Winter is arriving in Northwest Colorado! The crisp mountain air carries a hint of snow, and the Yampa Valley is transforming into a serene winter wonderland. The first flakes have already kissed the peaks, and the excitement for ski season is building. Days are bright and invigorating, nights are cool and cozy, and preparations for winter adventures are in full swing. It’s that magical time when tires are swapped for winter ones, gear is tuned, and anticipation grows for another unforgettable season at One Steamboat Place.

As we prepare for the upcoming ski season, our team is busy ensuring everything is ready for your return. We’ve continued with a number of improvement projects—fresh paint on entry doors, enhanced landscaping, updates in the spa corridor, and a light refresh of the Ski Locker Room—all designed to keep One Steamboat Place as inviting and comfortable as ever. Planning is also well underway for the next phase of residence enhancements, with thoughtful updates to interiors and finishes scheduled to begin in 2026.

Beyond the work, there’s a growing sense of anticipation in the air. Soon, the gondola will hum back to life, Champagne Powder will blanket the slopes, and the village will sparkle with the energy of winter. Whether you’re carving early-season turns, gathering for aprĆØs-ski in the Great Room, or simply taking in the snow-covered views from your residence, this is the time when Steamboat feels truly alive.

We can’t wait to welcome you back, to catch up by the fire, and to share another memorable season together at your mountain home. Thank you for being part of this incredible community—we look forward to seeing you soon at One Steamboat Place.

PROPERTY UPDATES

Wrapping Up 2025 projects

During the off-season, our team has been hard at work on several projects that help keep One Steamboat Place the most sought-after address in the Mountain West. This year’s efforts included repainting all residence entry doors, enhancing landscaping around the property, completing key infrastructure improvements, refreshing the spa corridor area, and giving the Ski Locker Room a thoughtful touchup. Each project, while subtle on its own, contributes to maintaining the warmth, comfort, and high standards that Owners and guests have come to expect.

2026 Capital Improvements

Looking ahead, next year will bring the completion of upgrades to the Residence and Destination Club units that were not included in Phase I of the enhancement project completed in 2022. The upcoming phase, scheduled for 2026, will focus on refreshing key interior features—new flooring and carpeting, updated bedding, refined bedroom furniture and dĆ©cor, enhanced fireplaces, comfortable new living room club chairs, and beautifully crafted dining tables. Each element has been carefully chosen to elevate the warmth and sophistication of the residences while preserving the inviting mountain aesthetic Owners love.

The OSP Design Committee, in collaboration with the management team, presented the design concepts for final approval at the Q4 2025 Board of Directors Meeting, with work anticipated to begin in mid-April 2026. Once the designs are finalized, our interior design partner, KTI, will create story and swatch boards to give Owners a preview of the refreshed interiors. We’re excited to share these updates in the months ahead and look forward to unveiling the finished spaces during your future visits to One Steamboat Place.

Santa will ride into the resort from the Torian Plum Area down the slopes into the heart of Steamboat Square escorted by legendary locals Bob Dapper and Dean Vogelaar, followed by photo opportunities, hot chocolate, and cupcakes.

Join Rabbi Kolby Morris-Dahary of Har Mishpacha: The Jewish Congregation of Steamboat and Shannon Lukens of Steamboat Radio will be on the Steamboat Stage at the base of the mountain in a celebration of the Festival of Light.

NEW YEAR’S EVE SNOW CAT PARADE & FIREWORKS

Celebrate the new year in style! Kick off the evening with a Light Up Snow Cat parade and the Steamboat SnowSports Instructors performing synchronized skiing illuminated only by the light of torches. At the conclusion of the parade, fireworks will light up the sky.

TEAM MEMBER SPOTLIGHT

Born and raised in Madera, Chihuahua, Mexico, Karina grew up surrounded by mountains and forests, developing a deep appreciation for small-town life—something that made Steamboat Springs feel like home from the start.

