FIVE TIPS FOR BUYING A HOME By Mike Lightbourn THERE’S a reason why the real estate industry plays up “Location! Location! Location!” Who wants to spend a lot of time stuck in a traffic gridlock if you can avoid one? If you have children, the school they attend will play a big part in where you want to live. Before you buy a home, investigate schools in the area. The academic standard and quality of the grounds and facilities influence home buying decisions. So, they will have a direct impact on resale and property values. When it comes to proximity, school isn’t the only thing that counts. Most people don’t want to be too far away from modern conveniences, such as super markets, pharmacies and restaurants. At the same time, they don’t want to be in a busy traffic zone if they can avoid it. Cul-de-sacs (in the right location) are particularly desirable. With only one entrance and exit to the street, traffic is kept at a minimum. FINANCIAL COMMITMENT Buying a home is usually the largest single investment anyone will make. Real estate is a long-term investment. It’s a fantastic asset if the property is bought at the right time in the right place and at the right price. It is not a short-term investment. Your money will be tied up for a long time when you buy a home. Take the time to look around, learn about neighbourhoods and recreational points of interest before you make a decision. THE UNEXPECTED Most people usually exhaust their funds getting into a
new home, especially first-time buyers. Make sure you have a contingency fund for the unexpected costs you are sure to encounter, such as deposits for the utility companies and hidden repair and maintenance issues. LIVING, LOVING! The environment you live in shapes the quality of your life. A home isn’t just a place to eat, sleep and shower. It’s a place to enjoy life with friends and family. The outdoor space will provide recreation. The front yard is important for curb appeal and allows you to make a statement about who you are through landscaping and colour choices. The backyard is for entertaining and relaxing. A barbeque area with seating, an area for the kids to play or a strip of lawn to throw bocce balls or play croquet are things to think about when looking at homes. If you have dogs, you will want space for them to romp about. ZONING Before you buy a home, learn about zoning in the area. No-one wants to buy into a nice neighbourhood, just to have a noisy commercial venture set up shop nearby. Some people may take a risk buying a fixer upper in a neighbourhood of buildings in similar condition. It’s possible this will turn into a smart investment if other people do likewise and the area is transformed for the better. Four Hints For Better Success With Indoor Plants Nothing else adds life to our living spaces quite like plants do. What has gone wrong with the lush bush that I bought just a few short weeks ago? Why is it looking so floppy, stringy and weak? Here are a few of the most popular reasons you may be having problems with your house plants and how you may be able to remedy them. Low lighting: First, what we may perceive as enough light for your plants may not be at all and it will tell you. Plants that need more light become lanky, floppy, pale or shed leaves, and can eventually die says “Out front “ magazine. If it’s growing but the new growth is pale and flimsy, it’s probably not getting enough light. The solution: Well certainly, if possible, move the plant to a more brightly lit area where it will be able to get direct sunlight. West facing windows tend to be the best sources of light, conversely north facing windows give the lowest light. Additionally remember to rotate the plant occasionally so that each side of the shrub gets light and as a result it will give you a more full, rounded growth. Another way to address this issue of low lighting is to be certain at the point of purchase that you get plants that can tolerate such conditions. This may save you a great deal of grief and effort. Over watering!: Contrary to popular belief it is “Over watering” indoor plants that lead to the demise of more shrubs than under watering or not watering. Over watering a plants will make them drown in the deluge that you may be subjecting it to. Plant roots are designed to catch the water it needs and allow the excess to pass by. However in some cases we give too much water, then we also fail to be certain that the plant pots have holes to let the excess water drain out the pot and this causes the plant to sit in water for extended periods of time which lead to root rot and if not corrected plant death. Correct this practice by watering less often. Stick your finger into the soil and see if it is dry before watering. Over time you will be able to predict when the plant will need water then maintain
this cycle, being certain to make adjustment for seasonal changes. Be certain that all of your plant pots have drain holes at the bottom and that they are sitting in saucers so that you don’t have a mess all over the dining room floor to clean up after watering. Remember to check the trays and empty them as may be needed so that your plant is again not sitting in a puddle of water. Over fertilizing: This can be a significant problem with indoor and potted plants in general due to the fact that if you put too much fertilizer on your plant the plant is stuck with it unlike an out door plant in your garden where the rain will come eventually and wash some of the extra fertilizer away. An over fertilized plant can suffer root burn which can damage or even kill your shrub in extreme cases. So the rule of thumb is that it is better to err on the side of caution and risk under fertilizing a potted plant rather than over fertilizing. It is better to use granular slow release fertilizers rather that liquid fertilizer mixtures also. Is it really dead?: Most plants have a season when it grows more slowly and may seem to be doing nothing at all, showing no new growth. Well if you have checked your lighting, watering and you no it is on schedule for fertilizing then its likely that this is your plants dormant season and there is very little the you can do about this other than wait for its growth season to come. When this happens you may add some organic matter to the soil to give it an extra push. One of the joys of an indoor landscape is watching nature take its course. Colors on leaves change, there is a rush of new growth suddenly you wake up and there are flower buds that weren’t there the day before. Then suddenly there is one, two, five, eight flowers, wow amazing, how did that happen. That is the journey you take with your indoor plants it is joy! It is not suppose to be terror and arduous work…it is joy and I am convinced if you incorporate these suggestions into your maintenance plan for your indoor plants you will have greater success in achieving your joy!
