President of BEDCO’s Board of Directors, Alan McDonald called a joint workshop meeting to order at 5:00 p.m. Monday August 28, 2023, noting that it was a meeting to hear and see a presentation of proposed concepts on the Downtown Master Plan. After Mr. McDonald thanked everyone for their attendance, BEDCO’s Executive Director Gayle Cooper noted this meeting was being held for both the City Council and the BEDCO Board, to gain insight into the proposed draft of the Future Master Plan for Bonham. She further noted there would be no action taken nor final approval of the plan, only insight into the suggested concepts and ideas presented, that were made by the members of the consulting team and the downtown advisory group
Texas Downtown Association. She then advised attendees of the names of those who make up the downtown advisory group which are Allen Sanderson – Chair, Clint Backus, Sam Lumpkins, Justin Hodges, Curtis Smith, Eric Cisnowski, Joe Ward, Phil Holt, Melissa Maxwell, Jenn Self-Knight, Alicia Whipple, Robert Coral, Spanky Carter. Ms. Cooper noted the idea of a Master Plan began around about the time of the early stages of the courthouse restoration and the purpose of the workshop was to receive feedback from the BEDCO Board members and members of the City Council. She further noted the citizens of Bonham would be given ample opportunities to provide feedback regarding the plan through a series of planned public meet-

President and CEO of HH Architects Bruce Woody then began a slideshow presentation of the first draft of the Master Downtown Plan for Bonham that he explained would span across the entire city. Noting he was given TIRZ (Tax Increment Reinvestment Zone) maps to work with, he explained how the main focus was to identify the downtown historic architectural boundaries and spoke on the overall concept of developing focal points that include downtown parking lots; Southtown (everything south of Sam Rayburn down to Powder Creek Park); Midtown (up Hwy 78); City Park and the Winery Park.
