When I arrived in Brunswick County 20 years ago, the growth in this area was in its infancy. Now Brunswick County is one of the hottest relocation areas in the country. The population has practically doubled, and the real estate market is booming.
CHIEF FINANCIAL OFFICER:
Brunswick County’s real estate market saw a record-breaking $2.7 billion total sales volume achievement in 2024. This surpasses the previous record set in 2021 and reflects the area’s continued demand and robust market conditions. And there are no signs of slowing. December 2024 marked a significant milestone with a 22% increase in sales compared to the same month in 2023.

BELVILLE Once a tiny community in the northeastern section of the county, Belville is a rapidly growing town. Part of the town’s vision includes incorporation of its Brunswick River waterfront as a recreational and educational center. This development is set on 150 acres that were once part of the 280-acre Belville Plantation owned by the family of Daniel Lindsay Russell, who served as governor of North Carolina from 1897 to 1901. This riverfront area includes a public boat ramp, picnic facilities, walking trails, shoreline fishing and a playground. In the warmer months, SeaView Crab Company sells fresh, local seafood at an open-air market location here. Incorporated in 1977, the Town of Belville includes more than 3,000 acres. The town center includes several small businesses as well as shopping centers, real estate, golf courses and other businesses.

12.5 miles west of Wilmington, Sandy Creek was incorporated in 1988. Situated on 1.3 square miles of land, the town supports approximately 400 people committed to retaining the small hometown feeling they enjoy. LELAND Another of Brunswick County’s historically small communities, Leland has been bursting at the seams for several years. With the influx of newcomers to masterfully developed golf course communities, the accompanying commercial centers have followed. Incorporated in 1989, the town has large shopping centers with national and regional brand stores, professional offices and restaurants. Economic development

continues to be at the forefront, and the town’s economic development group has embraced history, culture and the arts to move it forward. The Leland Cultural Arts Center is a showpiece. Nationally affiliated WWAY-TV (ABC) is headquartered in Leland. NAVASSA Located on the west convergence of
the Brunswick and Cape Fear rivers is Navassa, incorporated in 1977. Navassa first came to life in 1869 when a railroad was built across the Cape Fear from Wilmington from the town’s current site. The line helped to connect Wilmington to Charlotte and the interior of South Carolina. Industrious Wilmington merchants secured a deal to ship turpentine products to the West Indies and return with the rail cars loaded with guano (a natural fertilizer). They built the Navassa Guano Factory in 1869. The village that sprung up around the factory was named Navassa by the U.S. Postal Service in 1885. At its heyday, the business employed more than 4,000 workers. The village has seen hard economic times but is on the rebound with recent announcements of new industries moving to the area. The town has a well trained police department and volunteer fire/rescue department. NORTHWEST Incorporated as Brunswick County’s 18th town in 1993, Northwest has about 750 residents and is managed by a mayor, city clerk and five council members, a fire station and police department. Its name is a simple reference to its location in northwestern Brunswick County. The primarily agricultural community adjoins Columbus County and measures 6.04 square miles.

ow would you describe someone who teaches Learn About Golf in a Day; has developed and delivers a program titled “Drop Your Score, Guaranteed-How to Win from 50+ Yards and In;” has written a book, created flashcards and a jigsaw puzzle/treasure hunt to educate youngsters about golf; and helps adults manage the emotional, mental and physical aspects of golf? One word will not suffice, and I hope I can do it in about 600. Nicole Weller has an indescribable effervescence about golf, and she has the chops and awards to prove it. I had the pleasure of meeting this PGA/LPGA teaching professional to learn about her exploits, and it is clear that golf runs through her veins and is resident in her heart and brain.

