Fight on over Time to bring quarry works in new blood

A
fight has broken out over a proposal by a leading civil engineering company to expand truck movements from Clevedon Quarry by up to 1300 per cent. In decisions on the Auckland Unitary Plan, the Special Purpose – Quarry Zone was expanded and recognised as a regionally significant quarry. Fulton Hogan currently operates the quarry and now proposes to expand the quarry, previously known as Warren Fowler Quarry - and increase the annual production over several years to 2 to 3 million tonnes per year, according to the Clevedon Protection Society, a community working group with 12 core members. The group that has engaged with Fulton Hogan and Auckland Council and has provided a submission on short-term overburden application is urging people to sign a petition to be presented to council. The petition, addressed to Fulton Hogan, Auckland Council, Papakura/Franklin Councillors and community board, aims to protect Clevedon from increased quarry activities. Hoping to get around 2000 signatures, the petition calls for
restrictions to truck movements which Fulton Hogan has applied for. Resident Jason De Graff, who lives across the quarry at Highridge Road, says a public meeting attended by around 450 Clevedon residents was held last Tuesday at the community hall. Mr De Graff has lived in Clevedon all his life and says he purchased a property at Highridge Road six years ago mainly because of the view. “Though the public meeting was well attended, the locals don’t realise the massive impact the expansion of the quarry will have,” he says. He believes the value of his property is going to plummet and fears that the locals “don’t have the financial clout to fight a company like Futon Hogan. “They have millions of dollars to spend on the lawyers. “We are worried that just 450 locals don’t have kind of money power to match them.” Auckland Council’s Robert Hunter, manager Projects, Practice and Resolutions, Resource Consents, has confirmed council received a resource consent application from Fulton Hogan to expand the current quarry activities at its McNicol Rd site.

ut of 163 entries from around the country, they have made it to the top 10. Local duo, Isla Macleod and Ashleigh Reid are thrilled to have made as finalists after competing with top guns in TVNZ’s web series competition, New Blood. The initiative cofounded by TVNZ and broadcast funding agency NZ On Air is to discover New Zealand’s new blood by a panel of judges who select 10 finalists. Now it is up to the public to vote for their favourite pilot episode by the end of June. The winner gets $100,000 to make the rest of the series. Former deputy head girl of Maclean College, Isla co-created Oddly Even with Ashleigh, alumni of St Kentigern College, now a successful wedding videographer. The 12-minute pilot, on the lines of Bridget Jones meets Offspring (popular Australian TV series), relates to young Kiwi boys and girls from ages 18-30. It’s a refreshing change from the glut of American and British sitcoms that hit New Zealand television screens. Isla says: “There is nothing to watch on television for people my age, apart from a few, like New Zealand TV drama, Outrageous Fortune which has

