E DI TO R’ S LET T E R

Welcome to our fitness-focused April editions! Good luck to all you incredible London Marathon runners out there. The training commitment is immense and I am in awe – particularly as my own Couch to 5k didn’t get me much further than the end of the road. Jenni Falconer is on her 11th London Marathon and she tells us about her passion for running and the thrill of the big day. It’s also the Boat Race this month so if it leaves you inspired, read on for our feature this month that looks at all the cool activities you can take part in along the Thames – Pilates on a paddleboard perhaps? If you don’t fancy taking to

the water, a bike ride along the Thames can be just as good for body and mind. In our Diary pages, we have some great ideas for Easter fun, and online, with the weather getting warmer, see our guide to some of the best pub gardens and al fresco riverside spots in London and Surrey. And we’re heading into festival season. Subscribe to our free weekly newsletter for the ultimate guide. Meanwhile, in our Homes and Gardens sections we have plenty of ideas on revamping your outdoor space for summer and how to give florals a contemporary twist in interiors.

JENNI FALCONER As she trains for the London Marathon in April, the broadcaster tells us about her passion for running and her life in south west London By Tina Lofthouse

ith her running shoes barely off, Jenni Falconer is beaming as she joins me over Zoom for our interview just weeks before the London Marathon. Unlike many of us would look after a few hours’ training, she is relaxed and radiant. It’s clear just how much joy running gives her. If more evidence were needed, she has her own podcast RunPod where she interviews likeminded others about their passion for running, and documents her training in her Instagram posts.

W

Jenni is up early every day for her breakfast show on Smooth, is co-founder of a health brand, and has a busy family life in south west London. Right now she is also fitting in lengthy training sessions as the London Marathon approaches. “I absolutely love it. This will be my 11th London Marathon this year. For me, it’s like Christmas. It’s my favourite day of the year. But also it’s my least favourite in a way, I’m not going to lie, because there are moments when you’re like, ‘why am I doing this again?’” But she can’t imagine ever not doing it. For those running the marathon for the first time this year, what’s her advice? “On my first, I was so overwhelmed and nervous because I had no idea what to expect. But I think that’s a good thing because the nerves you can channel into a really positive energy and it’s fear of the unknown rather than anything else.” And the atmosphere and camaraderie drive you on. At the start line, everyone is having the same conversations. She says: “You hear people asking each other what time they are aiming for, how long they have trained for. You wonder if you have trained enough. And the minute you start running, it’s absolutely fine. To be fair, it should be the easiest run you’ve done: they give out water, they give out energy drinks. You see the greatest parts of London, the crowds are electric. The finish line is spectacular. And you get a medal for your efforts.” There’s also the huge amounts raised for charities. This year, Jenni is running in aid of end-of-life charity Marie Curie. “They have just launched grief run clubs, which are amazing. They bring people together - a chance to talk or a distraction for a while.” While she is endlessly enthusiastic about running, it hasn’t been easy and Jenni has come back from several injuries. She had a stress fracture from running a lot during lockdown. During the marathon last year, she sustained a severe injury – finishing the race in great pain, although not realising she had actually broken her foot. “I’d trained for 16 weeks for this race, and I was so excited. At mile five, someone ran onto my foot. It was excruciating. I finished 21 miles with a broken foot - a lot of the time I was power walking and I only came in around 50 minutes later than I’d hoped.” ©Joseph Branston

10

I N T E RV I E W

So, why does she love it so much? In her podcast, she explores the reasons people run. “It’s about the feel good of running. I don’t want to talk about your Strava stats. I don’t really care what your cadence is. The fact is that when you run, there’s something, whether you run fast or slow, whether you’re the first to cross your parkrun finish line or the last, it doesn’t matter. When you put your trainers on and get out there, you are a runner and you will experience that amazing runner’s high. Whether you’re running for mental clarity, for physical benefits, maybe to reduce stress, there are so many reasons why running is great. I find that more and more people are taking up running later in life and wishing they had started it sooner.”

“I think that running around doing all the marathon training really opens your eyes to how beautiful this area is.”