A standout student and golf athlete at Wake Forest University, Weller earned a master’s degree in sports psychology at the University of Tennessee. She embarked on a golf career that has “enriched the lives of young and old by teaching them how to deal with golf’s

confirm that she’s not one to relax at home. She and her husband, Ty Weller, the head professional at Compass Pointe, came to Leland a few years ago, and she works with toddlers and children ages 2 and older, men and women, small private women’s groups and others throughout the golf continuum. Weller teaches people how to break down and think through the process of getting the ball to the hole. She reminded me that one should realize that 25 percent of your shots will be great, but the rest are just ok (maybe 50 percent) or not-so-good at all (25 percent) — and as she notes “you have to learn to master the variability of outcomes.” Who amongst us has not followed a birdie with a triple bogey — or vice versa? Once you meet Weller, you will understand why she is listed as the #3 Golf Digest Best State Teacher for North Carolina and was voted an LPGA Top 50 Teacher. I was particularly interested in how Weller manages to

my disdain for terms like “ladies’ tees” and “men’s tees.” She acknowledges that practice needs to be focused to make progress and urges “you to practice ‘Weller’ not just often.” Here’s what she says it means to “practice Weller”: • Identify what has not gone well • Determine how to improve those outcomes • Efficiently make the changes (emotional, mental and physical) to move forward.
As a lifelong hacker, I can attest that seeking professional help is required to make long-lasting progress. My wife has suggested I seek professional help, and I’m just not sure she is only referring to golf. An accomplished golfer — having a sub-70 round and 5½ holes in one to her name, so far — Weller has the breadth of experience to help you learn to be kind to yourself and stay focused while having fun.
keep peripatetic little kids interested in a sport that has periods of inactivity and frequently requires a thought process and planning far beyond the 4-year-old mind. In having taught hundreds of kids ages 2+, she has no preconceived notions and develops a unique response to each child she teaches. She admits that one-on-one instruction interspersed with bursts of creativity and the occasional diversion keep the youngsters engaged mentally and physically. I’m guessing it’s easier with students the older they are, as long as she can get them to put down their phones! There is no way to swing a golf club while holding your phone! Weller agrees that science and technology have overtaken some of the art of this sport, but she is very supportive of people making changes to keep the game fun. THE BLUFFS ON THE CAPE FEAR — Southern Charm on the Waterfront —

