There’s nothing like Toronto in the summer. The patios are full, the Jays are back, and this year, the world has come to us with the FIFA World Cup turning BMO Field into a global stage. Whether you are spending the season in the city or heading north to the lake, we hope this issue of The Collection adds a little inspiration to the months ahead.
Turning to the market, spring delivered a genuinely encouraging story. May marked the third consecutive month of year-overyear sales gains with roughly 6,600 homes trading across the GTA. The more important development, though, continues to be on the supply side.
New listings have fallen almost 19 percent from a year ago, the steepest drop of the spring, while active inventory is down more than 13 percent. As that standing supply is absorbed, the advantage buyers have enjoyed is beginning to narrow, and the long stretch of price softening is showing clear signs of levelling off.
There is good news on the policy side, as well. The Bank of Canada held its overnight rate at 2.25 percent, keeping borrowing costs steady and affordability on firmer footing. Government measures are also adding to the momentum. The temporary HST rebate
on new homes, worth up to $130,000, has already pushed new low-rise sales above their 10-year average for two straight months. And in late June, the City secured $1.5 billion from the federal and provincial governments to cut development charges by 40 to 60 percent. Combined with the HST relief, this is expected to lower the cost of a new Toronto home by more than $200,000.
Looking ahead, tight supply should keep a floor under prices, and as confidence returns, today's improved affordability sets the stage for a more active market into the fall. Clarity on trade and the broader economy remains the wildcard, but the conditions for a healthier market are quietly falling into place.

Wanless Ravine is a refined contemporary residence in north Toronto. This property reflects a growing shift in luxury residential design: homes that feel quietly opulent, deeply personal, and seamlessly connected to nature. Designed by Toronto-based interior designer Sheree Stuart for a professional couple, the house was conceived as a private urban retreat, where every decision supports daily life while framing the surrounding ravine landscape. The result is a minimalist, lightfilled home that trades showiness for timelessness, and solves complex functional challenges behind an elegantly simple façade.
At the centre of the home, the kitchen and adjacent family room form a cohesive hub for everyday living and entertaining. The clients, both passionate home cooks, wanted a space that performed like a professional kitchen, yet felt warm and inviting when the house is filled with friends and family. Stuart organized the main floor around a long axis of light and views, with large windows capturing the ravine and drawing the eye outward from the moment you step inside. “We wanted the landscape to become part of the interior composition,” she explains. “Wherever you stand, the ravine is always in your peripheral vision.”

The kitchen is defined by a calm, minimal aesthetic, with a palette of white oak, cream cabinetry, and honed taupe-grey Appenino marble. Its showpiece is a curved-edge island clad in semi-precious labradorite quartzite, whose iridescent blue-green tones subtly echo the colours of the ravine beyond. Rather than layering in multiple focal points, Stuart allowed this sculptural element to anchor the room conceptually and visually. The island functions as both preparation surface and dining table, reflecting the clients’ desire for fluid, flexible spaces. “The labradorite island is the true centre of the home,” says Stuart. “It’s where cooking, conversation, and the play of light all come together.”
Beneath the serene surfaces, the kitchen is quietly customized to its owners. Both clients are tall, and they requested that all preparation and cooking surfaces be raised for comfort. In response, counters and key work areas were lifted to approximately 39 inches from the

finished floor, including a 48-inch range set on a concealed platform that aligns seamlessly with the surrounding white oak cabinetry. An appliance garage with pocket doors keeps small appliances out of sight, doubling as a coffee station and allowing the space to shift easily from daily use to entertaining.
The family room extends directly from the kitchen, continuing the home’s warm, understated material story. Here, the clients wanted generous storage without the feeling of a wall of cupboards. Stuart’s solution is a fluted white oak feature wall that conceals cabinetry and media components behind integrated doors, reading as millwork paneling rather than built-ins. A custom bronze fireplace surround is nested within this composition, creating a subtle focal point that echoes the bronze accents used throughout the home.
Across the main level, the design language is one of concealed complexity and honest materials. The palette is deliberately restrained: white oak, cream finishes, marble, and metallic accents in bronze. Rather than relying on bold colour, the interior derives interest from light, shadow, and texture. Large windows frame the ravine, and open sightlines ensure that the greenery becomes an everchanging backdrop to daily activities.
The home’s most dramatic architectural gesture is the solid bronze staircase that rises through the centre of the house. More than a circulation route, it acts as a sculptural spine, catching and reflecting light as it moves from the lower level to the second floor. Its apparent simplicity belies the complexity of its design and fabrication. Each transition between landings and flights was carefully studied to achieve a continuous read, with integrated lighting that maintains a consistent glow along the handrail. Stuart notes, “Staircases are always complex, but this one required an extra level of precision. We wanted it to feel like a single, effortless ribbon of metal, even though it’s anything but simple behind the scenes.”




