Lastly it is important to hire someone you TRUST. Check out reviews online and ask your friends and neighbors. Ask for an in-person estimate when you call (good companies will have no problem with that). Make sure you are comfortable with the person who comes to look at the job, and con rm that they are the same person who will be doing the work.

How to Plan for a Home Down Payment
Buying a home is a milestone worth celebrating, but it takes planning and preparation before signing the closing documents to ensure the purchase doesn’t become more of a burden than a blessing. Proper planning involves determining how big of a down payment you need and saving money for that down payment. Here are some pointers to get you started.
What Should My Down Payment Amount Be?
Traditionally, the standard down payment lenders require for nancing a house is 20 percent. Liz Knueven of Business Insider explains that this is to help you as the homeowner avoid having to pay private mortgage insurance. “[ is] extra monthly payment that can cost 0.3% to 1.2% of the loan’s principal balance. Banks charge PMI to borrowers who put down less than 20% to get some protection should the borrower stop making mortgage payments.”
If you’re buying a $160,000 house, a 20 percent down payment would translate to $40,000 — which is a lot more than most rst-time homebuyers can a ord.
However, 20 percent is not necessarily required to buy a house if you’re willing to pay a little extra on your monthly bill due to PMI. Plus, you might qualify for a lower down payment depending on the type of loan you’re receiving and your credit history.
Hal M. Bundrick, CFP and contributor to NerdWallet, points out that you may be able to take advantage of low-down-payment loans or assistance programs. Loans that are backed by third parties give nancial institutions the security to allow rst-time homebuyers to supply a lower down payment.
For instance, the Department of Veterans A airs o ers VA loans, the Department of Agriculture o ers USDA loans and the Federal Housing Administration o ers FHA loans — all which allow down payments far below 20 percent. ese still may entail extra fees, but o entimes these can be rolled into your monthly payments, so you don’t have to fork over as much money upfront.
What are the Other Costs of Buying a House?
Keep in mind that a down payment isn’t the only cost you’ll be paying to obtain a house. Purchasing a house entails an array of other fees that you might not have anticipated.

Some of these fees will be due on your closing date, while others will be due throughout the application process or right a er closing. When you’re saving money, make sure you have enough in your nancial accounts to cover these and any other unexpected costs.
How Does a Down Payment Work When Moving to a New House?
Once you’ve outgrown your starter home and plan on moving to a larger abode, you will still need to put a down payment on your next house. However, instead of paying out of pocket like you did for your rst home’s down payment, you’ll be able to cover this down payment with the money you’ll make selling your rst home.
Because you likely won’t sell that rst home until moving into your new home, though, Dave Ramsey and his nancial experts recommend taking out a bridge loan.
“A bridge loan allows you to tap into the equity of your current home to pay the down payment on your new home. It functions as a shortterm loan that is to be repaid quickly.” is quick loan will let you make a large down payment on your new house and then immediately pay it o when your old house sells.
Should I Make a Big or Small Down Payment?
Choosing how much to put toward a down payment depends on your nancial situation and what you think you can a ord.
A larger down payment could constrict your nances initially when you may need to spend that money on moving and home improvement costs, but it lowers the amount you’re mortgaging and translates to less paid in interest and insurance over the life of the loan.
A smaller down payment leaves more funds in your account now but will cost you more over the course of the loan due to the higher principle. Whichever amount you choose to contribute to a down payment on a house, make sure you start saving now to be in the best nancial state when it comes time to seal the deal.

Maybe you’ve toured all the homes on the Parade of Homes or maybe you’re just in the market for a new home. If you’re thinking about building a new home, one key decision you’ll have to make is nding a home builder that you connect with. Working with an experienced, professional builder can make a di erence when it comes to creating your dream home. Seeking out a home builder that will meet your expectations involves targeted research and asking the right questions. Below are some steps you can take to nd a builder who is just right for you.
Make a List of Potential Builders
With so many companies to choose from the best rst step is to make a list of potential builders. e Western Ohio Home Builders Association has a list of builders who work in this area. If you want to add more names to your list ask friends and relatives for recommendations. Another great source is your local Realtor. ey are tuned into the new construction market and can help you navigate through some of the di erent styles and price points of builders in your area.
Ask Questions
Once you’ve generated your list of potential builders, reach out and ask questions. You can start by asking about associated costs in the short and long term such as nancing options, i.e., does the builder carry the construction loan or does the homeowner? Where does the builder build? In a particular subdivision or on your lot? Does the builder have a showroom? What is the builder warranty? Ask for references of recent buyers. A professional builder will be able to provide you with names and contact information of recent customers.
When you connect with a reference, talk to them about their experience working with the builder in terms of planning, timelines and budgeting.
Get to Know Your Builder
Once you’ve narrowed down your list, make sure the home builder has experience building the type of home you want. You can ask to see model homes, or oor plans and design options. Some builders have professional designations which is a sign that the builder has expertise in a speci c area of building, for example, Certi ed Green Builder (CGP).
Establish Communication Expectations
Before you agree to work with a home builder, make sure to establish communication expectations. You both should agree on how o en to connect to discuss updates throughout the project. It is best to determine what communication channel (email, text or phone) ts your needs. Also make sure you set expectations on site visits to the project. Some builders restrict clients coming to the house during construction. Taking this small but important step will help eliminate any confusion in the home building process and avoid damaging your relationship with your builder.
