The pursuit of perfection is difficult for even the most meticulous home builder. Of all, when it comes to a new house, perfection can be arbitrary and subjective. But like with all worthwhile pursuits, perfection has to be the goal.

WHAT IS NEXT GEN HOMES?

A multigenerational household’s needs are catered by the next generation of homes. It goes beyond simply being a bigger house with more space for families to spread out. More than ten issues were reported to the builder, according to 41% of respondents.

The truth is that many faults typically in newly constructed homes may not exist in older buildings. Fortunately, a lot of them can be remedied with the help of the tools and building materials new home builders have available.

Poorly fitted windows and doors, scratched doors, sealant inconsistencies, blocked gutters, cracks in walls, and decorative issues are some of the most common issues for new build in Arizona.

Here are a few obstacles to perfection in the house construction sector.

Production Cost vs. Quality: Every new house builder is well aware of the expenses involved in acquiring land and finishing a building at a cost that the market will accept. The home building sector is rife with competition. Every home builder must balance quality and

price due to market factors. The majority of homebuyers in Arizona are not willing to pay for the kind of quality that is common in other parts of the nation. Market forces therefore take control.

Material Design Considerations: New home builds are designed to be as inexpensive as possible while still performing the intended functions. This situation could be problematic because actual installation circumstances aren’t always in line with manufacturer recommendations. For instance, many of the issues with polybutylene plumbing systems are directly attributable to a product that was built with an excessive focus on cost savings.

Lack of Significant Oversight: Building a structure is a difficult task requiring a variety of specialist crafts and supplies. While the individual subcontractors are trusted with day-to-day management, the general contractor or superintendent supervises all activities. It can appear that errors in construction are nonexistent

due to the multiple levels of control, including municipal code inspections. Unfortunately, that is not the case.

Every house will have flaws as long as people are involved in the construction process. There is a chance for large errors because workers and subcontractors change on a regular basis. Inspectors of codes are overburdened. Some crafts people lack the necessary skills, while others simply don’t care about the quality of the end product.

Arizona has laws that are specific to new construction that provide homeowners up to 8 years to file claims for any flaws in the new construction. Even if the issue isn’t discovered until the ninth year after the homeowner takes control of the property, there is still an additional year. This regulation aims to safeguard those who buy a new construction from the initial homeowner.

Taiwan Semiconductor Manufacturing Company Limited is a Taiwanese multinational semiconductor contract manufacturing and design company which is the biggest semiconductor foundry in the world.

Taiwan Semi manufactures many semiconductor firms’ chips on their behalf. Customers of TSMC include the majority of the top fabless semiconductor firms, including AMD, Apple, ARM, Broadcom, Marvell, MediaTek, Nvidia, and emerging firms Allwinner Technology, HiSilicon, Spectra7, and UNISOC.

The Taiwanese Semiconductor Manufacturing Company (TSMC) is building a $12B chip-fabrication plant in Arizona which started in late 2020. The round, glassy office skyscraper that is being built on the site was depicted in two renderings by TSMC. Representatives of the corporation claim that the

construction will be finished and ready for use in 2024. In Arizona’s history, this project represents the largest foreign direct investment. The office building’s glasswork is roughly half finished, and the fabrication facility, or fab, is nearly finished with its structural work. There are 38 cranes operating on the enormous site as of June. The semiconductor business in Arizona is one of the reasons the chipmaker chose Phoenix for its facility, and since TSMC announced its plant, the investment has attracted suppliers and other semiconductor sector companies to Arizona. The first phase of Sunlit Chemical’s north Phoenix plant is being constructed in Deer Valley. Sunlit Chemical is a supplier of hydrofluoric acid which is used in the manufacturing of semiconductors. That plant is expected to be operational by 2023, with a second phase set to operate in 2025.

TERMITES

Subterranean termites will return to your home if you have woods touching the ground or even planted in the ground.

2. MULCHES SUCH AS PINE BARK AND SOFTWOOD MULCHES CLOSE TO YOUR HOME

Termites do not eat pine bark mulch; instead, it serves as a nesting site and a place for them to dig tunnels. Having these mulches near your property puts you at risk of termite infestation.

Softwood mulches, as opposed to pine bark mulches, are high in cellulose and moisture, which termites consume and require to survive.

3. HOME IS FULL OF MOISTURE

Moisture is essential for termites’ survival. If your property has a high moisture level, termites will almost certainly return following treatment.

Combine that with decaying wood or exposed firewood in your yard, and you’ll have a swarm of termites eager to enter your home again.

4. WRONG TERMITE TREATMENT

Various termite species require different treatments. If you have drywood termites, you can get rid of them with a targeted treatment or a whole-house fumigation. In large termite swarms, reproductive termites known as alates or swarmers abandon their original colonies in pursuit of new ones. Even if you’ve had your home treated, termites may opt to establish a new colony while swarming.

If you have a targeted treatment or a complete house fumigation and the termites are not drywood termites, it will not eliminate them. Dampwood and subterranean termites can live in the soil and are unaffected by fumigation within your home. Scan the QR Code or click here for more details.

Baylee’s Story

NEVER TOO YOUNG TO BE A HERO

Searching for a Diagnosis

Baylee was sent to the Center for Cancer and Blood Disorders at Phoenix Children’s. Rounds of tests by multiple specialists finally pinpointed the problem: Baylee was suffering from juvenile jyelomonocytic leukemia — a leukemia so rare, there is no test for it.

“She was 13 months old and our world just crumbled,” says Baylee’s mother, Sharon. Baylee immediately started on chemotherapy but her only hope of survival was a bone marrow transplant. Their attending physician, Roberta Adams, MD, explained the best chance would come from a sibling match — specifically, Baylee’s 3-year-old brother, Brody.

“We told Brody he could save the life of one of the kids in the hospital — he could be a hero,” says Sharon. We didn’t tell him that person was his sister because we didn’t want to scare him.”

“We were terrified,” says Sharon, “But all of the doctors and nurses at Phoenix Children’s were so patient and careful to explain everything to us. As bad as it got, it was a battle each and every person was 100% involved with. They all worked together to save my child.”

The bone marrow transplant took place in November of 2008. Initially, the transplant was a success. But then Baylee had serious complications. Brody’s healthy cells were doing their job but were also causing multiple organ failure. The only solution was a medically-induced coma that would allow doctors to treat her without fear of her moving or pulling out her breathing tube.

“We were terrified,” says Sharon, “But all of the doctors and nurses at Phoenix Children’s were so patient and careful to explain everything to us. As bad as it got, it was a battle each and every person was 100% involved with. They all worked together to save my child.”

Slowly, Baylee improved. She went home for good in April of 2009, seven months after she arrived. “On the day we brought her home, we said to Brody, ‘You saved your sister’s life.’ And of course the same goes for everyone at Phoenix Children’s. We can’t thank them enough.”
