THE BPL DILEMMA

TO show or not to show? This is the dilemma that confronts BREA agents when they’re about to show a home to a buyer and the power goes off. If the home has a generator, especially one with an automatic transfer switch, then the dark cloud presents a silver lining. The buyer gets to experience firsthand the convenience of back-up power. However, if the genny fails or the home doesn’t have back-up power, it may be best to suggest postponing the showing. Otherwise, the buyer will remember a hot home and possibly dim rooms. If the home captures lots of natural sunlight and a cool breeze, this can actually be turned into an advantage as it’s a good selling point. First impressions are important so think this one out carefully. BPL tells us this will be the last summer of load shedding. A new $95 million, 132-megawatt engine power plant is in the works with the Finnish technology group, Wartsila, doing the installation. Regardless of the outcome, we live in a hurricane belt and the addition of a generator is a good selling point. Of course, the ideal solution would be to turn to solar power for those who can afford it. Smelling a Deal Breaker Have you ever walked into a home that smelled bad? When a prospect comes to look at your home, make sure
it smells good. Not only is a bad odor an instant turn-off, the memory will linger. The buyer will probably remember your place as “the house that smells bad” and the pleasing features will take back stage. The sense of smell is closely linked with memory, probably more so than any of our other senses The smell of the home can be a deciding factor as to whether someone will want to buy the home or not. Unpleasant smell can be linked to pets, home appliances, cigarette smoke, mold, cooked food and garbage. As the owner of the home, you may have become accustomed to various smells and so you don’t recognize them for what they are. Ask your BREA agent to be frank with you in this regard. If the home smells stale or bad, the owner should immediately address the cause of the odor without taking offence. Clean and Fresh Don’t mask one smell with another by adding a deodorizing scent. Sprays, plug-ins and scented candles may be so overpowering, the prospect is left to wonder if they’re being used as a distraction. of time as electricity can be out for weeks after a hurricane. Cut down any trees or branches that could fall or be blown into the house. Store bottled water in case water becomes polluted or unavailable. Before evacuating: Clear out drains and gutters to keep them from flooding when it rains heavily. Bring inside any outdoor objects that could be picked up and thrown by strong winds. Unplug electronic devices and turn off utilities as directed to do so by authorities before evacuating. Large pets or livestock that cannot be taken with you when evacuating should be evacuated well ahead of time, so it’s important to have a plan in place for this. Heat Related Illnesses THE Heat of the Bahamian summer bring along with it some legitimate concerns for heat related illnesses. Those of us that work or play out doors and those responsible for their activities should be aware of such illnesses as well as there symptoms and what action should be taken if such symptoms appear.

HEAT CRAMPS
Heat cramps can show up as cramps and or pain in your arms, legs or stomach. Treatment Have the affected person rest in a shaded or air conditioned area. Drink cool water or drink. Avoid vigorous activity for 2 or more hours if symptoms persist medical attention should be gotten.
Treatment If possible try to work in a cooler area. Keep the area of the skin dry and do not break the skin. A medicated cream can be applied with proper medical advice. Additionally many have reported
HEAT STROKE
A person on the verge of a heat stroke will usual experience confusion, like they may forget what they were saying or what they were suppose to be doing. Though this may on the surface seem humorous beware this is only the first in symptoms that can quickly spiral downward. The person may faint and begin to experience a seizure. Their skin will be hot and dry and they will sweat profusely. Treatment If you suspect a person is having a heat stroke call 919/911 immediately. While you wait place the person in a cool area. Loosen their clothes and remove outer clothes in an attempt to bring their temperature down. Rub cool water on their face and neck area if available place an ice pack under their armpit. Heat stroke is a medical emergency and can result in death so it should be taken very seriously. If no medical assistance arrives in a reasonable amount of time carry patient to an E.R.
SUNBURN AND HEAT RASH
First of all “get it outta your head, white or black you can get sun burn” any thing else you have been taught has long been proven to be false. Sun burns may be less easily seen on those of us with darker skin tones but close inspection will show the peeling and other symptoms. Sun burn and Heat rash though they are not the same thing they very often are experienced together. When an area of the skin has been exposed to direct rays of the sun for an extended period of time it will burn and the sweat glands in that area can become blocked causing the pimpling effect that is Heat rash. Rash or Burn will often appear on the neck or upper chest. Heat rash or prickly heat appears as an area of many tiny red pimples that itch and feel irritated.
