F you don’t think a brand is all that important, think again. Do you remember that sex scandal involving former All Black Robin Brooke which blew up five years ago? It made headlines for some time and involved him groping a 15-year-old Auckland girl while holidaying at a Fijian resort on New Year’s Eve 2009. He also assaulted the 17-year-old male friend who tried to help the girl. Claims also emerged that Brooke had sex with a comatosed and drunk 18-year-old after an All Blacks test in Christchurch in 1998. There was much pontificating in newsrooms at the time that the Kiwi-owned supermarket chain New World were very nervous about these allegations and the potential damage to their beloved brand. Brooke in July 2010 was in negotiations to buy the New World in his hometown Warkworth. Foodstuffs, New World’s parent company, resolved though not to intervene in the negotiations “after due consideration”. This whole nasty business also damages not only the All Black brand but, arguably, the name of New Zealand rugby. Brand is everything. Guilt by association can cause all kinds of grief. And then there’s the very positive side of brands and the everyday links and connections we all make with them, even if we are not cognisant of our behaviour. It happens daily in

simple things like shopping. Think about it. It’s not accidental that we gravitate to a certain brand when we’re in the sport shop or car dealership or supermarket. We go for brand. Brand is critical to every business. Your brand is what you are really selling to your customers, not just a product or service for which there may already be many existing providers, according to Business Link UK. “You need to be sure that you can always deliver your promises using your strengths, sometimes referred to as brand values,” it says. Businesses need to match these brand values to their customers’ requirements. Simple right? On the flip side, businesses need to really understand what drives their customers. What makes them

buy? In most cases, it’s not only about price or performance, says Business Link UK. “Ask existing customers what they like about doing business with you. And asking potential customers what they look for in their buying decisions can also give you useful information to help develop your business - and your brand.” As you’ll read in the following pages, your brand represents the whole customer experience. “You should regularly review your customers’ experiences of your business,” Business Link says. I really like part of a blog piece by chief marketing officer Joanna Lord (also featured in these pages), who exhorts: “Don’t just talk; do!” “After you’ve promised people something, it’s important

to deliver on that promise. Your brand is very much dependent on following through, whether it’s shown through great products, great service, great customer communications, or otherwise. “You must make sure that brand promise is consistently delivered so it’s believed; only then will it be shared on your behalf.” To stand out in the vast sea of competition, our brands need to truly impress. “We can’t just be flashy or have a memorable logo; we need to stand for something that drives people to support us. To put it simply: the more successful your brand, the easier it will be to build loyalty around that brand. A successful brand takes a great deal of intention when building.”

What are you selling to your customers? E

VERY business wants to be a customer’s first choice. Building and managing a brand can play a significant part in making that happen. The concept of a brand extends far beyond just your company logo to your business’ core values and to every interaction you have with customers and suppliers. In effect, your brand creates and maintains your reputation and so reflects your customers’ experience of your organisation. Customers and employees can build up emotional attachments to certain brands, allowing for strong loyalties and even a sense of ownership. Your brand is what you are really selling to your customers. A strong brand can make any business stand out from the crowd, particularly in competitive markets. First steps for creating a brand Successful branding is about promoting your strengths. Start by thinking about what you’re good at and what you believe in as a business. You need to be sure that you can always deliver your promises using your strengths, sometimes referred to as “brand values”.

■ What customers want. What drives your customers? What makes them buy? In most cases, it’s not only about price or performance. Ask existing customers what they like about doing business with you. And asking potential customers what they look for in their buying decisions can also give you useful information to help develop your business - and your brand. If your brand values are in line with what existing and potential customers look for when they’re buying, you’ve got the beginnings of a useful brand and you’re ready to start building it. But if they’re not, you’ll probably need to reconsider either the benefits you offer to your present customers or whether you’re targeting the right people.

of your business and why you think you are different from your competitors. Communicate this to your employees to ensure you are all working towards the same aims, and review it regularly. Building your brand If you want to build and maintain a strong brand, you’ll need to focus on what your customers want and how you can guarantee to deliver it. You’ll need to be consistent in your service and every other point of contact customers have with you - for example phone calls, letters, emails, etc. Once you’ve defined your brand values and your customers’ needs, you can start to build your brand by consistently communicating your brand values. ■ Tell your customers Remember that every possible contact you have with a customer or potential customer needs to reinforce your brand values. Key areas to consider are: your business name, the names of your products or services, any slogan you use your logo, the style and quality of your stationery product, pricing and packaging, your premises, where and how you advertise, how you and your employees dress, how you and your employees behave and your company website. If all these are consistently in line with your brand values, your brand will be strengthened. But if all of them aren't in line, your brand - and your business - could be seriously damaged. A brand makes promises to customers and if they aren't fulfilled, your customers will be far

■ What employees should know Create a document containing your core company values and benchmarks for how you want to operate and be seen to operate. It should encapsulate the purpose

less likely to buy again. Your logo can be of particular significance to customers. You should create a policy on its usage, ensuring it is used consistently and its quality is always maintained. Your logo can act as an initial guarantee of quality. Ensure that you consider the design and quality of your invoices and receipts, which can often be the last stage in an interaction with a customer. Managing your brand It’s a good idea to get one person to take responsibility for your brand strategy. If you can’t do it yourself, appoint a qualified employee instead. Keep employees involved by setting up a suggestion scheme, or regularly taking the time to discuss your brand and how your business is performing. Continually reinforce the message that what they do is important and explain why. ■ Outside your business Get regular feedback from satisfied customers to check that your business is consistently delivering on the promises your brand makes. Ask dissatisfied customers or former customers as well. Honest and constructive criticism can help you see where there's room for improvement. ■ Reviewing your brand A successful brand will remain so as long as you and your staff maintain its values in the eyes of your customers. When reviewing your brand, remember that your

WHAT DRIVES YOUR CUSTOMERS? What makes them buy? In most cases, it's not only about price or performance.

customers and employees will have often built up an emotional attachment to it, and even feel a sense of ownership of it. It is therefore critical that any changes you make are sensitive to their existing relationship with your brand. Use your findings from consultations with your customers, suppliers and employees to assess the wider perception of your brand. If there are any problems with your customers’ experiences, don’t be tempted to just change your logo (often mistakenly referred to as a “rebrand”) to solve them. This is an expensive process and would not solve the problems, if they are centred on failings in your systems or staff training, for example. Remember that your brand represents the whole customer experience, not just your signage or stationery, and cannot be changed overnight. You should regularly review your customers’ experiences of your business. This will provide an early indication of any elements of your brand that are underperforming. Prompt action to correct this