stopped running. This was a perfect opportunity to create something for young Kiwis and pursue something we love doing.” Having graduated from NZ Broadcasting School in Canterbury along with co-director Ashleigh, Isla says she is grateful that all crew members, also friends from Broadcasting School worked free. As did the cast, that comprised of graduates from top acting schools in the country. “We didn’t pay a single person and called on lots of favours and lack of sleep,” she laughs. “We shot mostly on weekends and after work since every single person works full time,” says Isla who has been working with TV production. “We are very much new blood and if we win the $100k we will
pay the cast and crew. It will be the ultimate thank you.” She says the feedback has been very encouraging. “The music is also local. They are all Kiwi emerging bands and are friends of friends,” she says. The voting is open from June 1-29 on TVNZ On Demand and the winner of the finalists is decided by public vote. “We are up against teams that have Shortland Street actors as well as Billy T award winners and writers for Jono and Ben. lection time is akin to a job interview for us,” laughs seasoned politician Ruth Dyson. “We get a bit insecure.” A Member of Parliament since 1993, including nine years as a Minister, Mrs Dyson visited east Auckland on Monday, at the invitation of Labour candidate for Botany, Tofiq Mamedov. Dropping in at the Times office for a chat, the Labour Party MP for Port Hills reflects about being at the centre of an electorate ravaged by earthquakes in 2011. “When there is an aftershock we often find ourselves guessing ‘is this a magnitude 3.8 or a 4.3 quake’? We are so used to it that now it is like a game, and who gets the closest guess,” she says. There is more light-hearted banter about a problem that commuters have to deal with on a daily basis. “Driving in the city is like adventure tourism. Unitary Plan places more importance on quarries to support the growth of the city, the environmental and community interests of Clevedon are just as fragile and important as they were when the Environment Court made its ruling. The roads to and from the quarry are simply not fit for purpose, and their use to transport up to 3,000,000 tonnes of aggregate a year from the quarry will drive all other users off the road including pedestrians, walkers, cyclists and horse riders. Residents along the primary truck route will be subject to significant increases in noise, dust, vibration and road safety issues which will result in a significant loss of amenity. This application will have a dramatic impact on a raft of outstanding community and environmental amenities including the National Te Araroa Walking Trail, the Wairoa River, various horse riding and cycle routes, the residents along McNicol and Tourist roads, Clevedon Farmers Market, Clevedon Polo and Equestrian Industry, Clevedon Village and more. The proposed quarry expansion also poses a significant environmental risk to the Wairoa River and all parts of the community which operate along its shores. Resource consent for up to 90 truck movements per hour
L
eading resources and civil engineering company Fulton Hogan has lodged a resource consent application with Auckland Council to expand operations at Clevedon Quarry. Matthew MacMahon, Fulton Hogan Auckland Regional manager, says the company is responding to increasing demand for aggregate from new regional road and rail networks as well as a large increase in residential construction activity across the Auckland region. “Clevedon Quarry, first opened in 1963, sits within a Special Purpose Quarry Zone and has been identified within the Auckland Unitary Plan as a significant regional resource of aggregate,” Mr MacMahon says. “The annual demand for aggregate from the Auckland region is forecast to increase a further 50 per cent by 2031, and Clevedon Quarry has a significant resource of high quality Greywacke rock to help meet this need for up to 30 years,” he says. By way of example, the construction of an average New Zealand house requires 250 tonnes of aggregate, while 4000 tonnes of aggregate is required to construct a single kilometre of state highway. As more quarries close around Auckland and demand keeps increasing, more aggregate would otherwise need to come from the Waikato and Northland with additional costs and vehicle emissions. generated by Clevedon Quarry will depend on how demand ramps up over time, and truck movements can fluctuate greatly from day to day (and even during a day) depending upon what projects are currently being supplied. However, the number is expected to rise steadily over the next 5-10 years, and Fulton Hogan is applying for resource consent for up to 90 truck movements per hour at peak times. The main transport route to Auckland will be via McNichol and Tourist roads. Fulton Hogan has requested that Auckland Council publicly notify the resource consent application, and this is likely to occur in July or August this year. This will enable
the public and businesses to make submissions on the consent application. An earlier resource consent application by Fulton Hogan for a two year project to remove ‘overburden’ from the quarry site to create a larger extraction face to support future expansion will not result in more truck movements than the current resource consent. Fulton Hogan said it has been consulting and communicating with Clevedon residents and has engaged with the Clevedon Quarry Community Working Group. The company has also had meetings with a range of different groups to discuss the resource consent including the Franklin Community Board and local MPs, Ngai Tai Ki Tamaki, Ardmore School and the Ministry of Education. “We wish to operate Clevedon Quarry in a safe and responsible manner to meet the growing aggregate needs of the Auckland region, and we look forward to continued dialogue with the Clevedon community to address any issues as we work through the resource consent process,” Mr McMahon says. The meeting is being held to hear from locals about law & order issues, and to share some of the work that is underway. I am being joined by the Law & Order Committee chairman from Parliament, Kanwaljt Bakshi, and our local East Counties Manukau Area Commander, Inspector Wendy Spiller, as presenters. The Government has been focused on achieving results, with new initiatives, new technology, and more resources for Police. There have been some positive results and the Government’s Better Public Services targets have shown that total crime is down by 14 per cent and the number of reoffenders reducing by 26 per cent since 2011. It’s also positive to see that youth crime is down by 32 per cent and drink driving charges have halved. We still need to do more though, and Budget 2017 announcements last month see law & order continue to be a