Listen to the podcast

Living in Wandsworth, Jenni says she is spoilt for choice for local running routes. “Wimbledon Common, Richmond Park, and I love running along the river to Battersea Park, or to Putney and Barnes Bridge. It’s beautiful at sunrise and sunset.”

Time & Leisure Social

©Craig Sugden

For her 50th birthday celebrations, she asked her husband, the actor James Midgley, and her teenage daughter Ella to surprise her. “We went for dinner locally at Adam Byatt’s Brasserie Constance on the river in Fulham. It was brilliant. We then went on the Belmond British Pullman train for the day - I’ve always wanted to but never had the excuse!”

Jenni found that collagen supplements helped to keep her joints in shape for running and she saw many other benefits too. She went on to co-found Kollo Health, so she could offer her own, and the range is growing, keeping her extremely busy. She has just turned 50. Has her fitness regime changed? She says that it is more about having less free time as she has got older. “When I did my first London Marathon in 2009, I had a lot more time. And so I trained five or six days a week. I was in the gym three times a week. I was just training entirely for it. I felt fitter. I felt faster.”

Did she see the birthday as a milestone? “Yeah, it’s a new chapter. It’s an exciting time. When I was turning 40, I remember thinking that it sounded so old, and 50 was beyond ancient. I feel now like I am in the middle of my life, not on the tail end of it. I feel that I’m a bit braver with my decisions. I’m a bit bolder. I’m willing to say no more, and I know what my priorities are.”

eph B

©Jos n

o ranst

“As I’ve got older, I have found that time is against me. I’m a mum and have more than one full-time job so it’s a bit of a juggle. Also I love other sports and activities too so I do want to balance things out. I’m also aware that I get injured so I don’t run as often as I used to just in order to avoid injury. Plus, as we get older, strength training is absolutely crucial. We need to look after our muscle mass as it’s kind of fading away as we get older. So you need to really work on making sure you keep it.”

A family get-together was also on the cards. “My brother lives in South Africa and my sister-in-law lives in the south of France, my mum and dad live in Glasgow, so I convinced them all to come together and we all met up in the Cotswolds.”

Jenni has had a varied career, which started back in 1994 with an appearance on Blind Date. Her first TV show aired when she was just 19. “Since then, I’ve done documentaries, travel shows, consumer shows and worked on GMTV and This Morning. I then

had an opportunity to do radio, which was hugely terrifying. It’s just you and a microphone – you’ve no idea who’s out there and you have to drive the desk. But I fell in love with radio.” Hailing originally from Glasgow, Jenni has put down roots in south west London and has been here for 20 years. “I always remember my mother-in-law who lived in Bradford coming to visit us and we drove through Richmond Park: she couldn’t believe this huge expanse of green is actually in London.” “From a going out point of view, there’s so many great cafes, and pubs. I used to love clubbing but those days seem to be over. I get up at 4am every day and going out during the week is something that I have crossed off the list, unless it’s to the theatre. I go into town to the West End a lot and also to New Wimbledon Theatre - it has some great shows.” For Jenni, she’s all about the active lifestyle. “I love the daytime. If I can’t run, I’m walking. If I’m not walking, I’m in the gym or playing golf. There’s so many incredible golf clubs around here. South west London is a great place to be active.” “I think that running around doing all the marathon training really opens your eyes to how beautiful this area is.”  T&L

Along the Thames, you can take part in a whole range of outdoor workouts, from rowing in Putney to cycling in Kingston...

This month, our attention is turning to the river. There’s the Boat Race, of course, and if that inspires you, there are plenty of rowing clubs that offer beginner sessions. But we’re also intrigued by plans to make a section of the river in Ham into London’s first designated swimming area. Plus, we’re seeing Pilates pros and yogis take to the water on paddleboards, and don’t forget the towpaths, too where you can tap into all the benefits of Blue Mind Theory without actually leaving dry land, with the idea that you can calm your nervous system just by being near water. River-based fitness can be sociable, good for body and mind, and, when you’ve finished, there’s cold plunges and saunas along the Thames to soothe aching muscles.

