WELCOME TO THE
That’s one of the most exciting things about the Parade of Homes. You get to compare. You get to explore. And you get to discover what fits your lifestyle, your priorities and your vision for home. You may walk into one home and immediately picture yourself living there. Another may give you an idea for your own home. A third might introduce you to a builder or a design approach you hadn’t considered before.
2026
And that’s okay.
n behalf of the Western Ohio Home Builders Association and our Presenting Sponsor, Minster Bank, we’re delighted to invite you to explore this year’s Parade of Homes. Every home has a story to tell. This year’s Parade gives you the opportunity to experience those stories firsthand through a diverse collection of luxury custom, semi-custom, and production homes, each showcasing a different approach to design, construction, and the way we live.
The Parade isn’t about finding the same thing for everyone. It’s about seeing the possibilities. Whether you’re actively considering a new home, thinking about building someday, looking for inspiration for your current home, or simply enjoying seeing beautiful homes and discovering what’s new, we hope you’ll take your time and enjoy the experience. Talk with the builders. Ask questions. Notice the details. Take pictures. Compare what you see. And most importantly, have fun exploring.
If you have the time, we encourage you to visit them all. Not because there is one “best” home, but because each builder brings something different to the table.
We are grateful to the builders who open their doors and share their work with you, to Minster Bank for serving as our Presenting Sponsor, and to all of our sponsors and the many people behind the scenes who help make the Parade possible.
As you tour, think about what matters most to you. Is it the price point? The location? The craftsmanship? The design? The ability to customize? The construction timeline? The floor plan? The amenities?
Take your time. Look closely. Ask questions. Let yourself be surprised. You may come to the Parade looking for one thing and leave having discovered something completely different.
Or perhaps it’s something you didn’t even realize was important until you walked through the door.
That’s the fun of the Parade. We hope you enjoy the tour!

The Details You’ll Want to Steal The little ideas that can make a big difference
Good design doesn’t always announce itself. Sometimes it just makes life easier.
When you walk through a Parade home, it’s easy to notice the big things first.
Pay Attention to the Kitchen
The kitchen. The primary suite. The dramatic fireplace. The beautiful staircase. The outdoor living space.
Kitchens have become more than places to prepare meals, so it’s worth looking beyond the countertops and cabinets.
But sometimes, the things that stay with you aren’t the biggest or most expensive features. They’re the little details that make you stop and think, “That’s clever.”
Notice where appliances are located. Is there a convenient place for the coffee maker? A beverage station? A pantry or prep area that keeps everyday clutter out of sight? A well-designed kitchen isn’t simply beautiful. It helps the people using it move, gather, cook, and live comfortably.
Maybe it’s a spot you never knew you needed. A storage solution that solves everyday annoyances. A small design decision that makes a room work better. Those are the ideas worth noticing. Look Beyond the Pretty As you tour the homes in this year’s Parade, take a second look at the spaces you use every day. What’s happening when you walk in the door? Is there a place to drop your keys, shoes, bags, and everything else that seems to accumulate at the entrance? Look inside the pantry. Is it just storage, or has the space been designed around how someone cooks and entertains? And don’t overlook the laundry room. Better organization, folding space, drying areas, and storage can turn one of the least exciting rooms in the house into one of the most functional.
Look for the Space You Didn’t Expect One of the best things about touring a new home is discovering spaces you didn’t know you wanted. A small home office tucked behind a door. A reading nook. A bench beneath a window. A drop zone near the garage. Built-in storage under the stairs. A pocket door that saves valuable floor space. These aren’t necessarily features that will sell a house on their own. But they can make a home feel designed around the people who live there. The Details Can Be Personal, Too
Maybe it’s a particular piece of millwork. A beautiful interior door. An interesting lighting choice. A window positioned to capture a favorite view. A tile pattern that gives a bathroom personality. You may love it. You may not. And that’s part of the fun. The Parade isn’t about finding a house you want to copy everything from. It’s about seeing possibilities. Take the Ideas Home You don’t have to be building a new home to benefit from the Parade. A clever storage idea might inspire a weekend project. A lighting detail could change the way you think about a room. A landscaping feature might work in your own backyard. A bathroom detail could become part of your next renovation. And sometimes, you simply discover something you want to remember for the future. So as you tour this year’s Parade of Homes, slow down. Open the doors. Look inside the cabinets. Notice the transitions between rooms. Pay attention to the places where the builder solved a problem you didn’t even realize existed. And when you find yourself thinking, “That’s clever,” take a picture. Ask a question. Make a note. You may not want the whole house.