priority. We are committing $1.2b in new operating expenditure over the next four years and $786m of capital funding. The biggest part of this funding is for our $503m Safer Communities package. This will put more Police on the beat, target offenders to ensure they are off our streets, and see a greater commitment to protecting our communities from crime. Police staff will be boosted by 1125 with extra frontline officers across all Police districts. It will also provide resources to ensure 95% of all New Zealanders will be within 25km of a 24/7 Police presence. We have more funding going towards reducing youth offending with new initiatives such as rehabilitation and integration services. Another key area we will see is greater security support for burglary victims to prevent them from being repeatedly targeted. A continued investment in Law & Order will help to ensure that New Zealand is even safer. I hope to see you on Monday night.

Dear Ella Bella’s Pet Boutique Customers It has been nearly 3 years since I took the small, rundown pet shop in Howick and turned it into Auckland’s first true pet boutique and I am so incredibly proud of what it has become. The overwhelming success of Ella Bella’s has been thanks to your support and your insatiable desire for something better for you and your families - four-legged and two. It is with great sadness that I tell you we will be closing for personal reasons. Ella Bella’s is Auckland’s first boutique for pets and their humans, but it is so much more than that. It is a little piece of me. Animals have always been a part of me, and a tremendous influence over my decisions. While on the path to becoming a veterinary surgeon, I worked on a research team in Maui, Hawaii studying Humpback Whales. It was there in the middle of the Pacific Ocean, staring into the eye of a 35-ft whale, smelling the fish from her breath, that I decided my path had to change - I had to save the oceans. A week after I graduated with my Bachelor’s Degree in Animal Science, I was on a plane back to Maui where I would spend the next two-and-a-half years of my life working as a marine naturalist - educating, inspiring, and connecting with people from all walks of life, not to mention spending a part of everyday under the water where I feel most at home. I made the decision to try to effect more change in the world by putting myself through law school – a 3-year graduate degree in the States - with a focus on environmental and natural resource law. After positions with the Natural Resource Division at the U.S. Department of Justice and the International Law Section at the National Oceanic and Atmospheric Administration, I moved down here to New Zealand to marry a kiwi who had stolen my heart. With my 30-some-odd years of animal study, and my passions for people, nutrition and the environment, I created Ella Bella’s to be a place where people could expect more when it comes to their animals and their families. A place where you could turn for experienced, personalised advice and a high-quality range of unique, hand-selected products. I have always aimed to provide unbiased animal nutrition advice and holistic, natural approaches to animal ailments. For many of us, our animals are family members, not just pets, and we need a place to turn with all of our questions, issues, worries, hiccups, and, of course, funny stories - Ella Bella’s has been that place. When my husband and I made the decision to purchase the run-down pet store in the heart of Howick Village, it was with the understanding that I would take on this business as I take on every path I have chosen - wholeheartedly and always being true to myself. The result has been overwhelming and incredible thanks to your support and your love for your animals. We had hoped after the first couple of years that we would have someone to take over managing the day-to-day of the business so that I could return to law and spend Saturdays with my family; however, that has proven more difficult than we imagined. Given the level of service and knowledge you have come to expect from us, and that I demand of us, I am unwilling to let just anyone take the reigns. You and your animals have become far too important to me. Therefore, rather than sell the business on for profit, we have made the painfully difficult decision that Ella Bella’s will close its doors at the end of business on Wednesday, June 21. I am working on a simple web site that will be linked to our facebook page to provide a transition period - especially for those of you with animals on special diets - and I will be assisting in finding other stockists for you - even if I have to beg them to carry certain products! I aim to have this site live in the next week but it will be closed from July 3-July 26. Please check our facebook page for upcoming information on retaining your food loyalty count as I will make sure you all get your free bags from our suppliers - and, if need be, I will continue our web site until every single one of you has worked through your free bag. I mean that. I will also continue to do nutrition/holistic consults on an appointment basis (phone, in person, or via Skype) and have set up an email address for any of you who, at ANY time in the future, need some advice - on anything! Please do not hesitate to reach out to me at ellabellaspetboutique@gmail.com. I care deeply about each and every one of my customers and their families and will never be more than an email away. It is with great sadness that I will say goodbye but hope that you all understand. Ella Bella’s is a little piece of me but, in being true to myself, there are other pieces that dream of dusty law books and saving the oceans so that our children - four-legged and two - will have fresh water to drink and clean beaches on which to run. Miss Universe goal in sight for Chloe ■■By Kelly Teed