Row your boat

If you fancy tracing the iconic route of the Oxford and Cambridge rowers, there are several clubs where beginners can do just that. Try Putney-based TopRow London which has a range of lessons for rowers of all levels, from novice to advanced. Barn Elms Boathouse offers plenty of rowing opportunities for adults and children aged 11+ and it’s open to non-members. Albany Outdoors in Kingston has sessions for all, including kayaking and open canoe. Or if you fancy something informal this summer, hire a simple rowing boat in Richmond.

Walking historical paths

The Thames Path celebrates its 30th anniversary this year. The iconic route runs for 185.2 miles from its source in the Cotswolds to the Thames Barrier and on to Woolwich. We have some of the most scenic stretches of it in south west London and Surrey, passing grand palaces, historic pubs and iconic bridges. The question is north bank or south – check out the Go Jauntly app for suggested routes put together by keen walkers. The maps give you the distance and the time it will take, and guidance for when the route has to deviate away from the river for a stretch.

Paddleboarding goals Canbury Gardens, Kingston

Paddle Richmond

A full body workout, with all your muscles working to keep you upright, paddleboarding is great for fitness and as

a mindful way to enjoy the river. Active360 in Kew has private and group sessions, as well as Paddle and Pick to clean up plastic pollution in the river. Paddle Richmond has outposts in Kingston, Barnes, Teddington and Richmond. Note that east of Putney Bridge, the river becomes increasingly sealike, so paddling is only permitted for more experienced paddlers who have undertaken recognised training courses, and only at certain times.

Yoga and Pilates afloat

Combine your paddleboarding with some Pilates or yoga. There are a growing number of instructors offering classes on the water – mindful and requiring that extra push to stay on the board. Paddle Richmond offers SUP Pilates and yoga. You’ll need to be flexible but you don’t need experience of paddleboarding. You could join one of their group paddleboard trips first where you’ll experience some of the most beautiful stretches of the Thames.

Join a riverside club

The Lensbury has a fabulous Watersports Centre for its hotel guests and members. It can also be booked for those living locally who want to private tuition in paddleboarding, canoeing, kayaking and sailing. There’s junior and adult sailing and paddleboarding clubs, too.

Walk for a cause

Global awareness organisation Drinkable Rivers is back in London this summer and is once again walking the Thames to mobilise support for improving water quality. Take part in the Thames relay river walk in June,

which runs from source to sea, joining for whatever distance suits. And you don’t have to walk it either – you can swim, paddle or row. It’s part of Mayors for A Drinkable Thames, which brings together local boroughs.

Running buddies

If you feel like upping the pace, you can join like-minded others in a running club. River Thames Running has several local events including the Kingston Half. For new and experienced runners alike, APPI in Wimbledon offers running performance clinics, led by physio specialists, which analyse your running style looking at stride length, foot strike, hip alignment and running posture, as well as assessing your mobility and strength, and provide a bespoke programme to enhance technique and avoid injury.

Cycling for all

With flat traffic-free stretches, a cycle along the Thames is great for all levels. But plan in advance: the Thames Path is a public footpath and given it can be narrow, cycling is only allowed on certain parts. Check out the National Trail website where you can filter the route to see which parts can be cycled. Meanwhile, the Walk, Wheel, Cycle Trust has great resources on its website – check out the route between Putney and Hampton Court, which takes in large parts of the Thames Path.

Head to a sauna

TEMZ Floating Saunas is located at The Lensbury and has sauna and ice bath sessions with views of the river. Plunge on the Thames is coming soon to Kingston

TEMZ Floating Saunas

with traditional saunas paired with wooden cold plunge baths and natural decking.

If it rains

You can still get the benefits of the river by looking out at the view from inside. Paola's BodyBarre runs every Wednesday and Friday at the Fulham Pier development, with a workout combining Pilates, barre, functional training and yoga with gorgeous vistas of the river.

The Ham Riviera?