Steeped in rich maritime history, Wilmington, Brunswick County and the treacherous offshore shoals (dubbed the “Cape of Fear” by early mariners) have been vital to the fortunes of businessmen and buccaneers alike. This history drew the inspiration for The Bluffs on The Cape Fear, a private, 600-acre preserve just 15 minutes from downtown Wilmington. Situated at 32 feet above sea level, The Bluffs is elevated well above flood stage and can be found in a much sought-after location along the Cape Fear River. Over 200 miles in length, the Cape Fear River once served as a key transportation route for those traveling into the interior backwoods of North Carolina, and today The Bluffs celebrates the river’s rich history and beauty as neighbors say “living on the water means more at The Bluffs!” Doug Talbot created the lushly landscaped neighborhoods and natural preserves with privacy, tranquility and woodland beauty in mind, but he added the modern conveniences of natural gas and city water and sewer. Four quaint wooden bridges span meandering streams, and a half-dozen ponds beckon to migrating waterfowl. The Bluffs has placed an emphasis on style and craftsmanship, privacy and nature. In fact, each homesite, offering quarter-acre to full-acre in size, backs up to a natural area, including ponds, mixed hardwood and pine forests and even the Cape Fear River. Seven local builders are the featured builders here: AR Homes, Coastal Cypress Building, Hagood Homes, True Homes, Legacy Homes by Bill Clark, Kent Homes and Southern Pines Homes offer elegant and luxurious custom home designs. Marc Wilson is the director of sales & marketing at The Bluffs. “The popular low-country designs range from 2,000 to 5,000 square feet, with sweeping front porches and room for two- to three-car garages,” he says. “And the rolling topography lends itself to walkout basement designs in several locations.” Amenities include a clubhouse with an indoor and outdoor kitchen and a resortstyle pool next to a 6-acre fishing and recreation lake with a small beach, pier and kayak launch, boat storage and boat ramp. There are four pickleball courts, a tennis court and a children’s playground. A 6-foot wide, 600-foot-long boardwalk stretches from a parking area through the stands of towering cypress, loblolly pines and dogwoods and down to the river and marina. “From here, residents can easily boat to downtown Wilmington.” Development is underway for a 2-acre riverside park with an outdoor pavilion for cooking and entertainment, accessible by bicycle, car and walking trails. Clearly, The Bluffs has placed an emphasis on outdoor living and recreation. “One of the favorite amenities is our private beach club,” Wilson says. SOUTHPORT/ OAK ISLAND Area BY TERESA A. MCLAMB
ST. JAMES Begun in the 1980s as a private
subdivision off N.C. Highway 211, the town of St. James was incorporated in 1999. Built along the Intracoastal Waterway and near Lockwood Folly River, the town has welcomed more than 7,000 residents from around the country. Their dedication to their community is visible in their award-winning service club and several other organizations that provide many hours of volunteer service to the community and to causes dear to residents. St. James features four golf courses, a full-service marina, tennis courts, swimming pools and a beach club on Oak Island. SOUTHPORT Southport’s position at the
mouth of the Cape Fear River where it flows into the Atlantic made it a logical choice for pre-colonial settlers. A few miles upriver,
Brunswick Town and Fort Anderson were founded in 1726 and burned by the British in 1776. These ruins are vital to the state’s archeological history. Long ago, the town of Southport became a favored stop for steamboat and schooner captains ferrying goods between Wilmington and the Atlantic Ocean, as well as for wealthy Wilmingtonians seeking a rest from city life. Today, the riverfront boasts Victorianera homes along with antiques shops, art galleries, restaurants, ancient oak trees and more modern structures such as Dosher Memorial Hospital, a four-bay fire station and numerous commercial centers. A stop at the Whittler’s Bench on the Southport riverfront allows visitors to view Bald Head Island, the Atlantic merging with the Cape Fear and the Intracoastal Waterway. The region’s
maritime history is explained at the North Carolina Maritime Museum at Southport, on Howe Street; visitors should also stop by the Old Brunswick County Jail and Old Smithville Burying Ground. A short ferry ride from here is Fort Fisher State Park, the last stronghold of the Confederacy. The fort was instrumental in protecting the port of Wilmington. It was the largest earthwork fort in the South active during the Civil War. At the ferry landing, you’ll see Price Lighthouse, the last of a string of squat brick sentinels constructed between 1845 and 1851 from Wilmington to the mouth of the Cape Fear River. During the Civil War, Confederate troops used the lighthouse to communicate with officers at Fort Fisher. It was closed in 1867. Southport’s notable charms have made it the backdrop for many film projects,

lighthouse, Old Baldy, is open for tours on Bald Head Island. Built in 1817, the 90-foot brick structure helped guide ships safely to the mouth of the Cape Fear River until 1935, when it was replaced by a new light at Caswell Beach. Some 100 steps and a wooden ladder lead to the top and a spectacular view of the island, Atlantic Ocean and Cape Fear River. Bald Head Island sits at the mouth of the Cape Fear River where it joins the Atlantic Ocean. Accessible by private ferry from Southport, the village was incorporated in 1985. Its pristine beaches, maritime forest, dune ridge and marsh make it a desirable year-round home for about 200 people and respite for visitors who often fly in to Cape Fear Regional Airport on Oak Island to stay on the island. Amenities include a golf course, a marina, restaurants and shops. Accommodations include cottages as well as bed and breakfast inns. The 12,000-acre island, which includes an 800-acre maritime forest with freshwater lagoons, is being developed with a 15 percent maximum capacity. You can explore the island by bike or golf cart; no cars are allowed. CASWELL BEACH Across the Cape Fear River
from Bald Head is Caswell Beach, a quiet town of about 300 year-round residents situated on the eastern tip of the island. A wide selection of condos and single-family homes are available to vacationers. Its intentionally limited commercial district includes Oak Island Golf and Country Club. Incorporated in 1975, the town takes its name from Fort Caswell, which was built in 1826