he hope of bringing light to important issues is the drive behind one Miss Universe finalist. Former Botany Downs Secondary College student Chloe Manga, 23, has been selected as part of the top 20 contestants who will vie to be crowned Miss Universe New Zealand. Miss Manga studied a Bachelor of Arts majoring in Media, Film and Television and Maori Studies alongside a Bachelor of Laws now works as a solicitor for an Auckland law firm while she also studies part time towards a Masters of Laws. She hopes to use her raised profile from competing in the competition to increase awareness about important issues in New Zealand, especially those affecting young Maori people. It was after some encouragement from her best friend that she decided to enter Miss Universe and she aims to use her platform for good. “One of the main reasons I entered this competition was to

encourage women to embrace their full potential and be confident within their own skin. “As a young Maori lawyer, I also want to be a positive role model for women and to speak about important issues in our society.” Miss Manga said after researching the competition, she was convinced it would be a valuable experience. “It’s not just [about] stereotypical beauty, it’s much more than that. We work closely with Variety to raise funds through a number of different initiatives [and] also
learn business skills and public speaking skills.” As a lawyer, Miss Manga has had the opportunity to work on matters for her iwi, Ngati Kahu, and hopes to continue in that area should she win the crown. “It’s an opportunity to provide an important platform for important issues [such as] humanitarian issues, social cultural issues, indigenous peoples rights and treaty and crown obligations here in New Zealand. “People’s rights are a big part for me, access to health care, access to justice and a range of different issues.” Miss Manga praised the ‘give it a go’ attitude of the competition. “It’s about getting out there elbatius t’nsi egami fi rotceV elbissoP and doing it, not worrying about ‘I don’t know if I’ll be good enough,” she said. “[With] a lot of it we’re constrained by our own insecurities but with this competition we’re required to get out there and come up with ideas and raise funds. That expectation really does build that confidence of what you’re capable of.”

Additional police officers for Beachlands over next year Two more police officers are coming to Beachlands. Recently it was announced that additional Police will be allocated to the Counties Manukau area over the next four years, as part of the 1125 new Police Officers and specialist staff to be appointed across the country. This is part of the National led-Government $503 million investment to improve the safety of our communities. Police have now announced that the Hunua Electorate will, over the next 12 months, get two additional police staff for Beachlands and three for Waiuku, to focus on emergency response and volume crime. Other police staff will be
deployed across Auckland to specifically target issues including youth crime and community work, and to staff the 24/7 Eagle helicopter. The allocation decisions have been made by District Commanders, based on crime patterns and police demand across the region. “Hunua is a rapidly growing region, and the additional staff will help build police capacity and support local policing teams,” says Hunua MP Andrew Bayly. This is just the allocation for the first of four years. The three Auckland Police Districts, including Counties Manukau, will see a total increase of 56 staff over this time, with

remaining staff being allocated over the next three years based on need. The National-led Government is focused on delivering a more responsive police service, prevent harm and victimisation, resolve more crimes, and more effectively target crime in our community. Twelve new mobile police stations will also be set up around New Zealand, and there will be new challenging targets for police including 98 per cent of home burglaries attended within 48 hours and one minute faster emergency response times. The first recruits will start police college next month and be on the beat in October.

TV episode filmed at Howick Historical Village F
ollowing Queens Birthday weekend, Howick Historical Village sprang to life with a vengeance as cameras rolled and actors delivered their lines during the filming of an episode of the murder mystery series, The Brokenwood Mysteries. Now entering its fourth season, this compelling New Zealand ‘who dunnit’ television series has achieved sales worldwide, averaging 3.4 million viewers per episode just in France alone where it is particularly popular. The series is set in a fictional New Zealand country town called Brokenwood where Detective Senior Sergeant Mike Shepherd (Neill Rea) probes murder mysteries, aided and abetted by DC Kristin Sims (Fern Sutherland) and DC Breen (Nic Sampson). Director Murray Keane was delighted working on location at the Howick Historical Village. “It is absolutely awesome,” he said, raising his hand towards the cloudless, powder blue, winter sky. “I came here over 10 years ago for one day’s filming of a