The Teddington Bluetits regularly use the Thames for cold water dips and, with the support of other river users, applied to DEFRA for Bathing Water Designation for a local swimming spot. In February, the government announced that Ham could become one of England’s official bathing sites. But we’re not there yet – detailed feasibility work is now underway. If designated, it would receive regular testing to ensure the water is clean enough to swim in.

Is the Thames safe?

To use the river safely, it’s best for beginners to join a guided group. The tidal part, after Teddington, can be particularly dangerous with the river flowing at speeds of around 5mph – even top Olympians only swim at around 4.5mph. The Port of London’s Active Thames programme guides people on the activities available so they can get all the benefits of the river in a safe way. If you are planning to become a regular user of the Thames, Active360 offers Thames Skills and Knowledge courses. In terms of how clean the river is, it varies, so wash thoroughly afterwards and cover open cuts before going in. 

RISE

Hair Experts

Heloise Naude, owner of Hale Hair Boutique, on the achievements and challenges of running a hair salon What have been the biggest challenges and how have you overcome them?

One of the biggest challenges was navigating COVID, including around eight months of closure. By staying closely connected with clients and continuing to rebook appointments, we preserved continuity and trust. A second challenge was stepping off the salon floor to work on the business rather than in it, but with strong systems and processes in place, alongside a fantastic team, the transition was far smoother than expected.

What advice would you give someone looking to open their own business?

If you have the interest or courage to open your own business, take the leap. It requires dedication and perseverance, a commitment to always do your best, and a willingness to adapt and learn new skills. Strong systems and processes are essential foundations for long-term success.

Lead your life. We’ll handle the rest Flexible support as and when you need it. What was the inspiration behind your business?

Having worked for global financial services companies, running large teams and delivering major projects, I had gained a wealth of skills, but I was ready for a new challenge. I wanted to do something for myself and work flexibly around my family.

What trends are you seeing in 2026?

Enquiries for lifestyle support are increasing. More people are realising that household management services can enable them to enjoy their lives with a single, trusted contact who handles the day-to-day running of their home, coordinates trades, conducts property checks, plans events, and manages admin. An extra pair of hands gives them more time to focus on what matters.

Restorative Retreats

Q&A with Kasia Richter, Founder of Wellbeing Strategist What inspired you to create your retreats? I created the retreats that I wish had existed when I needed them most. Having experienced burnout, depression and major life transitions, I realised there isn’t one solution, it’s a combination of practices that support real change. My training across yoga, bodywork, sound healing and psychology shaped this approach. I wanted to offer women a space to pause, reset and reconnect, particularly at those moments when everything looks fine externally but feels misaligned internally. Travel is a key part of that. Stepping out of your environment creates the space where real shifts can happen. Tell us about your Norway retreat. What makes it special? Norway is intentionally different. The stillness of Husøy Island, surrounded by fjords and forest, creates an immediate sense of calm. We combine Pilates, yoga and sound healing with time in nature, allowing guests to fully switch off. What

stays with people is the connection to their body, to nature and to other women. It’s a quiet, grounding reset that’s hard to replicate elsewhere. How does the Cyprus retreat differ? Cyprus offers warmth and softness. Set in a peaceful hilltop village, it’s about slow living, deeper reflection and gentle transformation. Alongside movement and sound healing, we explore personal development topics such as mindset, wellbeing and lifestyle habits. It’s restorative but also expansive. Guests often leave with a renewed sense of direction. Who are these retreats for? They’re for women who have achieved a lot, but feel out of balance. Women ready

to pause, reflect and realign with how they truly want to live. What do guests leave with? Less than they arrived with, in the best possible way! Clarity, calm and practical tools but most importantly, a stronger connection to themselves. Most come for a retreat. Many leave with a plan.

Power of flowers

With Chelsea Flower Show on the horizon, here’s how to tap into floral vibes in your interiors Micucci Interiors

Go bold

Baked Tiles

If you think floral is oldfashioned, these looks will make you think again. Rich colours, abstract designs and statement tiles show that florals aren’t for shy wallflowers. Meanwhile, William Morris was a master of the floral and his striking designs never go out of style.