Upstairs, the primary ensuite continues the home’s narrative of understated luxury and connection to nature. The clients envisioned a spa-like retreat with a soaker tub, double rain head, and generous shower, but they also wanted the space to feel calm rather than overtly glamorous. Drawing inspiration from Japandi and Wabi Sabi influences, Stuart composed the room around an oak vanity with a cascading waterfall marble countertop, paired with a dramatic, time-worn marble stick mosaic feature wall behind the tub. Weathered bronze fixtures carry the home’s metal story into this private sanctuary, allowing the finishes to develop a natural patina over time.
Art and personal objects play an important role in making Wanless Ravine feel like a true reflection of its owners. The couple’s love of contemporary photography is celebrated in the entry sequence, where a vivid Edward Burtynsky photograph is framed by tailored millwork closets, establishing a strong visual axis as one moves into the home. Elsewhere, wall space is intentionally protected for future acquisitions, while storage is carefully positioned for the practical realities of everyday life.
Wanless Ravine has already caught the attention of the design community, earning recognition from the Society of British Interior Design. But its true success lies in how seamlessly it supports the lives of its owners. It is a home where a semi-precious stone island becomes a gathering place, where a bronze stair doubles as a sculptural installation, and where large windows quietly frame the daily theatre of the ravine beyond. In many ways, it embodies the emerging direction of residential design: less about overt display, more about nuanced experience; less about having more, and more about having exactly what is needed…beautifully considered, impeccably crafted, and deeply connected to the landscape just outside the glass.

As the world’s attention turns to the unifying power of sport, the Aga Khan Museum invites everyone to rediscover play as a universal language through its recently opened exhibition, Game On!

Games have always been more than lighthearted entertainment. This exhibition delves into how games and sports continue to transcend borders, generations, and cultures, and how they connect communities through creativity, competition, and shared experiences. At its heart, Game On! is about how games shape the way we learn, think and build the kind of knowledge that influences everything from art to science and technology.
Featuring over 100 important works, including historic manuscripts, photography, contemporary installations, the exhibition transforms the familiar joy of play into a deeper conversation about identity, exchange, and human connection. Also on display are game artifacts on loan from institutions such as the Metropolitan Museum of Art and the Rijksmuseum.
Bita Pourvash, Curator at the Aga Khan Museum, explains it this way: “Games have long brought people together across cultures and centuries, creating shared experiences that connect us beyond
borders, languages, and differences. Whether played on boards, performed through physical skill, explored via the spoken or written word, or navigated in digital worlds, games carry educational, symbolic, and social roles that shape how we learn, connect, and make meaning through play.”
Organized into three immersive sections: The Board, The Quest, and The Arena, the exhibition traces how games have travelled across cultures and centuries, evolving through exchange and adaptation while shaping traditions around the world. Through this global perspective, Game On! highlights the enduring role of play as a catalyst for creativity, connection, and dialogue. Visitors are invited to engage with stories of strategy, adventure, and competition through a rich collection of artifacts and artworks.
For example, visitors can view a nearly complete 12th-century chess set from Iran, on loan from the Metropolitan Museum of Art in New York. Remarkably preserved, it is considered one of the earliest surviving

