Small home designs have become increasingly popular. A well designed small home can keep cost, maintenance and carbon footprint down while increasing free time, intimacy and in many cases comfort. Now, meet Woodland Pine South, often referred to as backyard architecture. This small modern home is stylish and has incredibly well thought out spaces, constructed from high quality materials and wonderfully designed to meet the needs of many. Stepping inside, the home is spacious, with open plan living and dining space, and an adjacent light, bright, and airy modern kitchen with each of these rooms providing enough space to feel comfortable. The best of everything is packed inside this gem. The HVAC system includes a Sixteen SEER air source heat pump in combination with an ultra efficient gas backup furnace. Following passive home design principles, the concrete floor, as well as the foundation wall, are insulated to R20. Both closed cell foam and wet cell insulation, combined with R4 EXO insulation, make the walls airtight and energy efficient. Raised heel trusses provide room for R60 insulation in the attic. It may seem implausible for a new home to carry decades-old memories and history, but that is just what was achieved in this home! This project presented some unique challenges and opportunities for our team. The central volume of the home is created by the timberframe of a 150+ year old family wagon shed barn. After precise and extensive foundation work, we re-located the barn – in one piece – from the original family farm about a mile up the road. The design intention was for the barn to stand proud in the middle of the home, creating the great room, with the kitchen, sleeping, and utility areas to the sides. Upon entering the home, the barn timberframe becomes the star of the show, providing texture, character, and soaring ceilings! Although this is a new home, the homeowners wanted to have a strong tie to the history and heritage of the family farm. Each room is designed to incorporate at least one “special” feature from the wagon shed and family farm – reclaimed corncrib slats and wood siding for one-of-a-kind ceiling and wall accents, re-purposed doors with details not seen in modern construction, century old timber ridge beams, and antique hardware. This home is a beautiful example of creating a new home that already contains rich stories and memories. We are excited and proud to share this home with you!
