From vineyards shaped by generations to a Villa restored stone by stone, from a quiet seaside hotel reborn with purpose to a yacht that carries the rhythm of the Adriatic, the Andersons built a Collection guided by respect, gratitude, and the essence of Pelješac.
Before the first stone was lifted or the first vine was planted, there was a feeling. A quiet certainty that Pelješac was a place worth listening to. The coastline, the vineyards, the people, the history still present in the land. All of it spoke to Lee and Penny in a way they could not ignore. What began as curiosity soon became a promise.

Through St. David’s, the Andersons delivered supplies, supported local families, and helped restore community spaces that had been damaged or lost. The work was hands-on and profoundly affecting. They saw resilience in the people they met, dignity in the way communi-
ties supported one another, and a sense of hope that felt both fragile and powerful.
Those days left a lasting imprint. What began as humanitarian work evolved into something more personal, a sense of belonging and a desire to contribute in a way that honored the spirit of the place. Pelješac had found them, and they listened.
The winery was the beginning, the moment when their connection to Pelješac shifted from compassion to commitment. After their work with St. David’s brought them into the region, they found themselves returning not out of obligation but out of a growing sense of belonging. The vineyards were where that feeling took root.
Even before Korta Katarina took shape, Lee and Penny were already connected in the world of wine through their philanthropic work in the United States. They were co-founders of the Naples Winter Wine Festival in Florida, one of the most respected charity wine events in the country, created to support children’s health care and the development of the Children’s Hospital of Southwest Florida. They had seen how wine could bring people together, inspire generosity, and create lasting impact. That experience shaped their belief that wine could be a force for good, a way to strengthen communities and honor the places that give it life.

That inheritance continues to reveal its strength today. Korta Katarina’s wines, now recognized among the finest in the country, carry forward the very traditions that first inspired the Andersons. The 2024 Rosé ranked the number one Rosé in Croatia, and the 2023 Babić, honored among the top five in the nation, stand as modern expressions of the land that welcomed them. These achievements are more than accolades. They are a testament to the peninsula’s resilience, its craftsmanship, and the deep continuity between past and present.
When it came time to name the winery, they chose Korta Katarina, a name that carried both local meaning and personal significance. Korta, in Croatian, evokes the idea of a courtyard or gathering place, and Katarina reflects a cherished family name. Together, it expressed exactly what they hoped the winery would become: a welcoming place shaped by community, memory, and connection.
Creating Korta Katarina Winery became their first act of stewardship. It honored the peninsula’s heritage while helping build a future grounded in opportunity and respect. The winery quickly became a symbol of renewal, a gathering place where visitors could understand Pelješac through its flavors, its stories, and its people, now elevated by wines that stand proudly among Croatia’s very best.
Before it ever became a private retreat, Villa Korta Katarina was a grand 1930s seaside hotel, a beloved landmark known as Hotel Rivijera and one of the defining icons of the Orebić coastline. Locals remembered its elegance, its terrace overlooking the channel, and the life it brought to the waterfront. But after the war, the building fell silent. Windows shattered, the roof collapsed, and the once graceful structure stood abandoned.
When Lee and Penny first stepped inside, they did not see ruin. They saw possibility. They saw a building with a story worth saving, a place whose spirit had not disappeared, only paused. They approached the restoration with humility, wanting to understand what Rivijera had been before imagining what it could become.
Croatian architects and artisans were brought in to study the original structure, preserving every stone that could be saved. American interior designer Marie Meko joined the effort, shaping a design that honored the building’s heritage while giving it a new life.

Together, they made a bold architectural decision: to raise the roof and create an entirely new top level, an Owner’s Suite with panoramic views of the sea and beyond.
Inside, the Villa was reimagined by the warmth and intimacy of a private residence. Eight suites were crafted to feel personal and comfortable. Juliet balconies opened to wide sea views, inviting the Adriatic into the room. Fireplaces added a sense of home. Local stone, wood and textiles grounded the interiors in place. A discreet underground passageway was created beneath the Villa, forming a private connection to the Winery and leading to an intimate Wine Room reserved for special events, private tastings, or quiet romantic moments.
The Villa became a place where guests felt as though they were being invited into someone’s home rather than checking into a hotel. Elegant without being formal, refined without being distant, it carried the spirit of the original Rivijera with a renewed sense of purpose.
Its rebirth did not go unnoticed. The Villa was welcomed into Relais & Châteaux in 2020, and in 2025 it received a MICHELIN Key, affirming what guests already felt. This was a place restored with care, respect, and heart.
As the Villa found its voice, another story waited quietly just down the shoreline. The former Hotel Indijan was not grand or imposing. It was intimate, familiar, and human. A modest, family-run beach-front hotel, it had been a quiet refuge for Lee and Penny throughout the Villa’s restoration years. It was where they woke to the sound of waves before long days on the nearby villa construction site, where they shared simple meals with the family who ran it, and where evenings ended with the sky fading over the channel toward Korčula.
The hotel held the calm intervals of the journey, the ones that never make headlines but shape everything. Over time, their relationship with the family deepened into something personal and enduring. So when the family decided it was time to pass the hotel on, they approached Lee and Penny directly, believing they were the only ones who would protect its spirit and carry its story forward.
What followed was a thoughtful, deliberate process. The family shared the history of the hotel, the hopes they had for its future, and the responsibility they felt in choosing its next caretakers. By the time the agreement was finalized in January 2024, it was clear this was more than a purchase. It was a transfer of trust.
The transformation embraced a modern Adriatic sensibility. Clean lines, prime beachfront location, soft coastal tones, and a sense of ease that felt true to Orebić. Marie Meko returned to shape interiors that were contemporary yet warm, refined yet relaxed. Local craftsmen brought the design to life with skill and pride.
Rooms were opened to the light. Textures were softened. Spaces were designed to feel effortless, the kind of luxury that whispers.
And then there was the view. From the hotel’s terraces and suites, and especially from the restaurant’s elevated perch, the horizon opens toward Korčula, the channel catching the morning light in a way that feels almost unreal. In the evenings, the sunsets turn the entire coastline gold and rose, the kind of quiet spectacle that stops you mid sentence. One of the most beautiful vantage points on the peninsula finally had a home worthy of it.
Reopened in late 2025 as Hotel Katarina, the property introduced a new dimension of coastal living to Orebić. Elegant, intimate, and directly connected to the beach and the sea, it offers a sense of ease that feels both natural and elevated. Its first official season begins in April 2026, already marked by early acclaim, including acceptance into Relais & Châteaux.