To build a successful brand you should: Focus on what your business achieves for its customers. Your brand is no good to you if it isn't delivering what customers want. Take ownership of your brand. Pay attention to your customers’ needs, but you should still control what you want your brand to mean to them. Be honest. If you don’t believe in your brand, no one else will. Keep your brand simple by focusing on a small number of key brand values. Be consistent. Every aspect of your business should make customers feel the same way about you. Be thorough. Look at all your systems to make sure

they help to support your brand. Involve employees. Make sure they understand your brand and believe in it. Communicate your brand. Make sure every advertisement, brochure and letter helps reinforce the same message. If you have a logo, use it everywhere, but make sure the quality is consistent. Meet and exceed what your brand promises. Failing, just once, will damage your brand. Manage your brand. Continually look for opportunities to make improvements. And don't be afraid to make changes to reflect shifts in the way you do business or new trends in your market.

underperforming element can save a lot of money and negate the need to rebrand your whole business. Growth opportunities The reviewing process can often give you an indication of areas into which you can expand your business. However, it is equally important to use the findings from your review to check if your brand can withstand being stretched to other products or services. To grow your business, you should encourage innovation and the development of your products and services. This will help you to stay ahead of your competitors and respond to the changing needs of your customers. However, your brand should always underpin your core values and provide customers with a consistent and reliable experience. Your brand may therefore become synonymous with innovation, but in itself may never change. Budgeting for a brand A budget will focus the mind and force you to prioritise your spending on your branding effort. Make sure what you propose to spend will help deliver your promises and promote your brand values. You don’t need to do everything at once. You can create stationery, logos, packaging and advertising quite cheaply if the budget is tight. However, it is a good idea to think about your future growth when devising your image as changing it later can prove costly. You may also find that customers and employees will have already built up a relationship with your brand, which can then make it more problematic to change. Business Link UK (now GOV.UK/Business)

Don’t just focus on the tangible pieces of your precious brand By Joanna Lord

W

HAT makes a brand? What a question. It’s a tough one. A lot of us out there are tasked with building a brand, and I would argue that we are spending a lot of our time on the wrong priorities. As a result, brand marketing is getting a bad rap, and we are failing to help our companies stand out in the right ways. Here at BigDoor, we talk a lot about the importance of building a brand when you are trying to grow customer loyalty, so we thought it would be worth outlining exact what a brand isn’t, what a brand is and tips to get you there. Let’s jump on in! ■ A brand isn’t… All too often, marketers rely on pieces of the brand to “be” the brand. We focus our time on things like the logo, brand colours, byline, etc., when those alone do not make a brand. These features are the tangible execution of a brand. They change over time, and evolve as the brand grows. They may help us represent ourselves in a crowded room, but they are not what differentiates us. We need to pay attention to the many pieces of our brand, but pay the bulk of our attention to the sum of those parts and the underlying foundation to these pieces. So what goes into that foundation?

SHOUT: Once you know what your brand’s promise is, shout it from the rooftops!

■ A brand is… Rather than focusing on tangible pieces of a brand, it’s critical to look at and invest in the bigger picture. The “bigger picture” includes your company’s perspective in the market, the philosophy you take towards your product, your tone/ voice, your company’s story or history and your actions. It’s all about identifying what your brand is promising, how you communicate that promise to the market, how you deliver on the promise and how your promise grows over time. Here’s a bit more on these four steps:

1. Take a stand What is your company passionate about? This passion lies at the heart of your brand. Here at BigDoor, we believe in reciprocal loyalty, which is the belief that companies should be as loyal to customers as they hope customers are loyal to them. Because we’re so passionate about reciprocal loyalty, we put it at the heart of what drives our brand. It’s a promise we are making to the market: that we will help educate brands on this philosophy, but more importantly, that our products will help them do this for their customers. It’s crucial to take a stand as a company, and it’s a promise or differentiator that is the foundation for everything you do with your brand. Your team, your products and your assets should all magnetically tie back to this promise. 2. Shout your promise from the rooftops Once you know what your brand’s promise is, shout it from the rooftops! Take your resources, budget and channels, and leverage them for brand story sharing. A great example of spreading a company philosophy and mission is HubSpot’s Culture Code deck. Company culture videos, like the one from Epipheo, spread a message to the masses in a meaningful way. Communicating your promise in a beautiful,

effective way is what enables you to begin to build your tribe of brand advocates. Delight them by providing them with content that is shareable and effectively relays your brand’s promise. 3. Don’t just talk; do After you’ve promised people something, it’s important to deliver on that promise. Your brand is very much dependent on following through. You must make sure that brand promise is consistently delivered so it’s believed. Brand advocates need to know they are sharing a brand that they can trust, and delivery is where that trust is solidified. No great logo or byline can outweigh the importance of doing what your company promised it would do for its users. 4. Revisit and evolve A great brand evolves with the company. While that foundational core promise will always be there in some iteration, great brands can grow as their markets shift. Revisiting how you are promising something to a market and tweaking as needed is vital. For the brand to last decades, it must resonate with new audiences yet always come back to that “moment of passion” that resonates with the brand’s promise. It’s a fine balance, but when executed well is nearly impossible to disrupt when it comes to building brand loyalty.

While the tangible executions of this brand may change as the market does or the years pass, your “real brand” is rooted in the promise you make and continue to deliver on over time. Think of your brand as an intangible selling point that exists in people’s hearts. A great gut check to do to test this is asking yourself, “Does my brand hold water if I don’t show the logo, say the byline, or visit the website/ store?” If I said to someone, “What is BigDoor to you?”, whatever they come back with tells me if we’ve done our job right. That’s when you know you have a brand that can stand on its own. ■ In conclusion To stand out, our brands need to truly impress. We can’t just be flashy or have a memorable logo; we need to stand for something that drives people to support us. The more successful your brand, the easier it will be to build loyalty around that brand. A successful brand takes a great deal of intention when building, and hopefully this post pointed out some places for you to start when kicking off brand conversations.

Howick Village runs smooth operation

LTHOUGH Howick has become a destination for its quaint cafes, independent and locally owned stores and lively events, a lot has been done behind the scenes for it to arrive where it is today. Thanks to the foresight of the Howick Village Business Association (HVBA) founders, the iconic village continues to be a star attraction in East Auckland amongst locals and visitors alike. Established in the late ‘40s by a group of like-minded businessmen with strong connections in the community through business circles, schools and clubs, the HVBA still builds on the values that first started the organisation. In 2006 it became an Incorporated Society and adopted the Auckland Council Business Improvement District (BID) format which is funded by a targeted rate paid by business owners in the village precinct. These funds have not only enabled the HVBA to fund events and promotions enjoyed by all, it continues to retain the area’s historic charm and continued popularity, setting itself apart from other retail hubs. In recent years the HVBA has introduced a host of activities to spice up villagers’ lives including Kiwiana Day, Town & Country Day, the insanely popular Midnight

Madness and Christmas Light Display, as well as regular broadcastings from Howick Village Radio. It also holds annual awards, recognising the achievements of individual businesses and driving motivation for all to perform well. Organising other Howick-centric events, initiatives and competitions are a focus too, with the recent Howick Village Volvo Long Lunch a winner.