Some of the best ideas you see may have nothing to do with current design trends.
But you just might find one idea worth taking home.

More Ways To Get There Than You Think
UNDERSTANDING YOUR OPTIONS WHEN BUYING OR BUILDING A NEW HOME For many people, the biggest surprise when they begin looking at new homes isn’t the kitchen or the floor plan. It’s realizing that the path to homeownership may look very different from what they assumed. Maybe you’ve heard you need 20% down. Maybe today’s interest rates have made you think a new home is out of reach. Or perhaps you’ve never considered building because you’re not sure how construction financing works.
BUILDING? FINANCING WORKS A LITTLE DIFFERENTLY. When you build a home, you’re financing a construction project as well as the finished house. A construction-to-permanent loan can combine those stages, potentially allowing you to close once rather than arranging separate construction and permanent financing. USDA offers a Single Close Construction-to-Permanent option through participating lenders, and eligible borrowers can also use VA-backed financing to build a new home. Not every lender offers every construction product, so finding the right lender early can be especially important.
Before you rule it out, have a conversation with a lender.
AND DON’T FORGET ABOUT VA AND USDA
Today’s buyers may have more financing options than they realize—and the right combination can depend on whether you’re purchasing a completed home, building from the ground up, your income and credit profile, military service, the property’s location, and other factors.
If you’re eligible for VA benefits, don’t assume they apply only to an existing home. You can use VA-backed purchase financing to build a home, and construction-to-permanent options are available through participating lenders.
START WITH THE DOWN PAYMENT Twenty percent down is not a universal requirement. FHA-insured loans, for example, can have down payments as low as 3.5% for qualified borrowers. VA-backed loans can offer eligible borrowers the option of no down payment, and USDA’s Guaranteed Loan Program can provide up to 100% financing for qualified buyers purchasing or building in eligible rural areas. There may also be down-payment assistance programs, gifts from family or other resources that can help qualified buyers with upfront costs. The important thing is to talk with your lender before assuming that the amount in your savings account determines whether you can buy.
WHAT ABOUT TODAY’S INTEREST RATES? A rate isn’t the only part of the financing conversation. Some lenders and builders offer incentives that may help with the upfront cost of a loan or the monthly payment. A rate buydown, for example, can reduce the interest rate for a period of time or, with discount points, reduce the rate for the life of the loan in exchange for an upfront cost. Temporary buydowns can lower payments in the early years, but payments increase when the temporary period ends. Builder or seller credits may also cover certain closing costs or other eligible expenses. Ask your lender to show you the numbers so you understand both the short-term benefit and the long-term cost.
Likewise, USDA Rural Development financing isn’t limited to purchasing an existing house. Qualified borrowers may be able to finance a new build in an eligible rural area, including through the Single Close Construction-to-Permanent program.
THE BEST PLACE TO START There isn’t one “best” mortgage for everyone. Conventional, FHA, VA, and USDA programs each have different requirements, costs, and benefits, and the right choice depends on the buyer and the property. The goal is to understand your choices and compare the full financing picture—not just the interest rate or the down payment amount. And you don’t have to figure it all out on your own. Several of the lenders supporting this year’s Parade of Homes will be available throughout the event, including our Presenting Sponsor, Minster Bank. Take advantage of the opportunity to ask questions, talk through different scenarios, and learn more about the financing options that may be available to you. So as you tour this year’s Parade of Homes, don’t just ask yourself, “Could I afford this home?” Ask a second question: “What would it take to make this home possible?” You may discover that the answer—and the path to your new home—is different from what you expected.

