We are a full-service multifamily development, construction, and asset management team with offices in Denver (CO), Indianapolis (IN), and Greenwood (IN). Our team of experts works in unison to entitle, design, develop, and build multifamily projects across the country. We are currently active in 6 states and have completed over 50 projects in 17 states. After delivering over 16,000 apartment homes since 2014, we have become industry leaders in forecasting trends and delivering living options that find quick success in the marketplace. Our proprietary market research criteria paired with a disciplined business model reduces risk and allows us to create desirable, high-end multifamily housing that produces superior risk-adjusted returns. As a complement to highend multifamily developments, we also specialize in mixed-use, retail, office, and restaurant development. HISTORY
Eric Garrett founded The Garrett Companies in 2014. After selling his interests in Watermark, Eric set his sights on creating a company that fully integrated development and construction, while evolving a business model he had created over a series of years. With a modest start in his backyard barn, an office was soon opened in the Polk Place building in Greenwood, Indiana. In that first year, three sites were put under contract. In 2015, The Garrett Companies’ first project, Waterview, kicked off construction with a third-party construction company. In that same year, Garrett Construction was formed and began work on our first project; West Lake. Projects went under contract in the new markets of Louisville and San Antonio. By 2016, The Garrett Companies rapid growth caused the team to outgrow our Polk Place office and spurred the purchase of the new headquarters facility on Greenwood Springs Boulevard, which the team would officially move into early the following year. In 2017, The Garrett Companies had projects go under contract in three new markets: Colorado Springs, Orlando, and our hometown of Greenwood. With the increase in project activity, The Garrett Companies increased our in-house capabilities in 2017. Legal services were brought in-house with the hiring of a General Counsel. The Preconstruction department was formed with the hiring of a Director of Preconstruction. And TGC hired our first dedicated asset manager with a Director of Property Management. The Garrett Companies’ business model came full circle in 2018 with the successful lease-up and sale of our first three communities.

began his career in multifamily brokerage and quickly moved to the development side of
the business. Since 1999, Eric has developed and delivered over 70 projects in 18 states
totaling over 16,000 units and nearly $2 billion in valuation.

Our proprietary matrix assesses and ranks over 100 active and emerging markets across the country. This matrix has been fine-tuned over the past 20 years and includes criteria such as supply, demand, shift-share, absorption, zoning and land-use policies, as well as quality-of-life indices. Every Garrett Company project must meet our CORE FIVE. These are the 5 standards that are required before any underwiring can occur. They are as follows:
Easily accessible from major roads. Proximity to high-end housing.
Near active and growing employment centers. Near new and healthy retail growth. Located in good school districts. (Great Schools Ratings of 7 or higher)