From her decks, they watched the peninsula shift in color and light, saw vineyards cascading toward the shore, and discovered coves and inlets that could only be reached by water. She revealed Pelješac from a different perspective, one that was expansive, cinematic, and personal.
Over time, Katharine became woven into the fabric of their journey. She hosted family gatherings, evenings at anchor, and exploration trips that shaped their understanding of the region they had come to love. Her presence was constant and reassuring, a reminder that the Adriatic was not just a backdrop to their work but an essential part of the place they were helping to restore.
Today, Yacht Katharine is available for private voyages of seven days or more, offering guests the opportunity to experience the Adriatic the way the Andersons first did, unhurried and connected to the landscape.
Life aboard Katharine is defined by ease rather than extravagance. Sunlight moves across teak decks. The sea shifts from silver to blue. Evenings unfold beneath a sky filled with stars. It is a kind of luxury that invites reflection rather than spectacle.

Welcome to the 43rd edition of The Collection magazine. I truly hope that as you turn these pages, you feel a positive energy - the kind we all need more than ever in these unusual and uncertain times.
Global events affect everything. Everyone is affected. The unfolding story across Europe and the Middle East will inevitably affect almost every industry, including tourism. While some may see opportunity in shifting travel patterns, I must admit I am not among them. Yes, certain segments of travellers may redirect toward our region, and there may be short-term gains in occupancy or real estate demand. But no opportunity can outweigh the hope that these conflicts end as soon as possible. That said, back to our region, there is a moment worth celebrating. In Montenegro, the reopening of Aman Sveti Stefan is, without question, the most significant development in our tourism landscape. There is little to explain, as this place and brand define Montenegro’s global positioning. A warm welcome back, and to all the ‘Aman junkies’ - we’ve missed you.
Looking ahead, exciting developments continue to shape the Adriatic. Although not yet officially announced, two future Four Seasons Hotels and Resorts are expected soon to grace the region: one at Plavi Horizonti on the Luštica Peninsula in Montenegro, and another in Kupari, near Dubrovnik.
Across the region, new openings and expansions continue to elevate the offering. The Bristol Bol brings new life to the Croatian coast, while Minor Hotels expands its Mediterranean

presence through brands such as Anantara Hotels & Resorts and the Minor Reserve Collection in Istria and Portorož.
From my recent travels, two destinations left a lasting impression. In Slovenia, Lake Bohinj is memorable as a place of pure nature, silence, and clarity. Clean, calm, almost meditative. Properties such as Vila Muhr and Fox on the Rocks Chalet are truly worth experiencing.
And then, a completely different energy: Warsaw. A city that surprises at first glance: modern, efficient, clean, and full of momentum. A market that undoubtedly deserves our full attention, both in tourism and business.
Looking south, Albania continues to impress. In this edition, our interview with the Minister of Tourism, Mr. Blendi Gonxhja, features the vision, ambition, and opportunities shaping one of the region’s most dynamic destinations.

Centrale Piazza, the beating heart of Lustica Bay, was beginning to take shape and, at the centre of this new town square, one building stood apart. Not for its size, but for its potential. Once part of former military barracks, the building’s clean lines and mirrored-steel accents caught the eye of Samih Sawiris, the founder of Luštica Bay. In those details he saw a place that would anchor the community while honouring the site’s past.
And so, together with Paris-based Simon Drotter, in his capacity as Creative Director on behalf of the investitor, and Montenegrin architectural studio NRA Atelier, the vision for Centrale Lustica Bay by Angsana hotel was created: a space where hospitality would feel effortless, design would be intentional but discreet, and every detail would reflect its surroundings with quiet confidence.

In a time when global culinary trends often blend techniques and flavours from around the world, how do you preserve the authentic identity of your region’s cuisine while still keeping your menu contemporary and exciting. Today, the real risk is not losing techniques, but losing the meaning. For me, authenticity is not about repeating the past, but about deeply understanding the territory and allowing it to guide every choice. Contemporary techniques are tools, not protagonists. We use them to refine, to bring clarity to flavour, but never to disguise it. Istria has a very clear voice — shaped by land, sea, and seasonality — and our role is to make it more precise, not transform it into something else.
Croatia offers an extraordinary diversity of ingredients, from the Adriatic coast to the inland regions.
Istria offers a rare balance between sea and inland landscapes, and this duality is our greatest strength. There are ingredients that, to me, tell the whole story: Istrian truffle, with its almost wild intensity extra virgin olive oil, a true liquid identity and one of the best in the world wild herbs, carrying the scent of the landscape As chefs, our job is not to complicate these elements, but to create relationships between them. When I design a dish, I think more in terms of a story than a recipe — an encounter between sea and land, between rural memory and contemporary sensitivity.
Impressia Collection is about creating memorable experiences. If I had to choose one dish that truly represents the soul of the place, it wouldn’t necessarily be the most complex, but the most emotional. For me, it’s a dish that recalls traditional Istrian home cooking — something that evokes Sundays, family, and warmth — yet reinterpreted with lightness and precision. When a guest tastes it, I want something very simple yet powerful to happen: even if it’s their first time in Istria, they should feel like they recognize something. Memory is not only personal, it’s also universal. And when cuisine truly works, it creates exactly that bridge. If I had to choose a single dish from our menu that started from a traditional idea and evolved into a refined, signature expression of our cuisine, I would say our “Cuttlefish Cappuccino with potatoes and white truffle.”

Many traditional recipes carry generations of history. Traditional recipes are not untouchable, but neither are they meant to be disrupted. They are a dialogue.
In my kitchen, I always start from the most authentic version of a dish — the one rooted in Istrian homes and family traditions — and then I ask myself: what can I remove? what can I make more essential?
I never aim to modernize for the sake of it.
Instead, I try to clarify the flavour, to make it more readable. Respect for tradition lies in preserving its core.
Creativity lies in how you allow that core to emerge today, for a contemporary guest.

That balance is everything to me. We're not interested in reinventing tradition for the sake of it. My goal is to understand it deeply enough that any change feels natural; almost invisible.

In this interview, we speak with Minister Blendi Gonxhja about the vision for high-value tourism, sustainability, and the milestones shaping Albania’s future as a leading regional hub. Q- Albania has seen remarkable growth in tourism in recent years. What are the key strategic policies your ministry has implemented that have driven this success — and how do you plan to sustain momentum in the coming years?
A. Mr Blendi Gonxhja: Albania’s tourism growth in recent years is the result of a clear and consistent strategy focused on infrastructure, international promotion, and improving the overall quality of the tourism offer. We have moved beyond simply increasing visitor numbers and are now focused on attracting higher-value tourism that benefits the economy and local communities.
A key driver has been investment in accessibility. The expansion of Tirana International Airport Mother Teresa has significantly increased connectivity with European markets, while major investments in road infrastructure have improved access across the country, making it easier for visitors to explore both coastal and inland destinations. At the same time, Albania is attracting international hotel brands, which are raising service standards and strengthening the country’s credibility as a tourism destination.
Promotion has also played a central role. We have increased Albania’s visibility in international media and strengthened our presence in major tourism fairs such as ITB Berlin and FITUR Madrid, helping position Albania as a unique and competitive destination in the Mediterranean.
Looking ahead, our priority is to sustain this growth responsibly by continuing investments in infrastructure and quality, while diversifying into areas such as cultural, nature, and sports tourism. The objective is to build a year-round tourism economy that creates long-term value and preserves Albania’s natural and cultural assets.
Q. Tirana International Airport has become a very dynamic hub, and there are plans for a new airport in the south. Could you outline how this airport developments will enhance international connectivity, regional access, and Albania’s competitive positioning in tourism?
A. The development of air connectivity is one of the strongest drivers of Albania’s tourism growth, and the results in 2025 clearly reflect this progress. Tirana International Airport Mother Teresa handled around 12.5 million passengers in 2025, confirming its position as the busiest airport in the Western Balkans and a rapidly growing regional hub.
A key milestone has been the launch of longhaul connections, including flights linking Tirana with Canada, marking an important step in expanding Albania’s reach beyond the European market. At the same time, direct flights

