s we move into the heart of Summer at The Briar Club, I want to thank you for the energy and enthusiasm you continue to bring to our community. These next few months hold a lot of exciting moments -- we hope you take time to relax, connect, and enjoy all The Club has to offer this season.
We’re in the final stages of designing our new massage and recovery rooms. This is a space created to provide a more peaceful and private wellness experience. Early feedback has been overwhelmingly positive, and we look forward to welcoming you into this refreshed setting very soon! The space is really coming together, and we can’t wait for you to see it. Be on the lookout for our new massage treatment menu. We’ve had great participation in our “Lunch with the GM” series. Your input and ideas during these small gatherings have been invaluable, and we’ll continue to host them throughout the Summer. If you haven’t joined one yet, I encourage you to sign up, it’s a great way to connect and have your voice heard. All information received is being carried back to the Board, and we want you to know that we hear you! Looking ahead, we’ll hold another Town Hall on Tuesday, September 9th, where we’ll share updates and answer questions regarding the proposed Campus Plan. Thank you for your continued patience as this process moves forward. The Board is thoughtfully considering your feedback, with the final decision being guided by what best serves the entire membership and the long-term future of the campus. Thank you for making this Club a vibrant, connected community. I look forward to seeing you around The Club this summer.
Best,

BOARD OF DIRECTORS
I
t’s hard to believe we’re already halfway through 2025—and halfway through my term as President of the Club. Time is moving quickly, and I’m grateful for all we’ve accomplished together so far this year. I would like to take a moment to share a few important updates and reminders as we enter the second half of the year.
One of the more noticeable changes you may have observed around the Club is the increased security at our entry points. These updates are part of our ongoing commitment to safety, and we kindly ask that all members adhere to our guest policy to ensure a smooth and secure experience for everyone. This summer, we had the pleasure of cheering on our undefeated Barracudas Swim Team! Their dedication, sportsmanship, and energy were nothing short of inspiring, and we’re incredibly proud of their accomplishments. A big thank you to our coaching staff and the families who supported them along the way. Congratulations are also in order for the three recipients of the 2025 Briar Club Scholarship—each a child of one of our hardworking employees. These scholarships represent more than financial assistance; they reflect our Club’s deep-rooted values of community and care. Investing in education for the families of our staff is one of the most meaningful ways we can give back to those who make the Club such a special place. Finally, as we look ahead, I encourage all members to review the Campus Plan Brochure, available at the front desk and online, and to join us at the Town Hall meeting this September. It’s an opportunity to learn more about the vision for the future of our campus and to share your thoughts. And don’t forget—the holidays are around the corner! The Club is the perfect setting for your private celebrations, so be sure to take advantage of all we offer to make your events unforgettable. Wishing you and your family a joyful and relaxing remainder of the summer. I hope to see you around the Club soon!
Sincerely,,
Ma r ia n H i l pe r t

Healthy clubs continually grow and innovate. This philosophy is important to keep the assets of the club in good working order, to maintain high service levels, to elevate “efficient” performance from staff, and to meet the needs of the membership. To be a healthy club is to continue to grow and innovate. To achieve this, optimal levels of operating dues, capital maintenance dues, and capital assessments (when needed) are all necessary components to ensure the club stays relevant for years to come. Reviewing information from the “lens of an owner” versus an individual member provides the perspective to understand the need for renovation and the associated costs. • •
•
Operating Dues: These are consumed each month and used to pay for costs of goods, payroll, employee benefits, utilities, insurance expense, supplies. The Club budgets to break even, so nothing is left over from Operating Dues to put into reserve for capital maintenance. Capital Maintenance Dues: Before FY 2023, the Club did not collect capital maintenance dues, so all members enjoyed the use of the assets without setting aside funds to replenish the current assets or “obligatory capital.” Consider all the visits to the club before FY 2023, where no funds were set aside to replace the assets current members consumed or used during each visit to the Club. Capital Assessments: A call for an assessment is necessary to fund “aspirational” projects or new builds when prior funds have not been collected in the past to fund future goals. *Some clubs collect amounts in advance every month and set these funds in a reserve account specifically to fund master plan projects.*
The Members of The Briar Club have a unique opportunity to expand offerings and enhance amenities within the club’s current footprint, at a minimal cost. We are in a period of transformation at The Briar Club, and with some forms of transformation, there are costs associated with the change.
**Similar to the repayment of our current reducing revolver loan (former master plan loan), we have used future initiation fees to repay $1.4MM each year in principal.** The financial model is conservative, and contingent on the percentage of members who choose to pay upfront. There will be a loan component to fund the phases of construction upfront. The amount of each loan draw will be minimized by the collection of assessments. This will also minimize the amount of interest that accrues on the loan. That being said, the club has solid backing from our financial partner, in addition to interest from other banks. After Year 5 of the loan, the club will use future initiation fees to make principal and interest payments. Contingency amounts, potential tariffs, interest rates, and the number of members who resign or reclass to senior have all been factored into the financial model. The Management Team and Board of Directors put forth a plan that is thoughtful, measured, and thorough. Initial feedback from members was gathered through a member survey, which supports the proposed project additions/changes. A recent town hall meeting featured the architect from C2 who shared the renderings of the project. There have been lunches with the GM that provided further context around “why now and what now”, and there will be more lunches and another town hall meeting before the vote in November. If you have any questions and/or feedback, please continue to share with us.
