FROM THE GENERAL MANAGER, KATE GRATTAN

With the changing of the seasons, Vail Village is beginning its graceful shift into winter. While the amber and golden glow of trees transforms into a glittering blanket of snow, we excitedly anticipate another remarkable ski and snowboard season in Vail.

Here at The Sebastian – Vail, December is already shaping up to be one of our strongest on record. If you have weeks that you will not be using, we encourage you to consider releasing them so that others may enjoy this special season.

Over spring and summer, our team has been focused on property enhancements. Projects underway include bringing our hot tubs back into service, stabilizing hot water delivery, relocating the Tykes Room to a more permanent location, and resolving the ongoing soil foundation investigation. In addition, the eagerly anticipated opening of Zuma at the end of this year will bring a vibrant new dining experience to the property. Early tastings of the menu have received wonderful feedback, and we are eager to share the full experience with you soon.

As we look back on this past summer, I am grateful for the sense of community that continues to thrive here. Each visit from you, our Owners, adds to the spirit of The Sebastian – Vail, and it is this shared energy that makes our residence so distinctive. Thank you for entrusting us with your time in the mountains and for being part of another memorable summer season.

We look forward to the months ahead and to welcoming you back as winter begins to unfold in Vail.

PROPERTY UPDATES

Our team has been focused on several important improvement projects throughout the spring and fall:

Hot tubs

Repairs to the stainless steel tubs have proven more extensive than expected. After resolving several leaks, we identified the need to replace a panel board on one tub and a controller on the other, along with new jets and heaters. We are working to return them to service as quickly as possible. Once operational, the stone tubs will be closed temporarily for resurfacing ahead of the season.

Soil Foundation Investigation

Final boring holes have been drilled, with results expected in the coming months to provide greater insight into the underlying conditions and guide future improvements.

Chillers

Extensive upgrades have been completed on our chillers, and we are now in the final stages of this work.

Hot Water

Circuit setters are being replaced with circuit solvers this fall, allowing water temperatures to adjust automatically before reaching the rooms. This marks an important step toward stabilizing hot water delivery throughout the property.

Tykes Room

The children’s space is being moved to a more permanent location, conveniently situated next to the guest elevators on the Upper Lobby Level.

Throughout the holiday period, families can participate in themed craft activities inspired by celebrations from around the world, including:

HOLIDAYS AROUND THE WORLD

December 20 - January 2

We’re excited to once again celebrate the season with Holidays Around the World, beginning December 20 and continuing through January 2. This joyful tradition brings together festive crafts, global customs, and special moments for both children and adults to enjoy.

Après Kids & Global Delights

We’ll also be introducing a few new traditions this year. Children can enjoy an Après Kids Snack Hour with hot chocolate and cookies, while adults are invited to unwind at Après with global delights like Glühwein and pretzels, brandy eggnog, wine and cheese, a milkshake espresso bar, Mexican hot chocolate, and more.

It is with deep gratitude and best wishes that we announce Melissa Ayre will be stepping down as Residence Club Manager as she pursues a new adventure further west. Her dedication, warmth, and care have touched Owners, guests, and team members alike. Melissa has brought lasting value to our community, and her thoughtful leadership will be remembered well into the future. While we will miss her presence, we are thankful for all she has given to The Sebastian – Vail.

LORI ADIS Director of Sales and Marketing

ALONSO ZUMARRAGA Director of Facilities

Alonso joined us in May as Director of Facilities. With years of experience overseeing high-profile properties at Aspen Ski Company, Alonso brings a thoughtful approach to ensuring our building systems run smoothly and reliably, so your time on property is as comfortable as possible.

This June, Lori joined our team as Director of Sales and Marketing. Lori’s deep knowledge of Colorado’s mountain resorts and decades of sales leadership will help us continue to share the story of The Sebastian – Vail while building lasting connections with future guests and partners.

LEOPOLDO SANCHEZ Director of Food & Beverage

A distinguished graduate of the Culinary Institute of Mexico, Leopoldo joined our team in June, combining his hospitality expertise with a passion for creating memorable dining moments. We look forward to the creativity and warmth he will bring to your culinary experiences on property.

JANNA KRAMER Director of Revenue Maximization & Reservations

With her extensive experience at Ritz-Carlton and Salamander Resorts, Janna has a proven talent for aligning availability with guest demand. Her work behind the scenes ensures that your reservations process is seamless and that your time in residence is always prioritized.

December 14

Family fun run benefiting the Community Market and local toy drives, a 5K course through Lionshead & Vail Village, plus a 1-mile run. Prizes awarded for the best adult, kid, dog outfits, and biggest donations.

UPDATED SKI, SNOWBOARD, & BIKE STORAGE POLICY

To make your time at The Sebastian - Vail as stress-free and enjoyable as possible, the Board of Directors has adopted an updated storage policy, designed to ensure every Owner has reliable access to storage while keeping your equipment ready for your next visit. We appreciate your cooperation and look forward to helping you make the most of every moment on the mountain.

Advance Notice

To help our team prepare, please submit storage requests at least 24 hours in advance. For requests made with less than 24 hours’ notice, a $35 expedite fee will apply.

Storage Allowances

• Fixed Owners: Each membership may store two sets per bedroom, plus two additional sets.

• Fractional Owners: Each membership may store up to eight sets.

Shipping Requests

If you’d like equipment shipped, costs will include actual shipping charges plus a 15% handling fee. Please note that equipment cannot be held for later pickup; storage fees apply until removal.

Overages

Should you need to store additional equipment, overages may be accommodated at $75 per set, per month.

Off-Property Stays

Owners who are not staying on property (or those requesting storage for guests not staying onsite) may store equipment for $20 per set, per night.

Flat Rate Billing

All items are charged at the same flat rate, whether stored as a full set or individually.

Monthly Billing

Storage charges are posted on the first of each month, with no prorating.

Three years ago, Hurricane Ian brought devastation to Captiva Island and much of Southwest Florida. South Seas—at the very heart of Captiva and acquired by Timbers only months earlier—was among the hardest hit. The storm swept away guest areas that generations of families had treasured, leaving behind both physical and emotional loss. In the aftermath, Timbers moved swiftly, meeting an unforeseen challenge with urgency and resolve. The focus was not only on rebuilding what was lost, but also on strengthening the resort to withstand the storms of the future.

Through the hard work, dedication, and countless late nights of the Timbers team, every area damaged by Ian has now been restored. While the main hotel was destroyed, residential units are fully back, and plans are in motion to rebuild hotel accommodations with even more luxury, serenity, and longevity than before.