to New York are expected to start soon, which will be a transformative development, positioning Tirana as a strategic hub connecting North America with the Western Balkans.
The airport now offers over 100 direct routes, supported by both low-cost and full-service airlines. Carriers such as Wizz Air and Ryanair continue to expand, while airlines like Lufthansa and Turkish Airlines strengthen connectivity through major European hubs, increasing both frequency and accessibility.
Also, the development of Vlora International Airport represents a major step forward. This new airport will provide direct access to the Albanian Riviera, significantly reducing travel time to southern coastal destinations and supporting a better distribution of tourism flows across the country.
Together, these developments are enhancing Albania’s international connectivity, improving regional access, and strengthening its competitive positioning. With expanded long-haul connections, increased capacity, and the addition of Vlora airport, Albania is positioning itself as a key aviation and tourism hub in the Western Balkans.
Q. Albania has attracted many new international flight routes recently. Which source markets are currently growing fastest, and how are you working with airlines and partners to further expand Albania’s global reach?
A. What we are seeing today is that growth is very closely linked to the routes that are already performing the strongest. Italy and the United
Kingdom clearly stand out, with routes like Milan and London being the busiest now. They are followed by cities such as Rome, Bologna, Vienna, Istanbul and Athens, which are important for regional connectivity.
This gives us a very clear picture of where demand comes from. Italy remains our largest market, while the UK has grown very quickly in recent years. At the same time, we are seeing strong momentum from Central and Eastern Europe, countries like Poland and the Czech Republic, as well as from the Nordics.
Our work with airlines is very practical and focused. We look at where demand is growing and support airlines in strengthening those routes, whether through joint promotion or coordinated campaigns in those markets. At the same time, we use these strong European connections as a bridge to long-haul markets. With flights already linking Albania to Canada and soon New York, we are opening the destination to a completely new audience.
Q. We’re seeing large infrastructure projects — roads, coastal access points, and tourism facilities — underway across the country. How are government investments in infrastructure aligning with tourism development priorities, and what major milestones can we expect in the next 2–3 years?
A. Infrastructure investment in Albania is now closely aligned with how tourism is developing across the country. The priority has been to improve access to key destinations along the coast and inland, so visitors can move easily and

Extending the tourism season is one of our main priorities, because Albania has much more to offer than summer beach tourism. The focus is on building a yearround destination by developing products that attract visitors in spring, autumn, and even winter.
experience more regions within one trip. This includes major road upgrades linking north to south, improved coastal access, and better connections to cultural and natural sites.
In the south, significant work is supporting the growth of the Albanian Riviera, with new road segments, upgraded public spaces, and improved access to beaches and coastal villages. At the same time, investments in cities like Shkodra, Berat, and Gjirokastra are focused on public spaces, heritage restoration, and visitor infrastructure that enhances the experience.
We are also advancing important transport projects such as the Tirana–Durres railway modernization, which will strengthen the link between the capital, the main port, and the airport. In parallel, new marina developments along the coast are opening Albania to nautical tourism, attracting a different and higher-value segment.
In the upcoming years, key milestones will include the completion of strategic road corridors, further development of coastal infrastructure, progress on the railway connection, and the operationalization of Vlora International Airport. At the same time, new international hotel projects and tourism facilities will continue to come online, supporting a more diversified and higher-quality tourism offer.
Q. One concern across the region has been labor shortages and wage pressures in tourism and hospitality. Has Albania experienced these challenges, and what policies or programs are in place to attract, train, and retain skilled workers in tourism?
A. Like many countries in the region, Albania has experienced pressure in the tourism labor market, especially during peak season. Rapid growth has increased demand for skilled workers in hospitality, services, and management, and this has naturally led to wage adjustments and stronger competition for talent.
Our response has been to address this in a structured and long-term way. A key priority is strengthening vocational education and training (VET), particularly through programs supported by the European Union and the Swiss Government, which are helping modernize curricula, improve training standards, and better align skills with market needs. These programs are also promoting dual education models, combining classroom learning with hands-on experience in hotels and tourism businesses.
We are also working closely with international partners such as UN Tourism to introduce new training initiatives, including the development of a Tourism Academy that focuses on professional skills, service quality, and management capacity in the sector.
At the same time, we are focusing on making tourism a more attractive long-term career. This includes improving working conditions, encouraging formal employment, and supporting businesses to invest in staff development. There is also a growing effort to engage young people and provide clear career pathways within the country.

Nature and adventure
tourism are also growing quickly. Albania’s mountains, national parks, and trails offer strong potential for hiking, cycling, and outdoor activities, particularly in shoulder seasons. This segment is attracting a different profile of visitors, often with longer stays and higher engagement with the destination.

The aim is to ensure that the sector’s rapid growth is matched by a skilled and professional workforce, capable of delivering the level of quality that today’s international visitors expect.
Q. Seasonality can limit the full potential of tourism economies. What steps are you taking to extend the tourism season and diversify offerings beyond summer beach tourism — for example, cultural tourism, adventure tourism, and events?
A. Extending the tourism season is one of our main priorities, because Albania has much more to offer than summer beach tourism. The focus is on building a year-round destination by developing products that attract visitors in spring, autumn, and even winter.
Cultural tourism is a key pillar. Cities like Berat, Gjirokastra, and Shkodra are increasingly attracting visitors outside the summer months, supported by heritage restoration, museums, and cultural programming. At the same time, we are promoting gastronomy and local experiences, which are not dependent on the season and create strong links with local communities. Nature and adventure tourism are also growing quickly. Albania’s mountains, national parks, and trails offer strong potential for hiking, cycling, and outdoor activities, particularly in shoulder seasons. This segment is attracting a different profile of visitors, often with longer stays and higher engagement with the destination.