chess sets in the world, offering a glimpse into the long history of both craftsmanship and strategy.
Turning to a more contemporary highlight, Play it by Trust is a conceptual, all-white chess set created by the pioneering artist, Yoko Ono. It was designed to encourage cooperation rather than competition, and is the artist’s response to world events in 1966. This chessboard is meant to encourage members of the public to reflect upon peace and the many ways that people can come together. The goal is to blur the lines between “them” and “us.” Pourvash adds, “The work invites us to consider that the real significance of games lies not in victory or defeat, but in the relationships they make possible.”
Similarly, in Damask Rose, a newly commissioned piece for the exhibition, Canadian-Syrian artist Jawa El Khash explores the enduring role of games as mediums for storytelling and social exchange through a virtual simulation. Inspired by the 18th-century fountain at the Azem Palace in Damascus, this digital
experience challenges players to navigate a mazeladen world while collecting a series of historical artifacts, each recalling a personal memory tied to the artist’s upbringing in Syria. “In this context, games are understood not simply as tools for interaction, but as spaces where questions of memory and representation can be explored in new ways,” offers Pourvash.
Interactive play and learning via jigsaw puzzles, chess and word games all encourage a match amongst family, friends and strangers. Recently named “Ontario’s Top Attraction,” (by public vote through Attractions Ontario) the museum’s goal is to bridge communities and foster pluralism.
“Play is a universal language that everyone understands, and the exhibition is the starting point for us to dive into how games and sports have been one of humanity’s great connectors,” said Dr. Sascha Priewe, Director, Collections and Public Programs at the Aga Khan Museum. “From talks, workshops, and festivals to family activities, performances and


the public viewing of soccer games, we invite visitors to experiment with strategy, storytelling, and creativity, offering immersive ways to experience
the cultural stories and artistic traditions behind games from around the world.”
The Great Canadian Jersey , a limited-time, sportadjacent feature from Rogers Communications’ This is Our Game campaign, will be on display at the museum from June 16 to July 12, 2026. Created from textile pieces donated by hockey fans from across every Canadian province and territory, this one-of-a-kind patchwork jersey was handcrafted by designer and former Ontario Hockey League player Cameron Lizotte.
As the world comes together for this year’s international soccer event, Game On! serves as a timely reminder of sport’s singular ability to unite communities across borders and generations.

It’s about forging memories, nourishing gatherings and tasting something real. I truly believe that managing fire is written into our DNA somehow: From South Africa’s braais to America’s phenomenal pitmasters to communal grilling in Korea. From smoky fire cooking in Japan over carbonized branches to Navajo cooking techniques, the heart of the story is the same. Cooking over fire can bring people together in a way that the latest kitchen technology never could.
It’s a primal ritual that can stir something deep within us all. Taming flames, reading the coals and orchestrating the heat is as mesmerizing as watching a sunset blaze and fade, or feeling the power of a waterfall. You must use your intuition to learn how to respond and react, moving things around to get the best from the grill. Once you’re in the groove, you’ll find it’s ever so satisfying.
And the magic is in realizing that the grill can be for every day of the year. Fire can warm a cold bluesky morning or transform a rainy afternoon. Roast or braise on the barbecue, even on Christmas Day, and you’ll enjoy delicious, surprising results. From meals in under 30 minutes to weekend feasts, whether it’s everyday cooking or hosting, I want to help you have a stress-free experience. So, let’s reclaim the grill as a gathering place for food, family, friendship, gratitude and that beautiful depth of flavour that only grilling can bring.
I’m a big fan of cooking over fire, so a charcoal grill will always win out for me. Once you get to know your grill and get in the zone, you’ll find it’s easy to use and a fairly clean heat source without too much smoke. Please choose sustainable and, ideally, locally sourced charcoal, or briquettes with no nasty chemicals. Generally, the better the quality, the longer the coals will burn, so it’s worth upgrading if you can. Gas can be very convenient…just turn it on, let it preheat, and go. It can be a more sustainable option than charcoal. If cooking on gas, use the temperature knobs to adjust the heat across your grill to create hot, medium and cool zones that echo the charcoal setups I’ve detailed in the book (pages 18–19). If you want to add wood chips to your gas grill to create smokiness, simply use a smoker box or metal tray, placed directly on the grates of the grill. Finally, there are electric grills, which seem to be gaining popularity. They’re the most sustainable option and can be very helpful if you live somewhere with limited outdoor space.