SPRING INTO SUMMER What to do in the garden right now for the warmer months ahead Zone in Think of how your garden works as a whole and whether it would benefit from zoning to create different areas for relaxation, entertaining, a play area, or growing fruits and vegetables, as well as paths to draw the eye around the space. Zoning can be achieved by creating different levels, adding in lighting for evening impact, or bringing in new surfaces. Charlie Allen, of CALCo. Gardens points to the huge variety of materials on offer, meaning designers can create a range of looks and moods. He adds that herringbone in particular makes a big impact. “Whether it's in brick or Dijon limestone cobbles, the herringbone pattern is back in fashion. It makes a fantastic focal point when surrounded by large format rectangle paving, or as a stand alone path to connect two spaces. My personal preference is for larger gaps between the stones, with a contrasting or complementing grout to go with them.”

Take an audit Look at where the sun falls throughout the day. Says garden designer Julia Crawford: “Consider, is there a sunny spot for a morning coffee or evening drink? People often put a shed in this spot, only to realise afterwards that it's the best place for sitting in the garden.” Also consider where you place your furniture. “People tend to place their outdoor furniture directly outside their back doors for convenience, but this can act as a visual barrier between your indoor space and the garden. If you can, site it away from your main view to the outdoors and your indoor and outdoor spaces will instantly feel more connected.”

Julia Crawford

To turf – or not

Many people think about laying new turf in spring, as a way to replace a damaged lawn and while spring is the best time to put new grass down, consider whether you need a lawn at all. Says Julia: “I've had many clients take the bold decision to remove their lawn entirely and instead devise areas for planting and seating, making a lush and more immersive outdoor space. It creates a garden that does not require a weekly mow in the summer and instead provides more food and habitat for insects and birds. If you can't face parting with your lawn, why not try dividing it up with beds to break away from the standard central rectangle of lawn and borders on the side approach. Your garden will be a more interesting space as a result.”

Beautiful blossoms Think how your garden will work through the seasons. If you've been inspired by the blossom this spring - cherry and early Magnolia in particular, have been spectacular - you may be wondering whether you can recreate such a display in your garden for next year. Garden designer Claire Lambert advises: “Even if you only have a small space you probably have room for a small blossom tree - we would suggest a dwarf Crab Apple. We have had much success with Malus 'Red Sentinel'. Lots of blossom in March, followed by ruby red fruits, which stay on the tree throughout the winter – they are also wonderful for pollinators." And plant Hellebores now: "They are nearing the end of their flowering peak, so you may get some bargains and you will be very pleased with yourself next winter."

Don’t forget the details

CALCo

CALCo

Hellebores, Claire Lambert

Small touches can make a big difference, whatever the size of your outdoor space. Says Claire: “This is a wonderful time to revamp your window boxes. From this month onwards there will be a great choice of plants. Always remember that when you plant, the display should look as lovely from inside the house as from the outside. Incorporating horticultural grit keeps the drainage good."  T&L

Creating Dream Outdoor Spaces Meet landscape garden designer Charlie Allen, passionate about transforming gardens across southwest London and Surrey. Charlie Allen is the founder of CALCo. Gardens, a Wimbledon-based landscape design and construction company serving London and Surrey. He was drawn to the world of garden design by the promise of a profession that combines creative expression with something useful for clients: crafting outdoor spaces that people could enjoy and of which they could be proud. After achieving a degree in economics, gardening design qualifications and years of experience shadowing established landscape designers, Charlie founded CALCo. Gardens. Its aim is to create a personal, client-focused experience that removes the stress from a process that should be enjoyable and delivers results. Barnes Garden

Chiswick Riverside

West London

What is the role of a landscape designer? My role is to bridge the gap between my experience and the client’s personal taste, creating a garden that is not only beautiful but also functions well for how they want to live and use the space. Garden design is a very personal process, so understanding the client — their lifestyle, preferences and aspirations — is always my first priority when I step into a new project.