and seized in 1861 by Confederate troops, who held it until 1865. The fort was used in the Spanish American War, World War I and World War II. It now belongs to the N.C. Baptist Assembly, which uses the site as a conference and retreat center. Another attraction of the town is the Oak Island Lighthouse. Activated on May 15, 1958, it is the most brilliant in the nation and second in the world with standard candle-power of 1,400,000 and the capacity of 14,000,000 to 20,000,000 candle-power when needed. OAK ISLAND Boasting 70-plus public beach
accesses, Oak Island also offers access to the Intracoastal Waterway and Davis Canal for fishing, kayaking and birding. The Town has a municipal golf course and several parks and ballfields. Its thriving commercial district includes restaurants, service businesses, real estate sales and rentals and marinas. The town of Oak Island was created with the 1999 merger of Yaupon Beach (named for the native yaupon tree) and Long Beach (named for its expansive beach strand). Like others in the county, its south-facing orientation allows spectacular sunsets over the ocean. The town limits include a commercial district on the mainland approach to the Oak Island Bridge. Some 8,000 year-round residents welcome about 35,000 summertime visitors. BOLIVIA The seat of government in Brunswick County, Bolivia is believed to have been named for the South American country from which crates of guano were shipped through this town to other towns. A post office has been in operation here since 1892. Settlement by immigrants of European ancestry, mostly farmers and timber men, began here in the early 19th century. Incorporated in 1911, the town became home to the county government complex in 1977. Just outside the incorporated area is the campus of Brunswick Community College and Brunswick Early College High School.

BY LOCAL, FOR LOCAL, ABOUT LOCAL — that’s what Cape Fear Radio is all about. Launched in June 2024, the new station showcases community news, music and events. With so much going on in the music and art worlds, in addition to the area’s explosive growth, a handful of people familiar with southeast Brunswick County decided it was time to shine the spotlight on their community. Cape Fear Radio (CFR) serves the communities of Southport, Oak Island, Caswell Beach, St. James, Boiling Spring Lakes, Bald Head Island and beyond. Through news, entertainment, public service announcements and features, locals can find new ways to become involved in everything going on around them.

THE OVERARCHING GOAL OF CFR IS TO UNIFY THE COMMUNITY. “Our hope is to inform and entertain,” says CFR co-founder, newscaster and board of directors member Russ Yarrow. “We all love music and the community, so we said ‘Let’s see what we can do.’”

The response from the community since the June launch has been strong. CFR was asked to broadcast live for three days on the main stage at the 4th of July Festival, Southport’s biggest bash of the year. The station has partnered with the State Port Pilot in downtown Southport, where it has its studios, and has already welcomed several founding sponsors, including
Dosher Memorial Hospital. This station is far from traditional. Rather than broadcasting via traditional FM radio, CFR is completely internet-based and can be accessed through their app, smart speakers like Alexa or their CFR website. The station features local bands such as LunaSea, The Salty Dawgs and more.
Yarrow refers to southeast Brunswick County as the “saloon band capital of southeastern Carolina,” and CFR is excited to offer another way to get local music the attention it deserves. But the backbone of the station’s music catalog is an extensive curated list of a wide variety of music from the 60s through contemporary styles, all presented by a growing roster of talented and eclectic presenters 24/7. Cape Fear Radio also will be using the station to provide various profiles on
members of the community and events. “We’re excited to bring the community to life through features on healthcare, local businesses and restaurants and bring more news and information to people who live here,” Yarrow says. “Radio brings forward the power of the voice. When you hear people speak, it’s a very engaging way to respond to information.” Radio is a media platform experiencing rapid growth, considering the internet has made

Cape Fear Radio is honing in on this to ensure southeast Brunswick County communities have an easy and entertaining way to engage with their members. “We like to describe Cape Fear Radio as radio of the people, by the people and for the people,” said Chris Cadman, a St. James resident and one of the station’s founders. “We are focused exclusively on the local area, staffed by volunteers and promoting local artists, events and businesses.” CFR is also a registered nonprofit dedicated to serving other

nonprofits in the local communities. Through the radio’s Community Investment Initiative, money raised through affordable advertising rates will be donated to local nonprofits like hunger relief, youth causes, arts councils and more. The station will also bring awareness to local businesses by offering them creative ways to market locally. “We think The Cape provides an exciting new advertising platform for businesses in the area, and our Community Investment Initiative will direct revenue over and above our operating costs into making our communities stronger and more resilient,” Sales Manager Randy Till says. Many residents feel the time is perfect for a project like this. John McIver, a cofounder of Cape Fear Radio, is confident in the timing and the ways that CFR can serve and connect to the community. “This area of Brunswick County is one of the fastest-growing regions in the country,”