Events are another important tool. We are supporting festivals, sports events, and cultural activities throughout the year, which help create reasons to visit beyond the peak season. This includes international events, but also smaller local initiatives that activate destinations yearround.
At the same time, improved connectivity through expanded flight routes and infrastructure makes it easier for visitors to travel outside the summer peak.
Q. With rapid growth comes environmental pressures. How is Albania balancing tourism expansion with sustainability — particularly in coastal areas, national parks, and UNESCO-heritage sites?
A. As tourism grows, we are very aware of the pressure it can create, especially in coastal areas and sensitive sites. The approach is to keep development balanced, making sure that growth does not come at the expense of what makes Albania attractive in the first place.
Along the coast, the focus is on keeping development more controlled and improving basic infrastructure so that destinations can handle higher numbers without losing their character. In national parks, the idea is to make them accessible, but in a way that respects nature and avoids overuse.
For heritage areas like Berat, Gjirokastra, and Butrint, the priority is always preservation. Tourism should support these sites, not put them at risk, so the focus is on maintaining their authenticity while improving the visitor experience.


Cultural tourism is a key pillar. Cities like Berat, Gjirokastra, and Shkodra are increasingly attracting visitors outside the summer months, supported by heritage restoration, museums, and cultural programming.
At the same time, we are taking concrete steps to align with international sustainability standards. The Ministry is working toward Global Sustainable Tourism Council accreditation, and we are encouraging tour operators and tourism businesses to follow the same path. A number of operators have already started engaging in these standards, which helps raise awareness and improve practices across the sector.
There is a growing understanding that sustainability is not just a policy objective, but a shared responsibility. The direction is clear: tourism should continue to grow, but in a way that protects the environment and ensures that these destinations remain attractive in the long term.
Q. Tourism is a major growth engine, but what is your broader economic outlook for Albania? Are there specific sectors — manufacturing, technology, and green energy that you see as complementary drivers to diversify the economy?
A. Tourism is clearly one of the main causes of growth, but our broader economic outlook is focused on diversification and building a more resilient economy. The idea is not to rely on one sector alone, but to develop complementary industries that strengthen each other.
Technology and digital services are another emerging area. While still developing, they are gaining momentum, especially among younger professionals, and are increasingly seen as a key opportunity for innovation, outsourcing, and higher-value jobs.
Green energy is also a strategic priority. Albania already relies heavily on hydropower, and new investments in solar and wind are expanding the sector further, including major regional projects linking Albania with European energy markets.
What is important is how these sectors connect. Tourism creates demand for agriculture, food processing, construction, and services, while energy and infrastructure support longterm growth. The objective is to move toward a more balanced model, where multiple sectors contribute and reinforce each other, ensuring stable and sustainable economic development over time.
Q. The “Albania 2030” manifesto outlines an ambitious vision for the country’s economic transformation and EU integration. How does tourism fit into this long-term strategy, and what measurable goals has the government set for the sector by 2030?
A. Tourism is a central part of the Albania 2030 vision, closely linked to our broader goals of economic transformation, sustainable growth, and full EU membership. It is one of the sectors where Albania has a clear advantage and where progress translates quickly into jobs, investment, and improved living standards across the country.
Today, tourism is no longer just about summer or the coastline. It plays a wider role in supporting regional development, attracting foreign investment, and helping align Albania with EU standards, especially in areas like sus-

tainability, green practices, and economic convergence.
In the National Tourism Strategy 2025–2030, tourism is positioned as a key pillar of this transformation. It contributes directly to the economy through visitor spending, supports infrastructure development, creates skilled employment, and encourages the protection of natural and cultural assets. All these elements are closely aligned with the EU’s priorities on green transition, digitalization, and inclusive growth.
At the same time, there is a strong focus on spreading tourism more evenly across the year and across regions. By reducing seasonality and promoting inland and rural destinations alongside the coast, we are building a more resilient and balanced tourism model.
In this sense, tourism supports the bigger Albania 2030 vision by helping create a more diversified, modern economy that is better prepared to integrate into the European single market.

Frozen Table was more than a gastronomic event. It presented a broader story. One of collaboration and partnerships that together create a complete destination experience. Indeed, collaboration, exchange of ideas, and a shared vision for the destination’s development were themes repeatedly highlighted by participants as essential for the future of tourism.

On March 3, 2026, Bohinj hosted a special gathering of selected representatives of travel agencies, journalists, and promoters of Slovenian tourism from several countries. With the event Frozen Table, the Bohinj Club was officially introduced, a project connecting carefully selected accommodation, fine dining, and thoughtfully designed experiences in Bohinj.
Bohinj Club is a joint initiative of Fox on the Rocks Chalet and Vila Muhr, conceived as a collaborative project between providers who share a similar vision for the destination’s development: high-quality accommodation, outstanding cuisine, respect for nature, and curated experiences that allow guests to connect more deeply with the place.
The program began with a tea gathering at Vila Muhr, continued with a tasting of local cheeses from Tourist Farm Gartner and sparkling wines from Istenič at the Fox on the Rocks estate, and then led guests toward Vogel. In the alpine surroundings, they were welcomed by an ice table — handcrafted over the course of an entire week — where chef Davor Arnautović prepared a fine dining menu. Through local ingredients and a contemporary interpretation of Alpine cuisine, he created a culinary narrative closely connected to nature and place.

Participants also noted that tourism too often focuses on spectacle, while encounters built on authentic experiences, local offerings, and meaningful connections between people are far rarer. For this reason, many expressed the wish to see more events of this kind.
Although the next Bohinj Club gathering has not yet been officially announced, by the end of the day there was already a sense of anticipation among participants for the next meeting. The organizers confirm that it is already being considered. Like the first gathering, the next event will be carefully designed, in dialogue with nature and the season, with the aim of creating something truly distinctive.
This is also the central ambition of Bohinj Club, that the experiences remain with guests long after they leave the valley.

Every industry eventually produces the community it deserves. For hoteliers across the Adriatic, that moment has come, eight years later than Petar Aračić would have liked.
Eight years in the making, The Hoteliers Club has launched. Behind it: a founder who started at the Hilton Imperial front desk in Dubrovnik and never let go of the idea, and a president who recognizes in it something he once tried to build himself and did not have the patience to see through. Their roles are different by design, and that is precisely the point. What brought them together is a shared conviction: that hospitality is one of the very few industries with a human core that technology will strengthen rather than replace. And that its people deserve a real community built around that.
Every industry eventually produces the community it deserves. For hoteliers across the Adriatic, that moment has come, eight years later than Petar Aračić would have liked.
He started at the front desk of the Hilton Imperial in Dubrovnik. He went on to manage hotels in Croatia and Mallorca, protect Hollywood actors along the Dalmatian coast, and eventually found his way into entrepreneurship. He co-founded Fast Review, which grew from a frustration into a SaaS platform trusted by over 5,000 clients across multiple continents. He launched Hotel Job Fair, created Hotel Summit (Executives Only), and joined the board of Eventlin. Through all of it, one idea stayed with him: that hotel professionals, from the
GM to the revenue director to the IT manager, deserved a real community. A circle of people who genuinely understood each other's world. He carried that idea for eight years.
Zoran Pejović started his career in Dubrovnik, worked his way through California, China and across the seas, and eventually found his home in Split, the heart of the Adriatic. Along the way he managed Aman Sveti Stefan in Montenegro, co-founded what became one of Croatia's most celebrated wine bars, helped bring Maslina Resort on Hvar from a concept to the Condé Nast Traveller Hot List, and has spent the past decade running Paradox Hospitality while leading growth and strategy at Lošinj Hotels and Villas. Years earlier, he had also launched his own version of the same idea Petar was carrying. A LinkedIn group. He moved on. Petar took that same idea and saw something far bigger in it.
Both men are graduates of RIT Croatia's Hotel and Resort Management program, five years apart. The same school, the same discipline, the same corner of the Adriatic. Different paths out, and then this.

