Canada’s housing market is looking toward a modest rebound in 2026 but one challenge continues to limit affordability progress: the shortage of “missing middle” housing. According to the Canadian Real Estate Association’s (CREA) 2026 outlook, this under-supplied segment — including town homes, duplexes, triplexes, and low-rise multiplexes — remains a critical bottleneck nationwide.
From the Nova Scotia REALTOR® perspective, the missing middle plays an important role in creating balanced, accessible communities. These housing types bridge the gap between high-rise condominiums and single-family detached homes, offering more attainable, family-friendly, ground-oriented options. Unfortunately, supply continues to lag the demand.
CREA’s analysis shows that limited construction of missing middle housing both constrains transaction volumes and keeps competitive pressure on prices, even when overall market activity slows.
Looking ahead to 2026, CREA forecasts a 5.1 per cent increase in national home sales as interest rates stabilize and buyer confidence improves. However, affordability challenges are expected to persist.
For first-time buyers, growing families, and downsizers in Nova Scotia, this shortage has real impacts. Many buyers are priced out of detached homes, while condominiums may not meet space or lifestyle needs. Missing middle housing offers a practical pathway to homeownership while supporting walkable, liveable neighbourhoods.
CREA and housing advocates across the country continue to emphasize that addressing this gap must be a policy priority. Key recommendations include modernizing zoning rules to allow multiplexes and town homes in traditionally single-family areas, streamlining approvals, and reducing development charges that can make smaller-scale projects financially unfeasible.