Griffin started comedy in the early 1990s in Dunedin while at school, and carried on through his university years, moving to Melbourne in 1995 to enter drama school. From 2004, he began performing as a solo comedian and travelled a lot to the UK, living there for an entire year in 2008. He’s continued to perform in New Zealand, Australia and the UK after moving back home, and can’t wait to bring to Howickians the best of his repertoire next Friday night. “The thing I’m most looking forward to is what I always look forward to when I perform live: the excitement of getting up in front of a crowd and making them laugh. “I like interacting with audiences, and like the way every night and every show is different. I also like getting paid at the end.” Joining him on stage is Lana Walters – a fresh face to the New Zealand comedy scene following her success in the 2016 Raw Comedy Quest where she made the grand final, and Angella Dravid, who is known to explore the unexpected in the world of dark and somewhat absurd comedy. Taskforce report recommends major changes T
he Auckland Mayoral Housing Taskforce this week released its report to the Mayor, outlining major changes needed to address the city’s serious housing shortage. The taskforce was set up by Mayor Phil Goff early this year with a terms of reference asking it to identify barriers and constraints to building new homes in Auckland at a speed and scale needed to meet the demand caused by population growth. The taskforce membership brought together developers, builders, bankers, economists, architects and central and local government officials. “This report sets out strategic changes needed to address Auckland’s housing crisis,” Mr Goff said. “It is important for central and local government and the industry to analyse and respond to the report’s recommendations. Auckland has become unaffordable for first home buyers and renters. “Unless we address these problems, housing shortage and unaffordability in Auckland will not only continue to cause serious social pressures, but will also hold back Auckland’s and New Zealand’s economic growth,” he said. The report makes recommendations in three key areas: - developing at scale which includes building through the dips; - unlocking the availability of land with appropriate zoning and infrastructure; and - enabling efficiency and innovation in consenting and risk management. “Firstly, the report says that unless we can provide greater continuity and certainty in building work, the industry will not scale up sufficiently and we will continue to build fewer houses than needed.” It recommends a deliberate policy to build through the economic dips. “In a small country like New Zealand, central government has in the past played a key role in this and today still needs to,” the Mayor said. “It also recommends ways to tackle skills shortages that create constraints and cost pressures. Secondly, the report emphasises the constraints
created by shortage of funding to invest in the infrastructure needed for development to occur. “The Auckland Unitary Plan has freed up land by zoning it for development. However, for development to take place, roading, water and community facilities need to be provided in order for the build to occur.” The report addresses the role that the Housing Infrastructure Fund must play in allowing this to happen in Auckland and recommends the broadening of revenue sources for council including road pricing and devolution of funds from central government. “It promotes the potential to use other sources of funding such as targeted rates on those realising windfall profits from rezoning and new infrastructure so they contribute to the cost of that infrastructure. “It raises concerns that changes in lending policies from banks and regulatory agencies could start to act as a drag on construction. “Thirdly, the report makes a series of recommendations on consenting and risk management to facilitate housing being put in place. “It recommends a warranty and insurance scheme to give assurance to consumers and to allow council to be more supportive of innovation in building methods. “It calls for the Consenting Made Easy process being trialled by council to be fully implemented, and also says the building code and other legislation such as the Unit Titles Act requires an update. Also noted in the report is the advantage of innovation such as prefabrication to improve the speed and quality of construction and lowering costs. It points a way forward to better tackle the problem of housing shortage and affordability which Aucklanders and New Zealanders have signalled are major problems calling for new approaches. “This report reflects the consensus findings of a cross-section of individuals representing groups across the housing industry. It deserves the close attention of central and local government,” Mr Goff said.