Remember When That Was The Look? How home design trends evolve— and what we’re seeing now If you’ve been paying attention to home design over the past decade or so, you’ve probably noticed that things can change quickly. One year, everyone seems to want the same kitchen. A few years later, we’re seeing something entirely different. Gray was everywhere. White kitchens seemed to be the answer to everything. Then came Modern Farmhouse, complete with shiplap, barn doors, black accents and plenty of natural wood. And, of course, there was open concept—because who needed walls? None of these trends became popular by accident. They reflected the way people wanted to live at the time, and many of those choices are still beautiful and functional today. But home design doesn’t stand still. It evolves right along with us.
The Great Gray Era
Open Concept Gets a Little More Defined Open-concept living changed the way many families use their homes. Kitchens became gathering places, and cooking, entertaining and relaxing could all happen in the same general space. That isn’t going away, either. But we’re beginning to see people appreciate the value of a little definition. A home office you can close off. A cozy sitting area. A dining space with its own identity. A quiet place to read or unwind.
For a while, gray was almost impossible to escape. Gray walls, gray floors, gray cabinets, gray furniture—you get the idea.
The answer doesn’t have to be more walls. Sometimes it’s simply creating spaces within a larger space.
And there was a reason we loved it. Gray was versatile, sophisticated and easy to coordinate. It provided a neutral backdrop that allowed furnishings and accessories to take center stage.
And Then There’s the Dining Room
Today, we’re seeing a little more warmth. Creams, taupes, warmer whites, earthy greens, browns and richer colors are finding their way into interiors.
Perhaps the most interesting example is the renewed interest in dining spaces.
That doesn’t mean gray has suddenly become forbidden. It simply has a little more company.
Not necessarily the formal dining room that sat untouched most of the year, waiting for Thanksgiving or Christmas. Today’s dining area is more likely to be part of everyday life.
Farmhouse Isn’t Going Anywhere
It might host Tuesday night’s family dinner, Wednesday’s homework, Saturday’s dinner party and Thanksgiving dinner all in the same week.
Modern Farmhouse had a remarkable run—and for good reason. It brought together comfortable spaces, natural materials, simple lines, and a casual feeling that made a house feel welcoming.
It may be a traditional room, a defined area just off the kitchen or a flexible space that serves several purposes.
And let’s be clear: people still love it.
The dining room isn’t necessarily coming back. The idea of having a place dedicated to gathering is.
What’s changing is how some of those elements are used. Instead of an entire home following one design formula, we’re seeing natural wood, rustic textures and farmhouse-inspired details mixed with contemporary lighting, modern furnishings or traditional pieces. The result can feel less “decorated to a style” and more uniquely yours.
So What’s Next? If the past decade has taught us anything, it’s that design trends rarely disappear completely. They evolve. The farmhouse love of natural materials becomes today’s appreciation for warmth and texture. The open floor plan becomes more
thoughtfully arranged. White kitchens make room for wood and color. Neutral interiors become warmer and more layered. We’re also seeing homes designed around the way people actually live: flexible rooms, better storage, comfortable outdoor spaces, dedicated work areas, and those little touches that make everyday life easier.
The Best Trend? Making It Yours. Design inspiration is everywhere, but inspiration doesn’t have to mean imitation. You can love your farmhouse kitchen. You can love your open floor plan. You can keep your gray walls. You can mix traditional and contemporary styles. Or you can try something completely new. Your home doesn’t have to follow a trend to be a great home. So as you tour this year’s Parade of Homes, look around with curiosity. Notice what’s changing. Look for ideas you might want to bring home. And don’t worry so much about what’s “in” or “out.” Instead, ask yourself one simple question: What do I love? Because when it comes to your home, that’s a trend worth keeping.

Small Lot, Big Backyard
Making the most of every inch of your outdoor space The backyard has gotten smaller. Across many new neighborhoods, lots are more compact than they were a generation ago—and even custom homes are sometimes being built on smaller parcels. But smaller doesn’t necessarily mean less. It simply means you have to plan outdoor space differently. Today’s homeowner may want a place for the kids to play, room for the dog, a patio and grill, space to entertain, a garden, and somewhere for the adults to sit and relax. Trying to fit all of that into a smaller yard can sound like a recipe for a backyard traffic jam. The secret is to think in zones.
START WITH THE BIG PICTURE Before buying a single plant or laying the first paver, think about everything you want your outdoor space to accomplish.
