Is the Sun City Market is Shifting? All signs point toward a shifting market in Sun City, favoring buyers more than in recent years. New listings are up 14% compared to January 2024, while closed sales have dropped 14%. Most notably, the median sales price for the month of January 2024 compared to January 2025 has dipped nearly 10%. While this is a one-month comparison, the rolling 12-month median sale price remains in positive territory, showing a 0.4% increase over the previous year. The number of homes for sale has surged to 191—a 103% increase from last year. However, with spring bringing more buyers, we anticipate inventory will tighten as demand picks up. For buyers, this presents a prime opportunity—with more homes to choose from and increased negotiating power.
