STARING AT AN ACCIDENT By Mike Lightbourn

FALLS are the second leading cause of unintentional injuries worldwide, according to the World Health Organisation. The leading cause is road traffic crashes. We’ve all heard stories of people who have injured themselves from a fall, especially the elderly. Many young people have hurt themselves falling as well. A noticeable number of falls happen on stairs. For instance, there were more than 50,000 emergency visits for injuries from falls on stairs in Ontario in 2015, according to published reports. In British Columbia, stairs were involved in approximately 8.2 percent of all hospitalisations for fall-related injuries with 68 per cent of these falls on stairs happening in the home. On average, 38 people are killed every year in B.C. as a result of falling on stairs. I am not trying to frighten anyone, but forewarned is forearmed. People at Risk Not surprising, the young and the elderly are most susceptible to a fall. The number of stairs isn’t relevant. The accident can involve just a one or two stair step-down into a recessed room, for example, or a flight of stairs. Published reports for Ontario suggest people 75 years and older have the most emergency hospital visits for stair injuries with females topping the charts in all age categories, except for children under the age of 10. Most stairway falls stem from losing balance. Three main issues seem

to be associated with stair-related falls. These include: • Poor building, design and maintenance; • Health issues, such as people losing balance because of vision problems or dizziness; • Unsuitable shoes (beware of flipflops) and • Carrying something that blocks the view of the stairs.

How to Reduce the Risk There are several things you can do to reduce the risk of a fall. • Install handrails on all staircases, even if they have only a few steps. • Use the handrails. That’s why they’re there! Train children on how to use them. • Proper lighting is important, especially for the visually impaired. Position adequate lighting at the top and bottom of the stairs • Make sure the edges of the steps are visible. To the vision impaired, they may seem to run into one another. • Paint a contrasting colour on the edges of wooden or concrete steps, or on the top and bottom steps. • Rubber, metal or slip-resistant paint can help reduce the slipping risk. • Keep stairs in good repair with non-slip, properly fastened treads. • Use baby safety gates at the top and bottom of the stairs to keep very young children off them. • Keep stairs clutter free so there’s nothing to trip over • Don’t use loose carpets or throw rugs on the landing • Do not allow anyone who is not up to it to use stairs on their own.

hile Bahamian real estate professionals have always enjoyed dual representation in real estate parts of the world consider it illegal to represent both sides of a transaction. Dual representation is when the buyer and seller are represented by the same agent. The word fiduciary by definition suggests that a professional cannot offer loyal service to both parties at the same time. Imagine if someone suggested that you use the same divorce attorney as your estranged spouse, you’d call them crazy. Similarly when you call an agent from a real estate sign or from a website or even the newspaper for that matter and are represented by that same agent you are by default, opting to have the agent who is contractually obligated to the seller’s best interest, represent you. In this case I’m not quite sure what we should call you, I’ll go with uninformed since this is something most buyer’s don’t know or even heard about. In 2018 The real estate council of British Columbia banned dual agency or doubleending. In states like Florida, Texas and Colorado to name a few it is illegal. States like

IT’S ILLEGAL Virginia allow for dual agency only with written permission from both parties involved in the transaction. While I think we are quite a ways off from rules or laws around this, you can avoid dual representation by using an agent to represent your specific interest in your property search. Some agents like myself (shameless plug) have completed the Accredited Buyer’s Representation course that teaches agents to cater to the needs of buyer’s locally and globally. It teaches in great detail the unique strategies require to serve buyers.

needs, negotiate on your behalf, and do everything in their power to ensure you reach your goal is entirely FREE, so why shouldn’t you have this.

I’ll offer a disclaimer that I have enjoyed many transactions where I too represented both sides of the transaction but I do see the flaws in operating this way especially when there maybe conflicting interests between parties.