The dynamic between the two men is clear and by design. Pejović joins as the Club's first President in an advisory, non-executive capacity. He shows up when the Club needs institutional weight or an outside perspective, acts as a sounding board for the founder, protects the vision, and by his own admission will give hopefully not too long speeches when the moment calls for it.
He said yes because of Aračić himself: his energy, his drive, and the fact that he is a hotelier through and through. That combination, Pejović will tell you, is rarer than it sounds.
The Club's ambition runs deeper than networking. There are sub-clubs for wine and gastronomy. Monthly GM cocktail evenings. An annual conference. Partner discounts, career tools, a digital platform and much more. And above all, a sense of belonging that this industry has long deserved and rarely had. There is also a five-year expansion strategy that, if the model proves itself locally, would see franchise operations in the UAE, Saudi Arabia, Spain, Portugal, and Greece. The plan is to build a space, virtual and physical, where hoteliers meet, exchange ideas, collaborate, and champion each other and the industry they have given their careers to.
The first General Assembly will take place in Zagreb this coming May. Membership is exclusive and open by application. This is just the beginning.

Q. The Collection Magazine: You carried this idea for eight years while building Fast Review, Hotel Summit, Hotel Job Fair. What kept it alive?
A. Petar Aračić: Passion, I think. You either love this industry or you don't. For me it was always a passion. And I always knew that if I had the right moment and the right people, it would happen. I just had to be patient. And then not too patient.
Q. The Club goes well beyond networking: Academy, certifications, podcast, sub-clubs, expansion plans. What is the actual vision?
A. To become the leading network of hospitality executives. Not just in the region, eventually worldwide. We start here, we prove the model, and then we take it to Dubai, Riyadh, Madrid, Lisbon, New York. I have built things from zero before. I know what the first year looks like and I know what year five looks like. I don't like standing still.
Q. You built Fast Review around the idea that technology serves the guest experience. How do you see AI shaping the hotel industry?
A. The best hotel tech is invisible. It runs in the background, removes friction, frees staff to do what they do best: make guests feel welcome. AI is a powerful enabler of that. The industry is ready to treat it as the hidden multiplier that makes everything else work better.
Q.The region produces remarkable hoteliers. Does the world know that?
A. Honestly, not enough. We have people running extraordinary properties, building careers that would impress anywhere in the world, and they are largely invisible outside the region. That is part of what the Club is here to change. We want to bring those faces forward, tell those stories, celebrate what our colleagues are achieving. This industry deserves more of its own champions.
Q. You built Hotel Job Fair. What does that tell you about where the industry stands with its people?
A. That there is enormous appetite on both sides. Hotels looking for good people, good people looking for the right opportunity and the right environment to grow. The gap is often in how the industry presents itself. When people feel they belong to something, when their career is celebrated and their work is recognized, everything changes. That is what Hotel Job Fair was about. And it is part of what the Club is about too.
Q. What does success look like for the Club in two years?
A. Eight hundred members. One hundred hotels. Twenty-five sponsors. One strong annual event. The Academy running. And Zoran still answering my calls.
Q. What does Zoran bring that you don't?
A. Calm. Perspective. The longer view. And the ability to walk into a room and make people feel that something important is happening without trying. That is rare.

Q. The Collection Magazine: You had a similar idea yourself once. What happened?
A. Zoran Pejović: I launched it as a LinkedIn group and moved on. Petar saw something much bigger in the idea than I ever did. And he had the perseverance to build it.
Q. You have written and spoken about hospitality being one of the very few industries that will survive the AI revolution largely intact. Why?
A. Because at its core, hospitality is about human connection. AI can optimize pricing, automate check-ins, personalize communications. The emotional layer, the intuition, the warmth, the reading of a room, that is what the industry is built on. And the technology that serves it best is the technology that amplifies those human moments. That is a competitive advantage. A real one.
Q. Croatia and the Adriatic have the assets to compete with the best in the Mediterranean. What would accelerate that?
A. Three things. Legal certainty for serious capital. The courage to choose projects that fit the identity of a destination. And the political will to treat tourism as strategic infrastructure, the way we treat energy or transport. Lošinj is proof that you can build something of genuine quality and the world will recognize it. Maslina on Hvar is a proof. These are the result of long, consistent decisions. The industry thrives on that kind of consistency.
Q. The region has strong individual talent. Does it have enough visible leaders?
A. That is exactly the right question and it is close to my heart. We are only as strong as our strongest leaders, and we need more faces. We need to celebrate careers in this industry, celebrate our colleagues and their successes, bring
forward to the world what this job actually is. There are people doing extraordinary work in hotels across this region who nobody outside of it has ever heard of. The Club exists, in part, to change that. To say: this is who we are, this is what we build, and we are proud of it.
Q. You have said we have moved beyond the experience economy into something transformational. What does that ask of the people inside the industry?
A. It asks for a completely different kind of person. When you move into transformation, the measure of success becomes something far more personal: did this stay change something in the person who experienced it? Did they leave different in some way? That puts real weight on the people doing this work. You have to be curious, emotionally present, genuinely interested in the human being in front of you. The four things I keep coming back to are high touch, personalization, contextualization and wellbeing. As a way of thinking about what we owe our guests. And that thinking has to start with how we treat the people who work in our hotels. You can only ask someone to create a transformational experience for a guest if you have invested in their own journey first.
Q. What does success look like for the Club in two years?
A. Petar running something that has its own momentum, with or without me in the room. That is when you know something real has been built. My role is to help steer it well early on, and then watch it go.
Q. What does Petar bring that you don't?
A. Everything operational. The fire. The detail. The belief that it can be done even when it gets hard. I bring the longer view. He brings the engine. We seem to need each other.

