Metlifecare buys part of Pakuranga Golf Club ■ BY FARIDA MASTER

etirement village operator Metlifecare is to buy a chunk of Pakuranga Golf Course on which it plans to build a $140 million development. The NZX-listed company announced on Friday the conditional acquisition of a 2.38 hectare site at the golf course. The Times understands that the property stretches from the entrance of the parking lot of the 18-hole course to the motel at the corner of Botany and Cascades roads (the practice fairway) and includes the golf driving range, 100m to the north-west corner. The property was sold by Elim Christian College which bought it as a strategic investment from the golf club around five years ago. The plan was to develop the property into an international sports field once the college had enough funds. The golf club sold part of its property to the school to help pay off increasing debt. Metlifecare chief executive Glen Sowry told the Times the golf club site provides an opportunity to develop a high-quality village in a prime area. “It’s a wonderful location and we are working through the sale. “Certain conditions need to be met and once that is resolved, we will be working on detailed planning and resource management,” he said. “We will be working on the master plan and design in consultation with the golf club. We hope to have built it in a year’s time.” Mr Sowry is confident of the high demand in the area despite three Metlifecare villages - Highland Park, Pakuranga and Dannemora - being in close proximity. ➤ Turn to page 2

I trusted that it was all going to be okay.” Four years on, the Pakuranga resident is cancer-free, a devoted wife to husband Joshua and proud mother of 15-month-old son Joseph. She’s thankful for the support she had around her during her struggle with cancer – including her parents who flew up from Christchurch to be there during and after her surgery – and wants to see more awareness of the issue for young women. “You don’t even think to do self-examination at that age... but it’s highly treatable when it’s caught early.” That’s Eva’s motivation for hosting her first ever Pink Ribbon Breakfast this Saturday, May 6, so

She’ll be making her favourite paleo treats for guests, and is hopeful she can raise $1000 toward the New Zealand Breast Cancer Foundation (NZBCF) after beating her original target of $500 earlier this week. t was February 11, 2013, and the words ‘triple negative invasive ductal carcinoma’ meant life was about to dramatically change for Eva Wong. Invasive ductal carcinoma is the most common form of breast cancer, and at grade three, the tumour was already fastgrowing. It was the beginning of an arduous battle. It was the kind of battle Eva never expected to face. With no family history in breast cancer, it was a shock to return from a camping trip and discover through self-examination the dull ache she had been experiencing was due to a three centimetre lump in her breast. She booked an appointment with her doctor who initially thought it may have been an infection, because tumours are not often associated with pain, but after the tumour was picked up through an ultrasound, Eva was immediately referred to a breast surgeon. Two weeks later, she underwent a full mastectomy and TRAM (transverse rectus abdominis) flap reconstruction, which takes a portion of the underlying abdominal muscle to reconstruct the breast with the patient’s own tissue. Six rounds of chemotherapy and five weeks of radiation followed during a tumultuous time in Eva’s life that she says felt like being stuck on a moving train with no way to escape. “When it’s all happening, you really don’t get a chance to

local surroundings to become retirement destinations. “The fabulous outlook over the neighbouring golf course offers us the opportunity to build a country club-style village in an area exceptionally well serviced with nearby local amenities including shopping, sporting, recreational and medical facilities,” he said. The proposed village is likely to include around 160 units in a twolevel development which will include independent living units, serviced apartments and care. Mr Sowry said the purchase is subject to third party consents being obtained the conditions are expected to be satisfied by June 9, with the settlement date being the later of July 28 or 10 working days after the purchase becomes unconditional. The new site will take the total number of retirement village sites to 27.

