• HIPLA ID Check for each buyer, (please make sure that the “Outcome” is green before downloading, if amber then please click on and answer any queries that have come from the ID check before downloading. The “Outcome” will then change to green. Attach this to the buyer contact on Rex labelled as HIPLA ID Report
• Risk Assessment, a separate one for each Buyer, both pages to be saved under the contact on Rex labelled Risk Assessment.
• Proof of Funds - All documents to be attached on the Rex contact.
• If a mortgage we need the AIP with the amount and buyers name on it and dated within the last 3 months.
• Deposit needs to be an up to date bank statement with their name and address on it.
• If using funds from the sale of their property we need the Memorandum of Sale from their selling agent.
• Gifted Deposit which normally comes from a parent. We need to see their bank statement with their name and address on it and a letter from the parent to say “I am gifting my daughter Miss Elizabeth Smith the sum of Fifty thousand pounds (£50,000) for her to purchase address and do not wish for the money to be re-paid. This needs to be signed and dated by the person gifting the money.
All these documents need to attached to the contact on Rex and labelled accordingly i.e. HSBC AIP £250k, Deposit Nat West £20k etc.
Please make sure that your clients addresses on their contact pages on Rex are typed like this