Not forgetting previous fashionoriented events that set the tone for a stylish atmosphere and created a buzz around Howick. Despite the initial apprehension of some businesses the introduction of the successful Howick Village Market on Saturdays has become the must-visit attraction of the area which benefits everyone with a unique range of gourmet creations and craft.

It seems whether it’s fashion, lifestyle, food, art, or fun, the HVBA knows how to pull in a crowd and keep them entertained. to support its members but also to support the community and its affiliates. As a result, close collaboration is important with many community groups as well as the Howick Local Board and Auckland Council. HAT do you think is the invention that has had the most influence on mankind? A safe bet would be the wheel – and fire would be a contender assuming that you think it counts as an invention! History provides a vast number of possibilities for the title of ‘most influential’. My personal favourite has always been the printing press that brought the written word to a wide range of people instead of just priests. But then there is electricity, canned food, refrigeration and aeroplanes. Trying to decide is a good conversation starter, and if you have a firm opinion, it is also a good argument starter! People agree that these changed our lives, even if they can’t agree which one was the most influential. A feature of the modern world is the way in which brands can also influence our lives. Often they influence the way we live through technology. Many influential brands can be seen as innovative and trendsetters. These factors are most easily linked to technological brands - brands that connect us, empower us and impact on our lives on many levels. Their influence is easy to recognise, but that doesn’t mean that they are the only ones that can influence us. However, the influence of a brand isn’t always simple to define. Influential brands impact or change the way we shop, think or behave. There are brands that inspire, inform and motivate. How they do this hits at the heart of understanding what makes brands tick. The question is, which brands are most influential in New Zealand? At the end of 2014, Ipsos New Zealand joined 20 other countries around the world and conducted a study that explored how influential 100 international and local brands are. Five key dimensions that define and drive brand influence were identified. Brands that are seen to be doing one or more of these successfully are more likely to be seen as influential. In order of importance these dimensions are: Leading edge: Brands that are innovative and appear to be ahead of their time create influence by shaping consumer behaviour and by creating benchmarks against which other brands are measured. The ability to maintain a leading edge position turns a brand into a virtual light bulb to early adopter moths. Engagement: When consumers feel they want to get to know a brand better, to get closer to it and talk to others about it, that brand has created a level of engagement that allows it to influence what people say and do. The effect then grows, as a higher level of engagement inspires consumers to look for more ways to interact with the brand and

share their experiences with their networks. Trust: Brands that consistently deliver an on-brand experience in everything they say and do build high levels of trust. Trusted brands are dependable. Consumers are more loyal towards trusted brands and are inspired to recommend them to others. A solid trusted position leaves a brand well placed to become influential.

Corporate citizenship: Influential brands are brands that care. They support their communities and are environmentally and socially responsible. The traits and characteristics the brand exhibits resonate with consumers, and as a result they can inspire and influence. Presence: Influential brands have presence. People need to know about a brand and what it stands for in order for it to influence them. Brands often achieve a high level of presence through planned communication campaigns and public relations activities. They are generally well-established brands that are seen and used everywhere.

The results of Ipsos’ study in New Zealand are fascinating. Technology and internet heavyweights dominate the top rankings of our most influential brands, with Google taking out the number one spot, consistent with the placing in Australia. However, five home-grown Kiwi brands make it into the top ten. We will be releasing more details about New Zealand’s most influential brands and how we create our Influence Index in the coming weeks. In the meantime you have a new conversation starter – which Kiwi brand do you think is the most influential? http://blog.marketing.org.nz/2015/05/11/what-makes-abrand-influential/

How to build a strong brand Tummy Trouble? W

A brand exists in the mind of the consumer A brand is being represented tangibly by branding, which allows the customer to easily identify a product. Successful branding focuses on the company brand values which should be obvious from the promotional materials. Brands are powerful influencing tools But only once they have been established – and it can take time to build up the necessary trust. When a customer has made up their mind it’s often very hard to persuade them to think differently.

JH10175

■ Can ensure a lasting customer relationship

due to trust ■ It aids recognition in a cluttered marketplace ■ Allows differentiation between very similar products ■ Can attract merchandising contracts ■ Leads to the perception of quality

There are two core elements to a strong brand: emotional value and practical value. Get these two right and your brand will quickly grow. However, a brand can be damaged much quicker than it can grow. Five things that will quickly damage your brand include: ■ Untrustworthy behaviour ■ Concern about public safety or health ■ Poor customer service (at any level) ■ Obvious company financial difficulty ■ Poor quality products If you still doubt the power of a successful brand, consider Evian mineral water. All bottled mineral waters are essentially the same product. However the strength of the Evian brand in the UK means they can charge significantly more. This ability to charge more due to a strong brand is known as brand equity and is a valuable contributing factor towards the value of any business. http://marketing-made-simple.com/articles/ brand-building.htm

Brand values USPs are why customers are currently buying your products and form the basis of your company ‘brand values’. It’s important to ensure that your customer experience reflects these values in every aspect. This means tailoring every element of the marketing mix to project your brand values. Building a respected brand can take a lot of hard work and you’ll need the commitment from your employees and stakeholders.

HEN designing a brand strategy, this is the first question you should ask: What is your unique selling proposition? Consider all aspects of the marketing mix and examine what makes your business unique and attractive to the consumer. If these factors lead to a competitive advantage then you have determined your Unique Selling Points, or USPs. These USPs are major contributory factor to what makes your business successful, so should form the central theme to your brand strategy.

DREAM: Anyone can learn to earn a living and make money building someone else’s dream. Photo/APG Consulting

Conquer that fear - live your passion

F

EAR is a funny four letter word. It is designed to protect us from real danger in our lives but at the same time paralyses us from achieving our dreams. I believe passion is the sword of love that pierces through the wall of fears that hold us back. Why? When people are living from passion they tend to be fulfilled, happy, healthy and love everyone around them. There isn’t much room to get sick, be angry or unhappy when you do something you love. What if you could do what you love and make a living around that passion? Anyone can learn to earn a living and make money building someone else’s dream. But if you are looking to earn an income around your own dreams, keep reading below. The most passionate entrepreneurs are driven by more than just money, they’re driven by living a fulfilled life.

1. Research your market Knowing what the competition knows, won’t cut it. Get deep. Dive in to your market and study like an expert. 2. Set a tangible financial goal Set new goals every six months and always stretch your initial mark. Work backwards

and figure out what you need to do each day, to get to where you want to be. 3. Create a shareable site It’s great to reference some the leaders in your space, but when you are developing your own brand, it’s important to create unique content on a single hub. A site that your readers and viewers can reference back to, for more of your incredible content. 4. Build a list This is one of the most important tools in building a business. As you develop your shareable site, begin building a list of emails of the people that visit your site and continue to provide them with value. This will translate into buyers for the future launch of your product or service. 5. Launch a product or service you can sell If you have a financial goal that you’ve set out for the next six months, then you have to sell something. Figure out the biggest challenges your audience is facing and build something that solves their problem. http://marketing-made-simple.com/articles/brandbuilding.htm

Howick Historical Village Travel back in time for a day, and explore an 1850’s pioneer village. Wander around our thirty buildings, set in seven acres of gardens. Families may find it hard to tear children away from the toy museum! Here you will find old fashioned toys of the Victorian era to try your skills and patience.

