There was a time when the lumbering manatee, which paddles along lazily munching plants, may have been the perfect symbol for laid-back Manatee County. No more. Encom-

passing Bradenton, Palmetto, Parrish and Lakewood Ranch, Manatee County is in the midst of a dynamic housing boom, with no signs of slowing down, according to Jon Mast, CEO of the Manatee-Sarasota Building Industry Association. Expansion of the massive master-planned Lakewood Ranch continues. There’s a burst of new housing growth in Parrish, Ellenton and other rural areas of the county. Even the coastal regions are hopping, with small tracts of undeveloped land transforming into communities, while in-fill in built-out areas in Bradenton and along Sarasota Bay are keeping custom builders busy. Head east and former cattle and farmlands are being transformed. “There are a couple devel-

opments west of I-75 that are going to redefine Bradenton,” said Mast. “Manatee County is hot.” Lower costs, room to grow and access to jobs, locally as well as north in Tampa-St. Petersburg, and south in Sarasota and Venice, are what’s driving the boom, Mast said. Much of Pinellas and Tampa is “built-out,” he said, which is pushing buyers south in search of the kind of elbow room and value they’re looking for in new homes. “Medallion Homes, Kolter Homes, DR Horton, Taylor Morrison, David Weekley—all the national developers that build in Tampa are here,” said Mast.
