House Hunting at Your Fingertips By Mike Lightbourn
DON’T let anyone fool you. The internet plays a dominant role in the home buying process. When it comes to searching, most buyers look beyond the slick pages of high gloss colour magazines to find their dream home. Eighty three percent of American buyers said they used the internet frequently when they were looking for a home, according to the National Association of Realtors’ just released annual survey of homebuyers and sellers. That’s not surprising because it’s in keeping with the trend of recent years. The information, however, highlights how quickly the internet has overtaken other home buying search sources. In 2003, for instance, only 42 percent of buyers used the internet frequently to search for a home. The information was gleaned from more than 7,000 consumers who purchased a home between July 2017 and June 2018. Today’s buyers use multiple sources of information when looking for a home. The most used sources are on websites (93%) and real estate agents (86%), according to the National Association of Realtors (NAR) survey. A growing number of buyers are using mobile or tablet apps – 73 percent, NAR said. Typically, a buyer sees a home they’re interested in on the internet and then contacts an agent to help them navigate through the buying process. Locally, we’ve seen a phenomenal increase in internet driven sales; that’s why local brokers put a lot of effort into promoting their websites.
In small communities such as ours, networking and contacts play a major role in sales, as well. Fewer than one percent of the NAR survey takers found their home through a home book or magazine. Although this is a U.S.-based survey, it mirrors the trends we are experiencing locally. TAX BILLS ARE OUT Real property tax bills for 2019 are now available. Bills must be paid by December 31 of the tax year (in this case, 2019). You will be entitled to a 10 percent discount if you make a full payment by March 31, 2019. Senior citizens can claim a special benefit. After the $250,000 exemption, they may apply for a 50 percent discount on the balance of the home value not exceeding $1 million if paid by March 31. In order to qualify, a senior person must be 65 years or older and have a NIB Senior Citizen’s card. Pay your 2018 bill before December 31 to avoid an additional five percent interest on the outstanding amount. SNAIL MAIL Tax bills are usually issued in mid-October of the preceding year. However, given the state of the postal service, it is advisable to create an online account with the Department of Inland Revenue portal to retrieve your bill and make payments. If you are unable to do so and you haven’t received your billing, we suggest you either try to get them by phone or visit the department. Payments may be made to the Department of Inland Revenue on Carmichael Road, online or at any Royal Bank of Canada. You can also pay by credit card,