The Village is a living museum, where costumed staff tell the story of 19th Century Fencible settlers. These immigrants travelled halfway round the world to defend early Auckland, and build new lives for their families.

We open daily, but on the third Sunday of each month (except December), Live Days with a special theme are held. On Live Days, the Village is filled with activity as costumed villagers are busy about their daily tasks.

ON THE MENU World-famous scones and muffins Fish pie, macaroni cheese, pancakes Great coffee

For all visitors, there is the opportunity to stroll around the cottages at leisure, or sit in the sun and enjoy the peace and quiet of the grounds. Costumed staff will be on hand to answer any questions.

The parade has become its own brand H

OWICK Santa Parade began many years ago as a small event in Howick originally held on the late night a couple of weeks before Christmas. Now it is one of the largest events on the local calendar. The Howick Santa Parade has become a brand that is a hugely supported local event with so many local schools, clubs, churches, businesses and many volunteers

participating to make this event special. Not only is this a great local parade, it is also one of the biggest in the country. The parade has up to 60 floats; some on the back of a truck, some walking, marching or dancing along Picton Street, which is lined with more than 40,000 people waiting anxiously for the man in the red suit to arrive. The Santa float is always lead in by a police car with flashing lights.

All this does not happen by chance, and for the past nine years has been organised by the same one person. With the financial support of both the Howick Local Board and Times Newspapers, the Parade is certainly an event with a name you can trust.

OR the past 43 years, the brand Times has been in the local area, establishing a name that can be trusted. Times Newspapers has been publishing local newspapers, bringing balanced news to the community. The philosophy that was put in place back in 1972 is still in place today. During the 43 years since our inception, we have had many changes in technology and, of course, our community has grown hugely but our commitment stays true. We have been privileged to record the activities and achievements of our residents and, in doing so, the paper has become part of the history in this special area of east Auckland. Our name is synonymous with our local community and we work hard at that. We are involved in many of the local events and support local clubs. As publishers of this newspaper, we have seen wonderful achievements by many dedicated people with an absolute

HEN people love what they do, it really shows. And the vibrant, friendly team at Sanctuary Dental in Botany South are all smiles after nine fabulous years of serving the dental needs of the district and beyond. Established by dentistry doyenne Yvonne Vannoort in 2006 who has gained a loyal following from previous stints in Panmure and Whitford, the dental practice emanates a calm yet cheerful atmosphere that puts visitors instantly at ease. Over the years, Sanctuary Dental has always maintained a family-friendly setting benefiting both clients and team members. In fact, recent addition to the Sanctuary team, Dr Ali Murtuza says he has worked with many dental practices but none hold a candle to his current workplace. “There is truly no place like Sanctuary Dental. The

team is awesome and ethos is different – it feels like home.” And it’s the same on the receiving end. There are no shortage of glowing reviews and testimonials, Sanctuary succeeds their clients expectations by ticking all the boxes that people want from their local dentist. “Trust is really important to us,” says Yvonne. “People trust that they’re in safe hands, that they’ll be well looked after, comfortably and professionally, and that the fee will be fair. “We strive to deliver these expectations. If we don’t, we want to hear about it so we can do better.” Overcoming the financial and emotional barriers to people seeking treatment is critical to the Sanctuary team. This is why they prioritise the $60 check that includes necessary X-rays. They use sleep dentistry for those who are anxious and take

the time to listen to what you need so that they can develop your trust. They use great technology too. Young people (Year 9 to 18 years) receive FREE dental care. Sanctuary is a mercuryamalgam free practice and Yvonne has a special interest in the concept of natural health and how this relates to dentistry. She also removes mercury amalgam fillings with safe protocols and works extensively with naturopaths and integrated health practitioners. Sanctuary is a wonderful retreat, an escape and haven for those who have previously dreaded the dentist. This professional provider has every detail covered – just ask one of its patients! Cost of entry comparisons A cost of entry comparison simply sets a lower limit on the value of a business on the basis of what it would cost the buyer to start a comparative business from scratch and get it to the same point. It’s widely used as a valuation method because it takes account of both tangible and intangible assets. So if you estimate the buyer would probably have to spend $200,000 to

HE fundamental truth is that your business is only worth as much as people are willing to pay for it. One person may have a better understanding of the risks involved, while another may simply fall in love with the place. That’s not to say there’s no value in valuations. Knowing what your business is worth will give you the confidence to ask for a realistic and fair price for your business. Asset valuations Businesses are often divided into three parts when they’re valued – tangible assets (such as premises, machinery and vehicles), stock (such as materials and supplies) and intangible assets (such as exclusive contracts and patents or goodwill). Your intangible assets are the elements of your business you’ve developed over the years that have increased the business’s potential for success, such as a great wordof-mouth reputation with the target market or a sought-after brand. However, sometimes a business is all about its tangible assets. In this situation, the business as a whole can simply be valued for its assets minus debt. This figure is known as the asset valuation. Alternatively, the assets can just be bought on their own, in which case they are valued on whether they could together enable another business to go into operation. If the answer to that question is yes, the asset value should be much higher than if they were sold individually as salvaged items from a business that has closed down.

get set up and then pay $15,000 in overheads each month for two years before they get the business to the stage your one is at, then you can say your business is at least worth $560,000 to them. Of course, the buyer will probably present their own cost of entry comparison using the cheapest possible options, in which case you have to find a realistic middle ground.

Price–Earnings ratio valuations The price–earnings ratio or P/E ratio multiplies a business’s net profit to arrive at a value that focuses solely on its potential for future earnings. One industry’s P/E ratio could be quite low – reflecting a lower potential for earnings – while another’s could be quite high. Some large internet-based businesses, for example, have been known to sell at 10 to 15+ multiples of their last annual pretax profit. P/E ratio examples for publicly floated companies can be found in the financial section of newspapers, but to find an accurate P/E ratio for your business and industry, you need to consult relevant business groups such as your industry association. When valuing a business, you should always consult a professional and seek the advice of your accountant or lawyer.