Elim Christian College to expand in south Auckland
Local college sells two prime properties which were part of a proposed school expansion plan in Botany ■■By Farida Master
E
lim Christian College has dropped its development plans and sold some of its land instead. The Ministry of Education says Howick and Pakuranga are not growing communities. At least, not at the rate other areas are growing, says Murray Burton, principal of Elim College. After four years of negotiating with the Ministry for permission to increase their student roll to provide places for their huge waiting list, the college has finally discarded its plans for a new strategy. The initial plans of a proposed new education facility for 850 senior students on the 1.28ha block of land (Times, October 20, 2016) has been aborted. The property at 159 Botany Road, at the corner of Botany and Cascades Roads, saw a `for sale’ sign go up some three weeks ago. A piece of 2ha prime land at the Pakuranga Golf Course also belonging to the school went up for tender last week.
“No matter what we said, and despite the long waiting list of students wanting to enrol at our special character school, the Ministry was not keen to give us the nod,” says Mr Burton. “So we auctioned off half of the land on 159 Botany Road that was part of a strategic investment by the proprietors of the school, whilst keeping the parking.” Mr Burton confirms the tendering process of prime land at the golf course. It was once meant to house a purpose-built sports facility with international hockey and soccer fields as well as tennis and netball courts. “We agreed to take note of the analysis from the Ministry and maintain the roll of 1000 students instead of increasing to 1800 like we had earlier planned,” he says. As part of the new plan, the junior campus in Golflands designed for years 1-8 will now be redesigned to fit an innovative middle school from Years 7-10. “It means we will now have Years 1-10 on the junior campus. There are plans to build a brand new senior college (years 11-13) at the
rear of the property at 159 Botany Road,” he says. “Much of the current premises where the senior campus stands will be used for expansion of Elim Christian Centre. Mr Burton also outlined other plans which include opening of a new school to join their existing church campus in Pukekohe. “In our discussion with the Ministry, they mentioned that the growth rate in South Auckland is tremendous. “Areas like Pukekohe, Takanini, and Drury have intense growth and they asked us to consider taking Elim education to Pukekohe where we could provide state-integrated education,” he says. “We thought about it and realised that there are increasing numbers of students from that area who come to our school so it would be a strategy worth developing. “It’s exciting to explore a new area of growth.” The college is in the process of purchasing land in Pukekohe. “There is a lot of work to be done and it’s all go at the moment,” he says.

Tweety: That’s not on ■■By Farida Master Ninety-year-old Colin Stonex is in shock after having a nasty fall caused by loose gravel chips on the newly sealed Kilkenny Drive in Dannemora. His neighbour Tweety Tang spotted him sitting on the footpath with blood trickling down his face, hands and knees. Ms Tang and the lawn mowing man working on Mr Stonex’s section at the time called for an ambulance and rushed him to hospital. Ms Tang, who lives on Kilkenny Drive, says this was an accident waiting to happen. “I was afraid that someone would be badly hurt ever since Auckland Transport did a bad job of resurfacing a long patch of Kilkenny Drive in the month of March,” she says. “It was done on a stretch that was smooth and didn’t need it at all. They have put chip seal over the old asphalt without sealing the chips properly.” When Ms Tang called Auckland Council on April 10 to complain about the “half-done job”, she was upset to hear that the road
inspectors had passed it saying it’s complete. “That’s not on!” she says. “Our patch of the road from 110211 Kilkenny Drive looks terrible. “There are old people moving on mobility scooters, children on their push bikes, motorists who have had cracked windscreens and chipped paint caused by flying chips and pedestrians being injured.” Outraged, Ms Tang put a note in letterboxes asking if residents down the road were happy with the resealing and if something should be done about it. Another resident, Di Silke, suggested that they circulate a petition which has secured around 250 signatures. It will be presented to the council. “There is a significant increase of traffic noise and loose stones causing safety hazards for cyclists and children going to Point View School,” Mrs Silke said. “We want Auckland Transport to pour hot mix to smoothen out the road.” “Colin is a very able bodied 90-year-old and it was a shame to see him badly injured. We don’t want more accidents like these to happen again.”

