KEEPING IT SHOW READY By Mike Lightbourn

ONE of the biggest headaches associated with selling a home is keeping it in “show ready” condition. This is particularly true if young children and pets occupy the home. Once it goes on the market, your BREA agent ought to be able to call you at any time within reason to arrange a showing – day or early evening. What will you do if your agent calls at 10am for a showing that afternoon and your home is untidy? The only way to stay on top of the situation is to keep the home clean at all times and devise a system for a quick tidy up. Allow the children to take out a limited number of toys at a time and give them each a storage container to stash their current playthings in before they leave the home. You may have a housekeeper, but not one who works 24 hours a day, seven days a week. So wipe down sinks and bathtubs with a towel or hand cloth and make sure all the dishes are washed and put away immediately. Clean off countertops and make sure the garbage is emptied and the bin doesn’t smell. Get in the habit of making the beds in the morning if someone isn’t coming in to do the job for you. Keep pet toys and beds clean so there’s no pet odor.

TABLE TOP CLUTTER Before your home even goes on the market, any table top knick knacks you plan to keep should be packed away and stored out of sight in a labeled box. Give away what you don’t want to keep. Clutter is a seller’s worst enemy. It does not allow a buyer to appreciate the true potential of a room. China, figurines and other breakables can fall into the clutter category. Stage a room by adding a simple touch or two – a flowering orchid or some attractive throw cushions. Don’t go

over the top. Remove all clutter from the fridge door.

STORAGE COUNTS Buyers are impressed with storage space. Empty junk drawers of their contents and make sure the attic, garage and tool sheds are well organized and as empty as possible. Use this opportunity to weed your closet of any clothes, shoes and belongings you really have no use for. Buyers will look into closets to get an idea of storage space, so make sure they are clean and well organized. Empty them as much as possible to show off storage space. Go through bathroom cupboards and medicine cabinets and throw away any dated items. Pack medicines in labelled zip locks and group them in a basket under the sink, keeping at hand only the meds you may take every day. Create an image. It may be a couple of chairs grouped around a barbeque pit on the patio or a nicely set breakfast table with a flowering plant on the table – something that can remain in place while the home is on the market. Suck it up. Keeping a home show ready isn’t convenient, no question about it. If you refuse to show your home upon reasonable request, a potential buyer may find something else in the meantime. Be resolved to deal with it.

AERATE AND TOP DRESS YOUR LAWN IT is almost the end of the first quarter of the year. What should you be doing in your garden and landscape? Garden: In your vegetable garden you can still get some late season tomatoes going but don’t waste any more time. You can also plant lettuce, peppers and cucumbers. In your landscape, this is a great time to over haul your lawn to get it ready for spring. How do you do this? Here is how. First take an inventory of your lawn. You are checking to see what areas may have been worn down by foot traffic, or attacked by insects or may be suffering from poor drainage. Also check at this time that your irrigation system is giving you good coverage and that you are not getting too much or too little water in some areas and go ahead and make those corrections straight away. AERATE Having checked the whole lawn you will likely want to start by aerating your grass. An aerator powered or manual landscape tool that punches small holes into the soil as it runs over the lawn and this allows for air and nutrients to get down to the roots of the grass where it is needed. This maintenance process is especially important for persons who’s properties have automated irrigation systems because over time all of the regular watering tends to make the soil hard and compacted so that air, water and nutrition struggles to get to where it is most needed, at the roots. FERTILISE Now you can go ahead and fertilise your lawn with a nitrogen rich slow release lawn fertiliser. The nitrogen will give your lawn that deep dark green color and the slow release pellets will allow the results to be maintained over many months. When fertilising be certain to avoid allowing the fertiliser to get into any nearby water ways as this will contaminate them. Additionally, avoid allowing the pellets landing on your paved surfaces because when these get wet they will make a horrible stain. So be certain to sweep or blow off any concrete tiled or decked areas to be sure. When actually applying the fertiliser it is best to first go around the perimeter of the area you are fertilising first being careful that the fertiliser isn’t being thrown outside of the desired area. Then continue to work your way in toward the centre much like

cutting a lawn with slight overlaps. TOP DRESSING To Top dress a lawn you are going to add some sand or soil or peat moss to the lawn. Why would you do this? This can be done to fill gaps or valleys made in your lawn to give it a more level grade. In addition to this, to change the make up of your soil in some cases. Your soil may be very clumpy very clay like and you may want it to have better drainage so that the water percolates down through the material better. So you would add sand. Those big corse grains of sand, if added in the right amount, will create space by falling into the holes you made with the aerator and will get between the clay like grains of soil and allow water to better drain through. Conversely if your soil matter is more sandy you may want to add more organic material to tighten up and close off some of the spaces in the soil so that it better holds the water for the lawn and shrubs to get more sustained use of it. What are the benefits of top dressing: 1. The new sand you will be adding to your lawn will come loaded with all sorts of new micro organisms that through there processes of eating-excretion-being eaten will create a chain reaction of new organic fertiliser in your lawn thus reducing your need for chemical fertilisers (That is alway good!). 2. Top dressing will also help to even out all those hills and valleys that have developed in your lawn from foot traffic and water run off and soil settling.

3. Top dressing with sand as aforementioned also helps with soil compacting. By adding sand grains it helps the soil to not stick together so much and as a result allowing a better flow of water and nutrients through the soil to the grass roots. 4. When top dressing with sand remember, not too much. Only apply 2-3 pounds per square foot and then rake it into the lawn using the back side of your lawn rake so that the sand settles at the root of the grass.