Nine ways to a stronger company

W

HAT makes a company or its leaders weak or strong? Is it possible to become stronger by changing attitudes and behaviour? Here’s how I think it works out in the real world. 1. Change Strong companies have an appetite for prudent risk. Change programmes are actively sanctioned and led by senior management, who nevertheless encourage staff to participate and lead. On the other hand, weak companies dread change and implement it poorly. 2. Growth Weak companies are focused on cutting costs, but often this is a way to make the old failing ideas look more financially viable – but the ideas remain the same. Strong companies are focused on growth, not merely as a ‘strategy’ or concept, but with an emphasis on delivery. Cost-cutting is a by-product of greater efficiency. 3. Innovation Strong companies usually invest in and plan innovation, are fully energised on the subject and have management teams who are tolerant towards occasional failures. In weak companies, innovation is dangerous. The management philosophy is ‘command and control’, and bright workers soon learn to keep quiet or move on. 4. Staff When staff are encouraged to use their initiative, and are valued and celebrated, they are working in a strong organisation. In weak organisations, managers learn that it’s dangerous to surround yourself with good

people because working relationships and management structures are ‘political’. 5. Outside expertise Strong companies welcome outside expertise. They plan interventions well, bringing in the advice or skills they need on a very temporary basis. They make sure they get the most out of contractors and consultants by giving them access to the right people and all of the relevant information and facilities. 6. Alliances The counterparty is expected to quickly resolve issues that have bedevilled the weak company for years. Strong companies approach alliances from a ‘win-win’ perspective. The relationship is open and mature, with each party recognising the valid right of the other to profit from the alliance. 7. Society/Community Strong companies guard their reputations and seek to improve them. Some are genuinely enthusiastic and active in corporate social responsibility. In weak organisations, CSR is seen as irrelevant or even unwelcome. 8. Vision and Strategy The vision for the organisation is wellarticulated and part of the culture of a strong company. Strategy guides the organisation and is instrumental in decision making. In a weak company, if there is a vision, I’ve often found that it’s derided, even by those who created it. Strategy is nominal and disregarded completely when opportunities arise – often with detrimental consequences. 9. Leadership and action Leaders are able to motivate themselves and others to take action in every area – from changing working practices, services and even markets, to developing vision and strategies. Setting the example of taking positive action is the role of leadership and it applies to all of us on a greater or lesser scale…as CEOs or workers, as private individuals, social activists and citizens. www.verax-consulting.com/strong-company-weakcompany/

WENTY two years can age a person, but Actuelle Beauty Therapy in Highland Park has managed to maintain a youthful appearance thanks to a savvy team. Established by Sunnyhills resident beauty therapist Kamilla Andersson in 1993, Actuelle has gone from strength to strength. Clients are greeted by a calm, professional atmosphere when they walk through the door of the gabled studio in Highland Park Centre. Importantly, Kamilla and her team, who have shared experience of more than 70 years, are leaders in the industry. Kamilla herself has more than 25 years’ experience and is the national trainer for Guinot and Synergie, both globally renowned professional skincare brands, travelling around the country educating fellow experts. In between her numerous roles, this astute businesswoman has found time to manage children’s sports teams (rugby and netball) and run full and half marathons in Auckland and New York (2007). Adopting the same disciplined approach, she has carefully handpicked a team of internationally qualified beauty therapists.

Actuelle is a member of the New Zealand Association of Registered Beauty Therapists and is constantly upskilling to maintain the highest standards. “We know how difficult it can be to choose the right beauty therapist when so many things can go wrong – adverse reactions to a product, substandard equipment and what products to use,” says Kamilla. “As a result having someone you can trust who can match your needs with results is paramount. And that’s where we come in – we’re the skin and beauty specialists.” Kamilla and the team totally embody and stand by

that statement. As well as being trained in individual therapies, they have studied a host of relevant areas including anatomy, physiology and cosmetic chemistry backing up practice with actual theory and science. While confusing to a layman, Actuelle has a very simple philosophy which is “mixing the best of science with the best of nature” – “clean science”, in other words. It works in much the same way as clean eating, which has received plenty of media attention in recent years, says Kamilla. “It needs to be so good for your skin you could actually eat it!” she says. But at the same time, people need to be mindful that there’s no one-off “quick fix”. “It’s an investment and that’s why we encourage our clients to maintain a regular beauty regime.” And with fabulous specials and offers for the final month of winter, now is the time to peel away the layers and reveal fabulous new skin! At the heart of the community

EING a major public location in the local community carries responsibilities and Highland Park Shopping Centre takes them seriously. Making available office space and resources for important public service groups and organisations is now a priority at the centre seeing as now a permanent office for Centre Management has been built. “It’s all about playing our part and being involved in the community. “We are here to contribute,” says centre manager Bruce Waller. There is now a Justice of the Peace (JP) service available from the centre’s management office on Wednesdays from 10-11am, which is already being heavily utilised by the com-

munity. There are plans to extend that to another session during weekends should the need be there. The office is also available for small group meetings to the Highland Park community police constable, Howick Pakuranga Community Patrol and also a contact for things like Grey Power/Electricity information. It can also be used by other interested not-forprofit groups, says Mr Waller, all they have to do is ask. Operating from centre HQ, the Howick Pakuranga Community Patrol has been operating in the local area for more than 20 years and is a highly valued organisation. It’s made up of local resident volunteers who work alongside the police in making the area safe and secure.

The volunteers act as the eyes and ears of the community by patrolling the streets and public places, reporting any suspicious criminal activity to the police. Countdown kids hospital appeal is another project that the centre embraces as this year is set down over two days in September. Another relationship that Highland Park Shopping Centre is developing and values is with the Highland Park Library, well-known for its busy schedule of activity sessions for people of all ages. We would like to marry up with the library on activity says Mr Waller as we see the close proximity to the centre as well as Highland Park Medical as providing that convenience that the centre builds on.

IGHLAND Park Shopping Centre plays an important role in the local community, serving as a convenience destination to shop and a place where people can meet, eat and socialise, with its superb choice of restaurants, cafes, takeaways and retail, all of course in close proximity to Highland Park Medical and The Library. Its convenient location is easy to find and access for customers travelling in private vehicles or on public transport. The builders are on their way – and they’ll be swift – in delivering two brand new premises, a modern café fronting Highland Park Drive & the new under cover Farmers/ Craft Market and a purpose-built office for Mike Pero Real Estate which has outgrown its current location.

“On top of that – literally – will see five new offices built spanning the walkway with all of the five office spaces being leased already,” says Highland Park Shopping Centre manager, Bruce Waller. The expansion and enhancement project is a continuation of the work and refurbishments the centre owners have been investing in consistently over the past seven years.

We’re determined and committed to listening to our loyal customers and delivering them what they want, and a few new pleasant surprises of our own.” Already underway Mr Waller says are the brand new public toilets which are located next to the Organic Store and behind Hiroba Sushi scheduled to open August/September. he Fred’s idea started in South Africa where owners of Longhorn Restaurant, Steers Restaurant and Blockbusters Video shop started making South African foods like biltong, baking and fresh meats for over 13 years. Fred’s family wanted change and decided to immigrate to New Zealand. Fred and Nellie Peens headed to New Zealand in April 2001 to see if New Zealand was a good place to live and start a business. New Zealand blew Fred and Nellie away so the family sold everything and drew up a business plan all while manufacturing equipment for the business at Fred’s engineering works. Fred’s Fine Foods was

approached in 2012 by Highland Park management in Howick to open a Fred’s branch in Highland Park. The shop opened in October 2012 and is proudly managed by Izak Nel. Years of experience in producing quality South African style food gives our products that unique taste, these include melt-in-your-mouth melktert, biltong to die for and Fred’s legendary droëwors dried to absolute perfection, available from our stores in Albany and Highland Park Shopping Centre or online direct to you throughout New Zealand. In addition, we make succulent skilpadjies, tasty Russian sausages and South African style Viennas to tempt your taste buds.