Getting your grill area in order before you start cooking is the key in setting you up for success. For me, the skill comes from being organized, planning ahead and understanding the core techniques and protocols that will serve you well. So, take a moment to think about what you’ll be cooking and what equipment you’ll need, so you can focus on the grilling, rather than running around in a panic looking for things! I find it helpful to have a folding table, chair or crate on either side of the grill: one for raw ingredients and food that’s prepped and ready to cook, and one for your cooked stuff, so you can keep things organized and avoid crosscontamination. Remember, every grill is different, and the perfect “setup” is the one that makes it the easiest and the safest for you. Don’t worry what it looks like…if it works, it works!
Serves 2 | 20 minutes
1 x 1-inch-thick boneless strip steak (about 12 oz)
1 bunch of mixed woody herbs (about 2/3 oz), such as thyme, marjoram, rosemary
2-inch piece of ginger
1 clove of garlic
½ to 1 fresh red chili
1 tablespoon reduced-sodium soy sauce
1 tablespoon runny honey
1 lime
1 small bunch of broccolini (6 oz)
6 oz asparagus (about 1⁄3 of a bunch)
1 bunch of scallions
8 to 12 small radishes (about 3½ oz)
6 oz sugar snap peas
2 sprigs of mint
Take the steak out of the fridge to come to room temperature.
Light the grill.
Make an herb brush by tying the woody herbs to the end of a wooden spoon with a piece of string.
Peel and finely grate the ginger and garlic into a large bowl, then finely grate in the chili. Add the soy and honey and squeeze in the lime juice. Set aside.
Remove the fat from the steak, discarding the sinew, then thinly slice the fat and add to a small cast-iron frying pan. Put it on the cool zone to render and crisp up.
Trim the broccolini, asparagus and scallions and place on the hot zone along with the radishes. Cook for 5 minutes, or until tender and charred, turning regularly with tongs and transferring to the bowl of dressing once done.
Trim the sugar snaps, pile into a metal sieve and place on the medium zone for 2 minutes, tossing occasionally. Then add to the bowl, along with the crispy bits of steak fat, if you like. Toss well and transfer to a serving platter.
Slice the steaks and arrange on top, drizzling with any resting juices, then pick and sprinkle on the mint leaves, to serve.

Season the steak all over with sea salt. Place it on the hot zone, turning with tongs to cook gently on all sides, or until gnarly, using the herb brush to baste it with the rendered fat as you go: you’ll need 2 minutes for rare (or until 115°F), 3 minutes for medium-rare (or until 125°F) and 4 minutes for medium (or until 135°F). Transfer to a plate to rest. If you’re using a thermometer, the temperature should go up about 5 degrees as it rests.

On film, public space, and shared experiences
Every summer, Toronto Outdoor Picture Show (TOPS) transforms parks across the city into open-air cinemas, drawing thousands of people together to watch films beneath the stars. What began as a grassroots initiative has evolved into one of Toronto's most anticipated cultural traditions, pairing beloved classics with acclaimed international features, emerging Canadian voices, and thoughtfully curated short films.
At the centre of it all is Emily Reid, TOPS' Artistic & Executive Director. A passionate cinephile and cultural programmer, Reid has spent years considering not only what audiences want to watch, but how films can shape shared experiences in public spaces. Under her leadership, TOPS has become known for programming that is both accessible and adventurous, welcoming audiences with familiar favourites while inviting them to discover something new. Ahead of this summer's festival, Reid spoke with The Collection about curation, audience curiosity, and why a particular film, in a particular park, on a particular summer night can become part of how people remember a city.