I’ve spent countless hours studying materials, researching design ideas and understanding what works in different spaces — that’s the expertise you’re hiring. Never be shy about sharing ideas or preferences.

How can clients turn their desired atmosphere into a reality? The range of materials available today is incredible. From natural stone and porcelain to composite decking and resin-bound surfaces, there are more options than ever before. That variety opens up huge possibilities for clients and designers. If you can imagine a look or atmosphere, there is almost certainly a material that can help achieve it — even if the client doesn’t yet know it exists. Even working in the industry, I’m constantly discovering new products and ideas, which keeps the work exciting. What steps should a client take before approaching a designer? A great starting point is collecting examples of gardens or features you like — whether online, in magazines or on social media. Don’t worry if the ideas feel vague or unrealistic. If you can show something you like the look of, it’s my job to translate that inspiration into a practical design.

Equally, it’s completely fine to say you have no idea what you want. A good designer will suggest concepts for you to react to, refining the ideas together until the design feels exactly right. What problems are clients looking to solve when booking a landscape gardener? Clients are often looking to update their garden to its optimal use – bigger gardens benefit from different zones to get maximum use out of them. They will come to us for gardening and planting expertise, alongside our knowledge of materials, so that we can help them build their vision into a practical reality. Clients will often also be looking for a lifestyle fit. Usually when someone has had a renovation done, they will then need their garden updated to match. Sometimes they will be looking for entertaining areas to be added, such as patios or outdoor kitchens, or will need their garden redesigned to be more child-friendly. Tell us about a case study you have completed? One of my earlier projects, and still a favourite was the Riverside Garden in

Soutwest London

Chiswick. Creating a planting scheme that was non-toxic for the dogs was a real test of my horticultural knowledge, and something that I’ve had to use time and time again since. We had to create footings for a deck into the banks of the River Thames which was a fun learning experience. It also included building a pond from scratch. I love incorporating water features into my designs, both those with a natural look and also with a more contemporary or structured feel. I am passionate about improving any space but this whole project was a fantastic opportunity to test my landscaping skills, and its these projects that I tend to enjoy the most.

“We’re extremely pleased and would highly recommend CALCo for their quality of work and dependable service.” - Arkadiy Gretchko

SPRING BREAKS, HOME & AWAY… With several bank holidays beckoning, here’s where to book for a long weekend… On your doorstep The Cotswolds is the perfect weekend break within easy reach of London and Surrey. Bourton on the Hill is a great spot for hikes, being on the Heart of England Way.

The Fish Hote

Stay in a treehouse at The Fish Hotel in Broadway. There are bathtubs on the outdoor terrace where you can soak up the suds with the trees around you, and there’s loads to do on the estate, from falconry to clay-pigeon shooting. It’s perfect for families, and dog-friendly too. If you only have time for a night away, a London staycation can recharge the batteries. We like the boutique vibes of The Hari in Belgravia. You could head to the museums of Kensington, shop in Knightsbridge, or go for an art fix at the Saatchi Gallery (see its 40th anniversary show The Long Now, on until 26 April). Watch the sun set from your room over the city, then settle in for cocktails in the bar. Over Easter, children can take part in chocolate egg hunts in their room.

Within easy reach

Take the train out of Paddington to the South Devon coastline. The Cary Arms is a top spot with views over Babbacombe Bay.

Barcelo Fortina

Cary Arms & Spa

Dine on seafood on the terrace or in the cosy bar. A walk along the Coastal Path will bring you to tucked-away Anstey’s Cove, which has a lovely outdoor café. You can also take a detour to Kents Cavern, home to an incredible labyrinth of caves. Go on a sea safari on a RIB boat from Torquay to spot porpoise and seals. Further inland, another top spot to stay: Boringdon Hall – home to the fabulous Michelin-starred Acleaf restaurant and an adults-only spa. From here, you can take walks on Dartmoor, then retreat to the bar in the Great Hall with its vast mullioned windows.