A market for all seasons

ARKETS are all the rage, a modern-day Kiwi phenomenon. They’ve popped up all across Auckland over the past decade, offering clever small businesses, cottage industries and speciality product-makers new venues to parade and sell their wares. Highland Park Shopping Centre believes strongly in this pop up retail concept, as part of its strategy and to provide people with even more reasons why they should visit. As part of the current refurbishment programme at the centre in Auckland, and as it shapes itself for an

even more diverse future, it has plans for a farmers and craft market – the first totally undercover for all seasons. It also has the potential for being open every day, which is an enticing proposition for marketers who are often reliant on good weather and weekend trade at shopping centres. Strictly controlled products being able to be sold at the markets will include crafts, farm-produced/ grown goods, art, confectionery, seedlings, plants, specialist bakery items, delicatessen/cheeses and other items that are approved by the manager.

The month of December is the targeted opening date for the markets. Buskers will also be encouraged along with other entertainment from time to time. We are currently seeking expressions of interest, Centre Manager Bruce Waller says, for someone to take on the market place as their own business. This will be a person with excellent communication and organisational skills he says. For more information, email highlandcentre@ xtra.co.nz or phone Bruce on 535 8275.

Driving a new experience in South Auckland

A

TOUCH of European glamour has arrived in the south-eastern district bringing a new era of excellence in vehicle workmanship and services. The wheels are turning for new French and Japanese vehicle dealership Southern Autos Manukau in Great South Road as it launches next month with a new, purposebuilt showroom and extended service centre. The first of its kind in southeast Auckland, Southern Autos Manukau brings flagship brands Peugeot, Citroen and Isuzu to the local market, introducing avant-garde engineering and pragmatic performance as well as a revitalised customer experience. As a part of The Colonial Motor Company, who are investing in a $1.5 million showroom as well as increasing the workshop bays from four to seven, Southern Autos Manukau is here to stay and is keen to build a strong presence. Dealer principal Andrew Craw says it’s a key move for the global brands in a key location. “We’re bringing something very special to the district as we’re Manukau’s only European car dealership.” Channelling ultimate French chic, the showroom is divided into three zones for each brand and Citroen has a unique focus setting itself apart with its luxury line, DS. “As New Zealand’s first DS lounge, the emphasis is on Citroen’s premium product,” says Andrew. “Known for its refined style and elegance the DS celebrates the engineering feats of Citroen’s founder who introduced many world firsts including swivelling headlights and the hydropneumatic suspension system.” And it’s about aesthetics too. With its all-leather interior, the Divine DS embodies French prestige and haute couture by incorporating world class materials such as Swarovski crystals and using world famous Lesage embroidery, resulting in a true work of art. One of the oldest brands in the world, Peugeot has a world famous heritage and has recently revamped its look with the introduction of new innovation and award-winning designs which range from compact city slickers to high-performing SUVs. City dwellers will be enamoured with Peugeot’s versatile range of

scooters from powerful threewheelers to svelte and chic urban mopeds as well as models combining both style and performance. Complementing French finesse, Japanese heavyweight Isuzu has long been known for its brawn and its models have been the mainstay of rural lifestyles and on the farm. “It’s been recognised as the world’s leading diesel engine manufacturer, and is robust, tough and highly versatile,” says Andrew. Supported by the well-established service centre previously known as Prestige Tyres and Automotive Centre, Southern Autos Manukau delivers a top notch customer experience that has retained corporate clients such as Manukau Institute of Technology and Northpower. Focusing on a quick turnaround, the workshop has transformed the vehicle servicing process. “Gone are the days of waiting for parts that have been mistakenly perceived to be expensive. “Customers should no longer have the mentality that parts are coming from a slow boat across France, which are instead kept at a Mt Wellington warehouse and are competitively priced,” says Andrew. “We could receive parts the next day or that very same afternoon!”

Furthermore, with the offering of a three-year service plan on all new Peugeot and Citroen products, customers don’t have the worry of maintenance costs each time they visit. “We want to educate our customers, build awareness and confidence in our brands and introduce

a nice, easy, no hassles approach to vehicle aftercare and maintenance.” As a result Southern Autos provides immaculately tidy courtesy cars, a pick up and drop off service, and a dedicated valet service. Adorned with iconic French imagery and visuals of the out-

doors, the showroom can ensure everyone can browse in comfort and style. Southern Autos Manukau, Cnr Bakerfield Place and Great South Road, Manukau. Phone 263-6840. www.southernautos.co.nz KC10972A

Boasting extensive insider knowledge on most types of tyres on the market, the team is pro-active in ensuring drivers stay safe on the road. “We’re completely honest and upfront about how long tyres last, which tyres are suitable and whether people actually need tyres,” says Mike. “In this day and age we cannot adopt a ‘onesize-fits-all’ approach and when it comes to tyres it’s essential that people have the right tyres to suit the wide range of vehicles and the conditions out on today’s roads.”

The Acacia Cove lifestyle We all hope our retirement years will be spent within a beautiful, safe community with plenty of activities to entertain us. For the lucky residents of Acacia Cove Village, they have all that and much more. Acacia Cove Village in Wattle Downs, Manukau, offers residents the ultimate retirement lifestyle within close proximity to a wide range of services. Village living has never been better than it is at Acacia Cove, with a planned environment that combines beautiful, spacious accommodation with security and independence. The village offers all the benefits of traditional retirement village lifestyle, including less home and garden maintenance, additional security, access to a great range of facilities and neighbours of a similar age. Acacia Cove Village was built 17 years ago and is flanked to the east by the Wattle Downs Golf and Country Club, and to the west by an estuary teeming with aquatic wildlife. Village manager Bruce Cullington says the village is independently owned and operated, with low-density housing on 25 acres. Acacia Cove contains 223 homes, with a total of 312 people living in the village. Residents range in age from 58 to 98, with the average age at entry being 72. The village offers residents a choice of 27 activities each week. Its focal point is the ‘Lodge’ community centre, which is positioned to maximise the tranquil outlook and spectacular sunsets. Residents feel part of

the community and are welcome to invite friends to enjoy the centre. The bowling green, indoor pool and activities room all face the sun and the estuary for a beautiful outlook. And for those relaxed afternoons in the sun, the lounge and restaurant provide the perfect place to sit in the company of friends and neighbours. Within the community centre there is also a gas fire, billiard table, gym, spa bath, hairdressing salon, nurse’s station, library and computers. A beautifully appointed meeting room forms the focal point for all activities, from the walking group to the garden club, and provides a place to gather before and after going over the road to the golf course. Residents enjoy walking around the village’s green areas, enjoying safety from busy traffic and being among friends. “The village is on a peninsula, so it has a real country feel,“ Bruce says. “People who live here wish they’d moved here earlier. They have immense pride in showing their friends around.”