However, he says, within the MHS zone many of the development standards have not changed significantly from the previous Manukau District Plan. The height standard of eight metres remains the same and the yard and “height in relation to boundary standards” are not significantly different. The site cover is 40 per cent compared with Manukau legacy zoning of 35 per cent. “The big change with the AUP,” he says, “is that it does not dictate how many houses a site can accommodate. This is left to a developer to see how they use their 40 per cent site cover allowance. “With current housing stock of predominantly three-four bedrooms, the council is receiving many developments that are having more of a mix of two-three bedrooms. Throughout many parts of Auckland there will be quite a change happening to the established character of suburbs as we try and find a solution for a rapidly expanding population without expanding the urban limits too rapidly.” The AUP says that resource consent is required for three or more dwellings in the MHS zone. Any resource consent application will be considered without public or limited notification or the need to obtain the written approval from affected parties unless the council decides that special circumstances exist.

n application to Auckland Council to replace two houses on adjoining sections with 15 townhouses has nearby residents alarmed. It’s also a portent of things to come now that the Auckland Unitary Plan (AUP) is operative (in part). The development, involving two properties in Hattaway Avenue, Bucklands Beach, is presently being assessed by council planning officers. Under the AUP, the area is zoned “mixed housing suburban” (MHS) which allows for houses up to two storeys, detached and attached. But Dean and Julie Brickell, who live next door, along with a group of other residents, have taken their concerns to the council, believing that the type of development will have a detrimental effect on Bucklands Beach . In a letter to the council, Barry Miller says the development should be considered as a notifiable consent and treated as if it were two separate titles. “The changes this proposal makes under one title development are a long way from the expectation of the residents of Bucklands Beach,” he says. Among other concerns are the detrimental effect the development may have on nearby property values; creating huge parking issues, already
a problem in the street; more environmental damage caused by storm water being piped out to the beach; and not being in keeping with the rest of development in the area. “This development will stand out like an undesirable beacon that the people of Bucklands Beach don’t want,” Mr Miller says. Immediate neighbours are concerned at the close proximity their houses will be to the townhouses and car parking spaces or carports planned for the other side of the fence. Under the AUP, only one parking space per unit is required instead of two, which, the Brickells expect to result in between 10 and 15 additional cars trying to fit on the street in a place where previously maybe two were parked. Existing parking issues in summer with the beach nearby will be compounded. In a reply to the residents, a council planning spokesman says a recommendation on whether the Hattaway Avenue application needs to be processed on a notified or non-notified basis has not yet been made. “Without a doubt the AUP has changed what the potential nature of residential development will be like in Auckland in the coming decades,” he says. “The AUP has had to address a need to create more houses at a rate never experienced by Auckland before.”

eachlands 7-year-old Vittoria Broadhurst had her “best birthday ever” at Eden Park last week, thanks to her dad Chris winning a golden ticket to the iconic stadium. Management consultant Chris Broadhurst shared his Eden Park story on Facebook as part of Eden Park’s ‘Our Neighbourhood’ golden ticket competition and was the lucky winner. First prize was a 12-month Eden Park membership for four people, but with the Broadhurst family numbering five – Chris, wife Amy and children Saatchi (13), Preston (11) and Vittoria (7) – Eden Park didn’t hesitate to add a fifth membership to the prize pack. Chris’s Eden Park story was about the special night last year when he took his 66-year-old father to his first ever All Blacks match and first ever match at Eden Park. “I’ve been lucky enough to go to a few All Blacks games at Eden Park over the years but to be there with Dad and my two sons – the three generations of us – in the middle of a sell-out crowd at fortress Eden Park was an amazing

thing, especially for Dad to be part of it for the first time.” He says last Tuesday night was another very special Eden Park experience for the family, witnessing the Blues’ historic 2216 victory against the British and Irish Lions and enjoying dinner in the members’ lounge before the game for the first time, on what daughter Vittoria described as her “best birthday ever”. Meanwhile son Preston is on the fast track to playing on Eden Park. He has already represented New Zealand at tag rugby and Auckland at touch rugby, and attends King’s School on a scholarship, having caught the eye of King’s College rugby scouts.
“Friday night for our family is all five of us gathered around the TV watching Super Rugby so to be able to experience the games live at Eden Park is fantastic,” Chris says. Eden Park chief executive Guy Ngata says the Eden Park team are certainly looking to add personality to the venue and make it more peoplefriendly, which is what the ‘Our Neighbourhood’ project is all about. “There are so many people and families with generations of connections to Eden Park and stories to tell. Celebrating them is a way of celebrating Eden Park’s story,” he says.

