EXCUSE THE DUST By Mike Lightbourn

Most homes need some fix-up and repairs to prepare them for buyers, but when should they be done? Should an open house for agents be delayed until the house is in “model-home” condition? For the answers, think about a department store during renovations that puts up “Excuse Our Dust” signs. Which would impress you most? • Shopping at a store that promises to look better in the future, • Shopping at one in the middle of renovations, • Waiting until the store reopens, brightly lit with spacious aisles and decorated to grab your attention. Can you see the difference? Most buyers want to purchase a home matching their mental picture of their dream home. Real estate agents want to show homes that will please their buyers – now not later. Once everything has been done, your agent can showcase your home to buyers and invite other real estate professionals to preview it so they can offer to show it to their clients. They will see only the positives and the chances are you will benefit from an earlier sale at the best possible price, provided it is not overpriced. Once you decide to sell your home, ask your real estate agent about any needed repairs. Prepare a punch list and complete every item before the “For

Sale” sign goes up. Avoid the Red Tag Have you ever noticed clothing sales that advertise “seconds” at greatly reduced prices? The “seconds” have flaws like uneven seams and pulled stitches, and the store benefits from the slightly lower quality in exchange for a lower price. Just like those “mark downs,” a home being offered for sale with obvious flaws also invites a lower price. Homebuyers, like other shrewd shoppers, quickly become aware of needed repairs and then begin scrutinising the home for other defects. By some estimates, you can expect to receive about two dollars less less for each one dollar in needed repairs (of course depending on the particular circumstances). Protect your investment by asking an agent for advice. They will walk through your home in a buyer’s role, making notes of all apparent defects that attract attention. This could range from a cracked windowpane to a rusty bathtub. No matter what the flaw, if it attracts attention, it also becomes a point on which the buyer may try to negotiate a lower sale price. Your real estate agent can guide you further by providing marketing tips to make your home more attractive to buyers. Remember that by offering a “first quality” home, you may expect to receive a better price.
