Do You Have PDS?

Price Denial Syndrome (PDS) is a phrase coined to describe a worrying condition that afflicts sellers who have a hard time facing the reality of the real estate market. Of course, it’s difficult to ask for a lower price than you think your home is worth, but an overpriced home simply will not sell. Sellers may argue that they really need the money, but this begs the question: “What will they do for money if the home doesn’t sell because it’s overpriced?” Maybe they think they can “test the waters” and reduce the price later if they must. Unfortunately, the longer a home remains unsold, the more likely it is that the price will have to be reduced a couple of times (possibly more). The property becomes stale, buyers wonder what’s wrong with it and opportunists start making lowball offers. It takes even longer to sell and at a lower price. “Test the waters” may sound good in theory, but it doesn’t work in practice. A home generates the most excitement with serious buyers when it’s first listed. Another point: If the seller plans to buy another home, time is of the essence.
They may not be able to buy a new home until they sell the existing one. Meanwhile, prices and interest rates may start to climb as conditions change. Don’t suffer from PDS. Ask your BREA agent to prepare a Competitive Market Analysis and be guided by their professional opinion. Like litter, they drag down property values and reflect poorly on surrounding areas. TREATING FUNGUS IN ST. AUGUSTINE GRASS ST. AUGUSTINE grass with its beautiful blue green color and its high shade and salt tolerance grows well here in our Bahama Islands. However along with these assets there are some deficiencies. One of these is its susceptibility to attack by fungus that can quickly inflict considerable damage on your once picturesque lawn. So how should you avoid fungus damage in your lawn. The key to avoiding or certainly minimizing damage to your lawn from fungus is by quick action and that can only happen with positive identification of the variety of fungus that may be attacking your lawn. Fungus treatments can be specific to particular varieties so lets discuss a few of the most common and how to identify and treat each. BROWN PATCH FUNGUS: This fungus appears as brown dots on the blades, which often spread in a circular pattern across the lawn. Many affected areas die. Nitrogen makes the problem worse, so avoid nitrogen fertilizers during the summer if you’ve ever had a problem with brown patch. There are both granular and liquid fungicides that can be used to treat brown patch however you will need to reapply liquids repeatedly in 7 day intervals until the problem is eliminated. Granular treatments may require less frequent repeats so read all instruction for use as regard the particular treatment you purchased and follow them closely for the best results. TAKE-ALL ROOT ROT: Take-all root rot isn’t specific to St. Augustine grass, but that’s where it is most commonly found. Diagnose this disease by looking for spotty dead patches, which can be small or large. The blades and stolons often turn brown but remain attached to the roots; they aren’t easy to pull off. The root systems become brown or black, and some blades might appear yellow. The fungus usually attacks in the fall or spring, thriving in soil temperatures between 60 and 65 degrees Fahrenheit says Home guides. Again treatments for take-all can be purchased in liquid and granular from most local lawn care products outlets. Be certain to check the mixture rates for the particular
fungus variety that you are treating. GRAY LEAF SPOT: St. Augustine is the grass most likely to suffer from gray leaf spot. Small brown spots appear on the blades, which turn gray with a purple or yellow halo as the spots get bigger. Affected blades sometimes host a light gray cottony growth as well. In severe cases, large areas might look like they are suffering from drought, with a gray cast and scorched appearance. Alternate different fungicides such as azoxystrobin and triadimefon, because the fungus can develop immunity if only one fungicide is used consistently. Fungus thrive during damp cold nights followed by hot days. Though each has its particular seasonal choice when they will generally be most common they are truly promoted by sustained environmental conditions more than any thing else. So for this reason they can pop up at anytime as long as the conditions are ideal. Avoid watering your lawn late in the afternoon so that it will stay wet all night as this is perfect fungus culture. If you feel you are facing an out break reduce your watering as fungus love moisture and treat using chemical or organics like Neem oil. If your fortunate to have a Neem tree or access to one you can boil your own batch using the neem leaves and pop it in a spray bottle and spray it on the affected area. You will have to repeat this a few times to eliminate the issue. You may have to experiment a little to get your mixture rate just right to get the desired results.
