quickly. Over 95 percent of patients improve dramatically following surgical intervention, with most returning to daily activities within days. Many patients can resume heavier job-related activities after 2-4 weeks.

The median nerve acts as an electrical wire between the spinal cord and the hand. The nerve passes through the carpal tunnel in the wrist along with nine tendons that bend the fingers. When the tendons in the wrist become swollen and inflamed, the median nerve can become compressed by the transverse carpal ligament (see figure), leading to carpal tunnel symptoms. Early on, symptoms commonly occur during sleeping hours. In more advanced cases, the symptoms can become problematic during waking hours. Many sufferers describe symptoms with benign activities, like reading the newspaper or driving a car.

Traveling safely with your furry family

The thrill of the open road and a travel adventure is just as exciting for many dogs as it is for people. When transporting your dog in a car, it's very important to make sure he/she is safe and secure. Unrestrained pets may be a distraction and pose serious possible risks. In an accident, an unrestrained pet could be injured, killed or even lost if thrown from the vehicle. Consider these safety tips to make your travel adventure fun and safe. The safest way for dogs to travel in a car is in a crate. The crate should be large enough for your pet to stand, sit, lie

down and turn around in. Another option to securely travel with your dog is in a dog car harness or seat belt. Most cars weren't designed with dogs in mind, so your regular seat belt won't fit them. A dog car harness can keep any sized dog safely strapped up in your car.

Potty bags—You don't want to be caught without them!

Just like children, dogs should never ride with their heads out of a window. A dog's eyes, ears or nose could be injured from flying debris such as leaves, pebbles or a bug.

Medicine—You don't want to be without your dog's routine medication or anxiety treatment.

Never leave your pets in the car alone for any length of time. Temperatures can rise 20° in just 10 minutes, putting them at risk. When traveling with your dog there are items that should make the trip with you. Food and water—Bring enough of your dog's typical food for the entire trip and a collapsible water bowl.

If you've ever walked the trails at Valley Forge National Historical Park, you've no doubt noticed a striking historical building sitting empty and quiet on the Grand Parade. That's the Maurice Stephens House, built in 1816 on the site where Brigadier General Jedediah Huntington was encamped with his troops during the winter encampment of 1777-1778. Used over the years as a home, a farm, ranger dormitories, park offices, and even a nature center, the house has been vacant since the mid-1990s. 22

AREA HISTORIC LANDFEATURE The Hanging Rock and South Gulph Road

The Hanging Rock, also known as the Overhanging Rock or sometimes Drummond's head is a well-known local landmark. It was officially listed on the National Register of Historic Places in 1990. Gulph Road was originally established as a narrow dirt public road around 1712. General George Washington and the Contiental Army passed beneath this rock in 1777 on the way to Valley Forge and camped in the area for six days in December 1777 before moving on to Valley Forge for the winter encampment. Over the years since the advent of vehicular traffic the profile of the rock has been reduced by either erosion, traffic, or human efforts. In 1917, the State Highway Department made plans to remove it. Local residents led by District Attorney J. Aubrey Anderson, led a successful protest to save the Hanging Rock. Another attempt was made in 1924 to remove the rock and again there was public outcry. The strip of land surrounding the Hanging Rock was then purchased by Lidie Anderson (J. Aubrey's wife) and donated to the Valley Forge Historical Society. This society later became the Valley Forge Alliance, which owns that parcel today. Around that time, there was even a staircase which led people to a park at the top of the rock. In 1954 the state made plans to shave back the rock and possibly destroy it. Holes were drilled for the placement of dynamite to blow it up, but again public protest and lack of funding stopped the project. As many of us are aware, the section of South Gulph Road that passes the Hanging Rock between Arden Road and Upper Gulph Road has been closed to traffic. The plan is to build a cantilever over the Gulph Creek to protect the rock and raise the road above the 100 year flood zone. The $8.2 million state funded project began in January 2021 and was originally scheduled to wrap up by the Fall of 2021. New estimates say late Spring 2022. Back in 1957 Ben Hogan wrote a series of articles for Sports Illustrated that later became a classic book called Ben Hogan's Five Lessons: The Modern Fundamentals of Golf.

Specialty shops and indoor ranges are getting into the game as well. If you like technology, indoor facilities are more likely to incorporate tech in their approach. Your body parts, the golf club, and the ball - all get videotaped and measured with 3D technology. You can even stand on a pressure sensitive mat which ascertains how your weight shifts at every point of your swing! As you improve, it's great to join a league! The Golf Tour of Greater Philadelphia (GTGP) is a locally-operated golf league for amateur golfers. GTGP is also an associate club of the Golf Association of Philadelphia. Some of us learn best face-to-face, and fortunately, traditional in-person lessons are available at nearly every golf course and driving range. If you feel more comfortable in a class, beginners can look for group lessons at most courses, or even at adult night schools. 28

Painter's Paradise by Blanche Levitt Torphy

Getting away for a few days always seems to offer a fresh perspective, and when it might help you professionally, who can argue against that! Blanche Levitt Torphy has wonderful memories of a workshop taught by 3 master pastelists on Madeleine Island, Wisconsin last summer. Participating artists were encouraged to take in the scenery and write down their thoughts and feelings about the atmosphere, colors and direction of light. From there, they jumped into their paintings wholeheartedly, without thumbnails or underpainting.

spare time (!) Mary has had a painting accepted into the IAPS (International Association of Pastel Societies) Convention exhibit, which is an extremely competitive field. She has also just won Best of Show in the highly respected Maryland Pastel Society. Mary would be excited just to be revisiting New Mexico, but at this point she is over the moon!

Blanche is the founding president of the Philadelphia Pastel Society, which will have its first National Open Exhibition at the Community Arts Center in Wallingford in September. Quite an accomplishment! Meanwhile, she is off to Albuquerque for the International Association of Pastel Societies (IAPS) Convention for more workshops, exhibits and Longwood Flowers by Jenn Hallgren award ceremonies.

Not everyone wants to travel, so it is fortunate that many wonderful workshops can be found locally. Jenn Hallgren teaches Senior Art Camps in Fairmont Park during the summer through the Philadelphia Department of Parks and Recreation. For a nominal fee, students can experiment with a whole range of materials, and both lunch and art supplies are included! Jenn also teaches adults at the Michener Museum of Art, where she incorporates the Michener art collection into class curriculums. (The Michener Museum is renowned for its collection of impressionist landscapes and 19th century portraits as well as arts and crafts furniture, the beautiful Nakashima Reading Room and the outdoor Sculpture Garden.) Reading about Jenn's numerous affiliations is almost intimidating: She has been involved with multiple galleries, art organizations, Boards and committees. Still she manages to be a prolific painter, which she says “is pretty much all I want to do.”

Finally, some safflower oil (yes, oil!) was used to extend drying time and thus allow some layering. Tammy now enjoys packing Cobra brand water-based oil paints when she travels, but for local plein air work she still loves her traditional oil paints.
