If you’ve been to a Diamondbacks game, you’ve probably heard him: the lemonade guy Towering voice, total confidence….“Lemonade! Lemonade! Just like Grandma used to make!” He’s hard to miss, and that’s the point. He doesn’t sit quietly waiting for people to come find him. He’s fun, he’s memorable, and he’s selling something good. And that, in an odd way, feels like the perfect metaphor for this spring selling season

We’re entering the heart of the spring market in Arizona The backdrop is no secret sales were down last year, off 20% from the year prior. Buyer confidence is still finding its footing. But we’re not in a holding pattern, we’re in go-mode. We have a phenomenal Sales team in place across the division The Production teams are running smooth, with eager trade partners The homes we’re building are excellent Our challenge now? We need to be loud about our lemonade That means we don’t let a single opportunity pass by We keep our communities looking sharp clean job sites, well-kept signage, models merchandised and dialed in We show up each day as brand ambassadors When a car drives slowly through the community, wave. When a buyer’s friend stops by, give them a handshake and a welcome they’ll remember. This spring, everyone’s a salesperson, because in this environment, that’s what it takes to sell homes

And just like the lemonade guy, we can project all we want, but it only works if the product’s great Fortunately, it is! The homes we’re building today are the best in the market If we match that with energy, professionalism, and pride, the sales will come, and the more homes we sell, the more opportunity we create for everyone in this division.

WHAT IS YOUR FAVORITE PART ABOUT YOUR JOB? Selling the dream! I love helping guests imagine their lives unfolding there. Just as important is building long-term relationships with homebuyers, earning their trust, and being a consistent, supportive presence from their first visit to move-in day and beyond

WHAT IS YOUR FAVORITE FAMILY TRADITION? Our annual getaway spending time together in the Arizona mountains –enjoying the cooler weather, breathing in crisp mountain air, soaking up nature, and making memories with a little snow-filled fun along the way.

WHAT KIND OF MUSIC DO YOU LIKE? I like a wide variety of music It’s good for the soul However, I favor the 80s and soft rock

WHAT IS THE BEST PIECE OF ADVICE YOU HAVE BEEN GIVEN? “Slow down. Stay grateful. Do good work. Do no harm. Let go of what you can’t control. When you choose peace, you create the space where abundance can naturally grow ”

WHICH HISTORICAL FIGURE WOULD YOU MOST LIKE TO MEET? Cleopatra was highly educated, brilliant, strategic, and endlessly complex Meeting her would be a rare opportunity to witness how she inspired loyalty and commanded attention.

MLK JR. DAY OF SERVICE

On January 21 , Toll Brothers team members gathered to honor Martin Luther King Jr. through our Annual Day of Service. This year, volunteers packed meals for Feed Our Starving Children in Tempe Together, we helped package over 48,000 meals for children in Eswatini feeding 132 children a daily nutritious meal for a year! Thank you, volunteers! st

2025 TOYS FOR TOTS COLLECTION 2025 TOYS FOR TOTS COLLECTION

The 2025 Toys for Tots collection was a success once again! Together with Toll Brothers employees, Sterling Grove members, and Sereno Canyon residents, nearly 600 toys were collected. A huge thank-you to the Sterling Grove Veterans Club for loading up their trucks and delivering the toys to our friends at Surprise Toyota. Your generosity is deeply appreciated and means the world to the children who receive these gifts!

HOLIDAY CLASSROOM ADOPTION HOLIDAY CLASSROOM ADOPTION

Toll Brothers employees volunteered at Children First Leadership Academy, attending classroom holiday parties and supplying students with gifts for the holiday season. Together, we sponsored three classrooms! 45 children has an incredible morning full of happiness and joy because of your kind donations.

We’re proud to congratulate Scott Cavaness, Construction Manager, on his recent Keystone Award, recognizing his outstanding leadership and dedication to excellence. This welldeserved recognition reflects the respect he has earned across our teams and partners, and we’re grateful for the expertise and passion he brings to our organization every day.

Below is a personal anecdote dedicated to Scott and his amazing work.

“Every time I’ve crossed paths with Scott, what stands out most is the pride he carries in his work and in the community. Even just driving through, you can see the difference he makes – the houses are clean, the work areas organized, and even his trailer reflects the care and professionalism he brings to everything he does, Homeowners may not always notice the behind-the-scenes details, but they absolutely feel the results each day in a community that looks cared for and respected.

Scott is also the kind of teammate everyone counts on. He’s quick to lend a hand, listen, or step in to support a trade partner, Customer Care Team, and the homeowner. That willingness to help isn’t just about getting the work done it’s about making sure it’s done right for the people who will live here. When it comes to delivering homes, Scott never cuts corners. He pushes to meet every deadline and makes sure no detail is overlooked. Whether it is an upcoming closing or a home that’s been closed for 3 years, he treats all homeowner concerns as if they were his own, looping in the right people and ensuring nothing slips through the cracks.

I’ll never forget the first time I saw him preparing for a closing. He was making sure every last touch was perfect the slider door tracks were spotless, the kitchen sink was shining, the entire street was clear of debris and trades. It wasn’t just about finishing a house; it was about welcoming a homeowner into their dream with the right first impression. What makes Scott special is that his presence is felt even when he isn’t around. The pride he takes in the community shows up in the way it looks, the way it feels, and the way homeowners can see and trust the care behind every detail.”
