Compared to 2024, homes in 2025 sold significantly faster across both quarters, reflecting improved market liquidity despite slightly smaller average home sizes. Overall, the first half of 2025 demonstrates a healthier pace of sales and quicker absorption in this premier luxury community.

The second half of 2025 reflected a more selective but resilient luxury market in Carlton Woods Nicklaus. Sales volume remained modest in Q3, with just two homes sold, though properties that did transact moved quickly, averaging only 12 days on market. Activity rebounded in Q4, with six homes sold and a notable increase in average sold price to $2.82M, alongside larger average home sizes. Compared to the second half of 2024, homes in Q4 2025 sold significantly faster, with average days on market improving from 213 days in late 2024 to 60 days in Q4 2025. Overall, the latter half of 2025 demonstrated improved efficiency and buyer confidence, particularly toward year-end, reinforcing the strength of well-positioned luxury properties in this gated golf community.