McIver says. “A new media platform like Cape Fear Radio can help to inform and unify the area as it faces the challenges and benefits of rapid growth.” CFR board of directors member Mary Galligan, a retiree from Johnson & Johnson and a St. James resident, has a passion for local arts and the local music scene, which led her to take part in the CFR venture. “There are so many interesting stories and people in this area,” Galligan says. “We think Cape Fear Radio is a powerful complement to local print media, providing residents of the Lower Cape Fear area with music to entertain, news to inform and a deeper understanding of the communities where we live.”

WOMEN IN BUILDING Betsy Braddock breaks the glass ceiling of the Brunswick County home construction industry — again. BY JO ANN MATHEWS
n 2013, when Betsy Braddock accepted the STARS award from the North Carolina Home Builders Association for the best whole house renovation in the state, a colleague said, “I’m sorry your husband wasn’t able to be here to receive his award.” Braddock, who considers that renovation on Ocean Isle Beach one of her most rewarding projects, replied, “I don’t have a husband.” Stunned, the colleague asked, “Who is

the contractor?” Of course, Braddock is. “I like demolition,” she says with a winning smile and a hearty laugh. “I take customers through the design process and hold their hands through the entire building process. I have a good sense of what they want and can translate their wants into a vision and then to a completed project.” Braddock stands at the counter between the kitchen and the foyer of her home in Sunset Beach as her silver

Braddock did extensive renovations to the home and received the Diamond Award in the 2021 Brunswick County Parade of Homes for her personal home project. Although she employs subcontractors from the trades as an unlimited licensed general contractor, she is the one to relocate load-bearing walls, decide where windows will allow the most light

and include special touches, such as wider doorways and grab bars in bathrooms. Braddock is on a mission to make grab bars sexy! Braddock understands the process because she has renovated homes since 1999 when she joined the team at Braddock Built Renovations. Her father founded the company in 1994 in Atlanta as a second career after he retired, and Braddock became intrigued. She was working in commercial real estate, but says, “I reached the glass ceiling because of my age and lack of experience and being a girl — that was a thing.” A difficult marriage ended in divorce when her daughter, Powell, was three. Braddock’s father retired again, and she became owner and chief executive officer at Braddock Built Renovations. In 2007 she moved Braddock Built Renovations to Brunswick County, where she and her family had vacationed over the years. Since then Braddock has won 26 prestigious awards for her work in Brunswick County. Always an advocate of promoting professionalism in the construction industry, Braddock has served as an active member of the Brunswick County Home Builders Association. In fact, she was elected the first female president of the BCHBA in 2016. Although Braddock does not have the telepathic powers of her namesake of Marvel Comics fame, Debra MacFarlane