Worth travelling for

Malta’s capital Valletta is packed with historic charm, restaurants and shopping. Head there in the spring months, out of the peak season of summer, and wander cobbled streets, learn about the Knights of Malta, see the incredible gilded co-cathedral of St John’s (home to two striking Caravaggio paintings) and take in a host of museums. Barcelo Fortina is a good base in Sliema across the harbour – you can gaze out at the Valletta skyline from its delightful outdoor pool. It’s also a short taxi ride to Mdina – the Silent City – this was Malta’s old capital and its narrow passageways and grand squares are particularly atmospheric at night. 

BUILDING YOUR DREAM EXTENSION IN 2026 The Legal Essentials You Can’t Afford to Miss So, you’ve finalised the kitchen layout, debated soft-close drawers, and chosen the perfect bi-fold doors. But before the first brick is laid, there’s a far more critical foundation to get right: the legal framework behind your build. In 2026, property development is not just about design - it’s about compliance, foresight, and protecting your investment. Here’s what every homeowner, developer, and investor needs to know. Planning Permission: More Nuanced Than Ever The assumption that “small extensions don’t need planning permission” is one of the most common, and costly, mistakes. While Permitted Development Rights still allow certain works without formal consent, the rules have evolved and tightened in key areas: • Conservation areas and listed buildings: Almost all works require formal approval. • New-build estates: Many properties now have restricted permitted development rights, meaning even minor changes require permission. • Flats and leaseholds: These almost always require freeholder consent, in addition to planning considerations. In 2026, local authorities are also placing greater emphasis on: • Sustainability and environmental impact. • Neighbour amenity (light, privacy, outlook). • Design consistency within communities. If there’s any doubt, apply for a Certificate of Lawfulness. It provides formal confirmation and protects you (and future buyers) from disputes. Building Regulations: Non-Negotiable Compliance Planning permission is only part of the story. Nearly all structural works require Building Regulations approval and enforcement is stricter than ever. The process typically involves: 1. Initial Notice - confirming work is about to begin. 2. Ongoing inspections ensuring compliance at key stages. 3. Completion Certificate - the document that proves everything is legally compliant. Failing to obtain a completion certificate remains one of the most common causes of delays in property sales. In today’s market buyers and lenders expect full digital records and certification.

Windows, Doors & Energy Standards In 2026, energy efficiency is no longer optional, it’s central to compliance. • All installations must meet current thermal efficiency standards. • FENSA certification (or equivalent) is essential for windows and doors. • Boilers and heating systems must be installed by Gas Safe registered engineers. With the UK’s continued push toward netzero housing, expect scrutiny around: • Insulation performance. • Glazing specifications. • Heating efficiency. Missing certificates can reduce property value or even derail a sale. Sewers, Drainage & Hidden Risks One of the most overlooked legal hurdles involves building over or near public sewers. If your extension affects drainage infrastructure, you’ll likely need a Build Over Agreement with the water authority. This process can be time-consuming and costly but skipping it is far worse. Failing to secure this approval can cause serious legal issues during resale and could cost you more than the original Build Over Agreement would have. 2026 Reality: Documentation Is Everything Today’s property market is fast, data-driven, and risk-averse. Missing paperwork is no longer a minor inconvenience - it’s a dealbreaker. You should ensure you have: • Planning permissions (or lawful development certificates).

• Building Regulations approval and completion certificates. • FENSA / Gas Safe certificates. • Build Over Agreements (if applicable). Why Legal Guidance Matters More Than Ever With evolving legislation, sustainability requirements, and tighter lender scrutiny, it is crucial that you instruct the right firm to act for you on your sale and purchase so that they can navigate you through the complex web of legal issues and considerations relating to property alterations. At Ashworths Solicitors LLP, we work closely with: • Homeowners improving their properties. • Developers managing complex builds. • Buyers and sellers navigating high-value transactions. Our role is simple: to ensure that every legal detail is handled properly before it becomes a problem. An extension should add value not risk. By getting the legal framework right from the outset, you protect: • Your investment. • Your timeline. • Your future sale. Because in 2026, the smartest builds aren’t just beautifully designed - they’re legally bulletproof.