A change in paving can define a dining area. A planting bed can separate the patio from the lawn. A tree can provide shade while also creating a focal point. A pergola or privacy planting can make a seating area feel like its own destination.
But professional help isn’t the only option. A homeowner with a little patience can tackle a smaller project on their own.
The goal isn’t to divide the yard into a collection of tiny spaces.
Think about the mature size of plants, how much sun different areas receive, where water goes, how you’ll move through the yard, and how the space might be used five years from now.
It’s to create an outdoor living area with different purposes.

A little planning can prevent a lot of expensive rearranging later.
When space is limited, don’t forget about the vertical dimension.
SMALL LOT. BIG POSSIBILITIES.
Trees, pergolas, trellises, planters, and layered landscaping can add privacy, shade, and visual interest without taking up much ground space. Vertical elements can also draw the eye upward, helping a smaller yard feel more open instead of filling every available square foot with plants and furniture.
GIVE EVERYTHING A JOB On a smaller lot, every element needs to earn its space.
Where will the kids play? Where will the dog run? Where will you grill and eat? Where will you sit with a cup of coffee or a glass of wine? Do you need storage? A garden? A place for a fire pit? The answers become your outdoor wish list. Then comes the important part: putting it together as one cohesive space.
CREATE ROOMS WITHOUT BUILDING WALLS One of the best ways to make a smaller yard feel larger is to create different areas without making each one feel separate.
Either way, start with a plan.
A smaller lot doesn’t mean giving up the outdoor spaces you want. It means being intentional about how you use the space you have. As you tour this year’s Parade of Homes, pay attention to the lots as well as the houses. Imagine the possibilities for that lot. The best backyard isn’t necessarily the biggest one. It’s the one where everything has a place, and where the whole space works together.
A tree can provide shade and privacy. A planting bed can soften a patio while screening the play area. A retaining wall can create a level area and double as seating. Built-in benches can provide seating without adding another piece of furniture. Beautiful isn’t enough. The space needs to work.
PLAN BEFORE YOU PLANT This is where a landscape designer or experienced landscape architect can be invaluable. They can help homeowners look at the entire property, understand how the spaces relate to one another and develop a plan that works now and as the landscape matures.

Is Green Having a Moment? The 2027 paint colors may be telling us something about where home design is headed Every year, the paint companies make their predictions. Somewhere around late summer or early fall, we’re introduced to the color that is supposedly going to be the color for the coming year. Then we spend the next twelve months wondering whether we should paint the kitchen that color.
to the natural world—and away from spaces that feel overly stark or carefully coordinated.
because a paint company says something else is having a moment.
Think warmer. Softer. A little more personality.
The best color for your home is still the one you enjoy living with.
For 2027, the interesting part isn’t that everyone agrees on one color. They don’t. But several of the major paint companies seem to be looking in the same general direction: nature, warmth, and colors that make a home feel a little more grounded.
Try a little color.
Sherwin-Williams selected Celery, a soft, herbal green with subtle yellow undertones. Behr chose Grounded, an earthy olive green with brown undertones. Valspar went with Cottage Door, a warm, grayed-out blue, while PPG selected Artifact, a smoky blue.
And you don’t have to repaint your entire house to join in.
Not ready to commit to a green living room? Try it somewhere smaller. A powder room is a great place to experiment. So is a home office, laundry room, mudroom or even the back of a built-in bookcase. A kitchen island can take a color that might feel like too much on four walls. And there’s always the front door.
But as you tour this year’s Parade of Homes, take a look around. Pay attention to the colors. You may notice warmer walls, natural wood tones, earthy greens, softer blues, or a pop of color where you weren’t expecting it. And if you find yourself thinking, “I really like that,” well… Maybe 2027 has already given you your next paint project.
Sometimes a little color is enough to change the way a space feels.
So, is green having a moment? It certainly looks that way.
And here’s the other good news: you don’t have to follow the trend at all.
But this isn’t necessarily about turning every room in America green. The bigger trend seems to be a move toward colors that feel connected
Color trends are inspiration, not instructions. If you love your white kitchen, keep it. If gray is still your thing, there’s no reason to repaint it