Rally team crashes out A local rally team crashed out of the weekend’s International Rally of Whangarei after a promising start. Flat Bush-based Matt Jensen (Maddy J) and co-driver Kieran Anstis were on the pace during the opening stages sitting seventh overall in the NZ Rally Championship (NZRC) field and leading the Category 5 field by almost two minutes. “I was really surprised by our time in the first stage on Saturday morning, to be only 22 Seconds off the leading NZRC driver in a 30km stage was a great confidence boost to start the day,” said Anstis. Jensen and Anstis carried
that pace through the next two stages and slowly worked their way up the leader board posting consistent top 10 times, a credible effort against a field of strong international and national drivers. Unfortunately the team’s run came to an abrupt stop half way through special stage 6 when a slippery clay-covered corner caused the car to lose grip and under steer into a bank damaging the NZKW Evo 9’s suspension forcing the team out of the event. “We were having a really good run through the stage and Matt was driving really cleanly,” said Anstis. “Unfortunately the corner that

Winston takes stage in his old electorate New Zealand First leader Winston Peters, will hold a public meeting in Beachlands this month. The controversial MP for Northland will deliver a speech at the Beachlands Memorial Hall on Sunday, May 21 at 1:30pm. NZ First Hunua Electorate spokesperson Jon Reeves said Mr Peters has a long association with the district. “He has been around the Howick and Hunua area for a long, long time and started his career in politics out there,” Mr Reeves said. “Some of our NZ First supporters in Whitford have been supporters of Winston throughout his career and he knows them well.” Mr Reeves said it was “a real privilege” to have Mr Peters in Beachlands. “We have been told on many occasions that residents on
the Pohutukawa Coast are not pleased by the way the area has been treated by Auckland Council and that the Government has done little to build enough infrastructure for the area,” he said. “New Zealand First hears the message loud and clear that Pohutukawa Coast residents want change. T
he next three decades of development within Howick Village have been penned in the Howick Village Centre Plan, but not everybody’s happy with the suggestions that have been made. Local board member Adele White hopes the plan, which was formed late last year in light of a growing need for a structured plan to take Howick Village forward, will offer locals and visitors the best of what Howick Village has to offer. It outlines four key concepts forming a vision for Howick’s future – a green village, an accessible village, a character village and a community village. The village plan is a nonstatutory document that provides strategic guidance and potential projects and actions to improve the centre, but does not contain any specific rules controlling development. However, there’s one particular suggestion that has caused outrage among some residents – the potential demolition of the Howick Information Centre. Planning documents state other options could include keeping the existing information centre or repurposing it. However, an artist’s impression of what the town square could look like if the site was developed in the future, as published in the draft village plan, shows no sign of the existing centre. It’s a concerning depiction of Howick’s future, according to chair of the Howick Ratepayers and Residents Association, Gayleen Mackereth, who told the Times she has been contacted by many “very upset” residents regarding the centre. “Council has no right to remove our monuments to our history for current commercial

gain. “We say do not remove the information centre. It is manned at no cost to the community by volunteers. “It is a necessary hub and source of information and citizen’s advice and provides an indispensable free legal service. “As one of the war memorial buildings built in memory of fallen ex-servicemen of Howick aided by funds raised by former ratepayers, we are sure your readers feel equally that removal of this historic building would be sacrilege at the time of the centenary of WWI. “Leave our historic character buildings alone. Only by recognising the buildings which relate to the Special Character of Howick can we hope to preserve our identity in the future.” Local board member Garry Boles has also voiced his opposition to the suggestion, calling for increased utilisation of the existing centre. “I don’t want it to go. For me, it’s the hub and the centre of the community... it doesn’t seem sensible to me. I’ll be opposing it all the way.” Public consultation on the plan closes on Friday, May 5. Mrs White encourages locals
to have their say in the public consultation before it closes, particularly regarding aspects of the plan they wish to see changed. “There has been considerable feedback to the Howick Village Plan suggesting that the lbatius t’nsi egami fi rotceV elbissoP buildingecurrently housing the information centre be pulled down. “Some have offered ideas as to how this area might be used. Other feedback indicates the building should be retained, and some suggest it could be redesigned for other use. “The Local Board wishes to consult as widely as possible before making any decisions. I would encourage local residents and business owners to take these final opportunities to have your say.” The final centre plan will be adopted by the board in June.