says she has a vision of how a place should look before the project begins. MacFarlane and her husband, Gregory Lipscomb, of Ocean Isle Beach hired Braddock to gut their kitchen, pantry and half bath and then enlarged those rooms with a 13x15 foot addition. “Betsy is very flexible,” MacFarlane says and explains that she found hanging lights and cabinet hardware on her own, and Braddock accepted her choices. “Once she consults with the clients, she wants it to be a beautiful job.” Braddock says another rewarding project was designing and building the columbarium at Shallotte Presbyterian Church. “I had a vision of what the space would be,” she says. The brick around the memorial wall matches perfectly with the church building, as do the three cabinets that contain the niches and the circular base of the bubbling fountain, a focal point between the memorial wall and the cabinets. After nearly 25 years doing renovations, Braddock has decided to expand. “She has a new division: Braddock Built Custom Homes,” says Cathy Brown, construction coordinator. Brown, construction coordinator at Ernest G. Crews Construction for 24 years, explains Crews recently built his last home and retired. “Betsy’s company is a high-end renovation business, and I intend to continue with a high-end
custom home division,” Brown says. Brown directs the custom home construction of Braddock Built. She says the hardest part of the industry remains the shortage of skilled labor. Braddock and Brown were instrumental in creating a scholarship endowment for construction industry careers at Brunswick Community College. “The workload has quadrupled, but the workforce has shrunk,” Brown says. Braddock has not limited her interests to the construction industry. Two years ago she bought Petrea Imports, an Italian wine importing company. She frequently tours Italy to visit the nine wineries that produce the 60-plus varietals she imports. Her hobbies include golf, entertaining, reading, gardening and cooking, especially making interesting salads. When Braddock was growing up in Atlanta, she planned to be a thoracic surgeon. She entered the premed track at Georgia Institute of Technology but soon realized, “I was afraid of the sight of blood,” she says. She switched to engineering then to management with a concentration in finance and filled the rest of her schedule with building construction classes. She still gets comments about being the only woman in the industry, but Braddock says, “Actually, I don’t think about it. Does it really matter that I’m female?” She believes she has instilled a strong work ethic and confidence in her daughter, Powell, 24, who graduated from North Carolina State University in 2023 as an engineer. She lives in Raleigh and works for Sunoco Products Company while attending graduate school. For now, Braddock says, “Both Cathy and I are happy about what we are venturing into, particularly to make a difference. Maybe we will inspire other women to get into this business.” “We are the only female construction team in the county,” Brown says. POPULATION: SHALLOTTE The commercial hub of the region, and one of the earliest areas settled,
Shallotte grew on the banks of the Shallotte River and incorporated in 1899. River pilots navigated the winding river from the ocean into the center of town in the early 1800s, bringing food and supplies to settlers from miles around. Strategically located on U.S. Highway 17, which runs from Maine to Florida, Shallotte serves as the trade center for surrounding communities and beaches. Shallotte has a variety of fine shops, supermarkets, shopping centers, a microbrewery, professional offices and restaurants. National hotel chains have facilities along Highway 17 bypass in Shallotte. The town also has aggressive plans to develop its waterfront. In summer the Town of Shallotte hosts free concerts on Thursdays and a farmers market on Saturdays in Mulberry Park. CALABASH The southernmost river town is Calabash, originally part of the 48,000-
acre grant to Proprietor Landgrave Thomas Smith dated May 13, 1691. Its position on the river and near the Atlantic made it a natural site for Clinton Morris’s oyster roast, the first Calabash restaurant, which opened in a crude shed with a sawdust floor in 1935. Today Calabash is a tourist area, with an abundance of fine restaurants, shops and nearby golf courses. It is home to about 1,800 residents. Summer brings concerts to the town park on Tuesday evenings. Now known as the Seafood Capital of the World, Calabash has an auspicious history of Revolutionary War involvement and presidential visits. “Swamp Fox” Marion, lived in the 1760s-era Boundary House, so known because it sat on what is now the North Carolina-South Carolina state line. George Washington is said to have spent the night nearby at the Vereen family home. General Benjamin Smith, tenth governor of North Carolina, was wounded in a gentlemen’s duel with his cousin in Calabash. CAROLINA SHORES Adjoining Calabash, Carolina Shores began as a retirement subdivision but incorporated as a separate town in 1998. This golf community combines an 18-hole golf course, one of the early ones in the area, with patio homes and condominiums. The residents, primarily retirees, are very active in the community.
OCEAN ISLE BEACH Ocean Isle Beach
came to life in the early 1950s when a local youth freshly returned from World War II purchased the island. From the beginning, Odell Williamson’s plans were for Ocean Isle to be a quiet family beach. HOLDEN BEACH Trailing west across the Lockwood Folly Inlet is Holden Beach, where development began in the 1930s by the Holden family. The Holden family ownership dates to 1756, when Benjamin Holden acquired 100 acres extending from Lockwood Folly Inlet to Bacon Inlet for 50 shillings. The area was a commercial fishing center in the 1920s. The first subdivision map identifying it as Holden Beach Resort was drawn in 1924 by John Holden Jr., the fourth generation to hold the entire property. Today, the Holden family remains prominent in development and government of this family-oriented beach. An elevated two-lane bridge was completed in 1988. Visitors can rent beach cottages, condominiums or motel rooms. The beach’s permanent residents share their celebration of living on the sea through two festivals, Days at the Dock in April and Festival by the Sea in October. Boat building continues on the mainland side, where shrimping and fishing boats bring their catch to the docks. A fishing pier, fish houses and several charter boats operate in the town. Numerous beach access points are available, including those designated for people with mobility issues or disabilities.
has grown to incorporate public tennis courts, miniature golf, boat docks, a children’s playground, specialty shops, the Museum of Coastal Carolina, an interdenominational chapel and full-service fishing pier. The island’s annual Fourth of July parade and party is a favorite for residents and visitors. It is also home to the North Carolina Oyster Festival each October. An airport town park and shopping are on the mainland. Access is by a modern elevated bridge named in honor of Williamson, who served several terms in the North Carolina House of Representatives. Each summer, the town presents free concerts on Friday evenings beside town hall. Bring a chair and your dancing shoes.

