MARKET UPDATE

Financial Markets Pause for Breath, Rates Dip Slightly, Yet Outlook Remains Uncertain
Global market volatility has eased recently, with "fear gauges" like the VIX falling sharply after tariff tensions in early April and a pause during Easter A 90-day tariff reprieve (excluding China) helped calm markets, leading to partial recoveries in indices like the FTSE100
In the UK, better-than-expected inflation data (2.6% headline CPI, 4 7% services) increased expectations of a Bank of England rate cut, possibly the first of three this year Mortgage rates have already begun to drop, supporting the spring housing market
However, risks remain. Tariffs persist, especially between the US and China, and new sector-specific duties are looming. If these disruptions push inflation up, the Bank of England may struggle to meet its 1–3% inflation target especially with high wage growth (5 9%) and Labour’s policies possibly raising costs further.
Bottom line: While borrowing costs are currently falling, inflationary pressures could reverse this trend, making current low mortgage rates potentially short-lived

NYC Rental Market Remains Steady Since the FARE Act
Key Takeaways:
Stable Rent Growth: Rent growth continues to be steady, even among new listings that have opted out of broker fees following the FARE Act, rising by less than 1% above the average rent growth for the rest of the market.
Inventory Increase: After a temporary decline likely due to brokers pausing their activities, daily rental inventory saw a 4 2% increase by the end of June
Outer Borough Trends: The rising inventory in the outer boroughs will hasten the shift to the new normal, with inventory climbing 10 7% in Queens and 1 9% in Brooklyn compared to a year ago, despite the FARE Act.
Market Dynamics: Seasonal trends and market forces, separate from the FARE Act, have been the main contributors to rent growth, driven by peak summertime demand and a tighter market in Manhattan.

Tim League aims to expand to more locations in the future.

THE BIG BEND
The Big Bend is a proposed U-shaped skyscraper by Oiio Studio, designed to loop over Midtown Manhattan. HARLEM'S STUDIO MUSEUM

TARIFF INCREASE MAY CAUSE ROLEX PRICES TO RISE NEARLY 40%

The White House has imposed a 39% tariff on Swiss imports, a major step under President Trump's policy, after a trade deal deadline This targets a $38 billion U S trade deficit and is higher than the 15% tariffs on allies like the EU and Japan
Switzerland's watch industry, exporting over $6 billion to the U S last year, now faces higher costs, with brands like Rolex deciding whether to absorb the tariff or raise prices by up to 15% Independent workshops might suffer the most, pushing collectors to pre-owned markets
This is part of a larger strategy from April, featuring a 10% global baseline tariff and higher rates for countries with big trade deficits, affecting Canada and India too