The department have established clear guidelines and rules about what it refers to as ‘Mixed Use Assets’ and the above examples will all give rise to taxes being assessed by the IRD on the income received. Just in case you thought it won’t be a problem, the IRD does have access to all the search engines including Airbnb, Trade Me, Bookabach, etc and is already investigating taxpayers and entities identified on these internet sites but not filing returns of their income. Obviously the booming tourist market, coupled with the desperate shortage of commercial accommodation in the hotel/ motel sector, spills over to the Airbnb model which provides an attractive alternative for those seeking quality but ‘homely’ accommodation. Take the Lions Tour as an example, Bernie knows of apartment owners who are renting their pads out for $2000 per week, way over the normal rent factor because the whole basis of assessing the tariff changes from weekly to per night rates. The rental returns can be staggering and ‘too good to be true’ but that’s the nature of the accommodation market. So is this the easy way to obtain ‘fast money’ or is it the opening up of a huge can of worms for the unsuspecting property owner? akuranga College’s 1st XV held on for a well-deserved 20-18 win against Papaptoetoe High School at the weekend. The premiers took on Papatoetoe High School’s 1stXV in an exciting 1B competition match. The game was held at Pakuranga College in almost perfect conditions. Although the competition was into week 5, this was Pakuranga College’s first home game of the season, so the stakes were high. Going into the game Pakuranga College was in second place whilst Papatoetoe High School was third. With the round robin coming close to an end and both teams needing wins to stay in the top four, it was sure to be a physical and exciting game by both teams. The game started with Pakuranga coming out firing with early possession inside Papatoetoe’s 22. After a well-executed lineout and mid-field crash there was a massive gap out on the side-line. Pakuranga was quick to react to this with fast hands along the line before getting the ball to number 8 Carter Hackett who outran the Papatoetoe defenders and scored in the corner. The try was then converted by Pakuranga’s first five eighth Michaile Van Wyk. Quickly after the restart Pakuranga made their way back into Papatoetoe’s 22 where a penalty was awarded after a high

tackle. Van Wyk took advantage of the penalty and extended Pakuranga’s lead to 10-0 after 10 minutes. After a slow start Papatoetoe found their way back into the game with multiple scoring opportunities that was cut short by Pakuranga’s “green wall” defence. Half way into the first half and with light rain coming down, both teams started to make mistakes both on attack and defence. With many drop balls and fiftyfifty passes on Pakuranga’s side made an easy path for Papatoetoe to march up the field and score a try through the forwards. Papatoetoe managed to convert the try making the score 10-7 in favour of Pakuranga college at half-

time. After a motivational speech by Pakuranga’s coach Darren Jardine at the break, the Pakuranga boys looked fired up. Scoring quickly in the first half due to some individual brilliance by Van Wyk and some passing along the line, Pakuranga’s centre Ethan Rakiraki scored the first try of the second half by dotting down in the corner. A missed conversion put the score at 15-7. Shortly after the restart Pakuranga found themselves crossing the try line again. Fullback Ethan Laban ran through untouched after a very well executed set piece of a midfield scrum. Another missed kick put the score at 20-7. However, Papatoetoe
were not finished. The visitors took another slow start to the half but found themselves back in it after two penalty kicks inside Pakuranga’s 22 after some silly mistakes by the home side. The score was 20-13 with 15 minutes left to play. In the last 15 minutes Pakuranga found themselves with little ball possession and constantly defending inside their half. The “green wall” stood strong by not letting anyone past until they were caught off guard by a quick tap penalty and excellent hands by
Papatoetoe to score in the corner. With the score at 20-18 with a conversion to come, tensions were high. With the ball in an ideal location and Papatoetoe’s kicker yet to miss a kick, things did not look good for Pakuranga. However, the kick sailed wide making the final score 20-18 in Pakuranga’s favour. This becomes Pakuranga fourth win of the season and third in a row. Pakuranga’s next home game is against Mangere College on June 17 with a 12pm kick-off. Carter Hackett