Q. The Collection Magazine: After only a couple of months in Montenegro, how do you personally see the country positioned on the global tourism map today and what do you believe is still missing for Montenegro to fully claim its place among leading luxury destinations?
A. Hans Prins: Coming to Montenegro with fresh eyes has been genuinely fascinating. From the very beginning I was captivated by the rare combination of natural beauty, the serene energy of the Adriatic, and the warmth of the local community. Montenegro already enjoys the kind of natural drama and cultural depth that luxury travellers look for, but it’s still early in its global storytelling. The raw ingredients are extraordinary. What is still missing is consistency. Luxury today is not only about individual high-end properties, but also about a unified national identity, a service culture, infrastructure, and experience design that work together seamlessly. Montenegro is on that path, but it needs stronger alignment between private and public sectors to elevate the overall ecosystem, not just isolated pockets of excellence.
Q. Kotor Bay is often described as a “hidden gem.” In your view, what needs to happen for Montenegro to move from being discovered to being truly established as a high-quality, yearround luxury destination?
A. Montenegro has been enjoying the ‘hidden gem’ label far too long. Although a compliment, in a way it is also a challenge. It signals authenticity, which is exactly what today’s sophisticated traveller craves, it relays the need to be explored, but it also implies a certain level of incompleteness. To move from discovery to establishment, which secures returning guests,

Montenegro needs a parallel execution of certain aspects which now oscillate and again are not consistent throughout the destination highlights and luxury hospitality sphere. First there is the infrastructure which needs to be at a yearround connectivity, consistently elevating the service offer and standards at every touchpoint, not only within resort walls. Thereafter we have the narrative, we need a coherent, continuous, confident story about Montenegro, told with precision and consistency that great destination tells it. And finally, the need for product diversification, which I already see a significant shift in. Montenegro needs wellness, gastronomy, culture, and active travel spheres raised to give guests compelling reasons to come in every season. Plans here at the resort include further development of culinary concepts based on local ingredients, as well as events that blend contemporary design and service excellence with the heritage of the Bay of Kotor. That is precisely the kind of contribution we want to make to the wider destination story.
Q. You’ve led and opened several iconic luxury properties worldwide. Which lessons from those markets do you see as most relevant for Montenegro, and which elements should remain uniquely local?
A. Prior to Montenegro, which is my tenth country, I led some of the world’s most renowned brands, opened luxury properties, and shaped distinctive brand identities. MICE and corporate travel are natural counterweights to leisure peaks. Meetings, conferences, and incentive programmes do not require July sunshine. Just over a year ago, we proudly unveiled the new Ballroom with complimentary three purpose-built conference and board rooms, the biggest event space in the Bay. With breathtaking Rooftop terrace and six restaurant outlets, guests are treated to awe-inspiring views, modern equipment and the most professional team when planning their special event. Q. What roles do digital storytelling, influencers, and immersive content play in shaping the resort’s global visibility?
A. They are essential, but only when the content is genuinely rooted in the place. Our rooftops went unused until we realised the incredible panoramic views they offered of the bay. Potential lies everywhere, even in the smallest hotels. A bedroom could become a private spa pop-up, a small meeting room could be repurposed into a flexible workspace, and underused dining spaces can be transformed into revenue-generating mixology classes or private chef experiences. That same creative thinking shapes our content strategy. We look for angles, the moments and the details that could only come from here, because generic luxury content disappears, while stories that are specific to this place endure.
Q. You are nearing your third anniversary here, and in that time, you were named Employee of the Year, and from Marketing Director stepped into the role of Sales and Marketing Director. What does this mean to you personally and are you experiencing usual team challenges other properties have?
A. The year I came to Montenegro was a year of significant growth for all of us. What the recognition means most to me is what it says about our team, and that is that individual achievement here is always a reflection of collective effort. In hospitality, more than any other industry, your team really needs to be in sync as perfect as a symphonic orchestra, as any off beat is immediately felt by guests. I work alongside people who are committed to this place, not just as a job, but something they believe in. At Hyatt Regency Kotor Bay Resort 60% of our leadership are women, and over 60% of the overall team are women. That is not a statistic we have as a banner, it is simply who we are, and I believe it shapes the culture of care, warmth, and precision that defines the guest experience. Hospitality is a fast-changing industry, if you don’t work on your knowledge, skills, and relationships as an individual and as a team, you do not pause, stall, or slow down, you reverse. A. First, distribution partnerships, with the global tour operators, travel management companies, and OTA platforms that give us access to the right guest segments at scale. The World of Hyatt loyalty programme is foundational here, giving us direct access to a global base of high value, repeat travellers. Second, local and regional partnerships, with destination management companies, cultural institutions, and experience providers who allow us to offer a
genuinely enriched stay without carrying all that expertise in-house. Third, the banks, in hospitality you need to have the banks on your side. Things can happen that can freeze your daily operations, and you must think about your team and their families, we all witnessed that six years ago.
Similarly, even though Montenegro does not have many weather or tectonic occurrences you have to think of the wellbeing of your work family and be prepared to step-up and protect your investment, your people. Finally, institutional partnerships with government bodies, tourism boards, and infrastructure providers, because a luxury resort's long-term performance is deeply connected to the quality of the destination surrounding it. Our success and Montenegro's success as a destination are not separate questions.
Q. How important is workforce development, through training, retention programs, and career pathways, from a financial sustainability standpoint?
A. It is among the highest-return investments a resort like ours can make, and one of the most underappreciated in financial discussions about hospitality. The cost of turnover in luxury hospitality is significant with recruitment, training, the overlap, and the inevitable service quality dip during transitions, and the guest experience impact of inconsistency. Properties that retain talent, develop it, and create genuine career pathways within their walls reduce those costs and build the institutional knowledge that makes great guest experiences repeatable. Beyond the direct financial case, our team is what our guests are paying for, their skill, their warmth, their understanding of our destination and our guests. Investing in people is investing in the product.
Q. What does financial resilience look like for this property over the next five years, and how do you plan to achieve it?
A. Resilience, in financial terms, means reducing dependence on any single revenue stream, season, or guest segment; while continuously deepening the value we deliver in each. For us that means growing MICE and corporate revenue as a year-round counterweight to leisure seasonality, developing the wellness and medical retreat offering into a programme that attracts guests with longer stays and stronger spending profiles, building the wedding and social events segment on the strength of our extraordinary setting, and ensuring our direct booking base grows. Underlying all of that is a commitment to the kind of guest experience that generates genuine loyalty, because returning guests are the most efficient revenue in luxury hospitality.