[ TAKE A LOOK AROUND ] SUNSET BEACH Like other Brunswick County beaches, Sunset Beach was developed over several decades by local residents with a long history in the area. Father and son Mannon and Ed Gore laid out the first lots on the beach. Their influence is still felt in the beauty of the small island community accessible by high-rise bridge from the mainland near Sea Trail golf community, which is also part of the incorporated town. Residents and visitors enjoy a public boat ramp, programs at the Ingram Planetarium, a variety
of restaurants and shops. The southernmost inhabited island in North Carolina, 3-mile-long Sunset Beach was incorporated in 1963. Government offices and more residents are situated on the mainland side, which includes golf courses, restaurants and additional accommodations. Perhaps one of Sunset’s greatest charms is that it provides the only land access (at extreme low tide) to North Carolina’s southernmost undeveloped barrier island, Bird Island.

Alisa Sparks’ business journey has taken her from aircraft projects for the Navy to fulfilling her passion for home staging and interior design as founder of the Linden Creek franchise.

lisa Sparks, founder & CEO of Linden Creek, has always had a passion for design, especially for interior spaces. But because she did not have a degree in the field, she did not believe she could work an interior designer. That changed when she was selling her house and staged it herself. so positive that she thought, “I’ll start a little side hustle and see where this goes.” In a matter of just four months, she quit her fulltime job, hired her first full-time employee and launched Linden Creek. Her signature interiors include carefully curated furniture, lighting, fabrics, wallcoverings, rugs and other accessories and are found in luxury homes, condominiums and Airbnb properties in upscale communities in North Carolina.
Sparks, who grew up in Minneapolis, Minnesota, double majored in finance and human resource management, earning a bachelor’s degree from Bethel University, a private liberal arts school in Saint Paul, Minnesota. During her college career, she interned with Wells Fargo on their business banking side and then after graduating worked in their finance department for a few years. She moved with her thenhusband to the Marine Corps Air Station Cherry Point, where he was stationed. She began a contract position with the Navy, managing multimillion-dollar aircraft and test pilot school budgets. She stayed with the Navy for nine years, even during a move back to Minneapolis. But then she developed a creative itch that she needed to scratch. “In all of my free time when I wasn’t working, I began renovating houses, building furniture, decorating everything that I could, doing every possible DIY project under the sun,” Sparks says. Sparks grew up watching her dad in his woodworking shop and from an early age, learned how to build things. As she became an adult, she would see a coffee table or another piece of furniture in a magazine with a $1,200 price tag and would figure out how to build it herself for much less money. Word eventually got out that she was building dining tables and coffee tables for others, and a local shop even asked her to build items for them on a regular basis. “And the next thing you know, I’m working 20 hours a week in my garage, with my cup of coffee covered in sawdust, building things and designing new furniture pieces that I was selling every weekend,” Sparks says.

