In the right area, a short-term rental may offer higher revenue potential and stronger top-line income than a long-term rental. It can also create greater flexibility in how the property is used over time. At the same time, STRs tend to come with more moving parts: licensing and regulatory requirements, furnishing, design, turnover costs, guest communication, reviews, seasonality, cleaning coordination, utilities, and more active management.
A long-term rental (LTR) is typically built around stability. These properties are usually leased to tenants for longer periods, which can mean more predictable income, less turnover, and fewer hospitality-style operational demands. Long-term rentals generally do not offer the same revenue spikes as high-performing shortterm rentals, but they can be simpler to manage and easier to forecast conservatively.
One of the most important decisions an investor can make first is understanding which type of rental strategy they are truly pursuing. Neither strategy is automatically better. The better path depends on the market, the neighborhood, the property, the investor’s goals, and the level of complexity the investor is prepared to take on.

That can be especially true for NIL-earning college athletes and professional athletes whose income may rise quickly, fluctuate year to year, or arrive in larger bursts tied to contracts, endorsements, appearances, or seasonal opportunities. The IRS says NIL income is generally taxable, and athletes with NIL income may also face self-employment tax and recordkeeping obligations depending on how they are paid and structured.

Structure matters. And not every property purchase should be rushed simply because income arrived in a strong year.

For NIL athletes especially, the first meaningful earnings year can create both excitement and tax complexity. NCAA guidance emphasizes that NIL income is generally taxable and that recordkeeping matters. IRS materials also note NIL income is generally taxable, including non-cash compensation, and Schedule C / Schedule SE may be relevant depending on the facts.
Real estate can absolutely be part of a smart plan, but the best results usually come when the investor first gets the tax and advisory side organized, then buys with a clear strategy rather than reacting to income quickly.

When it comes to investment property in San Diego—especially short-term rentals—location is about more than demand. It is also about what is legally and operationally viable.
Short-term rental rules are city-specific and can vary significantly depending on where the property is located. In the City of San Diego, short-term rentals are regulated under the city’s Short-Term Residential Occupancy program, which requires licensing and related compliance. The city also requires operators to obtain a Transient Occupancy Tax certificate and follow applicable operational rules.
Each city and area call for their own set of rules and keeping up on the changes can be exhausting. Having someone on your side to keep watch of all rules and regulations is of up most importance when it comes to short term rentals and investments. This is where I come in.

That may be proximity to the beach, walkability, strong design appeal, desirable amenities, family functionality, views, access to attractions, or a recognizable neighborhood identity that draws travelers in. A strong STR also needs to function well behind the scenes. Easy access, parking, efficient turnover, durable finishes, furnishing appeal, and guest-friendly layout all matter.
Just as importantly, a good STR should still be a strong piece of real estate even if the market shifts. The smartest investors think about resale, broader desirability, and what the property could become later if the strategy ever changes.
A great STR should function as both a hospitality product and a high-quality real estate asset.

Long-term rentals usually perform best when they are built around broad tenant appeal, stable neighborhood demand, and operational simplicity.
Unlike short-term rentals, which often rely on design, destination appeal, and guest experience, long-term rentals tend to benefit more from practical fundamentals: location, layout, school access, commute convenience, employer proximity, condition, and overall livability. The goal is often less about maximizing peak revenue and more about creating a durable asset that tenants want to stay in and future buyers will also value.
For investors who prefer less volatility, lower management intensity, and cleaner forecasting, long-term rentals can be an excellent strategy. In some neighborhoods, they may also be the stronger option because the area is more tenant-driven than visitor-driven, or because short-term rentals are less feasible due to city rules or HOA restrictions.


Areas with strong travel appeal, coastal access, and lifestyle-driven demand may be attractive for certain short-term rental strategies where legally viable. In the right location, these markets can support premium nightly rates and strong guest interest, but they also tend to come with higher acquisition costs, more competition, and closer attention to city regulations.

Neighborhoods with strong schools, community appeal, and stable longterm desirability often make more sense for long-term rental strategies or long-hold investments. These areas may not always produce the excitement of a visitor-driven market, but they can offer stronger tenant consistency and broad future resale appeal.

Depending on the property and the area, these markets may support furnished rental, mid-term, or long-term strategies particularly well.

North County offers a mix of coastal demand, suburban functionality, and in some areas, slightly broader entry points than the more established luxury coastal enclaves. These markets can present opportunity depending on the exact location, strategy, and intended tenant or guest profile.

One of the most common mistakes investors make is focusing too much on gross revenue potential and not enough on what it takes to actually operate the property well.
Short-term rentals can offer exciting revenue upside in the right location, but they also come with more complexity: turnover costs, cleaning, utilities, furnishings, booking platform fees, maintenance, guest communication, damage risk, reviews, licensing obligations, and seasonality. Long-term rentals may look less aggressive on a spreadsheet, but they often offer more consistency, less friction, and a simpler operating model.

California imposes a graduated income tax similar to the Federal Income Tax structure. Returns are due April 15.

For San Diego County, there is a tax rate of 7.75% with the exception of Vista (8.25%), El Cajon (8.25%), La Mesa (8.5%), and National City (8.75%). This is added to purchases of all tangible personal property, apart from groceries, prescribed medicine, and newspapers.