Q. The Collection Magazine: What was the design vision for Jumeirah Marsa Al Arab and what was your brief? How did you come up with this concept?
A. Shaun Killa: When we were asked to come up with a design for Jumeirah Marsa Al Arab, one of the first criteria was that it needed to complement Jumeirah Burj Al Arab. So, not only did we have to come up with a design that respected this iconic property but also one that would complete and complement the trilogy of hotels including Jumeirah Beach Hotel.
We had to first decide what story we wanted to tell through our design, so we examined the properties along the beachfront to make sure that our narrative fitted in seamlessly with the existing properties. This is where we conceptualised our design story, one that would originate at Madinat Jumeirah and end at Jumeirah Marsa Al Arab. It depicts the evolution of design, starting with Jumeirah Al Qasr and Jumeirah Mina Al Salam and their traditional architecture, moving on to Jumeirah Al Naseem’s classic design and next transitioning to modern archi-
tecture at Jumeirah Burj Al Arab and Jumeirah Beach Hotel. The design story ultimately concludes at Jumeirah Marsa Al Arab, where we look at what the future holds through futuristic yet more fluid or sinuous architecture.
With worlds ultra-yachts as the inspiration, we wanted to create the same sense of being in water through curvatures, almost like a yacht going out to sea. Previously we didn’t have the software to create double formed designs, so modern lines had curvature but were almost 2D and sharp edged. With the software and technology we have today we are able to create that fluidity with design and create double curved forms. The residence building slopes in one direction and the other curves back on itself to create a dynamic movement. It was designed to give a sense of the building moving in a direction – although stationary, the eye creates this movement.
Our next component was to ensure that the hotel allowed views through to the Jumeirah Burj Al Arab, which is why we decided to split the buildings to showcase the iconic view.
Q. How is the hotel truly unique architecturally in your opinion? What less obvious unique design features are there?
A. The arch under the hotel is one of the most unique design aspects of this project. It represents the entire guest drop-off experience. Normally when guests are dropped off at a hotel

they are behind the building or at best at the lobby and as they move through the building, they become more aware of where they have arrived.
We wanted to create a unique guest experience where the moment you drive up to the hotel and get dropped off, you are presented with this beautiful view where the arch opens to frame Jumeirah Burj Al Arab and the design journey begins.
Another unique area is the D-marin marina. The hotel is flat by the marina with extensive resort landscaping on either side to represent a luxury yacht heading out to sea. As I love the sea so much, I also felt that there was an opportunity to utilise the space in the marina to create a series of stunning villas. Originally the marina walls had the rock revetment on the outside, concreate on the inside and sand in the middle – which was enough for parking and a two-way road next to it. To create the perched villas, we moved the rock revetment out by 6 metres and filled it with sand to build the nine villas, creating an extension of the whole marina experience.
The penthouses at the top of the residences have a full 360-degree experience; as the design slowly peals away it presents a cascading prowl of a luxury ship and the balconies provide for the perfect view.

residences. However, we were very conscious that Burj Al Arab Jumeirah is such a significant icon that we did not want to block tourists from the view from the beach. We spent a tremendous amount of time taking photos from different angles and GPS positions to ensure we were giving guests and visitors the best possible viewpoint. This is why the hotel and residences are set so far apart, to allow for that viewing experience of the iconic Jumeirah Burj Al Arab.


Q. Did you incorporate sustainable methods within the design?
A. We used the balconies as a shading device to the glass; the wraparound balcony experience means that the glass facades very seldom have direct sunlight on it. In doing this we reduced the heat load on the building, lowering the cooling load per sqm by up to 40%. All the mechanical and electrical systems have been specified as low energy recovery systems and work together to reduce the overall energy consumption.
Q. What do you enjoy most about experiencing Jumeirah Marsa Al Arab?
A. As a team, we have worked tirelessly to design and bring this property to life. Now that it is open, it is incredibly rewarding to see it in the hands of guests, being experienced and enjoyed as intended.

Q. What kind of avant-garde ideas or unique methods have you portrayed through Jumeirah Marsa Al Arab?
A. The hotel consists of a lower ground floor, a mezzanine floor, a ground floor, 16 hotel floors and a roof. The steel arch structure was created as the drop-off area for the hotel and acts as a transfer slab for the 11 floors of the hotel structure above.
The structural steel arch’s main elements are two main arches and two cross arches that are 16.5m high from the base level. At the foundation level, the steel arch is supported on two 5625mm deep pile caps that are tied with two horizontal steel boxes as tie beams at the base level. The Reinforced Cement Concrete vertical elements are planted on an internal steel truss within the arch that consists of beams and overhanging beams to support the planted concrete cores and columns. The steel arch is composed of compact box sections with different dimensions, depths, widths, and thicknesses.
The approximate total weight of the arch is around 3000 tonnes. The arch was made in segments at the fabrication yard, transported in segments and installed on temporary supports at the site. All connected to gather by site welding.
I especially like arriving at the hotel, being dropped off, and heading up to the terrace to watch the sunset, taking in the atmosphere as guests explore and immerse themselves in everything the hotel has to offer. This project is ultimately about giving back to guests, ensuring they leave with lasting memories to share with their loved ones.
Q. How does Jumeirah Marsa Al Arab’s design reflect on the overall guest experience?
A. The building slowly reveals itself by creating surprise at the arch drop-off followed by flowing movements of the interior space. After travelling for many hours, we wanted the design to start the guest experience from the moment the chauffeur door opens, and you step outside. The F&B experiences across the hotel have also been carefully crafted to create intimacy.

This is why our approach to learning and teaching matters greatly. We want students to learn through a disciplined architecture of thought: they begin by retrieving and activating prior knowledge; they are then carefully framed into the central question or problem; they encounter rich material and ideas; they are asked to struggle with them rather than skim across them; they synthesise, refine, and test their understanding; and they end by reflecting on how their thinking has shifted. That sequence matters because it helps students move beyond performance towards understanding. In a world shaped by speed and artificial intelligence, such habits become even more important. Q. Can you explain how H-FARM’s curriculum integrates technology, creativity, and entrepreneurship compared to a standard academic track?
A. At H-FARM, technology, creativity, and entrepreneurship are not marginal additions to a standard curriculum. They are part of its inner design. Students encounter them across disciplines and across the years, not as isolated specialisms but as ways of thinking, making, and solving problems. Technology is used to deepen learning and widen possibilities. Creativity is treated as a form of intelligence. Entrepreneurship is understood not as a narrow business language, but as initiative, agency, and the disciplined movement from idea to reality. This takes concrete form in several ways. In MYP 4, the Start Up Lab asks students to move from business model to launch and to present their work publicly. The point is not performance alone, but method: learning to identify a problem, imagine a solution, test it, refine it, and communicate it well. For students with particular strength in STEM, the Euler Programme offers a more demanding route, while the Technology Leaders of the Future project combines the rigour of the IB with an advanced pathway designed for highly able students in mathematics, science, and computer science. In DP, H-ELEVATE provides mentorship and intellectual stretch for students of especially strong academic promise.

What matters is that none of this is pursued in isolation. The curriculum aims to form minds that are capable, inventive, and serious.