She also began reading design blogs and learning the science behind design. She studied pictures from designers and tried to figure out how they arranged a coffee table, how patterns and textures worked, and the heights and distances of objects. She began to see design as a combination of intuition, creativity and logic. When she walks into a space, the creation process “doesn’t just come from feelings and emotions, it becomes almost a math equation,” she says. It’s a logical puzzle of textures, patterns and symmetries that she has to put together. Using her newfound knowledge, Sparks launched her home staging business in 2017, and shortly after, she turned it into a fullservice interior design studio for the luxury market in the Triangle. A believer that interior design is storytelling, Sparks loves to start with a blank slate. Whole house design is her passion. “I get to tell a story in each room,” she says. “Maybe a study gets to be dramatic with a dark palette and a bathroom gets to be more intimate with bold wallpaper. But then you pull it back once you’re in the living room and kitchen with neutrals. Each room creates a

different experience for the homeowner.” Falling in love with one piece — whether it be a lighting fixture, a fabric, a rug or a piece of art — is where the design process starts for Sparks. She then brings in a few base pieces, and then from there, layering, layering and more layering. Word of her design prowess grew, and other designers began calling and asking her how she did something or where she purchased an item. After years of experience, she realized she had created a design system that she could share. That’s when she decided to offer Linden Creek franchise opportunities. Today, Linden Creek operates as a boutique home staging and interior design franchise that aims to create a luxury customer experience, focused on tailored designs and genuine relationships. For Sparks, at the end of the day, it’s all about the customer experience. “There is a level of organization and structure that happens after we come into a home, but hands down, seeing the responses from our clients, knowing we’ve been able to give them a gift is the most rewarding part of my job. And it doesn’t get old,” Sparks says.

Where did you live before relocating to Brunswick County, and what was your previous occupation? We came to North Carolina after living in Fresno, California, for the last 20 years. Ed was the vice president of operations of BWIS, a company that engineers and manufactures equipment lines in the packaging industry. Cindy was a LCSW who ran her own private practice and also worked part time as an employee assistance counselor.

What motivated your move to this area? Did you have any friends or family here beforehand? We wanted to come back to the East Coast to be nearer friends and family, especially our two young grandsons. We also like to be involved in a lot of activities and always wanted to live on or near the water. Which community did you choose to settle in, and what influenced your decision? We are in The Bluffs on the Cape Fear. We have a home directly on the Cape Fear River, and we love all the wonderful amenities and wide variety of activities that we have found here in The Bluffs community.

Who was the builder of your home, and what led you to choose them? We chose Bill Clark Homes initially because they offered the most floor plans that would meet our needs. In addition, they were very open to customizing our home the way we really wanted it, and most of the other builders we looked at were limited in how much customization they were willing to do. Bill Clark Homes was also far more affordable than some of the custom home builders we looked at, and we also spoke with other people who had used Bill Clark and were very pleased with the quality of craftsmanship and their great customer service and support during and after the build process. What is your current job or what hobbies do you enjoy here? Ed now works from home providing technical sales services for BW. Cindy now contracts with a company out of Chicago doing online psycho-educational workshops. What do you love most about southeastern North Carolina? What motivated your move to this area? I really like being close to a beach, and I like the town of Wilmington. It is a bigger town with a small-town feel. I like the people here. Did you have any friends or family here beforehand? I did not have friends or family in the area, but I always vacationed in the Carolinas and loved it. I also had someone from work who recommended Compass Pointe so I checked it out.

What is your current job or what hobbies do you enjoy here? I am retired. I enjoy playing pickleball, cornhole, going to the beach and pool, riding my bike and playing Euchre. What do you love most about southeastern North Carolina? The people are so nice, and the weather is great. We also like the proximity to the beaches, the culture of Wilmington and all that it has to offer and, of course, Compass Pointe. This felt like home in a short amount of time.

Who was the builder of your home, and what led you to choose them? Bill Clark Homes. Lilian and I visited a model from Bill Clark Homes and thought it was beautiful. It had quality materials and the layout and amenities we were looking for. We liked the open floor plan, large kitchen island, the master bedroom suite with a nice shower and walk-in closet and the 9-foot ceilings. Then we met with the team,
and each person was friendly and knowledgeable and made the whole process easy. They were patient and helpful and a joy to work with. We felt like we were all on the same team.

att McGraw at Matt McGraw Photography is a name you might recognize, whether from his work shooting weddings and engagements, senior photos, events and conventions, food and beverage — or from the pages of his work found right here in this publication. The man behind the lens got his start as a newspaper journalist focusing on sports media before cutting his teeth in wedding work when a friend asked him to capture their event.
