Happy Greetings from the Northeast Georgia Board of Realtors®! It is hard to believe that our Summer is nearly over and our beautiful “Fall Spectacle” is about to begin. We sincerely thank you for picking up a copy of our Real Estate Buyer’s Guide and trust that you will find this to be a beneficial resource to our Majestic corner of the World! What follows are some general housing statistics derived from the National Association of Realtors® (NAR) and our local Northeast Georgia Board of Realtors® Multiple Listing Service. On the National front, based on a Realtors® Confidence Survey conducted in March of 2014, Realtors® generally expect home prices to increase in all states and the District of Columbia over the next 12 months. The median expected increase is 4% over this time frame, with Florida and Georgia expecting a 5% - 7% increase. The greater expectations for Florida and Georgia should represent good news for the continued recovery of our local market regarding second and retirement homes, if in fact these expectations come to fruition. The median existing home prices for all home types in July was $222,900 which represents a 4.9% increase over the same month in 2013. The national average for the conventional 30 year fixed interest rate loan actually fell from 4.4% to 4.12% for this same point in time over last year. However, according to NAR, mortgage rates are expected to rise in the near future because the Federal Government has indicated that their quantitative easing process will be ending in 2014. Predictions are that 30 year fixed rates could reach 5% by the 1st quarter of 2015. As we all know, Real Estate statistics can be helpful on a National level, but are generally only relevant at the local level. For the area served by the Northeast Georgia Board of Realtors®, our data reveals the following regarding Residential units sold during the months of June & July 2014 compared to the same period in 2013: • Units sold have increased 11% from 419 to 466. • The median sales price has increased from $144,400 to $148,000. • Average “Days on Market” have decreased from 168 to 148 days. As REALTORS®, it is our job to know our respective markets. We take pride in being the “Best of the Best”. ALWAYS make sure you are working with a Realtor®, as there is a big difference!