Beautiful Acacia Cove accommodation Acacia Cove Village contains 213 villas and 10 selfcontained apartments that offer independence, as well as the benefits of a vibrant and active community. All homes have been architecturally designed with professional interior and exterior decoration. Each single storey villa enjoys the privacy of its own courtyard area, while most have internal garaging with automatic opening doors. They provide spacious living areas and come with either one, two or three bedrooms. Apartments have either paved courtyards or spacious decks and have two or three bedrooms. All homes are warm, light and spacious, and feature all the comforts

Phone: (09) 268 8522

of modern living. The gardens are fully maintained, with owners welcome to add their own personal touches to make their house a home. Bruce says dwellings within Acacia Cove Village receive a lot of inquiries and tend to sell quickly when they come on the market. To ensure a high level of security is maintained at all times, security officers patrol the village at night, making it an ideal place to live for people who love to travel or visit relatives regularly. Bruce says while there are currently no villas or apartments available, he welcomes inquiries from people interested in living within the village in the future.

New care facility Acacia Cove Village residents will soon have the security of having a new residential care facility right over the road. Bupa New Zealand Limited is building a care facility for the elderly opposite Acacia Cove, with village residents having priority on places within the resthome. Bupa is an international healthcare group and is New Zealand’s leading residential care provider. The company offers more than 57 care homes throughout the country. Bruce says the resthome is currently under construction and is due to open in November. It will offer Acacia Cove residents access to quality resthome care close by their village home.

UCKLAND Council is working with the food businesses at Highland Park Shopping Centre to guide them in how to use the new Food Control plans as a tool to use in monitoring how to cook and store food, and check general hygiene matters on a regular basis as per the New Food Act which comes into law in March 2016. All cafés, bars, takeaways and restaurants will have to undertake the course to enable them to achieve the highest of ratings. Centre Manager Bruce Waller approached Auckland Council to run the course at the shopping centre itself to the collective of tenants as achieving the highest grading in today’s market is essential. All nationalities attended the course with interpreters to ensure that all aspects of the information was understood. Ongoing assistance and monitoring sessions by Auckland’s Environmental Health is welcomed by both the operators and Highland Park Centre Management says Mr Waller and Environmental Health staff have been great. Mr Waller says that customers can expect the implementation of all of the new Food Control Plans for the foodies at Highland Park Shopping Centre to come into play over the next couple of months.

Eric Koh has impressed us yet again with his candid advice and sound knowledge. He is also refreshingly able to take on board what we provide to him. He really did have to go the extra mile on our recent sale, it was great to be able to have someone we could trust to get things done, even things that were not in their job description. We recommend Eric whenever someone asks us about an agent in Auckland, and will continue to use him and recommend him. 5 stars. Ian & Katrina Christensen (Vendors of 70 Nelson Street)

John and I have had association with Eric since first meeting him at an open home in 1999. Eric is an extremely committed person, he is without doubt a person who takes pride in his appearance and also his work. Our association with Eric has been very positive, and I would have no hesitation in recommending him to any prospective client. Eric never hesitates to go the extra mile should it be needed and I can say without doubt he is completely trustworthy and has great integrity. Eric Koh is a credit to his profession and the company he represents. Thank you Eric for always understanding how stressful the situation is when selling your home, your kindness is always appreciated. Judith & John Dinneen (Vendors of 9 Canonbie Place)

Eric has a wealth of knowledge when it comes to real estate. Eric puts you at ease with the process and welcomes questions at all stages of negotiation. HILE they may be known more recently for record-breaking sales, Anne-Marie and Victoria Koszegi are also interested in the bigger picture. The mother-and-daughter team of real estate company Barfoot & Thompson (Howick) is still riding the waves of success since selling a magnificent luxury home in Pakuranga for more than $6 million. The French chateau-style Manor has gone to a good home, with the team meeting expectations for the vendor who Anne-Marie has known for a long time. And just earlier in the year they sold the Royal Danish Consulate General property on Bleakhouse Road for $2.8m. But people do not need to be scared off by those higher figures, says Anne-Marie. “For every property out there we believe there is the perfect buyer just waiting to be alerted to the opportunity.” And that’s where the Koszegis’ roles come to play. The top-ranking duo is known for their polished

marketing campaigns, seeing them reach a very specific audience and resulting in a suitable match. Abiding by a code of discretion, loyalty and honesty, the motivated pair maintains professionalism, cautious never to come across as pushy. “We work together as a team so our clients have the best of both worlds which is invaluable,” says AnneMarie. “I bring more than a decade of experience whilst Victoria keeps up with the play when it comes to technology and out-of-the-box creativity.” More importantly, AnneMarie and Victoria believe people should never hesitate

to buy or sell, especially in this competitive market. “There are plenty of buyers out there waiting for properties of all prices to come onto the market. No matter what the goal, outcome or desire, we can help make our clients’ real estate dreams come true.” Well-established in the local area and having successfully sold properties across Auckland, both Anne-Marie and Victoria are names synonymous with excellence in the industry and have sparked referrals from friends and family. So, whether you’re considering buying or selling a sprawling mansion, a grand old dame, a low-maintenance family home, or a modest investment in East Auckland, Anne-Marie and Victoria are the ladies to consult. Freehold retirement living with Bloom B

loom Edinburgh is a smart new retirement living development close to Pukekohe town centre. It will be built in two stages, with the first 36 one and two-bedroom apartments due for completion in December this year. Bloom Edinburgh is located at 102-104 Edinburgh Street in central Pukekohe, on the site of what was formerly the Pukekohe lawn Tennis Club. This high-quality development is surprisingly affordable, with apartments priced from $405,000. At Bloom, ownership is by way of a freehold unit title. Your apartment belongs to you, and you receive any profit on any subsequent resale. That’s a huge advantage for people over 60 looking to retire close to Auckland. While the idea of apartment living may be new for many people, residents in Bloom’s completed developments in Takapuna and Papatoetoe are loving the lifestyle, and the freedom they get from no longer having to maintain a large home. A trademark of Bloom developments is a focus on low-maintenance materials. The use of brick cladding

ABOUT BLOOM LIVING

is one example of this. other notable features include double glazing, level access to largerthan-usual showers, generous doorways and apartment walls that are well-insulated and sound-proofed. The development has landscaped communal gardens, including an orchard and shared vegetable gardens. These facilities are popular with residents, and help to develop a sense of community and fellowship amongst apartment owners. The convenient location is within easy walking distance of Pukekohe town centre, with its full range of amenities. located nearby are cafes, restaurants, shops, supermarkets, medical centres, library, movie theatre and public transport. rity offered by the new development, with resident-controlled entry to the complex and to individual apartments. This security is augmented by a requirement that residents must be aged 60+ to live in the complex. The age restriction is designed to ensure that residents share common values and life experiences. most new owners will be moving from larger homes requiring ongoing maintenance. In the new development this will be provided for and managed by

their body corporate. The choice of materials used in construction – predominantly steel, concrete and brick – has been made with a view to keeping maintenance requirements to a minimum for many years to come. Inside, the apartments are finished to a high standard, with quality interiors. They have been designed specifically to meet the needs of mature residents, and to enable them to remain in their own homes as they grow older.