A. The environment teaches as well. Education does not happen only through lessons, but through atmosphere, beauty, rhythm, encounter, and the quality of everyday life. This is true in entrepreneurial work such as the Acceleration Lab, in advanced STEM pathways such as Euler and TLF, and in experiential projects that connect learning to science, sustainability, and innovation beyond the classroom.
Q. How does H-FARM International School engage with local and global communities beyond the campus?
A. A good school does not educate students away from the world, but into it. We want our students to understand that belonging to a community, local and global, carries responsibilities. EHistorically, both globally and in Europe, branded residences have been largely balanced between urban and resort locations, with the current weighting in Europe at 49% urban and 51% resort.
urope remains one of the most established branded residential regions globally, with more than 140 completed schemes - ranking just behind North America and Asia Pacific. Yet, looking ahead, by 2032 Europe is projected to become the smallest region by project count (completed and pipeline), with the Middle East & Africa (24%), North America (23%), Asia Pacific (21%), and Central & Latin America (16%) all holding a greater share against Europe’s 16%. Even so, the region is far from stagnating, with the total number of European schemes expected to more than double, rising from 141 at the end of 2025 to over 300 schemes by 2032. Turkey retains its leading position doubling its current supply from 22 completed schemes to 44 in the next five years. The UK, formerly in second place, is overtaken by both Spain (36 completed and pipeline) and Portugal (33 completed and pipeline). Interestingly, Turkey and Spain have the largest pipeline with 22 projects each, closely followed by Portugal with 18 pipeline projects. Whilst the UK is joint with Turkey for completed projects with 22, it does not have the depth in pipeline, largely due to a lack of resort-based locations compared to the rest of Europe. But where the UK struggles to keep pace at a national level,
London continues to lead the way in terms of cities, closely followed by Istanbul. Other notable mentions should go to Lisbon, Madrid and Athens, whose pipeline outweigh their existing stock. What is encouraging is to see that seven out of the top 10 countries look to double (or more) their existing stock.
Historically, both globally and in Europe, branded residences have been largely balanced between urban and resort locations, with the current weighting in Europe at 49% urban and 51% resort. However, Europe’s pipeline shows a decisive move toward resort developments, which will, by 2032, represent 65% of total supply as we see developers targeting both the Mediterranean coastline and Europe’s expansive mountain ranges. Historically subject to marked seasonal swings, both these markets are increasingly achieving year-round appeal driving more consistent demand. This is compounded by the continued complexities of developing branded residences in Europe’s capital cities such as securing suitable sites, strict planning & heritage restrictions and high land costs. Notably, this is a considerably higher shift than that seen at a global level, where pipeline projects remain comparatively balanced at 46% urban and 54% resort. When considering co-located versus standalone development (for both hotel and non-hotel brands), we have seen
a fairly consistent weighting of 70/30 (respectively) over the years across completed projects both globally and regionally. In line with recent messaging, more and more brands are expanding their standalone offering and the global statistics reflect this. In Europe however, this isn’t the case. In fact, the 71% co-located / 29% standalone split we see across completed schemes is set to remain the same over the next five years. This lack of change is somewhat unexpected, given the strong momentum in resort developments noted earlier. Resorts are an environment where co-located projects are naturally more compelling, therefore we would expect the numbers to swing even further in favour of co-located schemes. When analysing the hotel brands in isolation, the breakdown is obviously more in favour of co-located schemes, given the obvious synergies between the two use-classes. The make up across completed developments by the end of 2025 stood at 86% co-located and 14% standalone, whilst the pipeline shows a slight shift towards the standalone model (increasing by two percentage points).
At the parent group level, Marriott continues to lead the European hotel-branded residential landscape in total project count (37), supported by its extensive brand portfolio. Accor now commands the strongest pipeline, with more than 21 schemes in development, while Radisson’s growing presence further strengthens its position among the region’s top performers. At an individual hotel brand level, it is the Asian hotel giant Mandarin Oriental that tops the leaderboard in terms of total projects with 18 schemes due to be operational in the region by 2032. This represents a staggering 260% increase from their current supply of five projects as we see the brand develop out across all development types and locations. Radisson Blu stands out as one of Europe’s most active hotel brands, with a total of 12 schemes expected to be operational by 2032. Four Seasons and Six Senses are joint in third, with an impressive and diverse mix of alpine, rural, seafronting and urban developments. Perhaps most notable in this list however, is The Ritz-Carlton who, by a margin, has the largest share of any singular brand globally (both in completed and pipeline projects) and shows a relatively strong presence across Europe currently but zero pipeline projects in the region.
When assessing the evolution of hotel brand chain scales the key take-away globally in the last 12-24 months is that luxury brands still dominate the sector but their market share continues to reduce over time as we see the advent of lower chain scales (particularly upper-upscale and upscale) into the branded residential space. However, in Europe, we see a somewhat different phenomenon.
Luxury brands are set to increase their regional presence (from 55% to 59%) with strong pipelines in Turkey (12) Spain (11), UK (8) and Greece (8). Upperupscale brands see their market share reduce from 25% to just 20%, and broadly in line with global dynamics, upscale brands increase their share from 11% to 14%. The pipeline suggests broad-based growth across nearly all chain scales – except for Economy, where alignment with the branded residential model remains limited.
Non-hotel brands continue to carve out a distinct segment of the European branded residential landscape with five non-hotel brands poised to deliver their first branded scheme between now and 2032. The YOO parent group remains the dominant force by a considerable margin, having established an early foothold in the sector long before many of its peers. The group leads both in completed schemes - 16 to date - and in future supply, with nine projects currently in the pipeline. When considering individual non-hotel brands, Ando Living has emerged as the region’s next strongest player, supported by its concentration in Portugal. We also see several new entrants into the top 10, three of which, namely Pininfarina, Missoni and Nobu have more than three developments confirmed in the pipeline having never developed in the region to date. With the exception of YOO and Armani, all of the Top 10 brands are more than doubling their existing presence in the region – the landscape is changing, and fast. Within the non-hotel category, design-led brands remain the dominant force (mostly through YOO’s presence), representing 61% of completed stock.
However, their share in the pipeline eases to 46%, suggesting that the market is gradually broadening as new entrants diversify the offer. Fashion brands continue to hold a robust position, maintaining a steady 32% share across both completed and pipeline schemes. Nobu’s three forthcoming schemes elevate the Food & Beverage (F&B) segment from a negligible presence to around 11% of the pipeline. Automotive brands, despite strong media visibility, still only account for a modest proportion of the European market, representing just 4% of both completed and pipeline developments.

Savills 2025 analysis reported an average global brand premium of 33%. In Europe, the average brand premium rises to 38% (up from 29% last year) principally driven by the large number of luxury schemes (where premiums tend to be most readily available) delivered across the region in the last 12-24 months –40% of completed schemes in 2024 and 50% in 2025. Such an astonishing increase clearly demonstrates the region’s strong alignment between brand value, lifestyle positioning and real estate performance.

The sculptural language of the work is influenced by the aesthetic of Zaha Hadid Architects, where architecture, objects, shapes and spatial experience merge into a cohesive composition. Constructed on a metal framework and finished with reflective materials, the piece continuously interacts with the building’s architecture, capturing light and historical details and reinterpreting them in a contemporary manner.