A history of the Mighty Maroons T
he Howick Pakuranga Cricket Club (HPCC) has a strong history – 150 years of it in fact. One man who knows that history better than anyone else – and possibly better than he knows the back of his own hand – is local historian Jim Allnatt. Mr Allnatt has a string of cricket history books under his belt but his latest, The Mighty Maroons, delves into the complete history of the club, right back to its founding days. The club history can be traced back as far as November 1866 and on April 21 1867, the newly-formed Howick Cricket Club took to the field against the Onehunga Cricket Club on the Village Square – now known as Howick Domain. The match drew most of the community as spectators and was widely celebrated and followed by a dinner at Howick Arms where many toasts were drunk and speeches made. For the next 20 years, the Howick club drew from the wider district and became known as the Pakuranga Cricket club although the Howick club remained in the background. The clubs remained separated, occasionally coming together to play as the area did not have enough players to sustain two

Plastic and reconstructive surgery that instils confidence It’s a well-established fact that New Zealand’s plastic surgeons are among the finest in the world both in the past and present. Local people are fortunate to have one of their most experienced, Dr Martin Rees, based two days a week at Marina Specialists, in the Compass Building at Half Moon Bay Marina. niques for studying vascular anatomy and super-specialising in cleft / craniofacial / head and neck surgery and micro-vascular free flap reconstructive surgery. Returning to New Zealand in 1985, he co-founded the Cranio Facial Clinic at Middlemore Hospital, specialising in cleft/cranio maxillo facial surgeries. His pioneering work with facial and jawbone distraction technology has enabled Mr Rees and others to effectively treat previously untreatable conditions. The main focus in establishing Marina Specialists was to provide efficient and quality Plastic Surgery for the Howick district locals. “It has been very, very successful
with over twenty specialists working there, now. Last year a second plastic surgeon, Dr Amber Moazzam, joined our team. All fun-filled sass in burlesque show W
ith an all-new cast, some of the country’s finest vaudeville talent and a live band, the Bananarama Burlesque Show is shaping up to be one spectacular night out. The fun-filled, sassy performance, on May 20 at Uxbridge Arts and Culture Centre, harks back to the burlesque shows of old, where beauties and comedians shared the stage, guaranteeing everyone a good time. That was the motivation behind the original production of the show, says producer and owner of Va-Va-Voom Productions, Natalie Hugill, who was inspired by the American burlesque shows of the 30s and 40s.

It’s an R18 show – with variety, creativity and pizzazz – and even better than what it was in 2015. “It was a brilliant night and so much fun last time, and this one is going to be fabulous,” said the Whitford resident, who also stars in the show as Lilly Loca. Hosting the show at Uxbridge is a nostalgic experience, she said. Ms Hugill grew up in east Auckland and first took up drama classes at the centre as part of the Howick Youth Theatre, and now is looking forward to returning to host this month’s burlesque comedy. Tickets cost $29 for general admission, or grab yourself a table seating including a goodie bag and bubbles for $45.

Now, locals will be given the privilege of experiencing the stage musical CATS live, as Macleans College prepares to put on a show to impress. Macleans has a reputation of producing high standard performances every year, with its portrayal of The Addams Family gracing the college stage last year. This year’s production will once again be directed by Macleans director of performance music Steve Miles, who has been teaching at Macleans College for two years. He said he was “blown away” by the dance talent demonstrated by some of his students in last year’s stage challenge. “Following this, I was determined to try and encourage some of these students to take part in a musical

Housing market continues to stabilise April figures show Auckland in particular in wait-and-see mode
T
he housing market nationally continues to show signs of normalising, with prices in most regions stabilising, according to realtime data from realestate.co.nz. In Auckland, there were 31.7 per cent more properties available for purchase in April 2017, compared to the same time last year. This jump in housing stock is good news for buyers, with more choice on offer. “Auckland appears to be in a ‘waitand-see’ mode right now,” says Vanessa Taylor, realestate.co.nz spokesperson. “A cooling in demand and an increase in the number of properties sitting on the market indicates that potential buyers are taking their time and exploring all of their options.” The same can’t be said for the rest of New Zealand, with most regions recording an overall decrease in available housing stock. A total of 12 regions recorded a drop of more than 25 per cent, compared with a year ago. The tighter stock position outside of Auckland is reflected particularly in the Hawke’s Bay, where stock is at an all-time low and the asking price for lifestyle properties is at an all-time high of just over $1.2 million. “Hawke’s Bay has had an attraction for many people for some time and this has been accentuated in the recent past,” says Taylor. Other areas that recorded an alltime low in stock include Gisborne, Manawatu-Wanganui, Northland and Taranaki. The Wairarapa and ManawatuWanganui regions in particular are feeling the supply pinch, with the total number of properties available for purchase in April down 47.1 per cent and 40.3 per cent respectively. Other regions with significant declines in housing stock included Northland, Coromandel, Hawke’s Bay, Central North Island, Taranaki, Nelson, Marlborough, Southland and Otago. Auckland is the only region with total stock up on a year ago and asking prices in the region are virtually unmoved since March this year (up 0.1 per cent).

