It is important to outline exactly how we have become the single most successful real estate entity on the Monterey Peninsula, bar none.
With a collective of over 3,000 transactions under our belts, there must be a formula for success, and there is. Tim long ago realized that his best value to the team is to lead, handle one-on-one negotiation, and personally communicate with agents, buyers and sellers. Tim reserves his time for one-on-one interviews with prospective sellers determining if it is a good fit for you, for Tim, for the team, and for the property. Tim then presents you with a pricing range and an outline of our proposed marketing program and if all parties agree, we then move forward with the listing.
At this point the team takes over with the creation of property description, photographs, floor plans, magazine and newspaper layouts, open house scheduling, digital and offline marketing programs, staging if needed, sign installation, brochure and fact-sheet creation, submission to Multiple Listing Service, social media and property presentation through broker tours. All of these tasks are handled by ‘the team’ who have over 100 years of collective local real estate experience successfully closing over 6 Billion dollars in local sales…Tim’s philosophy is, “hire the best, then, let them do what they do best.”
The property now moves into inventory and scheduling of open houses (if approved by the seller) along with buyershowing appointments together with the running of print and internet marketing programs all coordinated through ‘the team’.
When any agent or buyer has questions about a property, Tim, or one of the team members is always available to receive the call and optimistically is able to turn their interest into an offer.
When an offer is submitted Tim again takes the pointposition and personally handles all negotiations on the seller’s behalf. When a successful agreement is reached and an escrow is opened once again a team-member takes over handling the myriad of details of the escrow working closely with the seller and Tim as he personally addresses any and (usually) all obstacles that may arise during the escrow period.
When we move forward and work together to sell your property you will be working and communicating not only with Tim but with Mark Lord, a 49 year resident of the Monterey Peninsula with a background in construction and engineering, with Kim DiBenedetto, who has 22+ years of experience in luxury real estate negotiations, with Liz Dini, a 47 year resident of the Monterey Peninsula with more than 12 years actively selling real estate, with Dave Reese, who brings his experience as an effective agent, problem-solver, connector, and people person, with Marie Greco, a Monterey Peninsula native and agent, with Billy Schmidt, a marketing specialist with a background in social media, web design/analytics, and photography/videography, with Megan Vera, team executive assistant, 5+ years in real estate and a strong background in business administration, with Cooper Kehoe, a 13 year resident of the Monterey Peninsula as a former educator, with a background in administration and organizational leadership, with Alex Battaglia, graphic designer, with Bonnie Archer, Tim’s aesthetic director who stages properties, consults on listings and manages luxury vacation rentals, and with Trish Cosand, our Director of Property Management. HIGHEST PRICED RESIDENTIAL SALE IN SANTA CRUZ
SOLD IN ONE WEEK FOR $15,725,000
Tim Allen Properties recently represented my household in the sale of the most expensive property in Santa Cruz County history. A master architect designed the custom beachfront home; and it is located on a precious plot of land overlooking the Santa Cruz Yacht Harbor entrance, the lighthouse, and Seabright Beach. Since this home was so atypical in quality and price in Santa Cruz, its sale posed unique challenges for the real estate broker.
We interviewed many realtors, and had more than ten excellent candidates. Tim Allen Properties stood head and shoulders above the rest in their communications, sense of the market, diplomacy, knowledge of real estate law, track record selling luxury homes, professional team approach, and education of the sellers on the risks/rewards within the real estate negotiation cycle.
From the first call with Tim, I knew I was dealing with a world class professional. When he realized that I was asking for the same information from all the realtor candidates in order to decide with whom to speak, he immediately committed to delivering a comprehensive marketing plan and proposal within 24 hours! I could not even believe the richness, thoughtfulness and subtlety of a proposal done on such short order. The rapid detailed response could make for a good Stanford business school case study.
As soon as we engaged Tim Allen Properties, the team photographed the property and surrounding areas. The photos beautifully captured the magic of the property. The listing materials and website were gorgeous and well positioned. The pricing discussion was nuanced and the idea of listing a home in Santa Cruz for between $17 and $20M was unheard of, but Tim stepped us carefully through his analysis and we arrived at the right price.
Within 9 days of placing the property on the market, we received an offer close to the listing price, all cash, with a 10-day close. We worked with Tim and the buyer’s agent and quickly closed a home sale that was more than 60% above the historic record for Santa Cruz. This was a swift and remarkable result - at a fair price to both parties.
Tim himself was an extraordinary agent and diplomat throughout the entire sales process. His team of experts worked seamlessly with each other and with us as they parsed issues the in the following areas: legal, contract negotiation, market research, social media, photography, and seller education.

Tim Allen was born and raised on the Monterey Peninsula and has an extensive knowledge of the region. Tim attended local schools such as Stevenson High School, raised his three children in the area and owns homes throughout the Peninsula. Beyond his love for family and real estate, Tim’s other passion is the game of lacrosse. A successful collegiate player himself, Tim has become an avid supporter of the game. The teamwork, skills and overall discipline required to play at a high level have translated to his professional career.

Carmel Gives is a movement that was created to help local businesses while providing assistance to those in need in surrounding communities through creative win/win programs and grants to nonprofits and City government. Working closely with other organizations, including Carmel Cares, the Carmel Chamber of Commerce and the Carmel Residents Association, Carmel Gives encourages grassroots support to quickly and efficiently get community projects up and running. To date, $2 million has been donated through 300 grants to over 100 nonprofit organizations. Through matching funds and challenge grants as well as bringing other donors to projects, the value of those grants exceed $4 million.

• Funded local Carmel restaurants to make over 4.000 nutritious meals for the Carmel Unified School District which distributed them to families in need
• Setup a significant startup matching fund situation with the Big Sur Marathon Foundation to fund a new cross country course at the former Rancho Canada Golf Course site. The Carmel Gives grant was matched by other organizations and the project was completed in June, 2022, just 4 months after making the grant
• Acquired $15,000 in Carmel restaurant gift cards that were distributed by Monterey Fire to families displaced by fires
• Funded out of work local seamstresses making 3,000 high quality Made in Carmel facemasks and distributed them for free through 20 local businesses during COVID
Grant to Project Healing Waters Fly Fishing to establish Monterey County chapter
• Sponsorship of Tatum’s Garden Foundation’s Treehouse Playground projects