The Collection: Every TOPS season is built around a central theme. What makes a theme compelling enough to build an entire summer of programming around it?
Emily Reid: That's a good question. I don't know if I've been asked that one before.
The answer has changed as the festival has evolved. When there were only three or four screenings, a theme could be a bit narrower. Now that we're presenting more than twenty events, the theme must be larger and more comprehensive.
There are themes I've thrown out because they didn't seem like they would stay interesting over that many screenings. We want something that allows for a lot of different kinds of films, and therefore, a lot of different kinds of audiences.
Usually, it starts with a film. There are almost always one or two films that spark an idea, even if that isn't the exact theme we end up with in the end. This year's theme, Going Places, grew out of conversations we'd been having for years around road movies. Then I saw
Hit the Road by Iranian filmmaker, Panah Panahi, and realized there was probably a lot more to explore there than we had originally thought.
TC: If someone looked at the themes you've programmed over the years, what do you think they would learn about you?
ER: I hope they would learn that we curate our programs very inclusively, and I don't say that as a buzzword. I say that because it's what makes us different from a lot of outdoor cinema programming.
Outdoor screenings are often geared either toward very popular films—which we certainly have—or they're aimed at children. Sometimes people forget that children go to bed before sunset.
We've done Mary Poppins, but June is not the right time of year to show Mary Poppins. Sunset is after nine o'clock.
We certainly play the hits. You'll see a film like Titanic in our program. But you'll also see Wildhood, by Bretten Hannam, an Indigenous filmmaker from

Nova Scotia, and you'll see a film by Jafar Panahi, an Iranian filmmaker and actor. We're trying to engage our audiences in thoughtful conversation but it's always welcoming. And there's always something for everyone in the program, even if every screening isn't necessarily to each person's taste.
TC: What separates a film you admire from a film you feel compelled to share with an audience?
ER: Context. There are films I admire that simply aren't appropriate for the environment we're working in. We operate in public spaces, and while some people have intentionally come to watch a film, there are also passersby, people walking their dogs, or people arriving with friends.
Sometimes a film requires too much contextualization. It may be a great film and one that I admire for many reasons, but if I can't create the conditions for a thoughtful presentation for everyone who's there, then it's probably not the right fit for TOPS.
The details that are less visible are often the ones I care about most. Who would be included if we show this
film? Who do we want to make sure is not excluded? Those are fine details, but I think they make or break a good program.
TC: You've spent years standing at the edge of audiences watching them react. What have those audiences taught you?
ER: They've taught me that we like to laugh together. We also like to cry together, even outdoors. There are scenes of a thousand people weeping together, which can be quite moving to watch.
But I think the biggest lesson is that our audiences are very curious. We continue to mature the program every year. We still have those nostalgic tentpole films because they're anchors for the season, but I love when audiences respond positively to an experimental short film or a Canadian feature by a director they've never heard of.
One screening that really stays with me is I Saw the TV Glow by Jane Schoenbrun last year at Fort York. It's a very introspective film, and we were a little worried that showing it outside might require too much audience

attention for people to fully engage with it. You could hear a pin drop throughout that entire screening. There was no chatter, and no one left. Everyone who came became completely engaged with it.
The messages we received afterwards from members of the queer community about how meaningful the screening had been were really special.
TC: We tend to rely on algorithms to tell us what to watch. Why does human curation still matter?
ER: Maybe I'm intentionally staying in my anti-AI bubble, but I don't see how an AI service can do what we do.
Sometimes when we see an outdoor cinema program that doesn't feel particularly thoughtful, we jokingly call it a "ChatGPT program." It's the obvious answer. Give me films about female friendship and the same handful of titles come up.
The interesting part is everything beyond that. Every screening at TOPS pairs Canadian short films with a feature. Sometimes it's a line spoken in a short film that really resonates with the feature that follows. That's something a human experiences and recognizes.
Those are human decisions, and I don't think we can hand that kind of decision-making over to AI and hope for the same result.
TC: Is there a moment in TOPS history that captures why you've dedicated so much of your life to this work?
ER: Last year's screening of Moonlight under a full moon. I didn't intend that part…I only realized as we were getting closer that it was going to be a full moon that night.
We had close to 2,000 people gathered together on a really hot summer night near Toronto's Gay Village, watching a film that really broke open mainstream queer storytelling a decade ago.
I think about screening that film and how different it would have felt ten years earlier, or twenty years earlier. Films that become cornerstones often create a moment of reflection. Some people are seeing them again after ten years, and others are seeing them for the first time because they missed them the first time around.
What I hear most often from audiences is people remembering very specific moments in time that they've spent at TOPS: A particular film. A particular park. A particular summer.