most at 31.1 per cent over that period, followed by Waikato at 19.3 per cent. Other regions with a noticeable cooling in demand include Wellington (down 13.4 per cent), Bay of Plenty (down 11.3 per cent), Canterbury (down 9.4 per cent) and Central Otago (down 9.2 per cent). However, demand for property climbed in the Wairarapa (up 31.7 per cent), Southland (up 24.5 per cent) and Gisborne (up 19.4 per cent) over the past three months.
Asking prices stable in most regions The average property asking price in April moved only 2.1 per cent above the previous month nationally, up to $643,460. In most regions, movement was negligible. The exceptions were the West Coast (up 23.8 per cent to $314,761),
Wairarapa (up 14.8 per cent to $425,571) and the Coromandel (up 13.8 per cent to $714,965).
New property listings fall
Compared with a year ago, the number of properties newly listed for sale in April dropped 5.3 per cent. “The tight market situation in the Hawke’s Bay is illustrated by the fact that compared with a year ago, new listings in that region in April were down 26 per cent,” said Taylor. Otago, which was down 22.9 per cent, and Southland, 34.2 per cent lower, were among other regions where listings were negative. The Central North Island was one stand-out region where new listings were up significantly, with an increase of 40.7 per cent compared with the same month in 2016.
The condition of owneroccupied houses is still well above houses being rented in New Zealand according to the recent BRANZ House Condition Survey. As New Zealand’s largest survey monitoring housing defects, the BRANZ report indicates rented houses have double the rate of poorly maintained features of owner-occupied houses (32% v 14%). While the general trend shows an improvement in the overall condition of housing, more owner occupied houses were assessed to have wellmaintained features - double that of rental properties (48% vs 24%). More than 550 houses throughout New Zealand were visited for an onsite assessment where a series of house features were rated in a bid to track maintenance shortcomings. The condition of up to 49 features of the house were assessed, across exterior and interior, including foundations/subfloors, exterior walls, interior linings, roof and roof space, insulation, decks, paths and steps. Each feature of the property assessed is given a rating from Excellent (no defects) through to Serious (needing immediate attention with health and safety implications). Mark Jones, BRANZ building performance research team leader said, “This survey is the largest of its kind in New Zealand and presents a wealth of information on the condition of New Zealand housing stock.” He said the survey implied owner occupiers took better care of their properties particularly with areas easier to maintain such as interior linings and fittings, doors and windows. The survey indicated internal features such as wall linings, joinery, and fittings were twice as likely to be in a poor or serious condition in
rentals as owner occupied. When it came to external features the gap in condition was less when comparing the two sectors. The BRANZ House Condition Survey is the fifth in the survey history, which has been run roughly every five years since 1994. It is the largest survey of its kind in New Zealand monitoring housing defects through an onsite house assessment in a bid to track maintenance shortcomings. Surveying rental properties was only first introduced in the 2010 survey. Results from the latest round of surveying suggest the patterns seen in 2010 and the gap between owneroccupied and rental houses remain, but there has been some positive movement towards better maintenance and overall condition. Jones said it was important to track this sort of information to help give a full picture of the state of New Zealand’s housing stock. This work indicates how well our homes are being maintained and the general conditions people were living in. The data collected as part of this survey feeds into other work undertaken by BRANZ and has led to further research in Weathertightness, Air Quality and Ventilation in particular. This initial report looks at the key top findings of the data collected and further reports are planned to look into heating, insulation, ventilation and mould in the coming months.