BeNefITs Of BLOOM edINBUrGh • Freehold unit title with the owner reaping any gains on future sales • A private group of 36 1-&-2 bedroom apartments near the heart of Pukekohe • Located at 102 Edinburgh Street (former Pukekohe Lawn Tennis Club), walking distance to the Pukekohe centre with all its amenities • Brand new with the comfort, warmth and security you want from a real home

• Perfect for people aged 60+ living in a small community of like-minded people • Built to last of steel, concrete and brick • Each apartment will have its own garden or generous balcony and a car park • Smart design with quality interiors • Communal gardens for owners to enjoy

They also wanted residents to remain connected to their local communities. That’s why Bloom sites are located within easy walking distance of local town centres. It’s a concept that has worked superbly. Their first development was Bloom Auburn in Takapuna. It comprised 10 apartments, and was finished in 2012. The development sold out very quickly, and all the original residents are still happily living there. Their second development, Bloom St George, is located in Old Papatoetoe. It comprises 42 apartments which were completed in two stages. These have all now been sold. Interest in their latest development, Bloom Edinburgh, has been brisk, with several apartments already sold or reserved.

Meet the trusted property professionals at Harcourts Flat Bush

T

OO often property owners, buyers and sellers are categorised as numbers, but at Harcourts Flat Bush, they will always be people, friends and families. The big name real estate agency with a boutique approach is a breath of fresh air in the cut-throat Auckland housing market, which is too often the subject of negative exposure in the media. However, the close-knit team – “like a family but in a corporate environment” – prefers to focus on the positives, says sales manager Jason Mann. “We’re very aware of the hugely competitive market but we don’t let it get in the way of our high level of customer service, our personalised and localised focus, and being the best at everything we do.” Established in New Zealand for more than 126 years with 185 offices and a nearly 2000-strong sales team, Harcourts has been voted Most Trusted Real Estate Brand in New Zealand for two consecutive years (2013 and 2014) by Reader’s Digest. The Flat Bush arm has not only embraced this integrity, it also has the advantages of technological infrastructure on its side as a member of a larger network. “We have the leading edge in technology which is a big part of what we do,” says Jason. “Vendors can log in to an online portal where we provide extensive reporting for every individual property.”

In addition, agents maintain communication with vendors every step of the way, and vice versa for prospective buyers. “We offer a complete servicedriven technological platform from the very beginning. “For example when people go to an open home, they enter their details into an app which live links

to our website,” says Jason. “That way we can add real time database information to our campaigns. In this day and age people are out on the road looking for properties and we really need to be at the forefront of technology engaging with them.” Diversity is another strong point for Harcourts Flat Bush.

“We have people from all walks of life – Pacific Island, Asian, European and many more. “As a result, language and cultural barriers are easily overcome.” And with Flat Bush’s recently acquired status as one of Auckland’s million dollar suburbs, the community draws an increasingly diverse mix of people to the area’s

many amenities. “We have a fantastic spread of decile 10 schools from junior and intermediate to high school on our turf and are attracting those who value education.” The rapid development of the Ormiston township with up and coming commercial and residential projects further reflects the attractiveness of the location and portrays an ideal lifestyle for those who intend on making it their home. “Whether as an investment or first home, Flat Bush makes perfect sense,” says Jason. The proudly local team boasts detailed insider knowledge which sets them apart from others. In addition, Harcourts offers strong financial assistance through its in-house mortgage broker, Mortgage Express, which works with all banks. Above all, clients value the fivestar service they receive. “We maintain an open, friendly relationship with all clients and because people’s circumstances are constantly changing it’s absolutely critical that we adapt to their needs.” Right now, Jason’s advice is for buyers and sellers to consider buying and selling in the same market and not be led by price-based decisions which may not always be the best. For a no-obligation chat with the fabulous folks at Harcourts Flat Bush, give them a call.

ILLY Wonka may take the children’s vote, but for adults, real-life chocolate maker Whittaker’s is the name they choose to trust. Chocolate lovers around the country have rated Whittaker’s as the most trusted brand in the Reader’s Digest annual survey. Established in Christchurch in 1896, the family-owned company now based in Welling-

Winning the title for the fourth year in a row, Whittaker’s appears to have much more going for it than a sweet taste. Ever-evolving and keeping up with food trends, the confectionery giant is known for releasing new flavours that hit the mark. Consumers’ taste buds

HOSE who cut corners may get to the top quickly but those who take the long route stay at the top. After 36 years and counting, Arrow Plumbing & Gas is proof that integrity is the secret to success and continues to receive business from its very first customers. Founded by long-time local Kevin Ward, the East Tamaki plumbing and gas fitting business formerly based in Panmure and Bucklands Beach has maintained steadfast principles from day one. Evolving from a one-man band to a fleet of Arrow Plumbing & Gas vehicles on the road offering extensive services from plumbing to gasfitting and heating solutions, the company has come a long way. Together with a qualified team who uphold the same high standards, Kevin manages the day-today operations of the business together with wife, Lesley, running the office in the background. An example of this is the fact that Arrow Plumbing opts for quality shower cubicles that meet NZ standards and are guaranteed not to leak for five years instead of poor quality cheap imports that can leak within two years. tionist to field customer queries and organise job logistics, Arrow Plumbing & Gas informs and updates its customers every step of the way. “Communication is the key to quality service. We know everyone’s busy and if a job happens to be delayed for any reason, we let our clients know in advance so they can rearrange their schedules accordingly.” As demand grows for gas due to its cost and energy-efficient qualities, the team is encouraged to

upskill, embarking on courses and training to ensure their knowledge and skills remain current. With people still shivering at thoughts of the recent chilly blast, Arrow Plumbing & Gas are busy installing gas heaters as well as converting electric hot water heating and cooking methods to gas. “If houses already have access to natural gas then it’s far cheaper to run gas heating. “It’s quick and there’s no noise or draught ensuring a quieter, more pleasant environment.”

■ Natural gas is quarter and LPG is half the price of electricity ■ Whole home can be heated up from just $1.20 an hour with gas ■ **Save up to 60% with natural gas compared to electric storage cylinders **Figure supplied by Rinnai (www.rinnai.co.nz/save60)

To find out how you can benefit from gas this winter, call the heating experts or check out their website at: Arrow Plumbing & Gas Phone 265 2102. E: bookings@arrowplumbing.co.nz www.arrowplumbing.co.nz SC3454A