In Mexico, she learned the importance of hard work, family, and community—values that continue to guide her both personally and professionally. Drawn to One Steamboat Place for its professional environment, strong team, and high standards of service, Karina knew it was a place where her dedication would be valued. As a Housekeeping Supervisor, she takes great pride in maintaining organization and excellence while continuing to grow her leadership skills. She loves contributing to the special experiences that make each guest’s stay memorable.

Outside of work, Karina stays active by exploring the outdoors—riding ATVs, discovering new trails, and finding peace in nature. When she seeks a quiet moment, she enjoys getting lost in a good book, whether it’s on personal growth, leadership, or a captivating story of fiction or suspense. A lover of Mexican cuisine, she delights in preparing dishes like tacos, enchiladas, pozole, and tamales, each one a flavorful reflection of her heritage. Above all, Karina is a proud mother whose role has taught her patience, balance, and perseverance—qualities that inspire her to set a strong example and give her best every day

TEAM MEMBER SPOTLIGHT

Lucas recently celebrated his six-year anniversary with One Steamboat Place! Originally from Palmdale, California, and Phoenix, Arizona, he moved to Steamboat Springs in search of a slower pace of life and a deeper connection with the outdoors. When he’s not on property, you’ll often find him fly fishing or camping by the many lakes and streams that wind through the Yampa Valley. An avid outdoorsman, Lucas enjoys foraging for edible plants and keeping an eye out for unique crystals and rocks. Each September, he heads into the woods to bow hunt for elk, deer, and antelope, and once the snow begins to fall, he’s all about chasing fresh powder on his snowboard.

What Lucas loves most about working at OSP is the camaraderie among departments—the teamwork and good humor that shine through even on the busiest days. He takes great pride in his role and is committed to helping build a strong, skilled team of technicians to keep the property running seamlessly. Outside of work, Lucas is preparing for an exciting new chapter as he and his partner get ready to welcome their first child in the coming months. When it’s time to refuel, his go-to order at Backdoor Burger is the John Wayne burger with curly fries and mango habanero wings. Looking ahead, Lucas dreams of retiring early and traveling the world, continuing to explore and seek adventure wherever life takes

If there’s one person everyone at One Steamboat Place knows, it’s our very own real estate guru, Todd Allsberry. Todd has been part of One Steamboat Place since the very beginning—dating back to pre-construction in 2005—and has worked with nearly every Owner who has purchased or sold a residence over the past 20 years. To say that Todd has his finger on the pulse of real estate trends at One Steamboat Place (and throughout Northwest Colorado) would be an understatement.

Since developer inventory sold out in 2017, Todd’s success has come from his hard work, flexibility, market expertise, and unwavering dedication to the One Steamboat Place community. In 2024, he facilitated the transfer of 21 Fractional Interests and 7 Whole Ownership Units, representing an impressive $43.78 million in total real estate transactions. That year also saw the average sales price rise to $1,920 per square foot—a record high for OSP.

So far in 2025, Todd has closed 17 Fractional Interests and 2 Whole Ownership Units, with another Whole Unit currently under contract. Thanks to his continued success, the average price per square foot has reached a new record of $2,377. And with two months left in the year, we wouldn’t

AFTER THE STORM: THREE YEARS STRONG

A New Chapter on Captiva Island

Three years ago, Hurricane Ian brought devastation to Captiva Island and much of Southwest Florida. South Seas—at the very heart of Captiva and acquired by Timbers only months earlier—was among the hardest hit. The storm swept away guest areas that generations of families had treasured, leaving behind both physical and emotional loss. In the aftermath, Timbers moved swiftly, meeting an unforeseen challenge with urgency and resolve. The focus was not only on rebuilding what was lost, but also on strengthening the resort to withstand the storms of the future.

Through the hard work, dedication, and countless late nights of the Timbers team, every area damaged by Ian has now been restored. While the main hotel was destroyed, residential units are fully back, and plans are in motion to rebuild hotel accommodations with even more luxury, serenity, and longevity than before.
